This is the time of year that I like to collect seeds from any annuals that I want to reproduce next year. At the end of a dry day, I collect the mature seedpods from some of my favorites and put them into envelopes for storage. Cosmos, cleome, marigolds and my purple amaranthus all go into the collection. I also gather the seeds of perennials that grow easily from seed like coneflowers and gallardia. There is always such an abundance of seeds that I like to scatter what I dont save into outlying areas of the yard or down the long driveway. Sometimes they come up, sometimes not but when they do, its always a treat. It wont be long before we get our first frost. Once that happens, it will be time to rescue all the non-hardy bulbs and tubers that we planted in spring. Gladiolus, acidanthera, dahlias, cannas and others must be rescued and stored. Many folks shy away from non-hardy tuberous garden flowers because of all the hassle of digging them up and storing them. It IS a bit of work but, considering the contribution these lovely plants make to the summer flowerbeds, the work involved is minimal. Besides, they increase in size and number with each season so youre rewarded with more to plant and share with gardening friends. Rescuing the plants is simply a matter of popping them out of the ground (lifting is the term gardening types like to use) with a trowel or shovel. After theyve air-dried, any loose soil should be shaken or brushed (not washed) from them. After cutting off the dead foliage, Ill dust them with a bulb dust to help prevent rotting. This I accomplish by putting a little of the dust in a paper bag, adding the bulbs and shaking, (ala shake & bake). Once theyre dusted, Ill place my bulb collection into paper bags or cardboard shoeboxes filled with dry, sterile POTTING SOIL. You could use peat moss or wood shavings instead but I prefer sterile potting soil since it lessens the chance of rot during storage. Avoid airtight, plastic containers for storage. Plastic containers wont allow your dormant bulbs and tubers to breathe properly. Once theyre all boxed and bagged, Ill place the collection in a cool location that doesnt freeze over winter. Once or twice during the winter, Ill take my collection out to move them around and check for dryness. If they seem to be drying out, Ill mist them with water, allow them to dry and place them back into storage. There really isnt much work involved so when you see summer flowering bulbs offered in the garden centers in spring (when theyre generally available), be brave and try a few. Its well worth the little effort youll expend.Just one little tip before I run out of space. If you have an area of your lawn that you want to start or thicken up, consider dormant seeding. The idea is to wait until the weather gets so cold that there is no chance of grass seed sprouting (but before the snow falls) and apply grass seed. This may sound crazy but heres the idea. Your late application of grass seed will lie out there all winter without sprouting. Snow and rain will beat the seed down through the grass blades to the surface of the soil. Since the seed will be soaking all winter, it will sprout with the first warm weather next spring. Dont worry about the freezing weather harming the grass seed. Grass grown in a natural state (not mowed) would grow tall and produce a crop of seed. This seed would then fall to the ground and sprout the following spring. We mow our lawns so the grass plants never get the chance to produce a crop of seed. By adding seed late in the season, youre providing that crop. Its an easy way to thicken up thin areas without having to waste time in the spring dragging hoses around trying to keep the seed moist. Try itit works. Thanks for the read.

