Fresh PerspectiveYou’ve probably heard the saying; “What you focus on becomes dominant.” That saying crossed my mind as I recently scanned real estate headlines. There were more than the usual amount of discouraging headlines but tucked in between the negatives was some encouraging news; “Local Housing Sales Stronger Than National Sales”, and “4 Weeks of Rising Mortgage Activity”. It sure was nice to see some good news and it made me wonder why more positive reporting isn’t being done.

Why not write about the agent who listed and sold a home in just three days? How about asking her to share some of her tips on pricing a house to sell, and the importance of knowing exactly what clients are looking for. Or, how about an article on that young couple down the street who settled for a small apartment for three years so they could save money for a down payment on a house? We could include some wonderful photos of the new home they bought thanks to their foresight and incredibly low mortgage rates. Let’s not forget about the gutsy investor who determined to take back his faltering city block. After negotiating some amazing deals on neighboring properties he’s revitalizing the block house-by-house and generating respectable income. They are all true-life stories that bring much needed hope and encouragement in trying times. It does a soul good to focus on the positive, don’t you think?

Growing a real estate related business, especially during economically challenging times, has brought us face-to-face with some of the most resilient, remarkable people you’d ever hope to meet. They’re the ones doing the real work of keeping our area moving forward - sometimes simply by shear gut and determination. They’re the face of every Realtor, Investor, For-Sale-By-Owner, Contractor, Manufactured Home Builder, Developer, and community member who continues to invest in the local community. At LifeandHomes and online at LifeandHomes.com, we’re committed to bringing the best of the best together to help with your every real estate need.

As you look through this issue and see the wide range of for-sale properties and professional services, I hope you’ll gain a fresh appreciation for this great place we call home and for the gifted people who make it that way. It’s time to focus on the positives.

Clock Ticking for Garage door tax creditThe tax credit eligibility for qualified garage doors will expire on Dec. 31. Now is your last chance to save 30 percent off the price of an energy-saving curb-appeal-inspiring garage door, courtesy of the U.S. government.

The savings come from a federal income tax credit, which is more valuable than an equivalent tax deduction, because a tax credit reduces your tax dollar-for-dollar, while a deduction only decreases the amount of income that is taxed. Through the end of this year, the U.S. government is offering up to a $1,500 tax credit for homeowners who buy and install qualifying insulated garage doors. Full details can be found at GarageWowNow.com, a non-commercial home improvement resource dedicated to garage doors and garage door openers.

Getting your share of the tax credit A taxpayer may claim a maximum of 30 percent of qualifying home improvement products, and a maximum of $1,500 for qualifying purchases in 2009 and 2010. For example, if you replace two garage doors with two new qualifying insulated doors that cost $1,000 each, you may claim a tax credit of $300 per door, or a total of $600, provided you have not exceeded the $1,500 total over the two years of the tax credit period. Easy Rejuvenation For summer weary GrassAs summer winds down, heat and drought may have left your grass a little tired. Luckily, because of cooler temperatures and an increase in precipitation, fall is the best time for lawn rescue.

With these simple tips, you can ensure an inviting gathering space for next year.

1. Bare and thin spots provide an opportunity for weeds to get a foot-hold on your lawn. To fill in bare patches in a smaller area, apply

Scotts EZ Seed, an all-in-one seeding mix, fertilizer and mulch.

2. Be sure to feed your grass. Use compost, an organic or conventional lawn food – avoid all-purpose fertilizers labeled for gardening on your grass. Always use fertilizers labeled for grass.

3. In early fall, feeding is a simple step, which can be repeated about a month to six weeks later. Feeding grass with a lawn food like Organic Choice Lawn Food will yield great results for minimum effort.

4. Leaves are your lawn’s best friend. Use your lawnmower to “mulch” leaves into dime-sized pieces, then top with winter lawn food.

5. Keep your mower on the highest setting to encourage root growth deep into the soil to lock out weeds. Keep mowing to summer height until grass stops growing. (ARA)

Bank Fees You Should never Pay If you’re tired of getting nickeled and dimed by your bank, it’s time to switch. “Stopping useless fees forever is a smart way to make your money go further,” says J.J. Montanaro, a certified financial planner with USAA.

If you’re paying these five fees, it’s time to look for a bank that doesn’t charge them.

1. overdraft fees New legislation requires financial institutions to notify customers of their options on overdraft fees. Some banks – like USAA – have eliminated overdraft fees on ATM and debit transactions entirely.

