Paul Long Director of Drewery Property Consultants reviews recent predictions andcomments made from four of the UK’s leading property market forecasters on whatwe should expect from the housing market in 2015.

Knight Frank – predicts that Britain's house price surge will slow down in 2015as average property prices will rise by 3.5%, compared to years of double digitgrowth spurts. However, while the average UK house price will slow over the nextyear, Knight Frank predict property prices are set to rise 18.2% between 2015 and2019. London will continue to rocket during the same five year period by 25.8%and the South East by 23.4%.

Rightmove – earlier this month, in a report prepared in conjunction with theindependent consultancy Oxford Economics, Rightmove forecast that the south-eastwould be the region with highest increase in property values in the next five years.A prediction has also been made by them that the national average price will growby a huge 30% with the south-east seeing rises of 37% and London 33%.

Savills – The average house price will have risen 25.7 per cent by the end of2018 according to forecasts made from the international estate agent. Savills saysbooming property values have ‘exceeded all expectations’ over the past year andas a result, the firm expects average growth to settle at 9.5 per cent by the end of2014 – three per cent higher than originally forecasted. However, the yearly growth

won’t remain this strong. It predicts prices willrise by a smaller four per cent next year, 3.5 percent in 2016 and 2017, and then three per centin 2018.

Centre for Economics and BusinessResearch – House prices will dip by 0.8 percent next year according to the Centre for Economics and Business Research, whichhas predicted 2015 will be a 'turning point' for runaway property prices. It forecaststhat, by the end of 2014, values will have grown 7.8 per cent – the biggest leapsince 2007. But next year will see the first contraction since 2011. But despite thedip next year, growth will be steady in the subsequent years, it predicts. By 2016,prices will be rising 2.6 per cent annually and the year after, three per cent.

Paul Long B.Sc (Hons) Building Surveying comments: “What does seem agreeableby all the above is that 2015 will be the year that we see a slowdown in house price increases possibly taking in to consideration the effect of the predicted interest rate increase next year. Most also agree that smaller regular increases could be seen after 2105 and with perhaps the South East out performing Londonfor the foreseeable future as people move out from central London in to moreaffordable areas”.
