the market?

I am often asked this question by vendors who have been on the market over the summer and

unsuccessful in securing a buyer, or by clients who are considering selling their home during autumn and winter.

Now the winter nights are drawing in fast, many people are worried that buyers might be feeling depressed and disincentivised to be viewing

within limited daylight hours. With the advent of the internet, seasonal differences actually make very little difference to the property market.

When I first started in estate agency, the internet was in its infancy (I feel old writing this!) and there was a perceived wisdom that there were indeed ‘four seasons of estate agency’ within the selling year.

Spring/summer was always regarded as the best time to sell properties, especially those with gardens, as they look at their best and there is something almost mystical about renewal and rebirth that enters the psyche, making people feel positively inclined to buy.

Autumn and winter were about hibernation and staying out of the cold, and the Christmas holidays were often seen as a huge distraction with businesses closed for endless festive parties.

Today I advise clients that provided viewing conditions are safe – no heavy snow or icy roads – and properties are kept presentable, heated and well-lit, it is my experience that autumn/winter buyers are a focused and motivated bunch, and there is plenty of business to be done.

The internet and search portals in large part drive the interest. Often the Christmas holidays are the only time of year when busy people can get together and spend quality time discussing their aspirations for the future – and property often features large in their plans.

Should you cancel Christmas if your home is on the market, Jenny Knight asks.

The dark, gloomy days of winter don’t show our homes off to best effect. Gardens look sombre and all too often, without sunshine to brighten them,

interiors look uninviting. Yet the combination of Christmas decorations, the

smell of punch, pinecones and a fir tree can whisper to viewers: “Buy me.”

Dominic Pasqua of Knight Frank Wimbledon offers the advice that sellers launching at Christmas should ensure the decorations are not up when photographs are taken.

“If the house takes two or three months to sell, those pictures will make it look dated very quickly. If the house is already on sale, keep the viewings going throughout December and early January, but if you decide to sell in the middle of December, it’s probably best to wait until the New Year to launch.

“While late December is usually quiet, some years we can be busy until we close on Christmas Eve. If people have time over Christmas, they look at websites and once children are back at school start looking seriously.”

Sam Sproston of Knight Frank Wandsworth says: “If the market is keen, to delay would be silly. We have been selling a lot of homes between the £2 million and the £2.5 million bracket: a market that for a time was quite sticky. Under the previous stamp duty rules there was a big jump in tax after £2 million, but now, although stamp duty is more expensive, it is also fairer and we are getting real value for homes over the £2 million mark. Who knows whether we will have a busy December or a quieter one? My advice is, go for it.”

Becky Munday of Munday’s says: “Don’t cancel Christmas just because you are on the market. Be sensitive to details: a huge tree can make a reception room feel cramped, snow spray on the windows can make a dark room darker, and an OTT light display in the front garden could hide some of your property’s best features.

“The key is to have your photography done ahead of the decorations going up to keep your property particulars seasonally neutral. Seeing Christmas decorations on property particulars in January makes a property look dated and stale, rather than fresh and appealing.

“I’m always pleasantly surprised at how busy the Christmas period is. For many people, rare time off work is a golden opportunity to home-hunt.“

This time of year is always a popular one for me, not least because it’s usually busy but also as we get to look back at the year’s events. However, as our financial year doesn’t end until May 2016, there’s no time to relax.

2015 has been mixed so far, not because we haven’t been successful – we have and we’ve sold more properties than ever before. It’s because some traditionally busy months have been quiet and vice versa. We must also bear in mind that after the stamp duty change in late 2014, some agents predicted nothing would happen until after the general election. I certainly wasn’t one of them.

The year unfolded in the following fashion: January – Crazy busy on viewings and having to employ more staff, but not that many deals were put together. February – Deals! I knew they were coming, mostly in the £1m to £2.5m bracket at first. March and April saw transactions move up into higher and higher price ranges.

We seemed to be on a roll and then came May and the election. The brakes were always likely to go on just before and for a while after, but the market seemed to be doing well from the bottom nearly to the top. Promising signs indeed and with the result stopping any more mansion tax talk, we looked forward to the rest of May being busy.

It wasn’t to be. Vendors were not rushing to list their properties and buyers not rushing to buy. If there was one word to describe the feeling, it would be ‘reflection’. I called it a hangover.

I was calling all my clients to explain that we expected things to start moving again in June. Thanking my lucky stars, and resisting the temptation to say ‘I told you so’, things started to happen and in one week we agreed £13m worth of sales, and the following month even more. We completely sold out of anything under £1.5m, and considering we sell a lot more in this price range than people realise, I was now worrying about stock.

