The Vendor’s View

I was immediately smitten by the attractive barn conversion in a quiet and rural setting. The views from the front of the property are stunning, looking over towards the local hills and pastures. The property itself is like a tardis with a large lounge/kitchen area, three bedrooms (at that time), two bathrooms and a garage ready for conversion. The generous garden has been landscaped and provides different areas of interest and even better, comes with its very own paddock, which could be put to a variety of uses. My favourite thing about the house is probably its location. The views are amazing and the fact that you have a garden and paddock adds to the appeal - great for people with animals and children. No-one overlooks you and the view when you are in the living room is of the trees at the back of house. I particularly like the open plan lounge and kitchen area but now that the garage has been converted, I think that this may now be my favourite room as it has a new wood-burner and amazing bespoke steel French doors leading to the garden. The house is in North Elham, a small hamlet, just a 10 minute walk from the village of Elham. The neighbours are all very friendly, welcoming and inclusive. A summer party is held every year with different neighbours electing to host. Last year it was held at Pear Tree Farm Stables. The neighbours bring all the food and cutlery so there isn't even a need to do the washing up! Elham itself has three lovely pubs, a church, shop, primary school as well as a tea room. It's a friendly community. The village holds a summer and winter fayre, which is well attended and loads of fun. The things I most like about living here are the friendly neighbours and the pleasure of having such wonderful scenery on your doorstep. There are several footpaths and you can take some lovely walks around the area, including through some ancient woodland as well as fields and pastures.

Found in the hamlet of North Ealham is this charming detached three/four bedroom former stable/barn which provides well-proportioned and versatile living accommodation. The property has a wealth of attractive features including a woodburner and beams. There is also the possibility of creating an annex, subject to the necessary planning consents.