APPLY ONLINEHome Equity Line of Credit, no closing costs, provided a minimum advance of $10,000 is taken at closing. Advances may be taken either by using standard Home Equity Line checks provided by the Bank or by signing a separate Installment Loan Agreement(s) with its own home equity loan rate(s) and term(s). Minimum advance by the installment loan method is $5,000 with a maximum of four outstanding loans at any time. As principal is repaid on the installment loan(s) advance(s), the available credit on the line increases by an equal amount. 2.99% APR for the first 3 years of the home equity agreement will be charged on new lines with advance(s) taken by writing a Home Equity Line check. This 2.99% interest offer does not apply if the loan purpose is to refi-nance an existing Saratoga National mortgage or home equity balance. At conclusion of the 3 year introductory fixed rate period, APR will be calculated based on the highest Prime Rate published in the Wall Street Journal. WSJ Prime Rate is presently 3.25% as of 12/16/08. For combo lines of $25,000 or more the annual percentage for advances taken by check will be prime +.25%, for lines less than $25,000, the annual percentage rate is prime +.75%. Rates on check advances are subject to quarterly adjustment throughout the term of loan and will not exceed a maximum of 14.95% APR. There is no minimum rate. This offer applies to consumer lines of $250,000 or less. Minimum payment of $100 on check advances may apply. Payments may be made through a Saratoga National checking or savings account. For a typical installment loan advance of $25,000 over 10 years, your monthly payment would be approximately $253.12, assuming an automatic payment from a Saratoga National checking or savings account and an APR of 4.00%. If the home equity agreement is cancelled for any reason within 2 years from closing date, the amount of closing costs and mortgage tax the Bank pays at closing (approximately $705 for a typical $25,000 line), will be added to payoff amount owed. Maximum approved line is 80% of appraised value of house minus existing first mortgage balance, if any. If the Bank determines Title Insurance is necessary, cost will be borne by customer. Customer required to maintain property insurance. All or part of Home Equity Interest may be tax deductible. Please consult with your tax advisor concerning your personal tax situation. Formal dining rooms are no longer as coveted as they once were. Family dinners, if they manage to be at home, are now just as likely to be served in the kitchen or in another space, such as on the patio or in the living room while watching tele-vision, as they are in formal dining rooms. Trendy home-owners have begun to ditch dining rooms in favor of us-ing the space for other pur-

poses. Homeowners with a passion for literature can outfi t the room with fl oor-to-ceiling bookcases to turn one-time dining rooms into the ultimate library. Those who need a bit more family space can use a dining room as a family room, outfi tting the room with all storage nooks, a fl at screen TV and a comfortable couch to make it more inviting. Because dining rooms are often lo-

cated next to the kitchen, the removal of walls can make expanding the kitchen even easier. If their kitchens are cramped, homeowners can look into ways to spread out into the space allotted for the dining area. There are many ways to repurpose dining rooms so they are functional to homeowners specifi c needs, especially if those needs do not include formal dining areas.

(MS) As fi re prevention awareness eff orts gear up across North America, the National Fire Protection Association and insula-tion company, Roxul Inc., are spreading the word to Americans from coast to coast about the importance of fi re preparedness.

Through the Hear the BEEP where you SLEEP campaign and Roxuls When Seconds Count initiative, Americans are reminded that simple steps can cut their chances of dying in a fi re in half.

Here are some measures you can take to dramatically re-duce your risk:

Be sure to have a smoke alarm on every story of your home and outside sleeping areas.

Develop a fi re escape plan and practice it.

Use non-combustible ma-terials when renovating. The choice of insulation can make a big diff erence. Opt for a product with the high-est fi re resistance possible, like Roxul mineral wool in-

(NAPS)Making your home more attractive to prospec-tive buyers can be easier and less expensive than many realizeif you heed these eight suggestions from the real estate listings experts at Trulia:

    1. Look to your landscaping. Just a few hundred dollars on grass seed or replace-ment sod, new fl owers, bushes or trees, a weekend and a little eff ort can im-prove a houses curb appeal.

    2. Help your home clean up nicely. Give the exterior a thorough scrubdown, in-cluding screens, windows and gutters. Pressure wash the walks and driveway. Inside, steam clean the car-pets, wash or wax laminate, hardwood or linoleum, and clean the grout on tile walls and fl oors.

    3. Give the trim a treat. Paint just the trim and front door, two items that buyers eyes are naturally drawn to when driving by your places.

    4. Change the caulk around the plumbing fi xtures. Over time, caulk, the silicone that protects surfaces from water

seepage, can discolor, tear or degrade. Stripping this material out and replacing it with a fresh bead of silicone can improve both bath-rooms and kitchens.

    5. Be clever: declutter. A house full of furniture, clothing, collections, exer-cise equipment and memo-rabilia can look much small-er than its actual size. Have a garage sale, rent a storage unit, or start making trips to the landfi ll to whittle down your homes contents.

    6. Fix the small things. Re-place burnt-out lightbulbs, fi x holes in doors or walls, grease squeaky cabinets or doors, fi x leaks and change the air fi lters.

    7. Update lighting fi xtures. Its a bright idea that doesnt have to cost a fortune. Just change a few, especially if they look dated. See if the exterior garage lights, bath-room lights or bedroom lights in particular are good candidates for a change.

