On The EdgeA buddy of mine just took the plunge. After years of homeownership, he found an “upgrade” house at an incredible deal and signed on the bottom line. The idea of gaining additional square footage and appealing upgrades in a family-friendly location sealed the deal. Now comes the challenging part…selling his current home.

Traditionally, more people buy in the spring and move in June, July and August. That’s really no surprise given the fact that it’s generally easier to move when the kids are out of school and the weather is good. So, do buyers and sellers still “make their move” during the other nine months of the year? You bet they do, and if you’re one of the millions planning to buy or sell this year, it’s in your best interest to make sure you have the competitive edge.

Like my buddy soon found out, once your home goes on the market, it’s fair game for scrutiny by the masses. Get comfortable with the idea that potential buyers will open closet doors, peak behind the shower curtain, poke around the garage and inspect the basement. Do yourself a huge favor and prepare your house for showing by de-cluttering, cleaning, painting, and repairing. Invest in making the house as move-in-ready as possible and you’ll already be miles ahead of the competition. Ask your listing agent to walk through the house with you and explain what you can do to make your house as marketable as possible. A good agent should be happy to make suggestions and even help stage your house for maximum selling impact.

Did you know buyers could use a competitive edge as well? Think about it. There are thousands of properties on the market in varying conditions, locations and price ranges. Sorting through all the property information takes a lot of time and can quickly become overwhelming. Getting pre-qualified for a mortgage should be your first step and will help determine what price range you should be looking in. If you’re working with an agent, they should be scouring the market for you, directing you to appropriate potential properties and assisting you when it comes time to place an offer.

The New Retirement: Keep on WorkingBaby Boomers are continuing to work in retirement. Despite the current economic environment, Boomers are working not just to make ends meet, but rather because they find work physically and mentally energizing. Of those who are still working and have yet to retire, nearly 75 percent plan to do work in some capacity after they officially retire. Many have noted they plan to do so to “ward off boredom and keep busy” or for the “self satisfaction and enjoyment.”

With Social Security no longer a primary source of income for many Baby Boomers, there is a growing trend of delaying retirement. Boomers turning 50 this year plan to retire a median of four years later than 50 year-olds in 1996, at age 67 versus 63 years-old. Additionally, among the younger Boomers, 72 percent plan to work in some fashion during their retirement years. For older Boomers age 64—but not officially retired—74 percent plan to work. Interestingly, however, just under 40 percent of the current Boomer retirees surveyed, including Del Webb residents, said they are actually working now.

“Several decades ago, nearly 80 percent of our residents would be fully retired,” said Blake. “These days many of our Del Webb communities have about 50 percent still engaged in the workforce. They’re either working part-time, starting new businesses or starting a new full-time career. They want

to stay connected. It’s an important part of well-being to stay connected and productive.” The full 2010 Del Webb Baby Boomer Survey findings can be found at www.dwboomersurvey.com.

Top 10 States for Retiree Tax Breaks Forbes Magazine reports states are luring seniors over 65 by offering attractive tax breaks. Seven states - Alaska, Florida, Nevada, South Dako-ta, Texas, Washington and Wyoming - don’t tax personal income at all. New Hampshire and Tennessee tax interest and dividends but not other income.

Taking exemptions, sales tax, local economy and prospects for tax hikes into consideration, tax experts have tagged the following states as offering the best deals for residents over the age of 65.

‘right to rent’ Bill To Help Millions Remain HomeRight to Rent would increase the bargaining power and security of homeowners by temporarily changing the rules on foreclosure and allowing homeowners to remain in their homes as renters for a substantial period or time. During this time, homeowners would pay the market rent for the home as determined by an independent assessment.“Right to Rent gives the homeowner security in their home. They will be allowed to stay there for a substantial period of time, allowing their children to stay in their schools and families to prepare for and plan their future moves,” says Dean Baker, co-director of the Center for Economic and Policy Research. “Right to Rent also would make foreclosure much less attractive to investors. This gives

investors more incentive to modify loans on their own, without the involvement of the government.” (Cepr.net)

Google’s $120,483,800 Pac-Man Logo How much do you think the logo of a big-time brand like Google is worth? According to one recent estimate, the number might be around $120,483,800!

Known for their unique rotation of homepage logos, Google decided to spice things up this past May with a seriously entertaining playable Pac-Man logo. Exactly how engaging was this interactive logo? Conservative estimates say that the average time spent on the Google homepage went up by a full 36 seconds! That’s some quality logo exposure right there.

When factoring in other numbers like 503 million daily visitors, 33 million daily hours spent searching, and a modest assumed visitor income of $25/hour, people estimate Google’s Pac-Man logo destroyed 4,819,352 hours of productivity and cost about $120,483,800 in distracted employee salary. No wonder we’re in a recession!

newsshortsReinventing the Back-to-School Season It might seem a little early to be thinking about the back-to-school season, but for consumers, there’s no time like the present to plan for the next.

And the 1,718 online consumers who responded to PriceGrabber.com’s Back to School Shopping Forecast survey have unique ideas on how they plan to prepare, giving retailers little time to prepare themselves.

