J ohnson Property Group has received DA approval for the upgrade of Punt Road and associated boat

trailer parking facilities on the boundary of its Vermont Estate in Pitt Town, approximately 30 minutes north of Penrith.

The new parking facility will be constructed at the northern end of Punt Road near where it termi-nates with the Hawkesbury River.

Construction of the new car park will allow easier access to the river and wider turning circles for cars with boat trailers. The new facility will accommodate 14 cars with boat trailers plus 16 vehicle spaces, including disabled park-ing. It will also include covered waiting shelters. Construction is due to commence shortly.

Planning For The Future

Changes to super following Budget

T he Federal Budget included signifi cant changes to the super-annuation system.

Here are some of the more publi-cised changes and the possible implications.

Limit of contribution levelsA life-time Non-Concessional

contribution (after tax) limit of $500,000 has been introduced; this includes all contributions made since July 1, 2007. This replaces the current yearly limit of $180,000 per annum that also allowed for a two year “bring forward” provision. This will reduce the capacity to build assets outside the superannuation system and make contributions once nearing retirement.

The concessional limit has been capped at $25,000 per annum; currently the limit is $30,000 and $35,000 for those over 50. This will aff ect those nearing retire-

ment trying to accelerate savings by contributing heavily. It also limits the extent we can use the TTR strategy.

These limits are further compli-cated, unused contribution cap can be used in later years for those with superannuation balances under $500,000. It seems that the unused caps will be measured on a rolling fi ve year basis.

These limits are indexed, and the life-time limit will be meas-ured as a percentage.

High earners increase in contri-bution tax

Those earning more than $250,000 per annum will pay 30 per cent contributions tax, instead of 15 per cent. This was previously for those earning more than $300,000.

Removal of work testThe work test will no longer be

relevant for contributions, those under age 75 will be able to make

contributions whether or not they are working. This allows greater fl exibility in making contribu-tions to super.

Taxation of TTR (NCAP) Pensions

Currently earnings on Transi-tion to Retirement Pensions are tax free, they will now be taxed the same as superannuation savings; 10 per cent of Capital gains or 15 per cent on income. This reduces the attractiveness of Transition to Retirement strate-gies. The income swap strategy benefi t is now limited to the tax savings from increased conces-sional contributions. The TTR is still an eff ective strategy, but has been somewhat limited with these changes.

changes in relation to spouse contributions and personal deductions for the self-employed.

W e’re always being told we need to eat more vegetables. A fun and easy way

to get more plant foods into your diet is by creating your very own backyard veggie patch.

It may seem a little overwhelm-ing to a novice gardener, but Bunnings National Garden Care Buyer David Hardie has some tips to get you started and make the process as simple as possible.

First you’ll want to create a cosy bed for your veggies. Raised veggie patches are a great option as they help to keep soil warmer and allow rain water to drain.

When planning out your space make sure you consider how much room each veggie needs, for example larger vegetables like cabbage and caulifl ower will need

to be planted approximately 50 centimetres apart.

Next you’ll need to consider what vegetables you’re going to plant. Coming into the winter months the best options are cabbage, celery, carrots, caulifl ower, leeks, garlic and onions.

To bring extra fl avour to your vegetables add in winter herbs

Getting more fresh vegetables into your diet doesn’t have to break the bank, especially when you can grow them in your own backyard!

Those who love a delicious salad should try planting rocket, lettuce, Asian greens, mint, spin-ach or shallots.

If you’re working with an exist-ing bed make sure you remove any dead plants and add them to your compost heap if you have one.

Get the soil ready by adding fertiliser and compost to promote plant growth. Mix nutrients thoroughly with the soil using a garden fork.

Next protect your soil by adding three to fi ve centimetres of mulch and make sure to pull it away from the trunks of plants and small seedlings to keep them dry.

The good thing about planting in the cooler months is that you won’t need as much water as you do during summer.

If you’re using an automated tap timer it might be a good idea to turn it off after rain so as not to over water your new veggies.

T he right rug can really make a room. Rugs come in all shapes and sizes and colour choice is

almost endless. Diff erent fabrics are also used, which when you consider all these factors, a rug can really personalise your space or give it a distinct theme or feel. And they don’t have to just go on the fl oor!

