S hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offi ces to get down to

the nitty-gritty. Before you venture out, here are some pointers:

First, be clear about what you want and expect in a new home and in your builder.

Remember, the range of prices in the new-home market generally refl ects diff erences in location, features and home styles. � ere’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality

materials, fi nishings, features and service. Make sure that the price you are paying will deliver the quality you want.

Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options.

� ird, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s fi nalized.

Three simple steps to successConsider these pointers before heading out on your search

To each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For

some, choices are dictated primarily by budget, location or family circumstances; for others, fi nancial freedom and where they are in life may allow them to select purely by home type.

Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly fi rst-timers – make is buying more home than they can handle. Experts agree making yourself house-poor is not a wise decision, and the best news is that with the

variety of product available from builders today, you are sure to be able to fi nd a new home that suits your taste and budget.

It’s also important to remember that homeowners buy and sell many times over in their lifetime, so if your fi rst or second home isn’t quite your dream home, you can always plan to move up, downsize or adjust however you need to in your homeowning future.

Buying new is the best investment

Buying real estate is always a good investment, whether it’s as your own home or an investment property to generate income. It’s a fabulous means to diversify an investment or retirement portfolio.

New condominiums, townhomes and single-detached homes are an excellent long-term investment for the future, and appeal to a diverse range of people. Everyone has to live somewhere!

Location is always key, so you’ll find new home communities, whether condo or detached, in emerging markets and prime areas with amenities close by. This appeals to investors, as it reduces risk and maximizes long-term appreciation. When you choose a hot location near transit, shopping and business centres, you can’t go wrong and are certain to attract tenants as well as buyers when it comes time to sell. Consider educational and medical staff, students and professionals on contract as potential tenants who may need to access the downtown core, nearby schools or hospitals for work.

New properties tend to appreciate faster while also drawing in retail services and amenities to serve the growing community. The result is greater demand for homes in the area and an increase in property values.

Builders generally require a small initial deposit to secure a property. Your Agreement of Purchase and Sale

will outline a further deposit schedule, while the property is under construction and occupancy is offered. This could be months or a year or more in the future, so investment funds can be applied over time. If you are buying at pre-construction prices, which are lower, you can enjoy some savings as once a project gains popularity and construction begins, prices rise.

A new home includes a Tarion warranty. This coverage includes protection for deposits, protection against financial loss for contract homes, compensation for delays in closing or occupancy, protection against unauthorized substitutions, one- and two-year warranties for certain defects in work and materials; and a seven-year warranty for major structural defects. Many of today’s home builders are practicing Green building with environmentally friendly methods and materials. This will lower energy costs for renters, while also increasing the property’s resale value.

With all of the renovating underway today, can you be sure a resale property has been renovated according to the municipality’s building code? Or is a building code for renos from decades past, sufficient for your needs today?

A resale home may need renovation, updating or repairs. Older homes may not accommodate current lifestyle needs. A smaller kitchen, old carpeting, limited closet spaces, shower-only baths and stairs are big turnoffs for many real estate investors (and their future renters). Today’s open-concept designs offer brighter, spacious homes and condos with greater versatility.

You may not want to invest in areas where employment, shopping and important services and lifestyle needs are a long commute away as this can reduce prospective tenants. On the other hand, if there is demand for affordable accommodations and your property is suitable, your costs are covered and you are making a return, this could be a good investment for both of you!

In terms of economy, Cambridge is among the most industrialized areas in the country. In fact, it is one of the three point-towns that form “Canada’s Technology Triangle,” along with Kitchener and Waterloo. KWC today comprises one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many

Conference Board of Canada and other sources. Growth in the manufacturing and services sectors in Kitchener-Waterloo-Cambridge is to post average growth of 3.4 per cent to 2015, the Board says.

Such growth is expected to fuel continuing hikes in employment, population and housing starts. Indeed, the City of Cambridge forecasts the population will grow to 180,000 by 2031. Population for the Region of Waterloo is forecast to climb to 729,000 in this time.

Unemployment, which climbed to 7.3 per cent in 2013 from 6.6 per cent in 2012, is forecast to fall to 7.0 per cent for 2014, according to Canada Mortgage and Housing Corp.

Amenities – both natural and man-made – abound, with Cambridge residents enjoying the year-round splendour of the Grand and Speed Rivers, more than 50 kilometres of trails (more than half along its rivers), a dozen recreation centres, four public libraries, plenty of parks and golf courses and an excellent school system.

For those looking for post-secondary education, Cambridge is within easy reach of University of Waterloo, Wilfrid Laurier University, Conestoga College and

University of Guelph. Cambridge’s distinct 19th century

architecture is also worth noting, offering a beautiful backdrop for every day living as well as shopping, dining and fun-filled festivals such as Riverfest, the Cambridge Tour de Grand and an annual arts festival. An array of factory outlets and antique shops add to the Cambridge experience, as does a renowned butterfly conservatory and a drive-through wildlife park.

The strategy is multi-faceted, involving projects of different scopes and scales and many different stakeholders, with the intent to modernize the communities in a comprehensive and integrated manner and to account for the different needs and features of each area.

