Property Market: Reports

What is it about loft-style living that is appealing to so many of us? There are too many fabulous

features and reasons to name just a few. For most of us, it’s the high ceilings, the open concepts and the brick features that draw us to them.

However, it’s those same qualities that can also create some challenges. We spoke to ZWADA Home Interiors & Design principal and interior designer Don Zwarych for tips on some of the most common decorating issues that loft dwellers face.

“Every designer will have a diff erent take when decorating any interior with high ceilings, but it’s not that much diff erent than other spaces, it just requires a little more creativity,” says Zwarych. “When we design lofts, we divide the room into three levels, fi rst, the upper level (the high ceilings), then the middle (walls) and lastly the lower (living space).”

From there, you have to factor in your design style: contemporary, more traditional, or transitional.

“If your home decor is modern, leave the upper level as is, minimalist,” adds

Zwarych. “If you are more traditional, create interest with panelling or by using layers.”

Zwarych loves cladding walls with brick, natural stone and wallpapers with depth and lots of texture, and also notes that grass cloth is making huge comeback.

“In lofts, opt for more than one focal point and create separation and defi nition within the space,” he advises.

ScaleAs in any residence, the size of your

furnishings needs to match the volume of the space.

Impressive soaring ceilings in a loft with too much furniture will give the impression of a dollhouse – defi nitely not the desired intention. High-ceiling lofts lend themselves beautifully to large-scale furniture or artwork. Zwarych tells his clients to embrace the height.

Privacy and DivisionUnlike a traditional home with doors

separating rooms, lofts don’t have divided

spaces other than the bathroom.“When you’re living in a loft, you have to

create barriers for some degree of privacy,” Zwarych says. A great way to devise private spaces in a loft, he adds, is to establish the eff ect of alcoves, “So people can be both together in the same space and yet have their own individual space.”

Divide the loft into sections and distribute furniture to create little intimate spaces anchored by carpets, a chair, an open bookcase, bi-fold doors, Japanese sh ji doors or with the use of folding screens or fl oor-to-ceiling draperies in bold or sheer fabrics.

The range of options for materials and styles is one of the great things about loft living. You can opt for clear glass or opaque bi-fold doors that allow for lots of natural light to fl ood in, yet still off er you that privacy you need.

Lighting and ColourLighting is crucial in any home in order to

achieve ambience, atmosphere and mood. However, in a loft space, for maximum

Pendant lights hung lower work well where you want to create a more intimate feel, such as over the dining table or a sitting area. Hang lights higher in spaces like the entry hall and kitchen work zones.

Zwarych also recommends bold, dramatic lighting – think large chandeliers – and a variety of mounted and fl oor lighting options.

As far as your colour scheme is concerned, it is best to stick to a simple, neutral earth-tone colour palette.

“Here on the West Coast, soft greys and various shades of white work wonderfully in lofts,” says the seasoned designer.

When Sandy’s husband Bob Blue retired, both felt their 4,500-square-foot home was

way too big for the two of them. They decided to give condominium living a chance.

“We sold our house three years ago and bought a condo in a low-rise,” says Sandy Blue. “We found we really enjoy condo living.”

However, when the couple heard about Mahogany at Mill Lake in Abbotsford, they knew they wanted to live there.

“We loved that it was located by Mill Lake and that we would have amazing views,” she adds.

Soon after, they purchased a two-bedroom residence on the 16th fl oor.

“We are so excited … our entire suite has fl oor-to-ceiling windows and we have incredible views of Mount Baker,” she says. “Mill Lake is a jewel right in the city. Not only are we next to a large

lake, we are surrounded by protected green space.”

Blue’s comments are echoed over and over again by buyers, says Karen Gallant, sales manager at Mahogany at Mill Lake.

“With prices starting from $274,900, Mahogany is selling extremely well,” says Gallant. “We have already sold more than 60 per cent of the suites. What buyers tell us is they love the views and the amenities we off er.”

Quantum Properties’ Mahogany at Mill Lake is a sleek, contemporary 26-storey concrete high rise off ering a collection of 156 condominiums, rang-ing from 620 to 1,535 square feet. (Three-level penthouses boast more than 2,800 square feet.)

“We are going to have three fl oors of commercial space. It will include a bis-tro, great to meet up with friends over coff ee or pick up a quick dinner-to-go,” says Gallant.

With views of Mill Lake to the North East and Mount Baker to the South East, each residence delivers panora-mas. With fl oor-to-ceiling windows and generous decks and terraces, residents can enjoy their coff ee while taking in the vistas.

Each home will feature nine-foot ceil-ings, Canadian-made engineered hard-wood fl ooring, natural gas fi replaces, KitchenAid appliance package and quartz or granite countertops.

“Fourth-fl oor homes will have large terrace decks with built-in barbecues, planters and fi replaces,” says Gallant.

Residents will also enjoy private ame-nities, presenting an indoor pool and hot tub, fi tness studio with changing rooms and showers, two guest suites and a club room with full kitchen. In addition, for the handyman, there will be a workshop in the parkade.

In an eff ort to be as sustainable as

possible, Mahogany is equipped with geothermal heating and cooling, ener-gy effi cient windows, LED lighting and other environmentally friendly features.

Mahogany off ers plenty of conve-niences, including transit, schools, great shops and restaurants, all within easy walking or driving distance. “You can walk to both Sevenoaks Shopping Centre and West Oak Mall,” Gallant adds.

Quantum Properties is a locally owned and family-run company with more than 15 years of building quality condominium projects.

Mahogany at Mill Lake Presentation Centre, 2180 Gladwin Road, Abbotsford, is open every day (except Fridays), from noon to 5pm. For more informa-tion, call 778-255-9990 or visit www.LivingMahogany.com. Tentative occu-pancy is slated for the end of December 2017 – February 2018.
