The Reddam House group of schools was founded by Graeme Crawford, a renowned South Afri- can educator, who opened his first school in 1993. In 2000, Reddam House Constan- tia opened in Cape Town, followed by Reddam House campuses on the Atlantic Seaboard, Bedfordview and in Sydney, Australia. Various other campuses were subsequently opened both in South Africa (Red- dam House Waterfall Estate, Redd- ford House – The Hills and Blue Hills) and abroad. The addition of two new schools in the United King- dom recently brings the total num- ber to 26. “Our schools are co-educational, non-denominational and independ- ent, affiliated to the Independent Ex- aminations Board (IEB), encourag- ing students to learn in a relaxed, self-disciplined academic environ- ment,” said Sheena Crawford- Kempster, managing director of Reddam House. “We nurture the unique individu- ality, talent and self-assurance of each student, equipping them to take on the world with poise and confidence. ReddamHouse joinsSomerset LakesOne of South Africa’s most suc-cessful private school groups,Reddam House, will establish anewschool on the64-hectare res-idential estate known as Somer-set Lakes, located just two kilo-metres from the historic centreof Somerset West.

The Reddam House group ofschools was founded by GraemeCrawford, a renowned South Afri-can educator, who opened his firstschool in 1993.

In 2000, Reddam House Constan-tia opened in Cape Town, followedby ReddamHouse campuses on theAtlantic Seaboard, Bedfordviewand in Sydney, Australia. Variousother campuses were subsequentlyopened both in South Africa (Red-dam House Waterfall Estate, Redd-ford House – The Hills and BlueHills) and abroad. The addition oftwonewschools in theUnitedKing-dom recently brings the total num-ber to 26.

Beware of lowcommissionsIf there is one tactic that residentialproperty sellers should never adopt, itis trying to negotiate the agent’s com-mission down to ridiculous levels be-fore they startmarketing the propertyor give a mandate to sell.This, says Bill Rawson, chairman of

the Rawson Property Group, is a ploywhich almost always has disastrousresults.“After 43 years in property market-

ing, I am more than ever convincedthat good agents, those achieving thebest results for their clients in theshortest possible time, have no needto — and do not — accept commissioncuts,” says Rawson.“In many cases they will not only

charge a full 7% commission, but theywill only accept the mandate if theycan have it on an exclusive basis. Cli-ents come to realise very quickly thatwith such agents, they are now gettinga top class service andwill achieve topclass prices.”On the other hand, says Rawson, es-

tate agents who accept low (for exam-ple 3%) commissions are all too oftennon-performers: the only reason theyagree to such commissions is becausetheir lack of success has made themdesperate.In general, says Rawson, respect for

estate agents has improved since thenew educational standards have be-come mandatory.However, he says, there is still a

small minority of agents who shouldnot be in the profession — and theseare often the ones who will drop theircommissions far too low.

Marelise Visagie, the area’s Platinum SelectAgent for Lew Geffen Sotheby’s InternationalRealty, says in an old established neighbour-hood like this there are always families thathold on to their properties for generations. Shesays they have also found that children whogrew up in this neighbourhood, more oftenthan not, return to the area when they areready to invest and settle down.

Chairman of Lew Geffen Sotheby’s Interna-tional Realty, Lew Geffen, says many nationaland international companies are headquar-tered in the area, and it is from these firms thatthey get both successful employees and clientsopting to buy in Mostertsdrift.

Visagie says Stellenbosch Primary School,which is in Mostertsdrift, has become one ofthe most sought-after primary schools in thetown. To ensure a place for your child in thisschool, she says you have to live in the areaor apply long in advance.

When it comes to good property buys in thearea, Visagie says Mostertsdrift offers a varie-ty of properties with an entry level price ofaround R5 million for free standing homes.

“Much of the time, because the land is bigbutthehousesareold,peoplebuythemtoreno-vate or knock down and rebuild.” Historicalhomes are, of course, an entirely different mat-ter, she says. They can’t simply be knockeddown.

She says buyers will often renovate homesthat are in the region of 800m² to 1 000m² at acost of R10 000 to R15 000 plus per m².

After such renovation projects, Visagie saysthese homes could easily go back onto the mar-ket at the R10 million plus range.

She says that while there have been a fewsales inthissuburbreachinguptoR17 million,there are many homes that would probablyfetch much higher prices if they were on themarket.