The Real Estate Investment Network, for example, ranks Kitchener-Waterloo-Cambridge number two not just in Ontario but all of Canada, through to 2015. Jacob’s House PROVES HANDS

BUILD HOUSES AND HEARTS BUILD HOMES

Mountainview Homes has been known for decades as a home builder that welcomes the opportunity to customize any of its homes for its purchasers. This practice was put to the test when an Ohsweken area family needed much more than customization. They required a major redesign of a home to outfit it for their son’s medical needs, while creating a lifelong home for the entire family – Jacob’s House.

Eight years ago, Kim and Andy Thomas were looking forward to starting a family. Then tragedy after tragedy struck their newborn son, Jacob. After a difficult delivery, he was born premature, weighing one lb., 10 oz. and experienced almost every preemie complication that existed. At one month of age, he had heart surgery. Because his airway was not fully developed and surgery failed, he has lived with tracheostomy (trach) for the past eight years and remains tube-fed to this day. To complicate this family’s world even more, Jacob has cerebral palsy.

What does life with a trach, a g-tube and CP involve? Jacob is completely dependent on others, requiring 24-hour care and monitoring because he cannot breathe without his trach. Jacob is non-verbal and uses eye gaze to communicate. His home is his world. He is being home-schooled, as his immune system is too fragile to handle exposure to germs.

Six years ago, the family relocated to Niagara, closer to the necessary resources for Jacob’s care. Living in a home they planned to retrofit uncovered new challenges for this family already stretched to the emotional and financial limit. It wasn’t long before Jacob and his needs outgrew this home.

Realizing that a customized home, built from the ground up for their unique needs, was the only way to go, they found Mountainview Homes that makes no secret of its ability to customize plans. With the major contribution of company architect, Tim Lundy, design of their home began last February. It was truly a team effort on many fronts –Mountainview principles and Rob Young, site supervisor;

Terri DeMelo, design representative; and Rebecca Gonyou, Cherry Ridge’s sales professional; their skilled trades, Cambridge Elevator; and experts in the medical field that included Shopper’s Home Health Care and Jacob’s occupational therapist and nurses.

Mountainview’s design services enabled the family to save thousands of dollars in architectural fees to create this version of The Palmer bungalow. The result is a home that combines Jacob’s clinical needs plus family needs. Set within the Cherry Ridge community of Fenwick, the family can enjoy a peaceful setting amid their day-to-day challenges.

“We as a company have taken great pride in this opportunity,” says company President Mark Basciano. “A very special build for us. This was a team effort that included the Mountainview team plus our trades and suppliers, not only creating this unique home, but making a difference in the life of Jacob and his family. We are honoured that this home will provide the family a backdrop for future memories to last a lifetime.”

Both the family and caregivers are anxiously awaiting moving day at the end of October, which will make life easier for everyone. The front of the home is outfitted with a nurse’s station, therapy room, kitchen and laundry adjacent to Jacob’s bedroom and bathroom, painted a soothing slate blue, a colour selected by Jacob. There is an elevator to accommodate his wheelchair, as well as a lift in the garage, and ramps. There is a raised tub to aid caregivers, and a roll-in shower. A ceiling track traverses the space from bedroom to bathroom and therapy room. Major revisions had to be made to increase the strength of trusses to support the tracks that would transport Jacob from youth to adulthood. Even door headers had to be redesigned to allow the passage of the track. The result is an open space above the doors that has been neatly trimmed and finished like all of Mountainview’s interior doorways.

The family will have much-needed privacy with its living space and a separate kitchen at the back of the home. A finished basement was also included that may house a home office for Kim so she may work from home.

The specialized features totaled about $100,000, so the family has been doing private fundraising to cover these extra costs. Throughout the process, the Mountainview team remained focused that this was to be a home, a very specialized home, but a home. The theme of Jacob’s House became “Hands build houses, and hearts build homes.”

Every six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” � e articles often discuss the overnight lending rate, how the economy has shaped the central bank’s decision to either change it or not change it, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at fi rst.

However, if you have a mortgage – particularly a variable rate mortgage – you may want to add a calendar reminder for each of these announcements. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment.

To explain how this works, let’s start with some back-ground information. � e overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest

rates, such as for consumer loans and – you guessed it – mortgages; this is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variable rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit.

Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a fi ve-year variable rate mortgage of prime-minus 0.50 per cent (currently that would be 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that fi ve-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to fi nd in your budget to pay for.

As of this month, the overnight lending rate has sat at one per cent for four years straight, and economists predict it will remain unchanged until at least mid-2015, so you may not need to worry about this for a while. However, the one thing you should be aware of is that interest rates will undoubtedly go up, not down – so you may want to pay attention to what the Bank of Canada says in its announce-ments, and prepare your budget for what’s to come.

Calling all new-home buyers! If you bought a new home in the past year, this is your chance to tell Tarion all about your homebuying experience. Every fall, Tarion sends customer satisfaction surveys across the province to most new-home buyers. We’re looking for feedback on your builder’s customer service and your experience with Tarion.

