Is the buy-to-let market still a good bet?

Absolutely. And perhaps most encouragingly, all roads seem to be leading

towards us here is South West London.

When analysing trends from our buying arm, The Buying Solution, we can

see that buy-to-let investors are increasingly looking beyond the borders of prime central London, once considered the safe haven for such investment, and out towards prime outer London in search of the yields and growth potential on offer.

For the yield-hungry, returns close to 5 per cent are there to be found, which are favourable when compared to an average closer to 3 per cent in prime central London. And with prices ranging from £650 to £900 per square foot, Clapham offers good value relative to other investment hotspots and plenty of room for capital growth.

The current healthy lending landscape also contributes hugely with greater access to funding in this sector. Banks are showing an appetite to lend where the figures make sound commercial sense.

Knight Frank Finance are able to secure funding at historically low rates, in line with levels previously reserved for residential purchases. They too are seeing trends that suggest buy-to-let investors are moving away from the centre of the capital.

In addition to the all of this, and outside of any wider economic forces or trends, the key driver in Clapham and the surrounding areas is still supply and demand. Quality rental accommodation is in short supply and a huge portion of the demographic living locally are young professionals who are simply not at a stage in life where they will be settling down and buying property.

So in short, the answer is yes, if you are looking in the right places.

Mother’s Day is coming up (Sunday 15 March) and amid the celebrations, families

whose mothers are in their sixties, seventies and eighties may find the word ‘downsizing’ pops into their minds.

When to move to somewhere smaller and more convenient is a dilemma. Some hope to hang on as long as possible, while others say you should move while you are still young enough to make new friends and get to know a new location.

One thing is sure: the move should be made as easy as possible, with the first priority a quick and painless sale.

Sensible pricing is a must, along with the ability to recognise when it is necessary to compromise. Our experts offer other sure-fire advice to get the offers coming thick and fast.

Sam Sproston from Knight Frank recommends getting a friend to cast an eye over the house. “You may be surprised what they see and what could have become less visible to you over time. De-cluttering and de-personalising are the most effective ways to prepare, as well as getting those little jobs done.“

Felicity Blair from Roy Brooks says: “If you have lived in a house for 40 years, it may be a mishmash of different coloured walls with different patterns on each carpet. Don’t worry. It will be a magnet for a young couple looking for a project. But if most of the house is painted in today’s neutral shades and just two rooms not, it may be worth painting them the same colour so the house will look more spacious and modern.

“Concentrate on making the front of the house as lovely as you can because the exterior shot is the one that first draws buyers. Cleaning the windows is the cheapest improvement. It’s amazing how much more light comes in.“

Matthew Smith of Knight Frank Riverside says lots of downsizing couples are choosing to move to a flat by the river, attracted by living on one floor with a concierge for security. He recommends that sellers should use outside storage to achieve the de-cluttered look, as well as painting the front door and tidying the garden.

For those downsizing from a flat, Dominic Pasqua of Knight Frank Wimbledon says get your solicitor to make all the enquiries of the managing agents because they often cause delays, and delays can cause sales to collapse.

It is always exciting to be asked to talk about the property market. Generally

at every dinner party or social gathering, as soon as an estate agent is introduced – and the hissing and booing stops – most people want to

know what their property is worth. As a partner at Knight Frank, I am often forgiven

for being an estate agent and people are interested to hear my opinion and trust that the advice given is genuine. Having the experience of 12 years in the business, and most importantly one of the industry’s best reputations, solid financial brokers and most trustworthy research departments behind me, I feel confident to be asked to make comment and even the odd prediction on how the market will proceed into 2015.

And here it is: one of the markets in which I specialise is the River Thames and its rapidly expanding residential sector. It wasn’t very long ago that the river was really pushing the boundaries of edgy urban living, with only the

brave few daring to invest their hard-earned money into a ‘new-build’ property. No one liked new-builds. Where were the fireplaces and the sash windows? How things have changed.

Appetites for lateral space, modern facilities, floor-to-ceiling windows and off-street parking have skyrocketed, much like the London skyline. The brave pioneers that embraced the river several years ago have seen excellent returns on their investments. Many are landlords with properties that rarely stay empty, such is their popularity for tenants that want trouble-free homes.

