So says Adelaide Wildschut, the Rawson Property Group’s fran- chisee for the area. This development, to be known as Macassar Village Estates, will con- sist of 53 homes in four floor sizes: 48 m², 57 m², 65 m² and 72 m². The homes will all have mono-pitched roofs and two or three bedrooms. Communal and bathroom areas will be tiled and purchasers can choose between laminated wood or tiled floors in the bedrooms. The sales price includes a stove in every unit, built-in cupboards in the bedrooms, blinds, burglar bars and safety gates on the external doors. Each unit will have a “starter ga- rage”, the remainder of which can be added to each unit for a small extra cost. All homes are freestanding and on their own plots. The prices, which vary from R340 000 to R448 000, are “amazingly low” in today’s market and almost without equal anywhere in the Cape, says Wildschut. This, she says, means that the ma- jority of buyers will have to be earn- ing a combined family income of at least R10 000 per month and she an- ticipates that nearly all the purchas- ers will be applying for 100% bonds. The Rawson Property Group is the only agency involved in this develop- ment and they expect the units to be sold out before the end of the year. Macassar, which is sometimes re- ferred to as the Cape’s “sleepy hol- low”, has always had a very active home sales market, says Wildschut. The main reason for this is simply affordability: prices here are very seldom above R550 000 and can go as low as R100 000. Furthermore, she says, the area has both primary and secondary schools, an old age home, clinic, a few sports facilities and retail centres. A flourishing taxi industry en- sures that residents can reach Som- erset West, Strand, the Rheinmetall Denel Munition factory and various transport depots relatively easily. Demand has recently been strong enough to ensure that the Rawson Property Group, on average, sells four to six homes each month. “As always in the low cost market the big challenge is to get bonds for our buyers, especially those needing 100% bonds. With the help of Rawson Finance, we are currently achieving a 60% success rate – but it has to be said that the credit record ‘blemish- es’, which can cause a bond to be de- nied, can be very minor indeed and quite often simply the result of a mo- ment of forgetfulness rather than a deliberate unwillingness to pay,” says Wildschut. The large number of people unable to obtain bonds has boosted the Ma- cassar rental market and monthly rents can vary from R2 000 to R6 000, the average being around R2 900. The number of buy-to-let investors in the area is quite small at the moment but is steadily increasing, says Wild- schut.     This development, to be known as

    Selling your property is an expensive

    business. There are agents fees to pay,

    and when you buy a new property you

    have transfer and bond costs as well. So

    its not a decision to be taken lightly.

    In some cases your requirements may

    have changed to the point when you have

    to up or downscale and in such a case

    its impossible to avoid selling.

    In other cases it may be a real option

    to consider improving or enlarging your

    existing home to accommodate your

    needs. The positive of making such an im-

    provement is that you can avoid the costs

    referred to above.

    However, you do need to give considera-

    tion to the risk of overcapitalizing.

    In other words, if you spend the money

    improvingyour existingproperty, are you

    likely to at least recover your costs, and

    hopefully also some additional return on

    your investment.

    Its true that in some areas if you over-

    spend on a property the likelihood of re-

    covering these costs is very small.

    When you sell one day, you may be in

    a position where you have spent much

    more on your property than any buyer

    would bewilling to give you for a property

    in your location.

    If you wanted to sell, you would have to

    listen to themarket and price accordingly

    and then you may well lose on your in-

    vestment.

    Before making the decision to improve

    an existing property, why not find out

    what the ceiling in your suburb is.

    Estate agents have access to recent sales

    information that will show what prices

    are actually being achieved in your area,

    and what the median prices are.

    This should give you a good indication

    as towhether or not youwould be overcap-

    italizing.

    Also remember: The golden rule when

    it comes to property is location, location,

    location.

    You dont want to be the owner of the

    best house in the area as you are unlikely

    to achieve the price you should for your

    home.

    Its also important to appreciate that

    some improvements to a property will in-

    crease its market value, while others just

    wont.

    For example, adding a swimming pool

    will only increase the value in the eyes of

    a future purchaser that really wants a

    pool.

    Painting the property pink is unlikely

    to add any value, as most purchasers will

    want to repaint to another colour.

    As a general rule, improvements to

    kitchensandbathroomsarewell received,

    as is the addition of bedrooms, entertain-

    ment areas, and garages. But be sure to

    cost these potential improvements well as

    in most cases building costs and planning

    fees are more than anticipated.

    The more information you have at your

    disposal the better decision you will be

    able to make.

    So, in addition to doing thorough re-

    search on your own area and the real costs

    of the improvements you need, why not

    also look at what other properties are

    available to purchase that would meet

    your requirements.

    Looking costs nothing and you may

    well find a property that fits the bill in an

    area you like, for the sort of money you

    are willing to spend.

    If in doubt, why not ask a real estate

    agent that you trust. They should be able

    to give you the advice you need, free of

    charge.

    When you have all the facts, then make

    the decision that is best for you and your

    family in the long term.

    The latest available building

    statistics from StatsSA show

    that the rate at which new

    homesarebeingdeliveredtothe

    market continues to trend up-

    wards, but that the average size

    of these new units is declining.

