QWhy do vendors sometimes specify cash-only buyers when marketing a property?

AVendors specify cash-only buyers for a variety of reasons, from needing a quick sale to secure a new property for

themselves, to selling a wreck that it may be difficult to secure a mortgage against.

The primary benefit of cash-only deals is that they are typically faster and more secure. Any financed offer comes with a higher potential for falling through, while a cash deal offers the security of having the funds required already in place.

The current lending environment and the introduction of the MMR (Mortgage Market Review) has slowed down the mortgage approval process. Lengthy applications and strict criteria are constraining the pace of exchange. As buyers with liquid assets don’t have to go through this process, they are free to proceed much more quickly, which can be very attractive to vendors.

Some properties simply can only be financed with specialist funding due to issues such as a structural defect and sites sold in a non-habitable condition. In this instance, cash buyers are the preferred option.

Vendors are often buyers themselves and can have tight deadlines to meet in order to secure their onward purchase. If they are relying on funds from the sale of their current property to proceed, specifying cash-only buyers can help minimise both the stress and the time-wasting with purchasers who are relying on a third party to proceed in a required timeframe.

Past experience and personal circumstances can also play a part, particularly if vendors have had deals fall through as a result of failed mortgage applications. Needing to move in time for a new job or the start of the school year can also amplify the need for a quick sale.

Tom Bill, head of London Residential Research for Knight Frank, reports on W2 – now firmly on ‘the right side of the park’

Bordered by Hyde Park, Notting Hill, Maida Vale

and the Hyde Park Estate, and to be served by a major Crossrail station, W2 has arguably the strongest development and regeneration potential of any prime central London residential market.

Some of the most expensive residential property in the world surrounds Hyde Park. The 625-acre area of green space is the epicentre of the prime central London residential market and properties close to the park can achieve large premiums.

While many of London’s globally renowned addresses and developments, including Kensington Palace Gardens, One Hyde Park and The Lancasters, are located close to Hyde Park’s seven-kilometre perimeter, price growth in one area to the north-west corner has not traditionally been as strong as its near neighbours.

This area, which includes Bayswater, Paddington and Queensway, has a less prestigious history than some of the world-renowned property markets further south, occasionally leading to the informal label ‘the wrong side of the park’.

The presence of a mainline rail station at Paddington has, as is often the case, contributed to the fact growth has not matched the exceptional performance of markets like Knightsbridge and Mayfair. Many formerly grand residential properties in W2 were converted to hotels in the last century.

Similarly Queensway, a shopping street that runs through the area as

its central spine, has retail units where rents are a fraction of prime West End shopping streets just over a mile away, demonstrating the area’s strong potential.

The result is that residential prices in the district have grown by 27 per cent less than other postcodes adjoining the park including W8, SW7 and W1K in the ten years to June 2014. However, what this area of W2 lacks in history it more than makes up for in geography.

It sits between the established prime residential markets of Notting Hill in the west and the Hyde Park Estate in the east. Growth in both areas has outperformed the prime central London average in the last two years as buyers seek more value away from markets further south like Kensington and Belgravia, which experienced strong growth during the financial crisis due to their ‘safe haven’ appeal.

In a reversal of what took place last century, Paddington station and the surrounding area is undergoing a significant revival, accelerated by the arrival in 2018 of a Crossrail station, which will place it 10 minutes from Liverpool Street, 17 minutes from Canary Wharf and 23 minutes from Heathrow.

With affluent Maida Vale further north, and south-facing views of Hyde Park in the opposite direction, the district has arguably the strongest development potential of any prime central London residential market. In the 21st century, W2 sits firmly on the right side of the park.

marketviewThree or four years ago, I was concerned because there simply weren’t enough prime

central London properties in the pipeline, reports property finder Robert Bailey.

There was a huge shortage of resale properties and the only notable scheme on the horizon at the time was One Hyde Park. It had yet to launch but even when it did, I knew that would be it for the next few years.

With the implosion of the Icelandic banks, developers’ funding was severely curtailed and few were able to realise their ambitions. Part of the reason Candy & Candy were able to ask such extraordinary prices was because there was nothing else like One Hyde Park on the market.

Nowadays you can barely move for all the so-called luxury flats. Unsurprisingly, the more successful schemes are being developed by established firms with long track records. They couldn’t get the funding for delayed projects during the recession but are now finally bringing them to the market.

In recent months, firms like Finchatton and Spink have brought magnificent properties to the market that have commanded prices on a par with the Candys’ offerings. Problem is, now the £6000 per sq ft threshold has been reached, a lot of relatively average properties are being marketed near this price when they’re really not worth that.