As dozens of new luxury residential towers and sprawling developments make their way, floor by floor, into the sky, so the riverside residential area expands in an ever more impressive, linear pathway hugging the Thames. Each development has bigger and better on-site lifestyle facilities, quite literally creating neighbourhoods and communities. This attracts more and more owner-occupiers and those looking for a lock-up-and-leave London base.

The riverside market for 2015 will be one of two halves. We will see reasonable price growth

in many of the more established developments, with the best flats – those that have been well looked after and updated internally – achieving exceptional prices.

The other half is the off-plan half, which will stagnate and most likely price-adjust downwards because of the significant number of sellers trying to ‘flip’ contracts for properties that are yet to be completed. This market is not strong and many sellers have received poor advice about timing and onward pricing.

As these, for the most part, extremely impressive developments near completion, the market will gain in strength and will start to trade, giving a clearer idea of market values.

Best buys on the river are in my opinion to be found in the more established blocks, with many affording the opportunity to add value, even in a more challenging market.

For those not interested in undertaking work, there are many excellent properties for sale where one need only turn the key and move in.

Outer prime growth overtakes ‘goliaths’Property prices in Balham outpaced the rest of London in 2014 with 21 per cent annual

growth, according to the latest Marsh & Parsons London Property Monitor. The average prime London home has risen in value by £95,000 in the past 12

months, while house prices in cheaper Balham have jumped £152,000 over the same period. With property prices in outer prime areas of the capital typically 25 per cent lower than the

wider prime London average, stronger demand for more affordable homes has pushed the rate of house price inflation up in suburban ‘villages’. House prices in outer prime London climbed 9 per cent during 2014, compared to a 4.3 per cent annual increase in prime central areas.

Favoured by first-time buyers and young families, Balham witnessed the steepest annual growth during 2014, closely followed by leafy Brook Green, where property values are now 19 per cent higher than a year ago. In contrast, average prices in exclusive prime central enclaves of Kensington and Holland Park have grown 8 per cent in the past 12 months.

Peter Rollings, CEO of Marsh & Parsons, said: “Eve ryday demand for more affordable homes has catapulted Balham and other outer prime corners of the capital onto the map. Londoners are increasingly willing to compromise on a central location in return for more living space and manageable price tags. As a result, the price growth seen in green ‘village’ suburbs has overtaken the goliaths of London property this year.”

Formed in 2010, the property management company is currently expanding into the south of England residential markets, including London. It manages a £1.75bn rental portfolio across Aberdeen, Edinburgh, Birmingham and Manchester, and last year received private equity backing from MML Capital Partners to boost its expansion across the UK.

Stuart Pender, Lomond Capital chief executive, said: “Ivor has joined the company to accelerate our acquisition strategy in the south of England and eventually London, where his reputation and experience will be invaluable.”

Looking back, it would be fair to say that few people saw it coming – unlike the changes made in 2012

– although the duty costs changes have not left certain sectors of the market in more unfair positions than others, such as vendors with homes between £2m and £2.15m.

While the added cost is something probably no one but the Treasury is happy about, Knight Frank research indicates that sales volumes in prime central London and prime outer London for £2m-plus properties were 53 per cent higher in 2013 than 2012.

More recently we have seen a boost in interest for houses around £1m, but harder negotiations at £5m and £6m, which we might have expected. Because the cost is applicable to everyone, one-sided negotiations get short thrift.

The short answer is, they haven’t, not in any discernibly negative way at least. We had one

chap buying a five-bed house in double catchment in December: overnight his tax bill went up by just over £37,000 and we heard not a peep, having thought he’d be on the phone first thing.

We’re pretty lucky down this way as it really is a destination location, and there aren’t really any comparable inner London suburbs south of the river that tick all the same boxes that BTC does. Also it ‘lifted the lid’ on those slab levels of stamp duty and freed up movement right up and down the market.

From Seventies styleto the modern dayWhat was cutting edge in the Seventies doesn’t cut it nowadays, reports Jenny Knight

With mullet haircuts for men, The Professionals on the television and avocado or pink bathroom suites, the Seventies was a groovy time.

But fashions move on and nowadays Artex-textured ceilings and lava lamps are as passé as the crinoline. So 11 years ago when Ramsey and Liz Shubbar moved into their three-storey Seventies townhouse in Putney, changes were needed.

Ramsey says: “Being significantly dated and without the period features of the more common period stock in Putney, the house was not love at first sight for us. However, it had potential to become a light, contemporary and highly functional home.