First off, rather than saving and doing a major spree at the end of the summer, consumers plan to begin their back-to-school shopping early, distributing the cost of their purchase over a longer period of time. In fact, 26% of back-to-school shoppers planned to make purchases before July 2010, 31% plan to begin their shopping in July, and 38% plan to start in August.

So what does this mean in terms of money spent?

According to the survey, shoppers are still planning to spend as much as they did last year despite their varied spending strategy, which according to 49% of the respondents is due to the need to spread out the cost. A resounding 64% indicated they would not be saving money for back-to-school shopping at all, while a measly 19% said they started saving before April 2010 and 17% started between April and July 2010.

“We are not surprised to see this new, optimistic trend of consumer frugality extend to back-to-school shopping,” said Laura Conrad, president of PriceGrabber.com. “Further analysis of the data supports the idea that consumers are trying to absorb back-to-school spending in their monthly budgets by starting their shopping early to distribute their purchases.”

All is not lost for retailers, however. Of those consumers who plan on doing back-to-school shopping this year, 45% plan to spend as much as last year, 41% plan to spend less, and 14% plan to spend more -- not that bad, unless you consider the overstock issues many retailers might have if they planned for a typical back-to-school rush at the end of the summer.

“The data is clear that consumers are still focused on spending the same amount or less on back-to-school purchases this year, even with the expected lift in the recession,” said Barbary Brunner, chief marketing officer at PriceGrabber.com. “However, instead of saving a little bit each month for back-to-school shopping and then making their purchases at once, we are seeing consumers engage in layaway-like behavior by purchasing a few items each month.”

The results of this survey are just one indication that it’s no longer enough to measure consumers’ behaviors based on whether or not they think the economy is doing well or failing. It’s also not so much a matter of whether they plan to spend more or less this year than last.

The newest factor in the equation is how they’re spending, and it appears they aren’t quite sure about any of it until the moment hits. Perhaps the real question is whether or not retail can adapt to the change.

outhouse Popularity On Rise Sandy Mansmann’s restored 1870s farmstead includes many original outbuildings but, there is one building missing: the outhouse. She has been on a difficult journey to find a replacement to move to her farm in PA’s Nottingham Township.

Oddly, outhouses have become a hot, trendy landscaping decoration - maybe because so few of them have survived and people are longing for nostalgia, Mansmann said. They also make great conversation pieces, she added. Retired antiques dealer Lorys Crisafulli said she knows a guy who wants an outhouse so bad he is willing to pay $500 for one. “All of a sudden, everybody wants one,” Crisafulli said.

The buildings are featured annually in outhouse calendars, and replicas come in all sizes and

shapes, from Christmas ornaments to birdhouses.Preservationists who have old farms believe the outbuildings - including barns and summer kitchens - help to tell the story about how the property was originally used, Mansmann said.

“Placement was very important,” she said. The outhouse needed to be erected away from the spring so as not to contaminate the water sup-ply, and downwind from the kitchen, she said. Not everyone remembers them so fondly. “If you had to go in the night, you had to run through the yard or find a stream,” said Bill Miller, 72. “You’d sit there at night with the door open and see the skunks run by.” “I hated using them at night. Sitting out there alone was scary,” added Crisafulli, 84.

Increase Your Home’s valueWith Basement waterproofing Your home and the things in it are probably the largest investment you’re ever going to make, and it only makes good sense to take care of them. One of the ways you can protect your basement and your belongings as well as increase the resale value of your home is by basement waterproofing.

If you have any moisture or seepage down there, you know it’s doing damage to your foundation, your floor, anything you have in the basement, and the healthful environment of the whole house. Doing some waterproofing can make a world of difference in the life of your home.

There’s been an over-abundance of rain this year, and many people are struggling with water problems in their basements. If you’re one of these people, the type of problem you have will dictate the kind of waterproofing you need to do. Many water problems can be addressed by digging a pit in your basement floor and putting in a sump pump. A sump pump is generally used if the basement of a home lies below the flood plain or in areas that are prone to flooding. Instead of allowing the water to run into your basement, a sump pump will pump it away from your home. For a lot of people, a sump pump takes care of water problems permanently.

Some basements have problems with water seeping in through pores in the walls. After all, concrete is a porous material. When this happens, you want to paint the entire wall surface with a waterproofing paint. This paint is formulated to plug the holes in the wall so that water cannot seep through them. The downside to waterproofing paint is that water can still get into your foundation walls from the outside where it can do a lot of damage.

Sometimes water problems are so great that there is no simple solution. If a sump pump and paint

won’t eliminate the problems, then you need to take a more serious approach. For example, you may need to have the floor dug up and an auxilliary pumping system built into it. Another costly-but-effective solution can be to have the ground around your home dug away so that the foundation can be waterproofed from the outside. By adding a tiling system you can drain water away from your foundation.

A home with a soggy basement is nothing but more problems waiting to happen. You can end up with structural damage if a foundation wall

weakens and caves in, your resale value will plummet, and as mold and mildew grow in the damp environment, the health of your family can deteriorate. Doing basement waterproofing to correct the problems right away can save you from a world of hurt later on.