Visagie says the larger stands bordering the

river are sought after, as are the few standsbordering the Jan Marais Nature Reserve.

AccordingtoLightstone,in2014only15prop-erties worth nearly R70 million were sold inthe exclusive suburb of less than 300 homes.Only two of those properties were sectional ti-tle. Some 65% of the property owners in thesuburb have owned their homes for five yearsor more, and 40% of them for more than 11years.

“That’s what makes this such a sellers’ mar-ket; very few people actually want to put theirproperties up for sale, and there are more buy-ers who find Mostertsdrift highly desirablethan there are properties available.”

According to Lightstone, the vast majorityof both established owners and new buyers fallwithinthe36to49yearagecategory,indicatingclearly the family nature of the suburb.

On the market is a home that Visagie de-scribesasa fixer-upperbuilt in1963atanexcel-lent address surrounded by large renovatedhomes. The house is selling for R5,5 million.

Shedescribesanotherofthehomesasabeau-tiful architectural home on 1 200 m² of landwith mountain views and the capacity to ac-commodate two families. This home has theadded bonus of being in one of two secure com-plexes in Mostertsdrift, and is on offer forR15 million.

Visagie says buyers are mainly from Preto-ria in Gauteng and Cape Town’s northern sub-urbs. “We find that foreign buyers also enjoythe area and appreciate the surrounds.”

Peoplewill liveinStellenboschforsometimeas they wait for the right property to becomeavailable in Mostertsdrift. Such buyers are ed-ucated and willing to invest in an area that isstill one of the most sought after in town, shesays.

ChrisCilliers,LewGeffenSotheby’sInterna-tional Realty principal for Stellenbosch, saysMostertsdrift is unique in many ways. He saysit is close to top schools, the University of Stel-lenbosch, the centre of town, the nature re-serve, hiking trails, world-class sporting facili-tiesandisnestledatthefootof theStellenboschMountain with the Eerste River runningthrough it.

“There is very little traffic, the area is flatand many children walk, skateboard or cycleto school.” Every day the streets are filled withchildren, mothers pushing prams, dogs, stu-dents jogging and mountain bikers comingthrough to enter into some of the best tracksin the world, he says.

MAX of Southern Africa, the decision to moveor renovate is one that many South Africanhomeowners will face at some stage of theirlives.Henotesthatitisadecisionthatwilllarge-ly be determined by various key factors suchaswhether theexistinghomehasthenecessaryspace foradditional roomsneeded toaccommo-date the family’s changing situation. There isalso the question of affordability and whichchoice makes the most financial sense for thehomeowner’s pocket.“There is no right answer to the question as

the deciding factors will be unique to the indi-viduals and their specific situation, for eachhomeownerthechoicewillhavetofittheirlifes-tyle and circumstances. Many homeownersaimtoremainintheirhomeforaverylongtimeandthereforepurchaseapropertythattheywillbe able to alter as their budget allows or theirneeds change. While other buyers purchase ahomethatisrightforthematthetime,butknowthatas soonas their situationchanges theywillhave to relocate,” says Goslett.There are advantages and disadvantages to

eitheroption,buttherearestepsthathomeown-erscan followtoassist theminmaking thedeci-sion a slightly easier one.“The initial step is for the homeowner to de-

termine the value of their property, alongwiththe estimated cost of the required renovationproject,” says Goslett. “It is important that thehomeowner factors in all costs involved in theproject such as the materials and the labourcosts of the contractor. Homeowners will needto bear in mind that where projects affect thestructure of the home they will be required toget a building inspector to sign off on the plansbefore ground is broken,” says Goslett.He notes that as a general rule it is advisable

toaddanadditional10%totherenovationcoststo cover any unexpected issues thatmay occurduring the project’s construction. Once a ball-parkfigurehasbeendetermined,thehomeown-erwillbeable tocompare thecostof therenova-tion versus properties that they would be ableto purchase by adding that amount to their ex-istingbondamount.Dependingonhowlongthehomeownerhaslivedinhisorhercurrentprop-erty, the market and the home’s appreciationover time, they may have also built up equitythat could be used towards the purchase of alarger property. “Depending on the homeown-er’sbudgetandrequirementsitmaybepossiblefor a homeowner to find a property that meetstheir needs and some added extras such as anadditional room, a double garage or proximityto good schools. Of course there is the alterna-tive that they don’t find anything within theirprice range, which points to the fact that itwouldbemorefeasibletoundertaketherenova-tion project. One way or the other, comparingapples with apples will help make the home-owner’s decision easier,” says Goslett.