    On an annual basis, the total

    value of new residential buildings

    completed rose 25% in January

    and February, while the value of

    building plans passed for new

    homes rose 20,5%, notes Rudi

    Botha, CEO of BetterBond, SAs

    biggest mortgage originator.

    In the same period, however,

    the square metreage of new small

    homes (less than 80 m) completed

    rose 20,2%comparedwith the first

    two months of last year, and that

    of flats and townhouses completed

    rose 38,7%, while that of homes

    bigger than 80 m rose only 1,1%.

    Meanwhile the square

    metreage of plans passed for

    new houses of 80 m or more

    rose 2,4% and that for flats

    and townhouses awhopping

    50,2%, clearly indicating

    that this iswheredevelopers

    believe future demand will be.

    sumer preference for small-

    maintain homes in the face

    of rising property rates and utility

    costs.

    This trend is underscored, says

    Botha, by the fact that flats and

    townhouses now account formore

    than27%ofallresidentialbuilding

    completions, up from 24% in 2011,

    andsuggests thatestateagentswill

    increasinglyhave tohone their ex-

    pertise in sectional title sales, and

    in working with bodies corporate

    and home owners associations.

    Meanwhile, this is all good

    news for first-time buyers espe-

    cially, because there is usually no

    transfer duty payable on newly-

    built homes (VAT being included

    in the sale price instead).

    This can significantly reduce

    the amount of cash they need to

    complete a purchase, at a time

    when theaveragedeposit required

    by the banks is 17%, Botha adds.

    The average has gone

    from 141m in 2006 to

    To date, nearly 1,9 million Golf

    GTI units have been sold world-

    wide, of which over 59 500 in

    SouthAfrica alone. No one could

    havepredicted suchphenomenal

    success when the first Golf GTI

    was launched in 1976 (in 1982 in

    South Africa). At that time only

    5 000 units were planned for pro-

    duction.

    The first-generation Golf GTI set

    a fundamental standard for dynam-

    ic performance thatwasmore clear-

    lydefinedthaninanyothercompact

    car of its era. Everything was just

    right about itthe safe and taut

    chassis, the agile and fuel-efficient

    injection engine and the cars styl-

    ing, as unmistakable as itwas time-

    less.

    All of this combined with the in-

    signiasofa futureiconaredstripe

    around the radiator grille, a black

    border around the rearwindscreen,

    a sporty steering wheel like in the

    Scirocco Coup, a golf ball as a gear

    shift grip, ergonomically perfect

    sport seats with a classic tartan de-

    sign and a name that would never

    be forgotten: GTI.

    The engine of the first Golf GTI

    produced exactly 81 kW. Now, the

    seventh-generation Golf GTI deliv-

    ers 162 kW to the front wheels -

    which is exactly double the power

    of the first Golf GTI.

    The turbocharged engine of the

    GTI is from the third generation of

    the EA888 engine series and has a

    completely newly developed cylin-

    der head. A unique feature in this

    power class is the water-cooled ex-

    haust gas circulation loop to the tur-

    bocharger that is fully integrated in

    the cylinder head.

    This type of exhaust gas

    cooling makes a crucial con-

    tribution to improving fuel

    consumptionat full load in the

    new GTI. The 1, 984 l TSI en-

    gineadditionally featuresvar-

    iable valve timing with dual

    camshaft adjustment and

    valve lift on the exhaust side,

    which is adjustable over two

    stages. This enables optimal

    controlof thechargeexchange

    process for better perform-

    ance, fuel economy and low

    emissions.

    The new GTI is equipped

    with a stop/start system and

    a six-speed gearbox as stand-

    ard. The benefits of BlueMo-

    tion Technology system are

    evident in the combined fuel

    consumption value of

    6,0 F/100 km (CO: 139g/km).

    The fuel consumption of the

    new Golf GTI was reduced by

    1,3 F (7,3 F/100km) compared

    to the previous model

    (155 kW). The optional 6-speed

    dual-clutch transmission

    (DSG) offers uninterrupted propul-

    sivepower,whichmatchesthechar-

    acter of the sporty icon to perfec-

    tion. In this case, the fuel consump-

    tion is 6.4 F/100 km (equivalent to

    148 g/km CO), an improvement of

    1,0 F/100km (7,4 F/100 km).

    The significantly improved fuel

    economyvalues of the newGolf GTI

    can be traced back to actions that

    fought for every tenth of a litre in

    savings.

    The sports car, like the basemod-

    el, is based on the new modular

    transversematrix (MQB).And, sim-

    ilar to the base model, the weight of

    the GTI was also reduced compared

    tothepreviousmodel from1 393 kg

    to 1 351 kg (42 kg savings). The car's

    aerodynamics were also improved

    from 0,73 m in the previous model

    to 0.70 m. In urban traffic and in

    traffic jams, the standard Stop/

    Start system of the GTI has a posi-

    tive effect on fuel economy.Thesub-

    stantially higher torque of 350 Nm

    (instead of the 280 Nm of the previ-

    ous model) made it possible to also

    reduce the gear ratios for lower en-

    gine speeds, adapting them to the

    engine's lower rev levels. This

    helped to reduce fuel consumption.

