Grant boost kicks in

THE Real Estate Institute of WesternAustralia has described this month’sdecision by the Reserve Bank not tolower interest rates further as a welcomesign of confidence.

REIWA President Rob Druitt said thesluggish housing market in WA wasunlikely to be boosted by any furtherinterest rates cuts.

Mr Druitt said most potential buyers inWA were looking for reassurance in theState’s economic health, not cheaperloans.

“While the series of rate cuts over thelast year have been a tremendous boostfor first-home buyers, that finite sectionof the market is now pretty muchexhausted,’’ he said.

“Where we need to see the propertymarket improving is with upgrade buyers,

those people thinking of second homesgenerally valued over $500,000.

“These buyers are looking foreconomic stability to give them theconfidence to step back into the market.Hopefully, today’s RBA announcementwill help build that confidence.’’

According to Australian propertyanalyst company RP Data, lower interestrates means it could be cheaper to buy insome Perth suburbs than rent.

In East Perth, it cost $1192 on averagefor monthly mortgage repaymentscompared to $1200 in rent for a$240,000 unit.

RP Data national research directorTim Lawless said East Perth was popularbecause it had an inner-city andwaterfront location.

“This result shows increasing demand

for inner-city units, with rental ratesincreasing and is a phenomenon that isnot unexpected.’’

Mark Hay Realty Group salesrepresentative Michelle Bertram said themajority of sales in East Perth rangedfrom $300,000 to $500,000 and morepeople were opting to buy because it wasmore cost-effective.

Mr Druitt said the stabilisation ofinterest rates indicated that the RBA wasunlikely to drop rates further in the shortterm, and urged potential buyers to getmotivated and act now.

“If some buyers have been waiting inthe hope that rates may come down alittle lower, the Reserve Bank’sannouncement may put an end to thatcautiousness and release those buyerswho have been holding back,” he said. ■

Federal Government’s boost to the First HomeOwners Grant on new housing are beginningto materialise.

Last month’s Office of State Revenue figuresshowed that 184 of the 459 grants paid to new-home buyers were a result of the scheme.

The remaining 275 grants paid to new-homebuyers were at the previous $7000 level.

Housing Industry Association of WAexecutive director John Dastlik said whatshould be understood was that even a figure of275 was still a very healthy rate of activity andemanated from the interest rates cuts inAugust/September of 2008.

“Grants to purchasers of new homes nowrepresent 26.7 per cent of all first-home ownergrants,’’ he said. He said grants for the FirstHome Owners Scheme can be expected togrow over coming months. ■

are stunning, hand-tufted and hand-woven,from French designer Toulemonde Bouchart.

Yes, they come at a price but as Lillie says,unfortunately “unique pieces do cost”.

“You can see the quality and it is superiorto what you can generally get in Perth, butnot everything in the store is expensive,”Lillie said.

“It might all look expensive, but if you havea good look around, you will find sofas, forexample, that are made in China and are wellpriced yet are still designer pieces.”

Contempo also has replicas of famousdesigns and retro pieces such as the ArneJacobsen egg chair (1958) and the 1960sPanton chair in brightly coloured mouldedpolypropylene.

Outdoor furniture is another focus ofContempo and again quality is important,with all furniture UV-resistant and made fromthe finest, most durable materials.

The items include the work of Danishdesigner Cane-line and Italian brand TeakPark Line.

“People really fail to understand that youneed to spend the money on good-quality

outdoor furniture because it needs towithstand the harsh elements,” Lillie said.

“You can buy less expensive outdoorfurniture but you'll just have to replace it in12 months.”

Contempo has furniture specificallydesigned for commercial and hospitalityprojects with Concepta being the newestaddition to the range.

Designed and manufactured in Spain, thepieces have been used in top hotels andmuseums in Europe.

The company is planning to introducemore local designer pieces to complementthe imported collections.
