Rawson’swinning teamThroughoutSouthAfricaaveryhigh proportion of sectional ti-tle and other residential proper-ty schemes controlled by bodycorporates or home owners’ as-sociations are experiencing fi-nancial difficulties (due mainlyto levy arrears and/or poorbudgeting). Such schemes haveusually also been very inade-quately maintained and ulti-mately their units almost al-ways lose their value.

“The figures of schemes in trou-ble have been put as high as 35%and it is known that over 25% ofschemes have seen properties re-possessed, while perhaps another7% have been declared completelybankrupt,” says Johann van derMerwe, the Rawson PropertyGroup’s Somerset West franchisee“Until recently, I have to say, the

situationwasnotmuchdifferent inthe Helderberg region.”However, a property manage-

ment company formed by himself,with Chantel Landers as portfoliomanager and, more recently, hisson Danie as manager, has in thefour years since it was foundedshown that achieving total turna-rounds of debt and poor mainte-nancesituations in theschemesre-ferredtoisachievableineverycaseprovidedtherightmethodsareem-ployed.Van der Merwe said that if the

Rawson Helderberg team is ap-pointed to manage a sectional titleor home owners’ associationscheme they then apply a businessmodel in which the owners/mem-

bers are treated as shareholders,the trustees are regarded as the di-rectors and the Rawson team be-comes the management.“As managers, we accept full re-

sponsibility for themanagementofthe scheme, including the levy col-lections,thechasingupofbaddebtsand the control of the teams han-dling the gardens, the mainte-nance, the security and other suchoperations associated with theproject. The body corporates/home owners’ associations howev-er continue to pay such people.”Initially,saidvanderMerwe,the

seriousness of the problems en-countered in the schemes handledby his team led to fairly slowgrowth of the company, howeversince 2012 they have been growingalmost exponentially. Today, histeam of five manages eightschemes with over 1 000 units andevery one of these haswithin a fewmonths been turned from a loss toa profit situation.“Theyallnowhavecashreserves

and they are all debt-free,” he said.These turnarounds, added van

derMerwe, havehad an exception-ally good effect on all the schemes:the appearance of the buildings isgreatly improved, vacancies tendto be significantly reduced, rentsrise steadily, the percentage ofowner-occupiersincreasesradical-ly(somethingtheRawsonPropertyGroup always encourages) and theatmosphere among the residentsbecomes more friendly and con-genial. Most importantly, he said,the values of the units themselvesinstead of decreasing, now start to

rise.“Oneof the lessonswe learned in

achieving turnarounds is that it isimportant to eliminate bad ten-ants,” said van der Merwe. “Expe-riencehasshownthatoftenit is thelate payers who subsequently be-come the non-payers. Once latepayment occurs, and non-paymentseemslikely in the future,westandby to take immediate action – andwe can usually evict a non-payingoccupant within three months.”Goodtenantselection,addedvan

der Merwe, is also crucial to thesuccess of sectional title schemesand his team will insist on analys-ing the credit and other records ofpotential tenants before the owneris allowed to sign leaseswith them.In theprocessup to40%ofprospec-tive tenants will be rejected.The success has also, said van

derMerwe, led to a strong demandfor the company’s services. Themanagement teamisnownegotiat-ing tomanagea further1 600agree-ments.The expansion drive is being

managed byDanie vanderMerwe,whojoinedthecompanyinSeptem-ber.The Rawson Property Group’s

Helderberg property managementteam, as indicated, is now aimingforhuge growth.This, said vanderMerwe, will mean that they haveto spread their net wider and theyhave, in fact, been given the rightto search for new businessthroughout the Boland and theOverberg and will initially be tar-geting schemes in Stellenbosch,Paarl and Wellington.

How to:Make a tepeeChildren love building, so givingthemagardenproject thatwill allowthem to have a living tepee in theirgarden is sure to spark their inter-est.If you make the tepee large

enough, they’ll be able to enjoy sum-mer hideaways with their friendswithin its leaf-growing “walls”.

What you’ll need:• 8 bamboo poles (3 metres each)• 20 metres nylon cord• ladder• 1 bag compost• 24 seeds or seedlings of your

choice (runner beans, Chinese jas-mine, or climbing nasturtium willwork well for this)

Planning your space:Find an area in your garden that

will allow for a 2,5 mdiameter tepee.Mark the centre of this circle witha stone and cut a length of rope to1,25 m to measure out eight pointsthis distance from the centre formarking where the poles will be in-serted, in an equidistant circularformat.Digup thesoil on theoutsideedge of each of these marked spots,mixing in some compost to enrichthe soil for planting.

