Winter update:

Clive Lingard (Exclusive Homes Valuer at DreweryProperty Consultants) comments on the current conditionof the local property market:

‘After some 5 years of negligible growth, the last 12 months has seensubstantial activity in the property market with prices rising by some12/13% on average in the South East and demand for property at thehighest level since the peaks of 2006/7.

The market in general has seen excellent growth but demand in Sidcupis exceptional. We believe that this is largely due to the excellent valuethat the local market offers. Property in North London is considerablydearer and the Bexley Borough is one of the most reasonably pricedLondon Boroughs and therefore offering exceptionally good value.

The borough’s facilities are excellent with a good selection of bothprimary and secondary schools together with good road and rail

connections, making it an excellentchoice for commuters and families.

It is interesting to note recent figuresfrom rightmove forecast that theSouth-East will be the region withthe highest increase in propertyvalues in the next five years. Aprediction has also been made by them that the national average pricewill grow by a huge 30% with the South-East seeing rises of 37% andLondon 33%.

Drewery Property Consultants are enjoying one of the busiest periodsthey have experienced with record sales levels and numbers of newinstructions. In many cases there are many long standing clients whonow have the confidence to make a move after several years with themarket in the doldrums.’

MAXIMISE YOUR KITCHENA welcoming kitchen is one of the biggest attractions for potential house buyers. Whetheryou have a comfortable family oriented meeting place or a stylish singletons galley, thekitchen is most often the heart of the home.Regardless of your budget, there are a number of simple ways you can maximise itsattraction to buyers and speed up the sale of your house:Replacing your entire kitchen to attract buyers is not always necessary. Often the cost ofinstalling a new kitchen outweighs the value it will add to your asking price. Like all homedecor, the kitchen will still be subject to personal taste, so if it does not appeal to your buyers they will refit it upon movingin anyway. If your kitchen is very dated, simple changes can make all the difference. Painting the cupboard doors, replacing handlesor taps and re-grouting the tiles can all give a new lease of life.Clean and de-clutter! Viewers may even look in your cupboards so ensure shelves are cleaned and all contents are organised.Any pet bowls should go outside as potential buyers may not be animal lovers so could be put off by the sight of half eatenpet food.If necessary, box up items you don't use very often and put them in storage. If your cupboards and drawers are overflowing, buyers will assume there is little storage space, which can be off-putting. Keep work surfaces as clear as possible to enhancethe appearance of cleanliness.Flowers or pot pourri on window sills create a welcoming atmosphere and add a fresh fragrance.

Using these simple but effective ideas will ensure your kitchen looks appealing and entices potential buyers into a promptdecision! Source www.naea.co.uk

It is likely to be the biggest purchase you will ever make, so ensuring youask the right questions when viewing a potential new home is essential.

The NAEA has five key tips to remember when viewing a property:Spend some time thinking about what it is you want from your new home– What kind of property will suit your lifestyle? What location is most desirable andaffordable? Do you want a garden? How many bedrooms do you need? Do you want anew or old property? Taking the time to identify what is important to you will save you timein your property search.Preparation is key – Be ready with a list of questions you want to ask the vendor and the estate agent. For example askinghow long the house has been on the market may give you a clue to any potential problems with the property. You mightalso need to ask; what fixtures and fitting will be left? What are the neighbours like? Why is the vendor moving? What arethe parking arrangements? How much does the property cost to run? In order to keep each property you view clear in yourmind it is best to take notes along the way.Be as observant – Look for any potential problems and costs such as dysfunctional guttering, cracks in the interior andexterior walls or brown stains on the ceiling that may indicate a leaky roof for example.Try to visualise yourself living there – Ignore the décor as much as you can and try to think about whether yourfurniture will fit into the house and how it will look with your style applied to it. View the property in daylight and be sureto check out the area at other times of the day: a quiet road might be manic during rush hour and a desirable neighbourhoodmay look different at night.Be polite but don't feel uncomfortable looking around a house, it is a big investment to make, so it pays to be a littlenosey.