“It offered large open spaces with little wasted on hallways and landings. Above all, it was filled with natural light. It was ideally situated on a quiet cul-de-sac, a few minutes walk from the river and the high street. We had just got engaged and had the desire to take on a project and create our first home together.”

The original layout was strange by today’s standards. The kitchen and living room were on the first floor. The ground floor had a deep garage taking up a lot of what

could have been living space with a spare bedroom looking out onto the garden and a shower room.

The Shubbars set about turning the house into an ideal modern home in two stages several years apart. First they improved the frontage by exchanging plastic panelling for wood cladding, fitting a wider front door, painting the brickwork and changing the old wooden pull-up garage door for and electrically operated one. Inside, the textured ceilings were replaced by flat plasterboard, the windows modernised and the Seventies bathroom neutralised.

In 2010 they set about a major redesign to turn the kitchen and dining room on the middle floor into a master bedroom suite and to open up the ground floor to install a state-of-the-art kitchen and family room with access to the garden. To create extra space, the shower room and its internal walls were removed and the garage shortened.

A sleek Rational kitchen was fitted with top-of-the-range Miele appliances. New Solarlux bi-fold doors that completely fold back were fitted to the new kitchen to make the garden another room and to allow the dining

Charles Weller, head of Palace Gates Lettings, meets Jenny Knight

From a childhood in India dealing with the perils of elephants, snakes and rhinos, Charles Weller now deals with the less exotic demands

of life as a letting agent in south London, heading up Palace Gate.

Nowadays the emergencies he deals with range from tenants with lost keys to landlords anxious to get their new acquisition let as soon as possible.

Charles was born in India in the Assam area of north-east India, where his father was a tea planter. From the age of seven or eight, Charles and his two sisters went to boarding schools in England, flying to Calcutta and then onto Heathrow as unaccompanied minors, looked after by the BOAC stewardess. The children returned to India for the holidays twice a year.

Charles says: “That area of India is lovely and very green. It was a great place to grow up, but not seeing our parents for months at a time made me very independent at an early age.”

He took his A-levels at Milton Abbey School in Dorset before moving to London to share a flat in Balham with his sister and to try his hand at various careers, ranging from running a wine bar to selling pubs and restaurants.

“I started work in a wine bar in the City and became manager of a wine bar near Liverpool Street. I really enjoyed it: having lock-ins with friends was great fun and the job taught me a lot about customer service.”

Next he worked for a wine importer and then managed a restaurant in Nightingale Lane, Wandsworth. The experience of selling wine bars, restaurants and pubs in his next job led to a sales job with Barnard Marcus in Clapham, and from there to Kinleigh Folkard & Hayward, where he was asked to open a new lettings office for them.

He says: “In those days, lettings were a secondary thing, but now agents realise it supplies a steady income

stream and that when sales drop down the lettings market is always there. I’ve enjoyed lettings ever since.”

The move to Palace Gate came in August 1996. At the time it was a small company with an office in Wakehurst Road, Wandsworth, dealing with only about 50 landlords. Over time the business expanded, building up a network of four offices in South West London covering Battersea, Balham, Clapham, Clapham Junction, Earlsfield, Tooting and Wandsworth.

In the 18 years since Charles joined Palace Gate much has changed. He and his wife now own the majority of the company and it has expanded to manage about 600 properties.

He says: “We bought out three other estate agents and integrated the businesses, which gave us a boost. It has always been my belief that lettings are service orientated: looking after landlords to provide them with a really good service and also seeing that tenants are well looked after. We have had many new landlords come back to us from being tenants, saying that they remember that we treated them fairly.

“If you are paid to manage a property, your job is to make sure all repairs and maintenance work are done for the best possible price, with a balance between good work and price. I don’t think you should charge a percentage for every bit of work done. It is morally wrong to be charging like that.

“I’ve been told by contractors that some agents tell them to increase their bills by 10 to 20 per cent and pass on the extra to the agent. The result is that tenants dispute the bills and they are not paid rapidly. I like to go home and sleep with a clear conscience, after dealing with people fairly and correctly. I’m not here to make money on the side and I don’t like the practice.”

South West London has become one of the world’s hottest property markets

and, as a result, a number of property companies are looking to make the most of development

opportunities, particularly along the river. A huge number of new-build sites will be coming to

the fore in the next few years, including the Ram Quarter, The Pinnacle and others. As stock levels increase, we can see a great deal of competition among developers, each looking to make their product more attractive than the next.