Recently I viewed some flats that were done to a very high standard. I couldn’t fault the interiors or the layout but that wasn’t the issue. There was no off-street parking, no gym and certainly no hotel-style 24/7 concierge service. I was shown a small plunge pool and told residents could use that. It was all I could do not to utter ‘whoop-de-do’ out loud. However nice the flats themselves, no high-net-worth individual is going to want to parallel-park the Bentley out on the street.

Similarly, it seems every housebuilder in London is putting a couple of penthouses atop their block of flats and asking premium prices for them. Few have their own entrances or facilities, and the finish leaves a lot to be desired. These apartments may be bigger and higher but to command Candy & Candy price levels, the housebuilders need to raise their game. A big apartment does not a One Hyde Park make.

This overreach has far-reaching consequences for the rest of the market. Just as a lack of property pushed cash rich buyers into the inner suburbs – pushing up prices for domestic buyers – a sudden glut of property will eventually depress prices elsewhere.

the experts.

KNIGHT FRANK The General Election will influence the direction of the housing market in the coming year, especially in central London, but growth will get back on track over the next five years.

While sales prices in prime central London will remain unchanged in 2015, cumulative growth will total 22.1 per cent by the end of 2019; and prime central London rents will rise 3.5 per cent in 2015.

STRUTT & PARKERPrime central London prices are expected to grow 3 per cent in 2014 and 2 per cent in 2015, a stark contrast to 2010 and 2011 when prices surged over 13 per cent year-on-year.

While improved economic foundations suggest prices will continue to rise over the next few years, the biggest uncertainty over the remainder of 2014 and 2015 will be the looming election.

SAVILLSA lull in prices is predicted in the run-up to the 2015 election amid the prospect of political fallout over a proposed mansion tax on high-value properties.

House prices in central London will rise by a relatively modest 3 per cent in 2014, before a fall of 1 per cent in 2015, representing a slowdown in growth. 2016 could see a surge as high as 8 per cent in one year alone after the uncertainty of the election has passed.

DRUCE “In South Kensington, demand consistently outstrips supply, and this market is set to remain constant in 2015. However, we could see a levelling off of the market for five months before and after the election,” says Simon Armitage.

“Mansion tax is set to cause ripples with European and Middle Eastern

buyers, familiar with a similar tax back home, becoming less interested in investing in a city charging tax they’re seeking to avoid. There may be a shift to different nationalities investing.”

FEATHERSTONE LEIGH“It’s widely accepted that the potential of a new government and the possibility of taxing policies is contributing to uncertainty, but perspective must be maintained,” says group director Peter Shaw.

“Although the frenzy might appear to be over, there are still plenty of motivated buyers looking in all price sectors. In 2015, we expect to see a stable market with an upward trajectory in values, albeit at a less impressive rate.”

BENHAM & REEVES RESIDENTIAL LETTINGS“I believe the sales market will be flat in prime central London. We’ve already seen a softening, with clients saying they’re not jumping to buy. Asian launches will be more subdued, although first phase launches in new developments in good locations will still do well,” says Marc von Grundherr.

“The rental market will also be flat, although I predict increases above RPI growth in Zones Two and Three, due to affordability issues.”

SANDFORDS Election fever looks like dampening next year’s spring property market, but director Andrew Ellinas believes fears of interest rate rises are overhyped. “The International Monetary Fund has just urged the Bank of England to consider raising rates to avert a property bubble, but as property prices are stabilising that seems unlikely.”

Catching upLenders are offering good deals as they recover from fall in the markets, says Duncan Farmer

The sudden falls in share prices seen in the middle of October were a reaction to various global economic, political and military events, and a nasty shock to investors who had money in the

markets. However, they were good news for borrowers.

As a result of the fall in world stock markets – the FTSE 100 got away fairly lightly – money was moved into government bonds and, as a result, yields on those gilts were pushed down. Yields on two-year gilts fell dramatically and on five-year gilts even further, adding to falls earlier in the month.

These falls are reflected in swap rates – the rates at which banks lend to one another and therefore, ultimately, to businesses and house buyers. At one point, five-year swaps closed recently at 1.47 per cent, compared to a peak of 2.29 per cent only five months ago; and the 10-year swap closed at 2.04 per cent.

Ray Boulger of broker John Charcol believes this will soon start trickling down to borrowers. “Only a few lenders have cut the cost of their fixed rates this week but as a result of not only today’s massive fall in the cost of funds, but also the cumulative effect of recent falls, all lenders have a lot of catching up to do in their fixed rate pricing,” he said.