    8. Refresh your kitchen and bath. Consumer Reports estimates you can increase your homes value by as much as 7 percent by reno-vating these rooms. Choose a neutral palette to increase the appeal to as many tastes as possible.

5 SIMPLE WAYS TO INCREASE ENERGY EFFICIENCY AND SAVINGS(MS) Fall and winter can be tough on your home and your wallet. As tem-peratures drop, chances are your furnace will be work-ing overtime. This results in two things greater energy consumption and higher heating bills. In fact, costs associated with heating and cooling a home year-round typically comprise two-thirds of the average energy bill.

Try these easy DIY projects to help cut down on energy loss and expenses:

    1. Replace worn weather-stripping around doors and windows. Worn weather-stripping can create drafts and let heated air out, stress-ing your furnace and com-promising your comfort. Replacing it takes little time and is a low-cost, high-im-pact solution.

    2. Top up or replace old insu-lation in your attic. A poorly insulated attic is a primary source of energy loss. Also, over time, some types of insulation can settle and compact, allowing heat to escape through gaps. Ex-perts recommend topping up or replacing attic insula-tion with a dimensionally stable batt insulation like Roxul Comfortbatt. Aim for an R-value of at least R-50 or a depth of roughly 16 inches.

    3. Insulate basement head-ers and walls. Uninsulated basement headers are com-mon, especially in older homes. They can act as a gateway for heated air to escape. Fixing the problem is fast and easy. Simply cut Comfortbatt mineral wool insulation to fi t the cav-ity and compress into place. Doing this throughout your basement will prevent heat

loss and can potentially save hundreds of dollars each year.

    4. Caulk around windows. Cracks and crevices are a source of heat loss. They can also be an entry point for water/moisture, as well as for unwelcome insects. Pre-ventative maintenance, such as caulking, can improve en-ergy effi ciency and prevent costly repairs.

    5. Change your furnace fi l-ter. Make it a point to check your furnace fi lter monthly, always changing it when its dirty. This will improve the performance and effi ciency of your furnace, saving you money.

(MS) Now is the time to take a few precautionary steps toward the utmost security of your home and family in the event of ex-treme weather occurrences, say officials observing cli-mate change. You may be doing so already, but recent survey findings show that most Americans are worried

about the ability to cope with damage caused by se-vere wind, fire, and flooding. Safety is the main preoccu-pation, but so are the costs associated with destruction and loss.

One answer that solves many issues is to opt for the strongest impact-resilient

house available, says Keven Rector at Nudura, a leading name in building with insu-lated concrete forms. This ICF method is an advanced departure from traditional wood framing and our design is recognized to be even more efficient. At the construction site, these compact concrete forms in-

terlock (like Lego) to build a rock solid envelope from 4 to 12 inches thick.

And, says Rector, this con-struction innovation gives homeowners far more for their investment, such as:

Walls to weather any storm If high winds and fire are a concern, data shows that an ICF home delivers hurricane and tornado impact-resis-tance up 250 miles per hour and the fire protection rating is up to four hours.

Energy bills with a smile Concrete walls vastly reduce air infiltration as compared to wood walls, and that is the key to lower energy consumption. This saving is even more pronounced, says Rector, if builders use the most advanced ICFs avail-able. The Nudura design, for instance, combines two pan-

els of thick (EPS) foam with the structural strength and thermal mass of concrete. The resulting envelope pro-duces an energy efficiency rating as high as R-50 (com-pared to an average R-20 in wood structures) saving you up to 50 percent on your utility bills.

Temperature consistency The outside cold air eas-ily travels through wood-framed walls, causing ther-mal bridging that produces drafts and chilly spots inside your home. Walls with a solid concrete core prevent ther-mal bridging so even tem-peratures result throughout the house.

Better, breathable air Mold, mildew, and toxins associated with wood struc-tures are also diminished.

    Shut out the noise Solid

concrete is an effective sound barrier. It dampens sound vibrations from out-side noise such as traffic, trains and neighborhood parties. This internal peace and quiet is a welcomed bo-nus.

Rock solid asset It is gen-erally expected that a stron-ger, safer, storm resistant, greener home and one that is cost efficient with less maintenance and repair will steadily increase in re-sale value.