Much like in May, September was not the best of months regarding new stock coming to market, but in October we saw the change and some excellent quality property. While buyer numbers were down, the ones out there were serious and we traded well.

As we approach December, there is an opportunity to sell well. I wouldn’t advise waiting as I usually adhere to the old adage of making hay while the sun shines. That said, it’s not easy.

The way we approach selling houses is pretty obvious and I am confident that our advice leads to more of my clients moving on than not. In this sensitive but active market, asking price is key!

For us, December is always a very active time. Naturally, buyers prefer to agree an offer and sellers like the security of

finding a buyer before Christmas. London doesn’t stop working during this time and neither do we –

last year we exchanged contracts for a sale on Christmas Eve and agreed the sale of several properties between

Christmas and New Year. Being open for business during this time allows

us to accommodate more viewings as a lot of buyers have time off and new sellers want to make sure their

property is ready to launch in the New Year.

To move into a new home before Christmas, everything needs to be in place. Solicitors need to be on the ball. If there’s a mortgage

involved, it will need to be processed quickly. If there’s a chain, all parties must be prepared to pull out all the stops.

I was once involved in a transaction where our buyer was in a contract race against the son of a famous James

Bond actor. He managed to exchange contracts in 48 hours and has been dining out on the story ever since. He loves to tell

WORD ONTHE STREET

THREETOGOThe first of Battersea Power Station’s four iconic chimneys to be rebuilt reached halfway point in October, signalling that work on dismantling and rebuilding the other three could begin.

Following inspection by an independent engineer, London Borough of Wandsworth signed off the south-west chimney rebuild as the new chimney reached a height of 25 metres above the brickwork. Work on the other three began immediately.

Cllr Ravi Govindia, leader of Wandsworth Council, said: “These chimneys are a defining feature of the London skyline so as the local planning authority we have a profound duty of care to make sure the rebuilding process is a success. The first major milestone has been reached and that the methods are proving successful.”

The south-west chimney will be restored to its full height of 50 metres before the end of 2015. The rebuild programme, using construction principles ensuring that the new chimneys will be visually identical to the originals, is due to finish late summer 2016, when all four chimneys will then be painted. Specialist contractors include construction managers Skanska, Beroa Bierrum and Buro Happold Engineering.

Bryony Walters puts JennyKnight right on rentals

Lettings agents need to have lived a bit to maintain their sangfroid in the face of the inevitable awkward and comic events involved in dealing with the public.

Bryony Walters, the new lettings manager at Sheraton Law in Clapham, has plenty of life experience. She trained as an actress and worked as a bouncer to finance

her round-the-world travels. As the daughter of famous newspaper cartoonist Jak, she has inherited something

of his talent and for a year produced a cartoon about a fashionista for the magazine GQ. Dad was a judo expert and Bryony is also keen on the martial arts, training in taekwondo.

“I was a bouncer for five years but in the end I usually used my mouth to defuse a situation or make a sharp retort,“ she says.

Bryony moved to Sheraton Law in October after working for John D Wood, Savills and Sebastian Estates, mainly in the Kensington, Chelsea, Holland Park and Fulham areas. As for

those embarrassing incidents all lettings agents experience – typically arranging a viewing only to realise that the existing tenants are enthusiastically working out together in the bedroom – life

has been pretty kind to her. “One of my colleagues lost a client when Tom Cruise got stuck in the internal lift going up to an

apartment. I found a naked Frenchman in a flat, who was meant to have left, when I was showing a couple round, not to mention the person in the shower at another viewing.”

She took time off to have her baby, named Jak in honour of her father, and then took her time finding the right job to fit in with her lifestyle.

“It can be difficult to differentiate one agent from another, but at Sheraton Law these guys feel like real people, personable without a threatening corporate vibe. The team are great fun and I like working

for someone I like. The office is about service to the clients, not just targets and figures.“ As the new lettings manager, Bryony’s main task is to bring up the stock levels in the area that ranges

from Wandsworth, Battersea, Vauxhall to Brixton and Stockwell. “I have written, folded and stuffed 3500 envelopes. I’m also ringing up all our old leads. Most flat-hunting

is now done on line. We had two houses at the right price this week and the phones rang off the hooks. We let both on the second or third viewing, but good one-bedroom, high spec flats on lovely roads are much

slower to move. “I think the rents are so high nowadays that people prefer to look for somewhere where they can share

the costs. There is huge competition for the right property at the right price for sharers, either professionals or students. People used to share when they were about 18 to 23, but now with the price of buying, people are

sharing into their thirties.“ In October Bryony used her creativity to win more business with a Halloween window with free toy spiders

given out to passing children – in order to spark up conversations with their parents – followed by a caption competition for this year’s Christmas card.

