  • marketviewAfter a soaring sales market in 2014 it looks as if this year will be the turn of the lettings

    market, says Jenny Knight.

    Agents report more corporate clients, more international interest and a steady demand from families and young professionals, as well as new buy-to-let investors.

    Charles Weller of Palace Gate Lettings says: The mainstay of our market are professional sharers looking for flats. Quality is the key. Nicer one to three-bed properties that are a maximum 10 minutes from a tube station are snapped up. We also see new graduates looking for three or four-bedroom houses to share.

    According to Clare Hampson of Savills, almost 40 per cent of tenants now rent from a lifestyle choice rather than necessity. A strengthening economy and more buoyant employment market has translated to a pick up in the prime lettings market in the South West of London, she says.

    The redevelopment in Battersea, along the river, has seen an influx of investors, who will offer their properties for rental. Rents have risen in the last five years by 25.6 per cent and they are expected to rise a further 20.4 per cent leading up to 2019.

    Lettings in the Clapham, Battersea and Wandsworth area achieved a record 48 per square foot in 2014. This year the lettings market is expected to be exciting and fruitful with a good level of stock and a good level of demand.

    One of the trends boosting lettings is buyers who rent while they gut and renovate their new home before taking up residence.

    According to Tom Crouch of John Thorogood, buyers rent for up to a year while they supervise a loft extension, side return and basement.

    He says: Americans, Canadians, Europeans and Australians are moving into South London. Some letters are trying out the area before buying and others get into the catchment area of a school while they look for a house they want to buy.

    Ruth Barr of Knight Frank says corporate tenants have brought new life to the 5000 to 8000 a month rental bracket in Wimbledon.

    We have even seen some corporate lets of up to 12,000 a month. This area is attractive to people with children to educate including Russians, Germans and Norwegians. A lot of young professionals are committing to tenancies of 24 months or more as they come out of the sales market and decide to hunker down and save hard.

    Musician, philanthropist and Police supremo Sting is set to become an Englishman in Battersea. He is promising to be a well-behaved neighbour after buying a luxury apartment at the 8bn Battersea Power Station redevelopment.

    Sting, 63, and his wife Trudie Styler are said to have bought one of the homes in Phase Three, which includes 1305 flats and penthouses at the scheme designed by Lord Foster and Los Angeles-based Frank Gehry.

    Homes around the Grade II* listed former power station will border a pedestrianised high street in an area to be known as Electric Boulevard.

    2014 was a varied year for the property market in Barnes: it began with a bang, with rising demand and low stock levels creating price increases and sealed bid scenarios. By summer, increased stock levels and price sensitivity crept back into the market, a trend that continued throughout the second half of the year.

    Political uncertainty ahead of the next general election and mansion tax proposals have both added an element of caution, while the most recent development in the market has been stamp duty reform. This has been very positive news for first-time buyers and second steppers.

    Although prime properties are seeing increases in their stamp duty tax, we do expect buyers to adjust to the new costs and for this to be absorbed by the market in the long term, with Savills Research currently predicting growth of 20 per cent in Barnes by 2019.

    Barnes remains a popular location for buyers looking for a London home with a village feel. Centred on an attractive duck pond, Barnes

    offers traditional delights such as a country-style pub, butcher, fishmonger and Saturday farmers market.

    UK buyers are the most prominent across all price brackets in the area, followed by Western Europeans. Barnes has a large Swedish community, supported by the Swedish School in Lonsdale Road and Totally Swedish shop in the village.

    Barnes has a strong community spirit with 88 per cent of purchasers buying property in the area as their main residence. In comparison to more central enclaves of London, buyers are attracted to the larger gardens and increased space they can find in Barnes and other areas of South West London.

    There are a number of natural open spaces to enjoy in the area including the green, common and riverside walks close to the boundaries of the London Wetlands Centre. Highly regarded schools in the area include St Pauls, Colet Court, The Harrodian, Barnes Primary and St Osmonds.

    Century 21 grants 21 franchisesCentury 21 UK granted agreements to open 21 new franchise offices during 2014 in a significant period of growth and development generated by parent company Shepherd Direct.

    Sixteen of the new franchises are in London, including offices in Battersea, Blackheath, Borough, Chiswick, Elephant & Castle, Fulham and Sloane Square.

    Rob Clifford, chief executive of Century 21 UK and group commercial director of Shepherd Direct, said: Our aim now is to continue this level of recruitment and to continue to market our offering and brand to the many entrepreneurial individuals who are seeking a quality partner to make the most of this positive marketplace.

    In April 2013 Shepherd Direct Ltd (SDL Group) acquired the licence to operate the Century 21 estate agency and lettings brand throughout the UK, Channel Islands, Gibraltar and Isle of Man. Shepherd Direct recently completed a deal with Sigma/Gatehouse Bank to build over 6000 new rental properties across the country.

    Londoners lookfurther afield

    The number of properties sold for 1m or more across England and Wales excluding London during the first six months of 2014 was 44 per cent higher than the corresponding period in 2013.

    As the ripple effect of stronger market performance moved out from London in 2014, sales picked

    up across the country, reports Oliver Knight, editorial and research executive for Knight Frank.

    The bulk of prime activity was concentrated on southern England and the Home Counties. The majority of 1m-plus sales in the first half of 2014 were located around the transport corridors of the M3, M4 and the M40, said Knight (pictured).

    These markets benefit from their proximity to London and excellent transport links back to the capital, good schools and local amenities.

    Most Londoners are still moving to familiar commuter-belt territory in the Home Counties, but others have looked further afield.