TIPS TO FINDING THE RIGHT CONTRACTOR

(StatePoint) The use of LED bulbs in homes is on the rise nationwide, and with good reason. Not only are they more energy effi cient than their traditional coun-terparts, LEDs are becoming more aff ordable upfront.

Indeed, of the United States four billion residential light bulb sockets, less than 10 percent are fi lled with LED lighting; but by 2020, more than 50 percent will be LED, according to industry esti-mates. This year alone, the consumer lighting market is anticipated to more than double with LED, while tra-ditional CFL bulb usage is expected to decrease.

LED is not a new technology and has been on the market for years. So what is driving this sudden consumer shift? New light bulb designs are

making these cost-effi cient bulbs more convenient, at-tractive and aff ordable. In fact, certain designs retail as low as under $10 for a three-pack of bulbs.

For example, GE Lightings new Bright Stik bulbs slen-der, sleek design is off ered both in soft white and day-light, and fi ts in more sock-ets and fi xtures compared to its general purpose CFL bulb counterpart. It has a rated life of 15,000 hours and should last nearly 14 years, at a cost of 10 cents per month based on three hours of operation daily and 11 cents per kilowatt hour.

Designed to be a good al-ternative to general purpose replacement CFL bulbs, the Bright Stik can be used any-where, from sockets found in basements, sheds, and

garages to table and fl oor lamps, adding up to sub-stantial energy savings over time. These bulbs are avail-able in-store at The Home Depot or by visiting www.HomeDepot.com.

To learn more about inno-vations in LED lighting, get lighting tips for any room of the house, or to fi nd out how much you stand to save making the simple swap, visit gelighting.com/Lightin-gWeb/na/consumer/.

You dont need to be a skilled handyman to make an important, planet-friend-ly home upgrade that will save your family time and money for years to come. This weekend, consider trad-ing in your traditional bulbs for a more modern variety.

SWITCHING TO LED BULBS IS BECOMING MORE AFFORDABLE AND APPEALING

Home improvement proj-ects tend to be costly. Be-cause of the considerable financial investment home-owners must make when improving their homes, its important to find a contrac-tor you can trust and feel comfortable with.

The vast majority of profes-sional contractors are trust-worthy and willing to work with homeowners to help them design the homes of their dreams. But there are still some tips homeowners can keep in mind as they begin their search for a con-tractor.

Work only with licensed contractors. Licensed con-tractors have been verified as legitimate by your local governing body, removing much of the fears home-owners have with regard to finding trustworthy contrac-tors. Unlicensed contractors may not be insured or bond-ed, and their estimates may be lower than their licensed competitors because they do not contribute to unem-ployment. Licensed contrac-

tors often are subjected to criminal background checks as well, calming homeown-ers fears about inviting strangers into their homes.

Ask for recommendations. Word-of-mouth is great when looking for contrac-tors. Oftentimes, a contrac-tors best friends are his past clients. Ask friends or neigh-bors for recommendations on local contractors, inquir-ing about prices as well as each particular contractors demeanor and openness to suggestions. Contact your local Office of Consumer Af-fairs to check each contrac-tors complaint history.

Get written estimates. Be-fore hiring a particular firm, get written estimates from several contractors. Some contractors will charge fees for the estimate, but they must inform you of those fees before the estimates are provided. Compare esti-mates so you can get a bet-ter grasp of how much your project will cost. While cost is important, try to avoid choosing a contractor based

on cost alone, as a good rap-port with a contractor who may be more expensive might make spending a little more money worth it.

Make sure the contract is specific. When you choose a contractor, make sure the contract he or she provides is very specific, going into great detail about the spe-cifics of the project. This contract should spell out the materials and equipment that will be used, as well as the final cost of the proj-ect, the payment schedules while the project is ongoing and the work schedule.

Keep track of all paperwork and pay by check. Once you sign the contract, create a folder where you can store all paperwork. Scan each document so you can store them on your computer as well. When payments must be made, never pay in cash. Pay by check and do not pay for the entirety of the proj-ect upfront, opting instead to pay at predetermined intervals spelled out in your contract.

Nerves often come into play when hiring a home contrac-tor, but homeowners who take a careful approach to the hiring process will likely end up hiring a trustworthy contractor who does

    great work.
