Tom Ferguson Sales Manager of Drewery PropertyConsultants reviews recent predictions and comments made fromfour of the UK’s leading property market forecasters on what weshould expect from the housing market in 2015 and over the next fewyears:Rightmove – forecast that the south-east would be the region withhighest increase in property values over the next five years. Aprediction has also been made by rightmove that the national averageprice will grow by a huge 30% with the south-east seeing rises of 37%and London 33%.Knight Frank – predicts that Britain's house price surge will slow downin 2015 as average property prices will rise by 3.5%, compared toyears of double digit growth spurts. However, while the average UKhouse price will slow over the next year, Knight Frank predict propertyprices are set to rise 18.2% between 2015 and 2019. Savills – The average house price will have risen 25.7 per cent by theend of 2018 according to forecasts made from the international estateagent. Savills says booming property values have ‘exceeded allexpectations’ over the last year. It predicts prices will rise by a smaller

four per cent this year, 3.5 per cent in 2016 and 2017, and thenthree per cent in 2018.Centre for Economics and Business Research – House prices will dip by0.8 per cent this year according to the Centre for Economics andBusiness Research, which has predicted 2015 will be a 'turning point'for runaway property prices. But despite the dip this year, growth willbe steady in the subsequent years, it predicts. By 2016, prices will berising 2.6 per cent annually and the year after, three per centWhat does seem agreeable by all the above is that 2015 will be theyear that we see a slowdown in house price increases possibly takingin to consideration the effect of the predicted interest rate increase thisyear. Most also agree that smaller regular increases could be seenafter 2015 and with perhaps the South East out performing London forthe foreseeable future as people move out from central London in tomore affordable areas. Record start to 2015 butsellers will have to workharder this year� Highest ever Rightmove page views on Sunday 11thJanuary1 and site visits to date up over 10% on last year,setting a bullish early tone

� Price of property coming to market up 1.4% (+£3,798)in a month where prices usually fall

� Upwards price pressure as the number of propertiescoming to market (+2%) fails to replenish agents’historically low stock levels – currently 10% below sameperiod last year

� Activity boosted by Stamp Duty savings of up to £1,250for some first-time buyers – double incentive for early-birdsas average property price in this sector is down by£1,132 this month

� In spite of the above and low mortgage and inflationrates, sellers will have to work harder in 2015 than in2014:-

– election jitters and mortgage restrictions suggest amoderate reduction from the high transaction volumesseen in 2014

-– 2015 will be the ‘Year of the Selective Mover’ -lenders are selecting buyers who are good risks to lendto, and in turn buyers are very selective with theproperties they choose