“For example, Accord announced a market leading five-year fix of 2.59 per cent at the end of last week, available up to 65 per cent loan-to-value with a £975 fee, but this is unlikely to remain the lowest rate for long. In fact, I think there is a strong chance we will soon see some five-year fixes challenging the previous lowest five-year fix of 2.48 per cent, which was available nearly two years ago.”

Among the best other five-year fixed rate deals on the market at the moment are 2.79 per cent from West Bromwich building society with a 40 per cent deposit, 2.94 per cent from Norwich & Peterborough with a 25 per cent deposit, and for those with just 15 per cent to put down, Chelsea building society is offering 3.64 per cent.

mortgage in coming weeks is in for a treat, with lenders slashing prices on their fixed and variable rates.

Lenders want to finish the year on a high but also have one eye on next year’s pipeline and want to start 2015 in a strong position. With two-year trackers available from under 1.5 per cent and five-year fixes from just over 2.5 per cent, there are some excellent deals.

The other option lenders have to drive business levels is to offer more flexible underwriting, but at the moment they are reluctant to push the risk curve. Borrowers may still find it tough to get a mortgage, particularly if they require interest only, are an older borrower or self-employed.

Rates may get cheaper but if you are working to a budget you should get stuck in now rather than try to be too clever. Rates are at historic lows so it is highly unlikely that you’ll get a deal you’ll regret for years to come.

Not so fastThe most recent minutes of the Bank of England’s Monetary Policy Committee suggest that interest rates are unlikely to rise as early as had been previously thought. Not long ago, November was the likely date, but that has come and gone and analysts now suggest the middle of next year as most likely.

One factor affecting their decision will be the slowdown in the rise of property prices, most notably in London. The good news for anyone buying a house or remortgaging is that the rush to apply for a loan is not as urgent as it might have been had an imminent rise been on the cards.

Lifetime loansOlder homeowners with interest-only mortgages could be told by their banks to take out a lifetime loan or move out of their property. People in their 50s and 60s who cannot pay off their debt at the end of a typical 25-year interest-only mortgage may be offered a loan, which they will take to their grave, to avoid repossession.

Chancellor must act to stop ‘sneaky’ feesArrangement fees for mortgages have risen in the past five years from £878 to £1588, according to research by Which? The Consumers Association campaigners want the government to step in and make the charges more transparent.

Its report calls the fees ‘sneaky’ and ‘unclear’. “The chancellor must act now to stop sneaky fees and charges and end mortgage confusion for consumers,” said Richard Lloyd, executive editor of Which? “The government and the regulator should also explore better ways of presenting the total cost of mortgages,” he said.

Costs faced by mortgage buyers can include administration, lender and completion fees, while the same fees have different names. Which? says that customers borrowing £100,000 over two years could save around £1500 if they allowed for set-up fees, rather than accepting the product with the lowest interest rate. The government says it is committed to improving competition between lenders.

SOUND CASE FOR INVESTMENTThe prime central London market has shifted in favour of buyers, moving from ‘property bubbles’ to ‘cooling conditions’, according to research by Hanover Private Office.

Latest information shows that larger houses with four or more bedrooms are more likely to have been reduced. Studio flats are least likely, with just 27 per cent at reduced prices.

More than 20 per cent of units in large London schemes in the development pipeline are now under the control of Asian developers, according to the Hanover report, titled ‘A Sound Case for Investing in London’.

Austria’s musical boy genius, Wolfgang Amadeus Mozart, composed his first symphony near here at the age of eight during a grand concert tour of Europe with his father Leopold and older sister Nannerl.

A statue of the young Mozart with his violin and bow stands across the road in Orange Square outside La Poule au Pot, a Belgravia institution voted London’s best restaurant for fostering romance. Violins can help too.

Extensively designed and refurbished, this Grade II listed house in Mozart Terrace – at the Pimlico Road end of Ebury Street – is just two doors from the house where Mozart composed his Opus 1 in 1764. (In between the two is the brown plaque former home of writer and gardener Vita Sackville-West.)

You don’t necessarily have to live right next to a project to make it successful, but having a bit of homegrown intelligence certainly helps.

Tom Cotton, who works for a film post-production company, and his 28-year-old marketing executive wife Dani have lived Between the Commons for 15 years – a definite bonus when creating a home that the target audience will clamour to buy.

The top floor, three-bedroom flat the Cottons bought in Wroughton Road in May 2012 is the second flat they’ve resurrected. “Our first property had lots of potential that wasn’t fully realised, and we use each move to improve appearances,” says Tom, 41.