The survey covers most stages of the new-home buying experience, beginning with the signing of the agreement of purchase and sale, through to construction, the pre-delivery inspection, and finally your builder’s after-sales service. You’ll also be asked about your interactions with Tarion.

As a recent new-home buyer, your feedback is essential in improving the new-home buying experience for everyone in Ontario. Over the years, significant enhancements have come to fruition directly based on the feedback we receive from our annual survey. For example, results of our surveys over the past few years have showed us that homeowners who used our online warranty service, MyHome, continue to have a significantly higher level of satisfaction with Tarion than those who didn’t manage their warranty through MyHome. This kind of information helps us focus on what homeowners want, such as updating the features of MyHome to help make managing your warranty a more seamless process.

Your opinion also helps us educate builders, letting them know what they are doing right, or where improvements can be made. Over the many years that Tarion has been conducting this survey, we’ve noticed a clear trend in what matters most to homeowners, based on certain attributes that are directly correlated to whether a homeowner will recommend their builder. Some examples include: the builder’s ability to deliver the home as agreed to in the Agreement of Purchase and Sale, overall customer satisfaction before move-in, the builder’s level of accessibility and the builder’s ability to complete repairs and leave the home clean and undamaged.

This information helps Tarion work with builders to improve their customer service. Every year, builders that have enough responses to their surveys are provided with detailed individual builder reports comparing their results to the average (without identifying the participants, of course!). We also meet with builders to help analyze their scores and offer advice on improving customer service, host builder clinics

that include information on what matters most to homeowners and deliver customer service training to low performing builders.

Survey results are also used to determine finalists and recipients of the Tarion Awards of Excellence. The Awards of Excellence are the only awards in the province that recognize builders solely on the basis of their customer service. And they are judged by the people whose opinions matter most – you.

So, if you have taken possession of a new home in the past year, look for the Tarion survey arriving in your mailbox or inbox this month. This is your chance tell us about your home buying experience and influence whether your builder should be recognized for their customer service. And remember – your opinion matters, so share it with us!

The Awards of Creative Excellence celebrate the most creative and professional work in the London home building industry. ACE was created by the London Home Builders’ Association to recognize achievement in design and marketing by members of the Association.

Why you should always check your property boundary

Have you bought, or are considering buying, a new home and want to build a fence, shed or deck or otherwise spruce up your residence? Here’s why you might want to check your property boundary fi rst.

A recent analysis conducted by Krcmar Surveyors Ltd. showed that about 49 per cent of residential properties in the Greater Toronto Area, for example, have boundary discrepancies with signifi cant potential to cause disputes between neighbours.

Horror stories of feuding neighbours, litigation nightmares and tens of thousands of dollars in legal costs are not just the stuff of Hollywood movies – it really does happen.

And yes, even with new homes.Sometimes, it’s just diffi cult to tell

where one property ends and another begins. “It’s not as easy as one would think, in a muddy construction zone with no fences and rudimentary driveways, curbs and roads to delineate land parcels,” says Sasa Krcmar, executive director of Krcmar Surveyors Ltd., whose company has helped launch protectyourboundaries.ca, a site designed to help homeowners prevent and resolve property boundary issues.

Although legal iron bars are set to mark out each lot prior to construction, they often get knocked out, moved or buried during the building phase.

“Many homeowners naturally, and incorrectly, assume that the wooden stakes that dot the perimeter of their property represent the boundary, and use them as a guide to start planting a

hedge or put up a fence,” Krcmar told New Home & Condo Guide. “However, these wooden stakes are generally used for site grading. And while they are likely located near the property line, they can’t be relied upon to determine the legal boundary.”

Here, then, are a few tips for new-home owners to avoid property boundary issues.

GET THE SURVEYORS REAL PROPERTY REPORT:Your property boundary will be recorded in the Surveyors Real Property Report (SRPR) that is performed after the foundation walls are poured (approximately a foot above grade) and the soil is backfi lled around the home. � e SRPR is your offi cial documentation of your building location and the property boundary lines. Builders typically provide this plan when you close the deal. Be sure you receive a copy and keep it in a safe place for future reference.

MARK THE FOUR BOUNDARY CORNERS OF YOUR PROPERTY: Ask the builder to have the surveyor mark the four boundary corners of your property with iron survey bars as a condition of closing. Even if the builder charges a nominal fee for this service, it is a cost-eff ective practice that will allow you to add structures and landscaping with confi dence and peace of mind in years to come.

PROTECT THE IRON SURVEY BARS THAT DEFINE YOUR PROPERTY: Protect the iron survey bars that defi ne the corners of the property. � ey are legal monuments that provide the most important evidence of your property boundaries. Don’t remove or move them, or allow others to.

BE A GOOD NEIGHBOUR: Be a good neighbour, while at the same time ensuring that your neighbours don’t establish a pattern of using part of your property for their routine activities.

AND, IF ALL ELSE FAILS: Visit protectyourboundaries.ca, where, for a cost that varies depending on the surveyor (usually $200 to $300), homeowners can fi nd their exact property boundaries.
