A surprise phone call to Raine and Horne Commercial Penrith’s Lee Henderson in July

was enough to make any real estate veteran feel validated.

Mr Henderson’s work in the industry since 1980 paid off , when he won the title of Top National Commercial Property Manager at Raine and Horne Commercial’s National Awards dinner.

Mr Henderson received a similar state award in February.

He was unable to attend the national event, and was surprised when told the next day via a phone call that he had won.

“I had family plans and had to decline the dinner invitation not knowing or expecting, and when I got the phone call I was very shocked,” he said.

“It is an amazing thing, and I’m very fl attered to have been chosen by my peers.”

But Mr Henderson said he couldn’t have done it all without the support of his team and the work environment at Raine and Horne Commercial Penrith.

“While I’m delighted to have received these awards, I really think it’s an award I share with the team because it’s a team eff ort here, and if it wasn’t for

the systems and procedures we have in place I wouldn’t be able to achieve what I’ve been able to achieve,” he said.

Mr Henderson leads the real estate agency’s commercial property management team, who work with stakeholders to ensure tenants can continue to run their businesses smoothly.

“I guess the award related to the continued growth in the management fees we’ve earned for the company, and there’s been productivity gains in the way we do our work, through improving and implementing our policies and procedures,” he said.

Following last week’s decision by the Reserve Bank of Australia board to leave interest rates unchanged at two per cent, new research from RateCity shows that the gap between investor and owner-occupier home loan

rates is widening. While in June the diff erence between owner-occupier and investor home loan rates was only 0.02 percentage points, the margin is now as high as 0.50 percentage points. Peter Arnold, fi nancial analyst at RateCity, said for the past decade and until recently owner-occupi-ers and investors have generally had the same deal on rates, but times are changing. “On one hand, lenders are tightening criteria on loans to property investors and making it more expensive to borrow. The fl ipside of that is that owner-occupiers are being off ered sharper deals in some cases,” he said.

Is the great Australian dream of home ownership slipping out of reach? This is the question that is being asked by the Standing Committee on Economics in its Inquiry into Home Ownership. The Real Estate Institute of NSW has lodged a submission to the Inquiry, arguing that energies must be focused on addressing the inhibitors of supply in order to ensure home ownership remains within reach. Fire & Rescue NSW fi refi ghters have wrapped up a busy winter period, responding to more than 1,300 home fi res since May. Sadly, 10 people were killed in house fi res this winter compared to three last season. The number of injuries has slightly decreased, with 188 people being injured in house fi res – that’s compared to 202 injuries during the same period last year. Do you need to modify your bathroom?

P eople with disability know the frustration of a standard bathroom. The need for a bathroom that

complies not only to the relevant Australian Standards but also to the particular requirements needed for the individual is very important.

Design, design, design. I cannot stress how important it is to get this right from the start.

Tapware: There is an abundance of tapware available from ceramic disk to hands free electronic tapware for domestic use. The ceramic disk either quarter or half turn can be fi tted with lever handles for ease of use, even someone with arthritis can be helped by using this type of tapware.

The hands free style can range from one touch through to full hands free electronic tapware. Though these electronic tapware are typically more expensive.

Start with a good design, use a licensed company with quality tradesmen and you will be on track to convert your standard bathroom into a modifi cation to suit the needs of all involved.

Get your deck ready for the party season

I f you’re like us, winter has meant sitting indoors in the warmth, dreaming about spring.

Well, the weather’s warming up, and the deck or patio is ready to get its next workout over the spring and summer months!

But before all the foot traffi c starts coming through, you need to spend some time cleaning, organising and giving your deck a little love to bring out that amaz-ing wood colour again.

Start from the bottom Your deck has probably taken a

beating over the winter months, so the best thing to start with, is a good clean.

Move all the furniture and plants and take a broom to the wood brushing off any dirt or leaves.

A product like WOODPREP is a great choice here, but soap and water will work just as well.

If your previous stain is worn or peeling you will have to strip it back to bare wood to get the best results.

Picking stains or coloursExterior stains fall into three

basic categories – clear, semi transparent and solid colour.

The less pigment there is in the stain, the more the wood’s natural grain will show through, so when you go to pick a stain or colour keep that in mind.

If you want the grain to show through more, make sure you pick a clear decking fi nish or oil with less pigment in there.

I just installed a new deck. Can I just stain it straight away?

We get asked this a lot. Just because wood is new doesn’t mean that it is clean.

Lying around in the lumber yard it can pick up a whole lot

of contaminants including dirt, mildew and algae.

There may also be a “mill glaze” present which would need to be removed if you want to get lasting and professional looking results.

Always treat new wood (we recommend using Flood POWER-LIFT) to remove the mill glaze and open the pores to get a strong adhesion with any top coats.

T here’s one home clean-ing product that every household should contain but it’s probably

Stacey Jacobs, founder of cleaning website TidyMe, and SodaStream, the product which allows you to turn tap water into sparkling water at home, have teamed up to give homeowners some tips on how to use soda water around the home.

Sparkling water mixed with a sprinkle of baking soda is a great way to clean the fridge.

The combination will aid in the removal of stubborn grime and help to avoid getting cleaning chemicals near fresh foods.

Carbonated water also works well when cleaning soap marks and residue from taps, around fi xtures and fi ttings, along coun-ter tops and on chrome surfaces.

Soda water is also a godsend when it comes to after dinner cleaning. Pouring the carbonated water onto pots and pans straight after dishing up dinner while the pots and pans are still warm will help to lift grease and food remanence that have stuck to the surface.

This will save on the elbow grease when it comes time to wash up.

Ever spilt red wine on your carpet? If you have you’ll know that removing the stain is not an easy task.

Next time this happens try pouring soda water over the stain before it has time to set.
