WE’RE LISTENING

FEEDBACK RECEIVED FEEDBACK IMPLEMENTED

Ensure adequate building setback from South Street

Setback will be approximately 16 metres (52 feet) from South Street. For reference, Eliza Ritchie Hall was setback 18 metres.

Maintain existing building height along South Street

Building height will be approximately 30 feet. For reference, neighbouring residential properties are permitted to build up to 35 feet in height.

Main entrance at the front of the building on South Street

The Fitness Centre will be accessible from both South Street and from the parking lot level. An accessible lift will be located just inside the South Street entryway ensuring easy access for those with mobility issues.

Minimize potential mechanical equipment noise

The facility has been designed to avoid the use of noise generating equipment on the roof. A single chiller, to be used for air conditioning, will be at the rear of the Fitness Centre. This will be temporary until chilled water can be delivered from the central plant.

Heating and ventilation system be directed towards South Street

Air intake and exhaust vents will be directed towards South Street.

Site to exclude the existing parking area to the west of Eliza Ritchie Hall and Dalplex

Vehicle parking along the driveway entrance to Dalplex will be removed for ease of vehicle circulation, and will be replaced with landscaping.

Reduce the length of the building along South Street

The building has been reduced in length by 16 metres from the previous design, and is now 110 metres in length. At this length, we are still able to maintain adequate building setback and overall height, and to provide continuous space for fitness programming. The building was also moved 5 metres to the east.

Enhance landscaping to include more trees at the front of building and along the perimeter of the Dalplex site

Within the scope of this building project, the number and diversity of trees along the site perimeter will be increased on the South Street side, next to Dalplex and on the west entrance of the parking lot. Approximately a dozen large trees on the Fitness Centre site were saved, including two oaks in excess of 100 years old.

Consider offering a discounted, specific time-use membership if separate space is not available for seniors and alumni

Dalplex currently has special senior and alumni membership categories. It is anticipated that these categories will be maintained as will senior specific fitness programming.

RECENT DESIGN MODIFICATIONSExterior was redesigned The exterior is composite aluminum panel (black in colour) and glass. The

original glass design raised concern about privacy as exercise equipment would have been visible from the street level. Requirements to meet new Nova Scotia thermal code guidelines lead to a rethinking of the building envelope. A reduction in exterior glass also allows for more indoor wall space for storage and indoor fitness activities.

Courtyard was removed This reduces and/or eliminates the potential for noise disturbances commonly caused by social gathering spaces, and addresses the concerns related to a possible wind tunnel effect.

Interior layout flipped The main fitness area, originally on east end of the building, is now on the west end. As a result, the multi-purpose rooms are now at the east end. This flip was necessary to keep alignment of stairwells and structural components.

Mechanical changes HVAC and lighting controls are being simplified for efficiency. PV solar panels can be added at a later date if desired.

Improved and more robust roofing system

Robust material systems, detail rigour, increased inspection program and a long-term system assembly warranty will help protect future infrastructure investments.