    The internal engine modifications

    weremadeincludinganewandin-

    novative thermal management sys-

    tem; they contribute towards the

    noted18percent improvement in fu-

    el economy in the 2,0 F TSI.

    The low fuel consumption and

    emission values of theGolf GTI con-

    trastwith the car's drivingperform-

    ance data. The 162 kW Golf GTI ac-

    celerates to 100 km/h in 6,5 seconds

    and has a top speed of 246 km/h

    (DSG: 244 km/h).

    ThenewGolfGTI isdistinguished

    from other cars in the model series

    by numerous additional features

    and classic GTI insignia. On the ex-

    terior, they include the red painted

    brake callipers, smoked LED rear

    lights in a custom design as well as

    chrome tailpipes on the left and

    right.

    For the first time, the sporty

    Volkswagen also has, in addition to

    theGTIbadges at the front and rear.

    phy of the GTI logo that has

    been used for decades.

    The launchcoloursareRed,

    been synonymous with the

    which will be unveiled at its world premiere

    event in New Delhi, India on July 15.

    It may only be nine km long, but

    Sani Pass, the notoriously dan-

    gerous, steep and twisty gravel

    mountain pass linking KwaZu-

    lu-Natal with the Mountain

    Kingdom of Lesotho, has long

    been considered a serious test

    for off-road vehicles.

    For exactly that reason, Suzuki

    Auto Club SAs Jaco Nel decided

    that driving up Sani Pass would be

    aworthy testof theversatileSuzuki

    SX4hatchbacks all-terrain talents.

    And while conquering Sani Pass

    would be the key objective, the trip

    would entail driving some 1 350 km

    over varied terrain, including

    crossingLesotho from the top of Sa-

    ni Pass to the border post at Ficks-

    burg.

    The SX4s odyssey started inCen-

    turion, and after following the na-

    tional route to Villiers, Nel and his

    crew opted for the road less trav-

    elled, traversingmostly rural grav-

    el roads all the way to the town of

    Himeville at the foot of the Draken-

    sberg. The SX4 took the ruts, rocks

    and washaways in its stride, while

    demonstrating the benefits of its

    all-wheel drive system to good ef-

    fect.

    But the real test was yet to come.

    Arriving at the South African bor-

    derpost, locatedat thebottomofSa-

    ni Pass, the SX4 was dwarfed by all

    the large, so-called "serious" off-

    road vehicles waiting to tackle the

    pass.

    Needless to say, the presence of

    the compact Suzuki, which admit-

    tedly looks more like a sporty

    hatchback than an all-terrainer,

    evoked much shaking of heads. It

    wasobvious that therewassomese-

    rious doubt about the ability of the

    SX4 to reach the top of the pass.

    Intent on proving their critics

    wrong,Nel andhis teamsetoff from

    the border post, opting for the cars

    4WDAutomode to provide the nec-

    essary traction. The SX4 made it

    look all too easy, copingwith the of-

    ten treacherous conditions with

    consummate ease.

    The last few corners near the top

    of the pass proved to be the most

    challenging,as theverysteepgradi-

    entwouldnormally require switch-

    ing to low range. However, the SX4

    wasnt going to be intimidated by

    that fact, and bravely soldiered on,

    withNel opting for 4WDLockmode

    to optimise grip.

    Much to the surprise of several

    onlookers, the Suzuki SX4 arrived

    at the top of Sani Pass without so

    much as a scratch. But the chal-

    lenge was by no means over. Some

    of the roads leading from Sani Top

    to themain roadwere even rougher

    than the pass itself.

    Undaunted, the SX4 took the con-

    ditions in its stride,and didnt miss

    a beat on the long and often chal-

    lenging route to the Ficksburg bor-

    der post. After a welcome respite

    and overnight stay in the cherry

    capital of SA, the SX4 was saddled

    up for the final leg of the journey,

    this time on tar.

    Showing off its versatility, the

    SX4 swapped roles from talented

    all-terrainer to comfortable cruis-

    er, cossetting its occupants in cli-

    mate-controlled luxury as it cov-

    ered the final 400 km to its home

    base.

    The SX4 covered just more than

    1 350 km in three days, of which 500

    km on gravel roads. Fuel consump-

    tion averaged approximately

    8 F/1 000 km, and the entire trip

    was completed without a single

    hitch: no punctures, no body dam-

    age, and no mechanical ailments.

    Our trip proved emphatically

    that the Suzuki SX4 is a great all-

    rounder. It copedwith awide varie-

    ty of road conditions, conquering

    the iconic Sani Pass in the process,

    while delivering on the comfort,

    performance and safety fronts,

    too, Nel concluded.

    Fluence Dynamique 2,0 F sedan

    Renaults latest CVT technology

    is tangibly impressive and address-

    es the key customer requirements

    that include performance, comfort

    and economy.Highly responsive on

    starts and at low speeds, it affords

    a comfort perspective it provides a