Inheriting the flat from a lady in her 90s meant the flat wasn’t in its first flush of youth. It required rewiring, re-plumbing, re-plastering, knocking down internal walls, installing new windows, a kitchen and bathrooms, and converting the loft. “It was a total strip-out,” comments Tom.

Renovating ruins is a joint enterprise, with Tom in charge of space planning and layout, while Dani tackles the finishes.

“There’s a particular look and feel we like,” explains Tom. “As we’re similar to the local demographic, I think we get it right.”

He adds that after researching online and talking to local agents (Austin Thorogood was integral in working out what people would want with this project), the Cottons take a view on what the property could be worth when the work’s done and what they’re then allowed to spend.

Tom argues that if doing up homes were easy, then everyone would be doing it. “You expect surprises, particularly in a century-old building, and things never go 100 per cent according to plan.”

However, the actual build for the Wroughton Road flat went fairly quickly – about 14 weeks. “There are always challenges, but you find solutions,” points out Tom.

New homes updateSpecial report by John Ennis, area director of Foxtons New Homes and InvestmentsThe 2014 property market enjoyed a bumper start with a flurry of activity across all departments and positive figures for sales teams across the capital.

This energy and excitement cooled a bit over the summer – a trend that can often be expected – although newspaper hype around the London market, coupled with Mark Carney’s comments about the capital’s property market being overheated, exacerbated this dip.

Positively, September heralded an upturn in interest in the market across all departments. Development launches which were waiting until the early autumn occurred, boosting supply levels within New Homes and consequently encouraging demand.

Generally speaking, the number of offers achieved by our New Homes South team stayed consistent throughout the summer and we are now even seeing a marked increase.

It would appear that the summer lull has resulted in a more cautious approach, with buyers taking longer to come to the point of offer than earlier in the year. Interestingly too, more than any other region, end-user buyers in South London seem to be less inclined to put an offer on an off-plan unit without seeing a show flat first.

As to be expected in this steadier climate, well-priced

one-bedroom flats priced around £400,000 and two-bedroom flats below £550,000 are extremely popular and selling faster than most other property types.

We’re currently selling some fantastic developments in South London, including The Old Dairy in Streatham (pictured), which features a collection of two and three-bedroom flats as well as spacious four-bedroom houses. This scheme is located between Streatham and West Norwood and is an appealing investment opportunity with contemporary interiors and high-specification finishes.

Our Wimbledon office is also having great success selling one, two and three-bedroom flats off-plan for Hero, a fantastic new development in Wimbledon Chase. This striking new development is proving extremely popular: we sold 10 units in the first couple of weeks.

I suspect that 2015 will be more focused on steady growth rather than the rampant developments that we have experienced this year. There will be a stutter from the start of April to the end of May, as the country works out who will be pulling the next government strings. However, this will then naturally settle down into a new rhythm.

Special report by Stephen O’Kane of Savills Corporate ServicesAcross London there are a number of distinct rental markets for corporate clients. We’ve analysed corporate rental trends for four areas, splitting prime central London into North West and South, as well as looking

at South West and East London. This has allowed us to identify key differences across the London market, keeping both ourselves and our clients well-informed on demand.

East London has the greatest volume of business with banks, law and technology firms placing many of their staff in Clerkenwell, Islington, Shoreditch and Canary Wharf. Not only are these locations close to their offices in Canary Wharf and the City, they benefit from good transport links, relative value for money and a thriving social scene.

In East London, the corporate rental market is primarily for one or two-bed flats, occupied by individuals or couples working in Canary Wharf or the City. Demand typically increases in the late summer and early autumn, as well as at the start of the New Year, when there is often a large intake of staff.

In South West London, family homes are particularly popular thanks to the excellent schools in the area. Demand often moves around schools with a peak in enquiries for family homes in late spring and early summer, after families receive confirmation of school places for their children and ahead of the start of the school year.

South prime central London has some of the highest budgets and often the largest amount of corporate enquiries at the top end of the market. Two-bedroom properties are the most sought-after, with interest spiking in the New Year. International students with very high budgets who want easy access to central universities such as King’s College London, LSE and Imperial are also fond of the area, with rising demand for one-bedroom properties across the summer months to September.

North West prime central London sees a large amount of interest in the summer months due to good schools and transport in the area. Americans are particularly fond of this part of the capital thanks to the American School in St John’s Wood. Meanwhile in Notting Hill, there has been an increased amount of interest in two-bedroom properties from professional couples alongside the usual family house market.

We’ve also experienced interest from companies looking for West London accommodation for crew, actors and directors associated with filming and production in Pinewood and Shepperton film studios.