    In Bath, for example, the number of Londoners who purchased a property doubled compared to 2013, while buyers from the capital made up 24 per cent of sales in Cirencester, 26 per cent in Stow and 44 per cent in Haslemere.

  • High-tech VictorianaThe man who wanted to have fun building a futuristic house explains his golden touch to Jenny Knight.

    Prepare to weep, all you south Londoners staggering under the weight of enormous mortgages. When Edward Kalfayan bought his house in Wimbledon aged 22, it cost just 4750.

    He was studying mathematics and engineering science at Oxford living on a grant and tiny scholarship - but his 20-year mortgage was covered by rent from three tenants occupying part of the house in Clifton Road.

    Times and prices change but Edward, now 86, hasnt lost his touch with property.

    He decided to build a second house in part of the large garden and retained architect Brian Smith, known for his recreation of the style of the distinctive Victorian villas in nearby Castlenau Road, Barnes.

    Edward says: Brian specialises in London stock brick in 1840s style. I wanted the house to be in harmony with the surroundings, not an incongruous sort of new build.

    Smith drew up plans for a handsome four-bedroom house but was shocked when Edward told him that a high-tech house would be concealed behind the Victorian faade.

    As a futurist I wanted to have fun. I dismissed wind-power, solar panels and heat exchange and settled on condensing boilers because sadly fuel cell technology

    for domestic use is still not yet available.Instead I went in for high insulation with a

    Scandinavian-style timber-framed structure. The architect was reluctant because he had never used this before. The frame came down on an enormous articulated lorry and went up in a day.

    Misgivings were unnecessary because the house where Edward lives with his wife Angela, a head teacher, is a total success. There is a kitchen with windows that catch the morning light and also the setting sun with an eat-in conservatory attached. The basement contains a sizeable cinema room and a self-contained flat with a separate entrance.

    A ventilation unit filters dust and pollen, changing the air every 48 hours. There is a high-security burglar alarm system with cameras recording all that goes on around the outside of the house.

    He says: I used only top quality materials. There is parquet flooring throughout and under-floor heating. Normally the temperature from the hot water would damage the floors but because there is so little heat loss the water temperature can be much lower.

    New homes updateSpecial report by Clive Moon, head of Savills Wimbledon

    2014 was another positive year for Savills Wimbledon, albeit with a trickier market than we saw in 2013. The recent stamp duty reform has been very positive news for first-time buyers and second steppers, and

    although prime properties are seeing increases in their stamp duty tax, we do expect buyers to adjust to the new costs and for this to be absorbed by the market in the long term.

    There will of course be some uncertainty ahead of the general election in the coming months, but weve already seen a busy start to the year with people keen to continue investing in London property. Furthermore, Savills Research currently predicts growth of over 20 per cent in Wimbledon by 2019.

    With Londons population reaching its peak in January 2015 and set to continue to grow more, new homes are becoming ever more important to meet housing demand in the capital. In Wimbledon, there are a number of new developments currently available, three of which all offer exceptional family homes completed to the highest standard.

    One of the newest developments on our patch is Petersgate, an outstanding collection by Cala Homes

    The falling oil price has brought excellent news to motorists, seeing prices at the pumps

    tumble from about 1.40 a litre to a little over 1 in less than six weeks.

    It is also likely to bring down the cost of air travel and, added to the fall in the value of the euro prompted by worries about Greece, will mean this years summer holidays should be considerably cheaper.

    Another benefit for homeowners and buyers is that, yet again, it pushes the prospect of a rise in interest rates a little bit further beyond the horizon, with some analysts now saying that will happen next year rather than late this year.

    Once again, the big lenders are cutting the cost of their five-year fixed-rate loans a key indicator that rates are unlikely to rise in the short or even medium term.

    First Direct, for example, has cut its five-year rate to 2.39 per cent for buyers with 35 per cent deposit. The one catch is that it comes with a hefty arrangement fee of 1450, but for anyone borrowing more than about 200,000 this still makes it very good value.

    Borrowers looking for a smaller loan could save themselves a few pounds by going for HSBCs five-year mortgage, which has a slightly higher rate, 2.48 per cent, but a lower arrangement fee, 999. As with First Direct, the HSBC loan is for borrowers with a 35 per cent deposit. Ironically, First Direct is a brand of HSBC.

    It would be very surprising if other lenders did not follow these banks lead and, if not undercutting their rates at least matching them or offering mortgages with a higher loan-to-value ratio or lower arrangement fees.

    It is accepted that the market will slow down this year and the falling price and low euro will make London, particularly, less attractive and affordable to overseas buyers so mortgage lenders will be working harder to attract homegrown buyers.

    Other good news is that after several years of stagnant wage levels, most economists are already reporting a growth in pay and are forecasting average salary increases of about three per cent this year, so while the cost of borrowing is still falling, the income borrowers have is also rising.

    Economists are quoting no base rate rise until November this year very different to the picture being painted last year.

    It is important to plan ahead and consider what you will do when interest rates do rise: could you cope with higher mortgage payments? If the answer is no, it makes sense to opt for a fixed-rate mortgage, particularly as rates are so cheap. While two-year fixed rates are lower than their five-year equivalents, it might make sense to opt for the latter.

    Although interest rate rises in the next couple of years are expected, the outlook is far less certain over the longer term and a five-year fixed rate will give you security. If you opt for a two-year fix you will need to remortgage at a time when rates could be rising, which may be expensive.

    While five-year fixes look very competitive, it is important not to fix for longer than you are absolutely sure about or you will face a hefty early repayment charge to exit the deal before the end of the fixed term.