To command the values seen previously in the South West London new-build market, you really have to ensure that the specification and quality of your development is good enough. Modernist marvelModernist Sir Philip Dowson was one of

Britain’s most prominent post-war architects. He designed landmark projects from the

redevelopment of the Old Truman Brewery in Brick Lane to new builds for both Oxford and Cambridge universities.

Co-founder and chief architect of the influential Arup Associates, he designed Snape Maltings concert hall – opened by The Queen in 1967 – for Benjamin Britten and the Aldeburgh Festival in Suffolk.

Two years later he designed the Modern House on Drax Avenue in Wimbledon for Sir Jack Zunz, the British civil engineer responsible for the Sydney Opera House roof. Now Grade II listed, the Wimbledon house is described by English Heritage as “well crafted, meticulously planned”.

Olympic frenzyQueues of buyers show strength of demand, reports Duncan Farmer

The sight of buyers queuing in sub-zero

temperatures to get their hands on

a £370,000 one-bedroom flat in a new development next to the Olympic Park in Greenwich has confounded analysts who said that property prices in the capital would fall by more than 3 per cent this year.

In fact, it shows the strength of demand for homes in the capital from both local and overseas buyers. According to reports from the queue, potential purchasers included young people who work in London and were attracted by the transport links, older people living outside the city who wanted a pied-a-terre, and a Hong Kong restaurateur looking for his first buy-to-let flat.

There may be problems in the higher reaches of the property ladder, notably caused by the threat of a mansion tax on homes worth more than £2 million should Labour win the election in May, and the state of the Russian economy making it a little bit harder for wealthy but not super-wealthy Russians to buy here, but at the lower levels the market is buoyant.

Mortgages are cheap and appear to be getting cheaper, the outlook for jobs and

wages is brighter, and as projects such as Crossrail near completion the outer edges of London become more accessible. Younger buyers relying on the Bank of Mum and Dad for a deposit can be confident that their parents have the cash, either from equity in the family home or, from April, cashing in part of a pension.

The dark cloud on the horizon comes from the situation in Greece and it remains to be seen whether its rebellion against austerity which, ironically was beginning to work in the form of increased growth and lower unemployment as the polls opened, will spread to larger southern European states such as Spain, Italy and France. If that happens, the outlook for most of Europe will be bleak.

In the meantime, Londoners with jobs and good prospects will take advantage of record low interest rates, which show no sign of rising, in order to take their first step on the property ladder. For those in the second and third-time buyer bracket that will soon filter through to them, maintaining the growth the capital has seen.

The added benefit it has, at a time when foreign buyers may be struggling to buy at the top end, is to fuel growth from the bottom up, which is how the market should work.

Price movesThe number of people who moved house last year rose by 8 per cent to 365,400, according to the Lloyds Bank Homemovers Review. Movers said that rising prices had given them more equity in their previous home, thus allowing them to take the next step.

The figure was the biggest rise since 2010, but still less than half the number who moved in 2004 (886,700). The number of first-time buyers has risen far quicker than homemovers over the past few years and as a result, the number of second and third-time buyers fell as a proportion of all new purchasers with a mortgage from 71 per cent in 2004 to 54 per cent in 2014.

Remortgages fall, borrowers stickThe level of remortgaging fell last November, according to latest available figures, which some experts are blaming on the time of a year and the stricter lending rules brought in last April as a result of the Mortgage Market Review.

Those rules have now been in force for almost a year and, as they bed in and lenders and brokers become accustomed to them, either this can no longer be used as an excuse or there are other factors at play.

One important aspect is that many borrowers will have spent the past couple of years switching their loan to the cheapest deal and others have looked into their crystal ball and seen that interest rates show no sign of rising. They have therefore decided to stick with their lender’s standard variable rate.

Following our exchange of emails I set out my thoughts and your interest in the sale of Westbank House.

Having been unsuccessful for more than two years in the selling of our Victorian home the time had come for us to rethink the marketing strategy and possibly sign up with a new agent. Looking at various websites it became apparent that Chewton Rose were ahead of the field in the preparation of brochure information and photographic input. So the decision was made in March 2013 after discussion with the Chewton Rose team to appoint them as sole agents.