“I want us to get more involved with school sponsorships to promote our family-friendly atmosphere. Landlords want nice tenants and because we are a smaller agency we can be more flexible on fees instead of being stuck with

the head office ruling.”

LIGHTFANTASTICA ‘grande dame’ is born, as a weary old house with one bathroom and one reception room is transformed into a large family home to die for. Jenny Knight reports.

When Stuart Finegan saw an unmodernised period property on a large and bright corner plot in the heart of Barnes village, he knew he had an opportunity to create something with a

wow factor. Stuart, a chartered accountant turned property developer, bought

the rundown 2000 square foot dwelling and turned it into a dazzling home of 3500 square feet through the addition of a second floor and large side and rear extensions.

“The piece de resistance was the wide corner plot which adds an extra dimension, and permitted the creation of an impressive 1500 square feet of ground floor light-filled entertaining space.”

Instead of the usual flat opening that most terraced house owners have to opt for when doing a rear extension, the corner plot facilitated an angled rear extension.

“We were determined to embellish the period features of the house to the front and side so we added four huge sash windows with oversized skylights above them to invite in as much sunlight as possible. At the rear, we angled the floor-to-ceiling glass panels towards the light, whilst also creating a more unique and contemporary feel.”

With a south-westerly aspect, the whole design focused on light. Sixteen new security-filmed double-glazed hardwood sash windows were fitted, with two double-glazed hardwood bay windows, and eight roof lights as part of the refurbishment programme.

One figure Stuart remembers particularly well is the number of reclaimed bricks needed for the boundary wall that his wife insisted should be built to replace a ‘bockety’ old fence – 20,000 in total at the cost of £1 a brick.

“Only an accountant would remember that, but I was aware we might have alternatively invested in some nice art for that price.”

Now after almost seven years in the house, Stuart, his wife and seven-year-old twins are returning to Ireland where they are currently building themselves a contemporary villa in Dublin.

He said: “We knew we would sell it as some stage so we have continued to improve it and maintain it in pristine condition.”

Candyfloss was on offer for a charitable donation, together with samples of Turners Cider, made with fresh Kentish apples by the brother-in-law of Wandsworth office head Sam Sproston. Sam is pictured at the event with associate Becky Manwaring, right, and office manager Lizzie Crumpler.

Knight Frank offices and departments across the UK staged a host of individual activities for the company’s Day of Giving on 15 October, raising a total of more than £150,000 for five chosen charities: Bumblebee Conservation Trust, Crohn’s & Colitis UK, Guide Dogs, LandAid and Mary’s Meals.

Design specs are moving higher, reports David Smith, group head of Marketing and PR for luxury homes developer Octagon

Reflecting on the last 12 months in the world of property, I suppose I could say they have been ‘unremarkable’. Now this does not necessarily mean disappointing, but rather more along the lines that we did not have any major surprises.

As several of my agent friends have been bemoaning, the hike in capital gains certainly impacted on sales at the top end. Fortunately we are a boutique developer who chooses to build a small number of houses each year, and our loyal clients, along with a few newcomers, decided this year that their money was safe and well spent on a new Octagon home.

This is the time of year we scrutinise and tweak our specification, ready to incorporate the selected upgrades in all our 2016 developments. The goalposts, especially in IT and sophisticated leisure equipment, are always being moved, and housebuilders like us are keen to be ahead of the game.

Two years ago, we were installing straightforward cinema rooms. Now these have morphed into hedonistic party complexes with stylish wet bars, acoustic electronically controlled curtains, sprawl sofas and atmosphere-enhancing lighting. High-speed lifts are now another regular feature in our properties of three storeys or more, but they have to look good: ours are usually sheer glass, so virtually transparent, gliding noiselessly between floors.

I cannot resist mentioning the gastro effect when it comes to our kitchen appliances – Octagon customers like having all the right equipment, and the bigger the better. Oversized fridges and freezers with pull-out drawers big enough to recline in, giant hobs with ‘side orders’ of teriyaki grills and deep fryers, double – if not triple – ovens, as one simply steams as required by Ottolenghi followers.

Then there is the must-have back-up catering kitchen with even bigger, more serious appliances and restaurant-quality air extraction, usually installed at basement level but linked to the dining and serving floors by a Downton-style dumb waiter.

As we reach the end of 2015, across all market sectors the biggest lures are still location and kerb appeal. Young families looking to upsize out of central London like to see a freshly-painted front door and a decently sized back garden, and are also very happy to hear the words ‘near a Crossrail station’ and ‘schools highly rated by Ofsted’ during the agent’s show-round.