According to Goslett, a major concern whendeciding to renovate a property is the risk ofover-capitalising. If the home offers more, buthas become over priced for the area in whichit is situated, it may be very difficult to sell theproperty at a later stage. “It is vital to find outthe average property price in the neighbour-hood before renovating or adding to the home.Iftherenovationcostsexceedtheaveragehouseprice, it may be quite a few years before thehomeownerwouldbeable to sell their propertyandrecoup themoneyspentof theproject.Thatsaid, thedecision to renovate or changeahomeis not always to increase the home’s value orforthepurposesofresale.Veryoftentherenova-tion is to improve the living conditions or lifes-tyle of the current homeowners – emotion is of-ten a driving factor in the decision, not cost,”says Goslett.Henotes thatmanyhomeownerswould rath-

er stay in the area for reasons that go beyondappreciationvalueandasaresultchoosetoren-ovate. “There are several reasons that peoplechoose to stay in a certain area, such as the factthattheygrewupthereanditholdssentimentalvalue, it’sclosetowheretheyworkortheirchil-dren are settled and happy in the local school.Manyhomeownersalso enjoy the creative free-dom and control that they have over a renova-tion project, such as choosing the materials orfixtures used,” says Goslett. “While livingthrougharenovationcanbe stressful andoftendisruptive to everyday life, moving to a com-pletely new home is not without its own set ofchallenges and costs.”Goslett concludes by saying that there are

Michelle Dickens, managing director ofTPN Credit Bureau notes: “Tenant paymentinformation for Q3 2014 reveals 86% of ten-ants are in good standing; property ownersare saddled with 5% of tenants who do notpay their rent. Although not all of these ten-antswillrequirelegalactiontoregainposses-sion of the property, the benefit of credit vet-ting and affordability assessment of prospec-tive tenants should not be under-estimated.”

Judgment in the case of All Building andCleaning Services CC v Matlaila and Otherswas handed down on Thursday 16 January.In essence the judgemade a finding based onthe 44-year tenure of the occupants, the facttheoccupantswereelderlyand therealpossi-bility they would be left homeless, and theoccupants’ allegation that the current prop-erty owners or agents acting on their behalfhadattemptedto forciblyremovethetenants.For these reasons the court denied the prop-ertyowner their request for evictionandpos-session of their property.

Elize Le Roux, director at SSLR Inc, previ-ously Steyn, Steyn and Partners, attorneyacting on behalf of the property owners, ex-plains:“It isofparamountimportancetoreal-ise that this is a unique case, it did not origi-nate from a normal lease agreement or auc-tion-bought property, and as such it shouldnot be seen as the way courts typically ap-proach evictions.”

Le Roux further points out: “It is the dutyof each and every landowner to ensure that

when they are facedwith an illegal occupant,they follow the correct procedure to obtainthe eviction order to ensure that they do notgivethecourtanopportunitytoreachconclu-sions that erodes the rights of property own-ers.

“Consequently, theage,periodofresidenceand other relevant factors to be consideredbythePreventionof IllegalEvictionfromandthe Unlawful Occupation of Land (PIE) Actwill not overshadow the owner’s constitu-tional rights and it can only be found to bejust and equitable for an eviction to be grant-ed.”

In conclusion, the rights of landowners areprotected by the constitution. It is of crucialimportance to protect these rights in orderto preserve investor confidence. For this,SSLR Inc have been instructed to apply forleave to appeal against this decision andwillhopefullybeabletorestorecertaintyandcon-fidence for property owners.

Even if you don’t have a spare room torent out, you can perhaps still make someextra cash to put towards your “bond liber-ation day” by renting out a storage space,garage or carport.

This is according to Shaun Rademeyer,CEO of BetterBond, who says the goodnews is that there are triedand testedwaysto bring that day much closer, and saveyourself tens of thousands of rands in theprocess.

“Did you know, for example, that if youhave a home loan of R800 000 at an interestrate of 9.25%, you could drop your bondrepayment period to 17 years instead of 20,and save R178 000 in interest, just by pay-ing an extra R500 a month into your bondaccount?”