Use rugs to complement seasonality

Using rugs in particular colour and texture combinations can help give a room a defi nite seasonal feel. Warm, inviting, thick rugs for the cooler months or light, pastel or perhaps fl oral patterned for a spring/summer feel.

areas, such as seating or dining areas, and foyers. This is espe-cially useful in studio apartments,

or larger rooms that need defi ni-tion.

Create varietyYou can use rugs to create

variety in a space. When you use two rugs in a room, be aware that same sized rugs can visually cut the room in two. Use diff erent sized rugs to create a sense of variety.

Get ideas for a colour schemeUse a favourite rug as the basis of

the colour scheme in a room. On the other hand, if you add it after you have your furniture in place, you can use the rug to accent or tie in your existing colours.

Is it time to renovate your bathroom?

W hen taking on a project like a bath-room renovation you can generally

go two ways. You can renovate yourself or hire

a professional to do all the work. When doing the renovation

yourself some of the things you should take into consideration are:

Room design – decide where you want to place your items, remem-bering that the toilet is the most costly to relocate if needed.

Walls – is there asbestos involved? If so, you will need a professional to remove it.

Bricks may require wall chasing, if you are changing things around.

What’s behind the walls are the pipes, galvanized steel, copper or one of the many plastics available now.

Are the electrical cables to the correct standard?

Has the timber started to rot out?Have you another toilet or

shower you can use, if not you may need to look at hiring a port-able shower/toilet.

Then of course you need to pick your tiles, toilets, basins and tap ware.

When ordering your toilet make sure the outlet will line up with your existing drainage.

Otherwise you will have to divert the drainage which can be quite costly especially if the tiling has been completed.

You can do some of the physical work yourself except where it comes to plumbing, electrical or major structural work where you will need to hire the appropriate tradesperson.

In doing so fi rstly check their licenses on the fair trading website at www.fairtrading.nsw.gov.au.

Otherwise you can hire a bath-room renovation company that

takes care of the lot. And then you don’t have to lift a fi nger!

See how long they have been trading for and if they are local, have they done any bathrooms in the area.

A good company will be able to provide all the trades required for your bathroom renovation.

Of course check their license and try to get at least two quotes.

Make sure you explain exactly what you want, even a sketch of what you would like, with some brochures of bathroom fi xtures to help to stop any confusion

Renovating a bathroom is no easy task but given we spend so much time in there, it’s always a good idea.

Make sure you do your research and answer all the questions you need to before you begin.

S ince there is so much to choose from when it comes to painting, it could be quite diffi cult

for you to come up with ideas on how you could creatively paint your house. Considering that, here are some tips and details you might consider taking a look at when tackling that next painting project.

Think of a themeOne approach that you could

take when painting your house is to think of a theme, which if you like it, you can have all walls and colours in your house jive together.

With this, it does not necessar-ily mean that your house should just have one colour in all angles, you can have diff erent colours but have them share a certain shade such as earth colours, neon colours or plain colours.

Whatever it is that you choose, make sure you are comfortable with it.

Some people actually take this too extreme. There was once a person who was a ‘Star Trek’ addict that decked his whole house with ‘Star Trek’ stuff .

The inside of his house would look like a ‘Star Trek’ museum or one of those spaceships you see on the show.

It is not necessary that you go to that standard; having a simple hint of a theme is good enough if you prefer it.

Mix and matchWhen it comes to painting your

house, there are actually no rules involved.

So if you are that type of person who would like to see diff erent things all in one angle, you can mix and match diff erent colours in your house.

Not only do these look good, it actually adds more excitement to your house.

Having a healthy mix of colours around you can make you feel better while you are in it.

However, you have to be careful when doing this. Having too many colours that are either too bright or too dark could be stressful, and could look ugly too. When doing this, it is advised that you seek the help of an expert.

Artwork on the wallsIf you really want, you can actu-

ally have creative designs on your wall. If you are the artsy type, you can do this yourself but if you are not, some professional painters and interior designers would actually off er this service. Just be careful not to overdo it.