Meanwhile affluent downsizers like to retain the imposing proportions of their old family home transferred to a brand new, one-level property, and with lengthy holidays in mind, ideally in a location with fast access to an international airport.

The idea of a talent show based on mortgages may seem like pushing reality TV a step too far, but the Council of Mortgage Lenders says that

its Rising Stars initiative, in which entrants are invited to suggest ways the market could be improved, is said to

have taken off. Among the ideas that the judges particularly admired

were those aimed at helping young people to demonstrate their financial credentials to lenders, as well as those aimed

at helping young people to build and strengthen their finances in preparation for home-ownership.

Another idea was that lenders developed apps to bring the borrowing process into the smartphone era. Last year’s winner,

from Leeds building society, proposed a Help to Buy Isa, which has since been introduced by the government.

MONEYTIPAnyone in the market for a new mortgage in the coming

weeks is in for a treat, with lenders slashing pricing on their fixed and variable rates.

Lenders want to finish the year on a high but also have one eye on next year’s pipeline and want to start the year in a strong position. With two-year variable rates available around 1 per cent, and five-year fixes available for just over 1 per cent more, there are some excellent deals to tempt borrowers.

The other option lenders have to drive business levels is to offer more flexible underwriting, but at the moment they are reluctant to push the risk curve. Borrowers may still find it tough to get a mortgage, particularly if they require interest only, they’re an older borrower or self-employed.

BRIGHTOUTLOOKGrowing capital economy is matched by huge incentives to buy, reports Duncan Farmer

The average price of a London property will almost certainly pass the £500,000 mark this month, and the reasons are not hard to understand. Average London earnings are almost twice the

national average, and in prime central London disposable income outstrips that in every other part of the country. The outlook is equally bright.

London is forecast to see rises in employment this year, next year and in 2017, and household income and spending are both forecast to increase over the next three years, according to economic forecasts

collated by the Greater London Authority. And the capital’s economy as a whole is expected to grow by 3.6 per cent this year, 3.2 per cent next year and by 2.5 per cent in 2017 – far greater than the rest of the country.

You only have to look up and see the number of new skyscrapers under construction, all of which bring well-paid work for the architects, builders and their suppliers and then a waiting army of workers ready to occupy them and neighbouring businesses to feed, clothe and entertain them. And they all need somewhere to live.

Much has been made of the so-called Generation Rent, who simply cannot afford to get their foot on the first rung of the housing ladder, but as well as a raft of government schemes to help young buyers, wages are rising – Barclays staff saw pay rise 3.4 per cent and in the construction some salaries are up 7 per cent – leaving staff with extra cash to save for a deposit.

The incentive to buy is huge: mortgage rates remain at rock bottom – HSBC, Halifax and the Post Office all have fixed-rate deals at below 1.5 per cent – and the cost of ownership is said to be well over £100 a month lower than renting. Add to that the fact that average properties are growing in value at a rate of £5 an hour, and it is not surprising to see why tenants want to become owners.

Saving up for that deposit may seem daunting, but simple steps can reap big rewards. Among the most common tips for savers include switching your energy, broadband and mobile phone supplier to save several hundred pounds a year. Making a shopping list knocks £1000 off the annual grocery bill, and learn to say ‘no’ once in a while when your friends are planning a ‘quick drink’ after work, which often ends up with a huge bar, restaurant and taxi bill.

One of the Cinque Ports, Rye is a picturesque and historic hilltop town in East Sussex in a relatively unspoilt part of the country.

A lot of the countryside surrounding the town is in designated Areas of Outstanding Natural Beauty and it is far more accessible than one would think.

It is less than an hour’s travelling time to central London by train (a 22-minute train ride to Ashford and 37 minutes on the high speed service to St Pancras), and there is easy access to the M20, leading on to the M26 and M25 motorways.

Rye has an abundance of excellent restaurants. Numerous pubs and recreational facilities include a world famous golf links, a sailing club and a very social tennis club. The town can also offer Rye Arts Festival and Rye Jazz Festival, quite a few art galleries, a recently opened cinema, plus excellent river and sea fishing.

Rye Harbour Nature Reserve and the marshes are nearby and feature a number of ancient parish churches. There is a wonderful beach at Camber Sands, just outside Rye, with sand surfing and windsurfing on the lakes and on the sea.

Rye has a thriving fishing industry: you can buy really fresh fish straight off the boats at a fraction of the price the shops charge.

The town was once walled and the Landgate Tower remains as a reminder. Pretty cobbled streets are lined with ancient houses and crowned by the medieval parish church of St Mary’s, which stands on the town’s highest point.

