Christmas is on our doorstep, which means January is just around the corner. In other words, the local property market is about to get even busier. With an infl ux of tourists and people moving to the area, January on the Sunshine Coast is the ideal time for buying, selling and, of course, renting. The railway towns are suffering a unique problem – there’s not enough land to meet demand.by Pauline Clayton

Where’s the land?Horses are the reason the Sunshine

Coast railway towns are all about fi ve kilometres (as the crow fl ies)

apart. Five kilometres is the distance that could be travelled comfortably, in one run, by the horse-drawn Cobb & Co coaches in the late 1800s.

Horse and buggy days well over, the infl ux of tree changers and the lack of land suitable for housing and commercial development has put a diff erent face on the railway towns of Landsborough, Beerwah and Glass House.

Landsborough will remain a classic village, with a focus on historic elements, art galleries, cafes, parks and its brand of country courtesy and hospitality.

Th at is the view of long-time resident, former real estate agent and for eight years a Caloundra City councillor, Dell Winkler.

She is backed up by equally long-time resident and real estate agent Laurie Evans, who has seen land values in

Landsborough increase by huge margins in the past few years.

“Landsborough, in terms of available property, is pretty well done with,” Laurie says. “Th ere are no house blocks, no half acres left at all. It will stay a nice, quiet place to live.

“People are trying to create battleaxe blocks by cutting the block up, but you need wide frontage to do that successfully.

“Th is means housing prices have doubled, and in Landsborough, in fact right down to Glass House, the few developable sites left have gone up in value 400 per cent in the last two-and-a-half years.”

He adds, “Th e exception is Mooloolah, it hasn’t changed much, but for some reason it was always dearer there. Maybe it has gone up 100 per cent in Mooloolah.”

Laurie includes the townships of Beerwah and Glass House in his statistics.

“In Glass House you would be lucky to

count 20 to 25 developed blocks left available.

“Landsborough and to a degree Glass House will always remain the smaller villages. Beerwah is the big town of the region now.”

Known internally as the home of Australia Zoo, Beerwah has bounced ahead with a vibrant retail precinct, which shows no signs of slowing down.

Retailers Target and Aldi are reputedly well on the way to being up and running in the near future. Th ey will join the supermarket giant Woolworths and IGA, which are both well established and draw shoppers from throughout the hinterland and railway town region.

But Laurie has some concerns about the lack of future planning for the railway towns and the lack of suitable development land even in booming Beerwah. “Beerwah is now the big town.

It is where all the action is,” Laurie says. But he does see signs of development

slowing down dramatically. “Stockland has a major development pretty well in the heart of town next to the high school. Th ere are over 300 houses on that and I would say it is three parts sold already.

“Once the Stockland estate is fi nished, I don’t see anything else happening here in the near future. Th ere’s possibly a residential estate being considered on Old Gympie Road, and another down near Glass House, but they are just rumours.”

Another impact on the three railway towns is the winding down of the Federal Government’s fi rst-home owner grant.

“Values are too high here for fi rst-home buyers,” Laurie says. “And without the grant this market will shut down.”

Both Laurie and Dell, who ran her Landsborough real estate agency for 15 years, agree on the increase in property values and the reasons.

“When I was elected to council in 2000 and left real estate, a site was around $36,000,” Dell says. “Today the cost of a vacant lot is more than what I was selling house and land for then.”

Laurie says that in the mid 1980s, a vacant 1500-square metre site sold for around $12,500. One of those same lots recently sold for around $350,000.

Housing prices have doubled, land is up by 400 per cent and there is a shortage right across the railway towns. Th e good news for the residents of Landsborough and Glass House is they can look forward to retaining the quiet life.

“Landsborough will stay a nice, quiet place to live,” Laurie says. And he should know – like Dell, he lives there.

“When we created Pioneer Park it drew people not just on weekends but during the week, and I knew then that Landsborough will always be a place for families,” Dell says. “It has a rich and fascinating history. It is the gateway to the Blackall Range with such attractions as the Mary Cairncross rainforest reserve.”

Dell believes Landsborough, with two of the region’s historic Queensland houses in its main street, could well become an equally popular tourist destination.

“Turn those magnifi cent houses into B&Bs and people could overnight here on the way up the range,” she says.

Both Laurie and Dell share a concern oft en voiced by residents. Th ey want to see each railway town maintain its own space, its own identity.

“We don’t want to see an unbroken string of development that runs the towns together, as has happened on the Coast,” Laurie says.

The most important thing you can do in the early stages of landscape design consultation or quoting is to

be proactive in your involvement. Collect a folder of pictures and designs you like and, more importantly, ones you don’t. Th is allows the design to evolve much quicker. Here are six important tips:

If you’ve ever hosted Christmas Day at your home, you’ll know that it can be one of the most stressful times of the year. Having the clan over to celebrate

the festive season is great fun, but it can be incredibly overwhelming. High expectations, exhaustion and limited time can quickly take the joy and excitement out of the day. But there are a few things you can do to make sure you have a stress-free Christmas. Here are some simple tips to help you.

Part of the planTh e best way to avoid being overwhelmed at Christmas is to start organising early. Make sure you send out the invitations early, work out how many people you will be catering for and devise your plan of attack. Set out a budget you can aff ord and write down your plans – for guests, the menus, presents, shopping and activities on the day. Check that you have enough crockery, cutlery and furniture and borrow from friends and family if you need extras. It’s also a good idea to prepare whatever food you can in advance. Th ere’s nothing worse than spending Christmas Day in the kitchen. Make dips, desserts and meals the day before if possible.

Ask for helpJust because it’s at your house doesn’t mean you should have to do all the work. Rally the troops and have them help you out with preparation and cooking. Cook a couple of main meals and ask each of your guests to bring a side dish, dessert or drinks. If you have a lot of mouths to feed, you may even want to consider having the day catered. Th is doesn’t have

to be formal – it can be as simple as getting a large sandwich platter and a few salads from the deli.

Deck the hallsWhat’s a Christmas bash without decorations? Set up the tree, hang some tinsel and place cute Chrissie decorator items all around your home. Inject that festive feel into your home and it will put you in the mood for fun.

Tune inMusic goes a long way in creating the right atmosphere for any party. Select CDs to have on rotation, or create playlists on your MP3 player. Just make sure you have a variety of tunes to suit everyone – and don’t forget to include some Christmas classics.

Child’s playKeep the kids happy and everyone will have a more relaxing day. A designated children’s area will not only keep them out of your way for the day, but it will also minimise noise and clutter – two things that induce stress. A pool, pool table, ping pong table and plenty of board games will keep them occupied for hours. Allocate a room where they can play games and play with their Christmas gift s.