And if you were somehow able to makean additional payment of R2 950 everymonth, he says you could slash the bondpay-off period to ten years, saving R532 000worth of interest.

Unfortunately, though, most homeown-ers just don’t have that extra income to

hand over every month, especially if theyare first-time buyers. This means theyneed to find other ways to chip away attheirhomeloanbalanceandrepaymentpe-riod.

Thegearbox featuresVariableTorqueMan-agement which unleashes the engine’s mas-sive torque smoothly and powerfully rightacrosstherevrange,whilespecificgearratios

deliver incredibly progressive accelerationwhen the driver floors the throttle. As is al-ways the case, Ferrari’s engineers have dedi-cated great attention to perfecting the 488GTB’s sound, creating a new soundtrack thatis full, clear and totally distinctive, as expect-ed from any Prancing Horse engine.

The car’s aerodynamics alsomadeapivotalcontribution to performance: its 1,67 efficien-cy figure is a new record for a productionFer-rari, and is the fruit of 50 per cent more down-force than the previous model and reduceddrag. The greatest challenge was achievingthese twogoals simultaneously. Several inno-vative elements were specifically developedto do so, not least a double front spoiler, base

bleedside intakesand,at therear, activeaero-dynamics coupled with a blown spoiler. Theaerodynamicunderbody,which incorporatesvortex generators, is highly sophisticated,too.

TheFerrari 488GTB’s subsystems and elec-tronic controls make its power and perform-ance instantly available and controllable. Itis, in fact, the most responsive productionmodel there is, with razor-sharp responsetimes comparable to those of a track car.

The evolved version of Ferrari’s side slipangle control system (Side Slip Control 2 –SSC2) is more precise and less invasive, pro-viding greater longitudinal acceleration outof corners. Aside from integrating with car’s

F1-TracandE-Diff, theSSC2nowalsocontrolsthe active dampers which renders the car’sdynamic behaviour during complex manoeu-vres even flatter and more stable.

Designed by the Ferrari Styling Centre, thenewcar featuresverysculptural flankswhichare thekey to its character. Its large signatureair intake scallop is a nod to the original 308GTBandisdividedintotwosectionsbyasplit-ter.

Thewidefrontspoiler featuresadoublepro-file to improve the thermal efficiency of theradiatorspositionedat thesides.At thecentretwo pylons are combined with a deflectorwhich channels air towards the flat under-body. The broad, low tail is also dominatedby aerodynamic solutions, including an inno-vative blown spoiler which generates down-force without increasing drag. This works inconjunction with an aggressive ramp anglefor the diffuser which features active flaps.The greater height required for the diffuserwas achieved by repositioning the exhausttailpipes. The circularLED tail lights have al-so been redesigned.

In the cabin, the seamless integration of thenewsatellitecontrolclusters,angledairventsand instrument panel heightens the sensethat the cockpit is completely tailored aroundthe driver. Usability was the key word in thedesign, leading to an extremely sporty ambi-ence that in no way compromises on comfort.There are plenty of classic Ferrari styling ele-ments too, such as the clear separation be-tween the dashboard and tunnel, the multi-functional steering wheel, the control switchbridge and wraparound seats. The graphicsand interface of the infotainment screen havealso been completely redesignedwhile the de-sign of the car’s new key takes its inspirationfrom the car’s cylinder banks and allows key-less starts.

Die voor- en die agterkant van dienuwe SNV is slanker en meer ge-rond, wat die algehele voorkoms so’n tikkie aggressie gee. dryf die voorwiele deur ’n vyfgang-handratkas.

Soos voorheen is die Chery Tiggobesonder goed toegerus, met alleekstras as standaard. ’n Opvallendeverandering in die kajuit is die ge-bruik van grys leersitplekke, ter-wyl geriefseienskappe dinge insluitsoos Bluetooth, satellietkontrolesvir die klankstelsel aan die stuur-wiel en parkeerafstandbeheer. Ookstandaard is heuwelwegtrekhulp.

Lugversorging, elektriese ruit-en kantspieëlverstelling, krag-stuur, ’n 60/40-verdeling vir dierugleuning van die agtersitplek, ’nradio/CD-klankstelsel en ’n MP3/USB-sok is standaard, en so ook sen-trale sluiting met afstandbeheerde,sleutellose toegang.