2. AtM fees ATM fees may seem nominal, but they can add up quickly. Take advantage of fee-free, cash-back options offered at grocery or convenience stores when making a purchase, or switch to a bank that reimburses you those fees.

3. check fees Switch to paying bills electronically. This usually fee-free service allows you to pay bills anytime and anywhere without paying for checks.

4. Minimum balance fees Your bank may require a minimum balance in your account – charging a fee for slipping below. Side-step this by carefully matching your situation with the account requirements. For instance, look for an account that waives fees for directly depositing your paycheck, or find an account with no minimum balance requirement.

5. fine print fees Are you charged a fee for monthly account maintenance? Does that monthly paper bill cost extra? It pays to sweat the small stuff and fully understand what your bank is charging you. (ARA)

Home Prices Predicted to InflateThe housing market continues its effort for recovery under the pressure of the sagging economy. Lawrence Yun, chief economist for the National Association of Realtors reports that home prices will go up by 4 percent in 2010, as home resales will continue on the upswing as the the market tries to recover. He foresees that home resales will reach 5.7 million next year, a rise from a projected 5 million in 2009.According to the AP, “He sees unemployment peaking at 10.5 percent before dropping down to around 9 percent this time next year.” Mortgage rates, in the interim, will average approximately 5.7 percent. technology Advances Home Improvement Projects Home remodeling projects can become overwhelming to even the most experienced DIYers. By doing the proper research and using these new resources, homeowners will find that technology can make home improvement projects faster, and more painless and precise.

Virtual design tools While some homeowners have a natural instinct and vision for how they want their homes to look, others need a little guidance. With seemingly limitless options, a homeowner could come up with literally millions of color and style combinations. The tools to narrow in on the perfect elements are crucial.

Lumber Liquidators, the largest specialty retailer of hardwood flooring in the United States, recently created the “Room Designer” on its website for homeowners to view different varieties of floors within a number of different types of rooms and setups. Users can swap out the flooring, change the cabinet and wall colors, save their designed rooms and even e-mail the combination to themselves or friends. The site also allows visitors to view before and after pictures from actual customers in order to get ideas for their own homes. visit LumberLiquidators.com to begin. (ARA)

laminate floors- ‘Real’ Wood Alternative You love the look of natural wood flooring but are afraid to install hardwood because you know the floor will take a beating from the kids, dogs and the heavy day-to-day traffic all too common in modern family life.

But you don’t have to sacrifice high style looks for boring sensibility when considering a new flooring option in your home - not if you choose laminate, that is.

Today’s best laminates combine the realistic grain and texture of wood with high durability and scratch and indentation resistance that “authentic” wood floors don’t provide, according to Jeff Katz, director - laminate for Tarkett Residential, a leading provider of innovative and sustainable flooring. And not only are today’s laminates available at a fraction of the cost of real wood floors, but they’re right in sync with the latest designs.

“There’s always a new decorating trend around the corner,” Katz says. “It’s imperative for manufacturers to respond to market demand, keeping up with the most up-to-date trends to ensure consumers are getting the latest in style and design, as well as technology.”

One such line is Tarkett’s Trends laminate, a durable new collection featuring eight of the hottest flooring designs, including Old World-inspired antique-stained planks and soft, hand scraped wood grains. Colors and styles in this line will continually rotate out with new introductions to give homeowners the newest, most popular looks in flooring, ultimately providing them with the high style of premium wood floors without the fuss.

“That’s the beauty of laminate products,” Katz says. “They’re the new normal - great-looking products that deliver great performance at a great value.

When shopping for laminate products consumers should look for flooring that is engineered with sturdy inner core board layers - preferably ones that deliver high impact resistance (at least an IC3 rating). This type of rating helps provide excellent indentation resistance, and when combined with highly rated top surface protection (AC3 or better) kids and pets can run and play freely on laminate floors without making a dent or marring up the surface’s good looks. As a result, laminate flooring is so durable versus real wood products that some laminates come with up to a full lifetime warranty.

What’s more, creating a laminate flooring trans-formation in your home is a relatively simple DIY project. Many of today’s new laminate floors

come in easy-to-install planks that simply snap together without the need for messy glue or nails to pound. Laminates can even be used over several types of existing flooring, often eliminating the need for costly sub-floor preparation. For more information, visit www.tarkettna.com. (ARA)

Top Ways to Add Warmth to Your Home in the Fall Just as animals use the fall to prepare for winter, now’s the perfect time to transform your home into a cozy nest where your family and friends will love to gather.

Ginny Bean, publisher of Ginny’s catalog, suggests the following simple decorating touches to add seasonal warmth.