The market was sluggish every viewing was attended by Guy Leaning who went to great lengths to show the house to its best advantage. In December a prospective purchaser made an offer that was well below the valuation price and unacceptable. In my opinion Guy Leaning went the extra mile in producing records of sales in the neighbourhood, a build up of pricing comparison with other agents in the area together with an analysis of running costs. This approach had never been suggested by agents we had used in the early days of marketing.

As a result of this effort we were able to agree a sale price acceptable to both parties and completion was achieved in June 2014.

In the event of our moving again we would instruct Chewton Rose.

The lettings market in Putney has performed incredibly well over the last few years.

It is a wonderful place to live and, with five-year growth of 21.5 per cent, Putney remains a particularly

popular location for tenants. The outlook remains bright as Savills predicts further

growth of 2.5 per cent this year. The first few months of the year are always fairly lively in terms of the number of new applicants looking, and 2015 has yet to disappoint.

Tenants are searching for well priced and, most importantly, well presented properties such as a five-bed house we let on Mercier Road at the beginning of the year. This was a stunning property, kept in immaculate condition, and benefited from a stylish formal reception room in addition to a large contemporary open plan kitchen, dining and family room.

A property’s location is no longer the main deciding factor: more often than not tenants are expanding their search radius to find a top quality finish, often further away from their original preferred location. We have a lovely two-bed period house coming to the market soon on Castello Avenue (pictured) at £2950 per calendar month, which I expect will be very well received.

The New Year often brings with it a degree of corporate relocation, and a good deal of our tenants have been looking for this reason. Indeed, last year we saw relocation as the most common factor for new tenants renting in Putney, with 36 per cent citing this as their motive for moving.

From under £500 per week to over £1000, the mix of international and UK tenants has remained relatively consistent in Putney, with close to a 50/50 split between the two.

We are lucky to have variety of properties here, from beautiful residential streets of high-quality Victorian and Edwardian buildings to a number of contemporary new developments, making Putney a highly desirable place to live. Coupled with wonderful four-bedroom homes, excellent open spaces and good schools, it is an obvious choice for families.

We have experienced more tenants looking for family houses than usual at this time of year, trying to get ahead of the traditionally busy family market in the spring. With such a positive start to the year, we expect to see a busy few months ahead, as Putney continues to work its charm and encourage tenants to the area.

Tell us how you joined the property industry and briefly describe your career history to date.I started out as a junior sales negotiator for a local agency in Dorking, Surrey. I had just completed university and wanted to pursue a career in property. A few years later, I ventured to South West London, joining KFH’s Earlsfield branch, and then moved to Wimbledon office as assistant manager. Two years ago, I was promoted to sales manager and opened a new branch in Raynes Park.

What do you enjoy most about working in this market, and what have been your highlights so far? I really enjoy working with people and the variety that this job brings. Property is a great market to work in – my colleagues are fantastic and I love helping people find their dream home.

Describe the biggest challenges you face on a day-to-day basis.Overcoming challenges is a huge part of working in this industry. Reviewing asking prices with sellers can be a tricky conversation as property values do not always increase. Conversations with buyers when they don’t secure the home they want can also be difficult.

What advice would you give to anyone considering a career in estate agency?Go for it! If you find property interesting,

enjoy interacting with the public, thrive on competition and think you would enjoy working in a fun atmosphere, I would highly recommend a career in estate agency.

In your view, how does the South London market differ from other areas of London?I love the open space combined with the hustle and bustle. There are endless places to visit, restaurants to explore, bars and theatres to pick from. The local nurseries and schools are incredibly popular as well.

What are your predictions for the sales market in South London for the next few years? While I feel the heady double-digit price growth of the past few years is now gone, I anticipate that in my area we’ll likely see around 4 to 6 per cent increase per year for the next two years.

How difficult is the current market for homebuyers, and what advice do you give them? There is always competition among buyers

and usually a shortage of supply in London. Ensure

your finances are in place before offering and that you understand the necessary timescales. Keep all communication channels open with estate agents: we register many new buyers each week so it helps if we know who’s motivated.

Where, in your view, is the best place to live south of the river and why?Raynes Park, of course! Prices here are quite a bit less than nearby Wimbledon but you have access to the theatre, village, shops, restaurants and schools. Raynes Park station offers access to the overland, which provides access to either Wimbledon or Waterloo for underground access, while the A3 is also easily accessible.

If you were not an estate agent, what career would you choose and why? I would work in the travel industry, selling exclusive trips to different destinations across the world. Travelling, as well as property, is a huge passion of mine.