VeiligheidwashoogopdieChery-ontwerpers se prioriteitslys en dienuwe Tiggo is toegerus met elektro-niese stabiliteitsbeheer, dubbelelugsakke en ABS-remme met elek-troniese remkragverspreiding.Ook standaard is ISOFIX-hegpuntevir kindersitplekke.

Afgesien van die groot verbete-ring in die standaardtoerustings-vlak kry Tiggo-eienaars nou byko-mende gemoedsrus danksy ’ndiensplan van drie jaar/75 000 km,’n fabrieksgesteunde waarborg vanvyf jaar/120 000 km en padbystand.

All iswell again in the car indus-try. Having recently introducednew or refreshed versions oftheir Jetta sedan, Caddy andKombiMPV’saswellastheToua-regluxurySUV,Volkswagenisfi-nally doing their name proud(people’s car) with the locallaunch of their “up!” small citycar.

The German giant holds a dozenotherbrandsinitsgroupandwhere-as all their VW passenger car prod-ucts shinewithdecentvalueandsu-perb craftsmanship, most are be-yond the financial reach of the car-buying masses. Volkswagen ofSouth Africa knows this too well,whichiswhytheysell thePoloVivo.And boy, do they sell them. The

old Polo platformwith local contentand decent specifications is backedup by one of the highest dealercounts in the country, at priceswhich graze the upper regions ofwhat JoePublic can afford (startingat about R145 000). So will this new-er, smaller car be cheaper?Before we get to the prices, you

need to know a bit more about theup! Built since 2012 in Slovakia(which also manufactures Toua-regs), the up! is also rebadged andsold as a Skoda Citigo and Seat Mii– two ofVW’s less premiumbrands.The important bit is that it’s an all-newcar,nota stubbedPoloor some-thing like that.Obviously a few interior items

and oily bits are shared with otherVeeDubsbutwequicklydiscovered

thatithasitsowndesignandcharac-ter. Where other A00 segment cars(city runabouts) err on the quirkyorgirlyside,aVolkswagenup!bare-ly pulls off a cute face and sweet di-mensions. It’s actually quite grownup and sensible.Roomy too, as it happily accom-

modated two tall adults with ease.Rearspaceandaccessisalittletight,but the boot is class-leading(251–951 L) and Volkswagen SouthAfrica will only sell you a two-door

up! (four-dooravailableoverseas) toprotect its four-door Polo Vivomar-ket. So does that mean it’s actuallycheaper?Patience, patience. VW sells two

versions of the up! called Take up!and Move up! The base model hasABS, four airbags, power steering,daytime running lights, ISOFIXmountings, central locking, immo-bilizer, folding rear bench, trip me-ter, air-conditioning, full-size sparewheel, adjustable driver’s seat and

steering wheel.Move up! tops that with power

windows and mirrors, a sound sys-tem, more seats adjustments andsplit rearbench, shiny interior trimand additional exterior colour cod-ing,vanitymirrors, revcounter, op-tional alloy wheels and optionalpearl black dashboard. A panoram-ic sunroof is optional for both mod-els.VW also offers various packages

including heated seats and fog

lights, extra speakers, cruise con-trol,multi-functiondisplayandrearparking sensors for the Move up!As mentioned earlier, front pas-

senger space and comfort is excep-tional andwe found the build quali-ty to be on the usually excellentVolkswagen standards.Noise, vibration, ride harshness

and side winds are near absentwhile the 1-litre three cylinder pet-rol engine (55 kW, 95 Nm) delivers arelatively perky punch via a slickfive-speed manual gearbox to thefront wheels. Clutch, brake andsteering feel is also commendableand perfect for city commuting.High-speed excursions aren’t too

badeitherandtheup!’stall fifthgearis built for cruising and possiblychasing after its claimed4,7 F/100 km average consumption.CO2 output is just 108 g/km. Andjust for the record, an up! is 3,54mlong, 1,49m high, 1,64m wide andhas 144mm of ground clearance.So it’s smaller than a Polo Vivo

and – are you ready? – it’s cheaperthanonetoo!Takeup!costsR134 500andMove up! just R140 500; slightlyless than a base Vivo. Included inthese prices is a 3-year/120 000 kmwarranty with various serviceplans available as optional extras.Considering its direct price com-
