Municipal district of Gebze, according to the Address Based Population Registration System dated 2011, the district has a population of 314,122. Gebze is bordered with Izmit to the East, Istanbul to the West, Şile to the North and the Gulf of Izmit to the South and situated on a high plateau. The overall size of the district center is 10 km on the East-West axis and, 15 km on the North-South axis.

Gebze is situated 7 km to Marmara coastline, 49 km to Izmit and 45 km to Istanbul. It is situated 130 meters above the sea level. Gebze is located at an important junction where land, sea and railways intersect.

In addition to the major industrial associations, the district holds Gebze High Technology Institute. Darıca–Bayramoğlu, which is a secondary housing settlement area, is one of the important resorts of Gebze with its coastline and holiday housings. Ballıkayalar Natural Park, Darıca Bayramoğlu Bird Sanctuary can be stated among the natural beauties of the district.

The property is located on the D-100 (Istanbul-Izmit) highway route, and faces Istanbul Street that links Gebze Center to Osmangazi Industrial Zone and Yeni Bağdat Street. The property is accessible through Yeni Bağdat Street which is one of the main arteries of the region, D-100 and TEM highways.

Transportation from the Highway D-100:

Moving from Istanbul in the direction towards Izmit, after passing Tuzla, continue the road until the exit to Bayramoğlu. 100 meters after passing Bayramoğlu exit, turn right to Çayırova and continue onto the bridge. Continue to drive for 300 meters following Çayırova signs. Transportation from the Motorway TEM:

Coming from Istanbul make an exit from the highway through Şekerpınar tolls, proceed 2 km in the same direction. Con-tinue to drive further 200 m following Çayırova signs. After passing Fatih Tunnel, turn right to join Yeni Bağdat Street and proceed 400 meters, after the intersection turn right at the back door of Pimaş, passing by Kadırga Restaurant proceed 50 meters to reach the Main Entrance (front door) of Pimaş Factory Facility.

The Development Potential in the Region:

Industrial development is the main characteristic of the region of the property. In the close vicinity of the property, espe-cially on Istanbul Street, there are 2-3 storey buildings that are currently used as manufacturing sites and storage facilities. Being a former industrial area, the infrastructure of the region has no problem. The property has high accessibility due to its proximity to major transportation corridors and link roads.

Gebze Municipality district of Kocaeli province has led to the development of the region. There are many innovative projects prepared by the Metropolitan Municipality and Gebze District Municipality. Due to its location Gebze district is the most dynamic region for the logistics and commercial activities. Additionally, many transportation projects supporting the region are anticipated. Initially, D-100 highway double road and paving works had been completed. The construction of the high-way and bridge, which will connect Istanbul to Bursa and Yalova through Gebze - Izmit route, currently continues.

Sale Process SummaryThe timeline and the process specification applicable for each Buyer are stipulated below:

• Colliers International Turkey will conduct the marketing process, during which will introduce the Property to all potential buyers.

• Colliers will coordinate the communications between interested parties and the Seller.

• Interested parties will be asked to submit a non-binding offer to Colliers International Turkey.

• The Seller, at its sole discretion, reserves the right to accept or deny any offer.

• The Seller, at its sole discretion, reserves the right to accept or deny any offer; in all cases the Seller shall inform the Buyer about his decision no later than within one month after submitting of a non-binding offer by the Buyer.

• In case of an agreement with a buyer the parties shall sign a letter of intent (LOI).

• The Buyer shall complete due diligence no later than within 2 weeks after signing of the LOI.
