General

With Regard to the Commencement Notice, it is a requirement that:

• The lodgement of the Commencement Notice shall be carried out by the selected Contractor and the required fee should be included in the tender sum. The commencement notice must be lodged within a period of not less than 14 days or more than 28 days before the commencement of the work.

• A copy of the notice will be forwarded to O’Brien McBrierty Architects Ltd. for filing.

• The notice of receipt of the commencement notice which the building control authority is required to issue under Article 10(2) of the Building Control Regulations 1997 - SI No. 496 of 1997, should similarly be forwarded for filing

Dormer to be constructed generally as follows: - Roof to dormer: -

• Proprietary membrane roofing system [Trocal or silmilar approved] laid according to the manufacturers instructions on

• Kingspan Nilvent breathable membrane on

• 12 mm marine grade ply or iocyanate resin treated moisture resistant oriented strand board [OSB 3] or equivalent approved sheathing material on firring pieces laid to 1:60 fall toward ridge on

• Joists as per engineer’s specification

• 90 mm rigid insulation [Kingspan Kooltherm K7 or similar] approved laid between roof joists sized and fixed according to engineers specifications [50mm min. air gap to be maintained between joists to provide for ventilation to roof space. Proprietary insect screened edge ventilators to be provided at side walls to dormer to allow for air ingress equivalent to 25mm air gap running the entire width of the eaves].

• 32.5mm Kingspan Kooltherm K18 or similar insulated dry lining board fixed to underside of joists

• All penetrations through the vapour control layer should be sealed using bonding or taping methods as per the manufacturer's instructions.

Critical Dimension: - It is a condition of the planning permission that [excluding the rooflight lantern] the top of dormer should not to project beyond the level of the ridge tile to the existing house. Wall construction to dormer: -

• Proprietary render system Weber or similar approved anti crack system on

• Wire mesh on

• 12 mm marine grade ply or iocyanate resin treated moisture resistant oriented strand board [OSB 3] or equivalent approved sheathing material fixed to

• battens providing ventilated air gap on

• Kingspan Nilvent breathable membrane fixed to

• 90 mm rigid insulation [Kingspan Kooltherm K7 or similar] approved fixed between studs.

• 175mm roof joists fixed according to engineers specifications
