Fresh PerspectiveYou’ve probably heard the saying; “What you focus on becomes dominant.” That saying crossed my mind as I recently scanned real estate headlines. There were more than the usual amount of discouraging headlines but tucked in between the negatives was some encouraging news; “Local Housing Sales Stronger Than National Sales”, and “4 Weeks of Rising Mortgage Activity”. It sure was nice to see some good news and it made me wonder why more positive reporting isn’t being done.
Why not write about the agent who listed and sold a home in just three days? How about asking her to share some of her tips on pricing a house to sell, and the importance of knowing exactly what clients are looking for. Or, how about an article on that young couple down the street who settled for a small apartment for three years so they could save money for a down payment on a house? We could include some wonderful photos of the new home they bought thanks to their foresight and incredibly low mortgage rates. Let’s not forget about the gutsy investor who determined to take back his faltering city block. After negotiating some amazing deals on neighboring properties he’s revitalizing the block house-by-house and generating respectable income. They are all true-life stories that bring much needed hope and encouragement in trying times. It does a soul good to focus on the positive, don’t you think?

Clock Ticking for Garage door tax creditThe tax credit eligibility for qualified garage doors will expire on Dec. 31. Now is your last chance to save 30 percent off the price of an energy-saving curb-appeal-inspiring garage door, courtesy of the U.S. government.
The savings come from a federal income tax credit, which is more valuable than an equivalent tax deduction, because a tax credit reduces your tax dollar-for-dollar, while a deduction only decreases the amount of income that is taxed. Through the end of this year, the U.S. government is offering up to a $1,500 tax credit for homeowners who buy and install qualifying insulated garage doors. Getting your share of the tax credit A taxpayer may claim a maximum of 30 percent of qualifying home improvement products, and a maximum of $1,500 for qualifying purchases in 2009 and 2010. For example, if you replace two garage doors with two new qualifying insulated doors that cost $1,000 each, you may claim a tax credit of $300 per door, or a total of $600, provided you have not exceeded the $1,500 total over the two years of the tax credit period. Easy Rejuvenation For summer weary GrassAs summer winds down, heat and drought may have left your grass a little tired. Luckily, because of cooler temperatures and an increase in precipitation, fall is the best time for lawn rescue.
With these simple tips, you can ensure an inviting gathering space for next year.
1. Bare and thin spots provide an opportunity for weeds to get a foot-hold on your lawn. To fill in bare patches in a smaller area, apply
Scotts EZ Seed, an all-in-one seeding mix, fertilizer and mulch.
2. Be sure to feed your grass. Use compost, an organic or conventional lawn food – avoid all-purpose fertilizers labeled for gardening on your grass. Always use fertilizers labeled for grass.
3. In early fall, feeding is a simple step, which can be repeated about a month to six weeks later. Feeding grass with a lawn food like Organic Choice Lawn Food will yield great results for minimum effort.
4. Leaves are your lawn’s best friend. Use your lawnmower to “mulch” leaves into dime-sized pieces, then top with winter lawn food.

Bank Fees You Should never Pay If you’re tired of getting nickeled and dimed by your bank, it’s time to switch. “Stopping useless fees forever is a smart way to make your money go further,” says J.J. Montanaro, a certified financial planner with USAA.
If you’re paying these five fees, it’s time to look for a bank that doesn’t charge them.
1. overdraft fees New legislation requires financial institutions to notify customers of their options on overdraft fees. Some banks – like USAA – have eliminated overdraft fees on ATM and debit transactions entirely.
2. AtM fees ATM fees may seem nominal, but they can add up quickly. Take advantage of fee-free, cash-back options offered at grocery or convenience stores when making a purchase, or switch to a bank that reimburses you those fees.
3. check fees Switch to paying bills electronically. This usually fee-free service allows you to pay bills anytime and anywhere without paying for checks.
4. Minimum balance fees Your bank may require a minimum balance in your account – charging a fee for slipping below. Side-step this by carefully matching your situation with the account requirements. For instance, look for an account that waives fees for directly depositing your paycheck, or find an account with no minimum balance requirement.
5. fine print fees Are you charged a fee for monthly account maintenance? Does that monthly paper bill cost extra? It pays to sweat the small stuff and fully understand what your bank is charging you. (ARA)
Home Prices Predicted to InflateThe housing market continues its effort for recovery under the pressure of the sagging economy. Lawrence Yun, chief economist for the National Association of Realtors reports that home prices will go up by 4 percent in 2010, as home resales will continue on the upswing as the the market tries to recover. He foresees that home resales will reach 5.7 million next year, a rise from a projected 5 million in 2009.According to the AP, “He sees unemployment peaking at 10.5 percent before dropping down to around 9 percent this time next year.” Mortgage rates, in the interim, will average approximately 5.7 percent. Top Ways to Add Warmth to Your Home in the Fall Just as animals use the fall to prepare for winter, now’s the perfect time to transform your home into a cozy nest where your family and friends will love to gather.

* Put out the welcome mat - literally. Make visitors feel welcome from the moment they step through your door. Decorate your front door with a seasonal accent and an attractive mat.
* A crackling fire naturally draws people to it. Rearrange your furniture to create a conversation area around your hearth. If your home doesn’t have a built-in fireplace, there are a number of attractive electric fireplaces on the market that provide warmth with no mess or outside vent. Some even hang right on the wall.
* Light the candles. Choose candlesticks in metallics (gold is popular now) or in warm colors. For a unique look when entertaining, Bean suggests making your own votives from apples or gourds with a votive carver.
* Bring the beauty of outside, in. Add richness to your home by using fall’s palette of warm colors. Select fabrics and accessories in warm shades of browns, reds, oranges and yellows. Increase the feeling of coziness by adding layers - think table runners on top of cloths or rugs over carpets - and texture in the form of nubby throws and pillows scattered throughout the room.
* Drape your home in warmth. Now is also the time to replace the summer sheers for more substantial curtains, which can keep out drafts and add color and texture to a room. For added energy savings, check out the variety of thermal window treatments available.
* Think back to black. A touch of black can add sophistication to your home decor. Use it sparingly though, perhaps in a few picture frames, a ceramic vase or a throw or pillows, because too much black can make the room look dreary.