I’m not sure where I’m finding the time to even write this, given how the phones are ringing off the

hook with enquiries. Thank heavens for a woman’s skill at multi-tasking!

A week ago I was complaining that only students and sharers appeared to be house hunting, with our three and four-bed stock almost flying out the window whilst our one-beds wallowed. We had a couple

of large HMOs (Houses in Multiple Occupation) that the world and his wife wanted to see, and we were arranging block viewings with a dozen people turning up at 10-minute intervals.

Within the space of 48 hours, both houses were snapped up at over asking price due to several competing bids and our clients were very pleased indeed. This week, those same applicants are out in force but this time alongside the single professionals and couples looking for one and two-bed high-spec flats.

I’ve registered a Russian retiree, a French model (at 5ft 11in she must have high ceilings), and a group of five Portuguese stonemasons looking for somewhere ‘quiet’, among others. Since I sat down this morning, we’ve received five offers and booked in 26 viewings from a tiny bolt-hole in SW11 to a five-bed house in SE2. The lettings market is busy, busy, busy – and I haven’t had time for a loo break all day!

There is a downside to letting everything, mind you, and that is: once the stock is gone, it needs replenishing. Fast. It is at this point that all eyes turn to me and watch expectantly for me to pull something out of a hat.

In a world where estate agent offices are like a thousand rabbits breeding, and the high street has

become one long rabbit warren, competition for instructions is fierce, to put it mildly.

Anyone with a letterbox will know that the bulk of our mail is made up of begging letters from agents claiming to have swarms of people desperate to rent in the area. Their regularity is frightening: my own boss recently revealed that he’s received six in one month from a particularly aggressive company. For the most part, these letters end up in the bin. I know that my own bin in brimming.

As lettings manager, however, I must admit to having written a few (hundred) similar letters myself and I think it would be fair to say that my dignity is dented somewhat when not receiving a single response from 3,500 sent out. And so, I have been racking my brains to come up with something a little different to entice new clients, calling upon my artistic background and generally leftfield mind.

I think I have an idea, and I shall be putting it to the test in the next couple of weeks. If it succeeds, I shall be too inundated with new business ever to write another word for South magazine. If it fails, I shall find myself a rabbit hole, sans letterbox, and hide in it.

Tell us how you joined the property industry and briefly describe your career to date.In my twenties I worked as a full-time nanny, travelling the world with clients such as Kerry Packer, having the time of my life. I then trained as an aromatherapist, working as a spa manager for The Savoy and Cliveden House. However, I have always had an interest in property and, having been introduced to Robert Holmes by a mutual contact, I joined the lettings team in 2000.

What do you enjoy most about working in this market and what have been your highlights so far?It’s ever changing. We have a variety of property from studios and period cottages to substantial detached houses, including large new developments. I can deal with a ‘London-feel’ penthouse one day and the next a little cottage where you feel as though you are in Dorset! I also love that we get to really know our tenants and landlords – many of whom become long-standing and repeat clients.

My highlight was when we were the preferred supplier to Fulham Football Club between 2001 and 2005. The club had just entered the Premiership and had an influx of new players, many of whom we found homes for, including Edwin van der Sar and Louis Saha.

Describe the biggest challenges you face on a day-to-day basis.The market has changed considerably over the past 15 years. There are many more agents, so increased competition. There is more rental property on the market and budgets are not what they were, and so yields have fallen. Tenants have become much more discerning, particularly expats who have high expectations especially concerning space if they are moving, say, from the US. We have to manage those expectations on both sides and keep everyone happy.

What advice would you give to anyone considering a career in property?You need to think on your feet and remain calm in challenging situations. Good people skills are vital, particularly in delicate situations. It is crucial to listen to and really understand

landlords’ and tenants’ requirements – and, of course, have a passion for property.

How difficult is the current lettings market and what advice would you give to landlords and

tenants?It is a more challenging market than in past years.

Again, I would say there are high expectations on both sides. I would advise landlords to keep

an eye on their competition in terms of what they are offering, and set aside a ‘sinking fund’ so they

can make necessary repairs and upgrades. Tenants demand value for money but they should be realistic in

what their budget can get.

How does the South London market differ from other areas of London?

Wimbledon is often the first step in a move from central London to the country. It has a friendly ‘villagey’ feel without

being suburban, so it attracts a wide range of applicants, from professional singles and couples to mature downsizers and

families.

If you were not an estate agent, what career would you choose and why?

I would be a property designer/developer – I love seeing the potential in property to make ‘Grand Designs’ style changes.