* Put out the welcome mat - literally. Make visitors feel welcome from the moment they step through your door. Decorate your front door with a seasonal accent and an attractive mat.

* A crackling fire naturally draws people to it. Rearrange your furniture to create a conversation area around your hearth. If your home doesn’t have a built-in fireplace, there are a number of attractive electric fireplaces on the market that provide warmth with no mess or outside vent. Some even hang right on the wall.

* Light the candles. Choose candlesticks in metallics (gold is popular now) or in warm colors. For a unique look when entertaining, Bean suggests making your own votives from apples or gourds with a votive carver.

* Bring the beauty of outside, in. Add richness to your home by using fall’s palette of warm colors. Select fabrics and accessories in warm shades of browns, reds, oranges and yellows. Increase the feeling of coziness by adding layers - think table runners on top of cloths or rugs over carpets - and texture in the form of nubby throws and pillows scattered throughout the room.

* Drape your home in warmth. Now is also the time to replace the summer sheers for more substantial curtains, which can keep out drafts and add color and texture to a room. For added energy savings, check out the variety of thermal window treatments available.

* Think back to black. A touch of black can add sophistication to your home decor. Use it sparingly though, perhaps in a few picture frames, a ceramic vase or a throw or pillows, because too much black can make the room look dreary.

* Continue the theme with decorative accents inspired by nature. Brighten the mantel with a swag of fall flowers and leaves or use artificial flowers to make your own autumn centerpiece. Bean likes to use mums or natural dried grass

in unexpected containers such as baskets, terra cotta pots or chipped china pitchers or bowls. Scatter a few gourds, ceramic pumpkins or a leaf-shaped accent piece throughout the room to complete the look.

Ginny’s catalog is dedicated to showcasing fun and unique items for everyday life. The Fall 2010 catalog includes more than 100 pages of products for the home, yard, kitchen and beyond, including housewares, appliances, furniture and accessories. You can also find seasonal recipes, and helpful tips at www.Ginnys.com. To request a catalog or place an order, visit www.Ginnys.com or call (800) 693-0809. (ARA)

I was a summer resident of the Lake of the Isles until my husband and I moved to Alexandria Bay in 2001. Finding homes on the river for my friends was a hobby of mine. The river has been my playground since I was a kid. I pursued my real estate license one year and qualified and passed my Broker's course the next. I affiliated with Garlock Realty as they were always my river realtor of choice. If you can't find what you are looking for. call me. If you can describe it... I can locate it!

Perhaps the most important quality in a real estate salesperson is their ability to listen to and understand what their clients are looking for. There is no point in taking a client through homes they can’t aff ord, areas that are out of their preferred driv-ing distances, or away from schools they want to be a part of. A salesperson is very much a matchmaker. I will listen to what you are looking for and then make the match to the home of your dreams.misty@mistyfl eur.com

Unfortunately few operating businesses are immune to the effects of the recent credit crunch. As the threat of inflation continues and prices rise, oftentimes available credit doesn’t. Small business owners are left to restock inventories with less liquidity. This effect can quickly snowball and cause serious liquidity and credit problems. Keeping lines of credit open and maintaining an additional cash buffer may ease the pressure a bit. Business owners can also look for loans from less traditional sources. A permanent life insurance policy, for

example, provides death benefit protection, but can build equity in the form of cash value you can borrow against should you need to. opportunity: Retirement Contribution Tax DeductionsMany business owners are so certain they will be able to fund their retirement through the sale of their business that they don’t bother to make any other retirement plans. The reality is, a sale might not be easy and there are attractive opportunities for current tax deductions through qualified retirement plans. Traditional plans remain popular and include IRA’s, 401(k)s, SEP’s, and SIMPLEs. They allow employers to take a tax deduction on contributions. Other IRS-approved plans are increasing in popularity such as the 412(e)(3) plan. This plan may allow certain small business owners to make potentially higher initial tax deductible contributions. You should consult your tax or legal advisor prior to establishing a qualified retirement plan. opportunity: Increased Unemployment Results in Larger Employee PoolFor employers looking to bring on new employees, the down economy may actually benefit their business. Increased unemployment has flooded the employee pool with more highly qualified candidates than ever before. Employers shouldn’t overlook potential candidates because of the stigma of having been laid off. The job market presents the opportunity for small business owners to attract and retain big business talent at small business costs. It may also be wise to hire commission-based employees, often known as “pay for performance.” Employers will find an increasing number of qualified individuals that may have never considered commission-based compensation before, willing to give it a try.