Setting up the structure:Tie the first two poles together

with nylon cord, 30 cm from the top.Separate the opposite ends and digthese two ends into opposite sides ofyour tepee circle, in two of the eightmarked points. Make sure you digthese poles at least 15 cm into theground to ensure stability.Now,with the help of your ladder,

insert each of the other six poles intheothersixspotsyoumarkedintheground, tying each one at a time totheapex,connectingthemtothefirsttwo poles you tied together. Now, at

30 cm intervals, from top to bottom,tie cord around the tepee to ensurestability fromwindandbusybodies,keeping one gap free of rope, allow-ing it to form a “doorway” to enterthe structure.

Planting your seeds:Plant threeseedsat thebaseofeve-

ry pole where you dug in the com-post.Waterwell and tend as normal.When stems begin to appear, gentlytiethemtothepoletotraintheplantsupwards. When covered in green-ery,your tepeewill becomeauniquesummer clubhouse for your chil-dren. With Chinese jasmine, thiswill be a heavenly smelling spacetoo. And runner beans will offer anabundant opportunity for childrento harvest their own beans. I enjoy driving a Lexus sedan.There’s something about the ex-ecutive bulk of their cars that in-spires me. They are just thatmuch different from the otherluxury brands to satisfy my de-sire to be somewhat alternative.

So it was with great anticipationthat I awaited my turn to drive theLexus IS 350 E.It arrived inapopularwhitepaint

job with the ubiquitous black leath-er upholstery. Aside from the bore-domofdrivingyetanotherwhitecar(good resale value), Iwas impressedwith its looks although I found the17-inchwheels dwarfed by the sheetmetal of this sedan. There is amplespace to accommodate 18-inchwheels and this is reserved for themore expensivemodels; thus liftingthe appearance of the IS350 to nearperfect levels.An advantage of the smaller

wheels is that they give the IS350 Ea more forgiving slow speed ridethan that of the IS350 F-Sport.Thedesign lines and eye-catching

spindle grill on Lexus’ latest IS andGS ranges are a delight with theirbrooding, aggressive and sportylook. The lowered profile in front,along with a slight flare above thewheel arches add to the curvaceousyet angular appearance of the car.Swooping LED running lights in

the front and L-shaped emphasis onthereartaillightsaddaninterestingdesign element to the IS350.Climb inside and your eye is im-

mediately arrested by the 7-inch, very generously sizedinfotainment centre. It can benavigated using Lexus’unique “mouse” controlwhich is operated with yourleft hand.The intuitive system offers

you insight into all the work-ings of this sedan, as well asa range of choices to navigateto, from your radio station se-lection to system set-up tonavigation maps, blue-toothand more.Up-to-the-minute detail is

available to drivers at thepush of a button on either themain infotainment screen ora small multi-informationscreen, set between the revcounter and the speedometer.Interior finishes include a pa-per-thin wood veneer finishwith brushed aluminium in-serts and a bright analogueclock central to the dashboard.I found the Bluetooth set-up to be

simple and intuitive and far easierto pair this time around than previ-ousexperiencesof trying tosyncmyphone’s functionality with that of aLexus, or else I’ve just finallygrasped the technique properly!The sound output was crystal

clear and worked perfectly up untilthe day I was due to return the carwhen, for reasons unknown, itstopped working completely and noamount of fiddling with the set-upwould bring it back.The interior is roomywith excep-

tionally deep ergonomically de-signed seats in front that offer both

heating and ventilation options.The front seats are electronicallymulti-adjustable so that you canfind that perfect driving position.The spacious interior ismirroredatthe back where ample leg roomwasevident despite the driver’s seat be-ing pushed well back. A large bootfinishes off the space offerings withampleplace for those golf clubs, sev-eral boutique store bags and more.Comfort levels are controlledthrough a dual climate control sys-temwhich, on a warm day, is some-what noisy but at least effective.Thepart I lovemost aboutaLexus

is the actual driving experience andtheIS350wasnodifferent.Atremen-

dousamountofpower ispackedintothe 3.5l V6 petrol engine. With anoutput of 228 kW at 6500 revs, you’llfeel the need to occasionally putyour foot flat on the accelerator justto hear the delightful howl from theengine as the IS350 surges forward.I loved the feeling and bemoaned

mycommuter lifestyle frompermit-ting me more opportunities tostretch the IS350’s legs.Thedrive issmoothandcomforta-

ble, there is a little bit of body rollmostnoticeable intightcorners,butnomorethanyouwouldexpect froman executive level sedan. The IS350delivers an impressive amount ofpower for such a large car and this

is delivered in a long,smooth pull away asyoueasedownontheac-celerator.Safety features in-

clude ABS, ESP, 8 air-bags throughout includ-ing front knee airbags,parking sensors and arear view camera.The 8-speed automat-

ic gearbox providesprompt response, espe-cially when runningthrough the paddleshifts formanualtransi-tions. Switch over tosport mode and you’llnotice a discerniblehardening of the drive,with the steering firm-ing up and the comfortlevels taking a nose-dive. But oh, how thatengine can roar as youput your foot down.

It must be noted, that despitekeeping the car in normal drivingmode with as much of an economi-cal bent as possible, the IS350 is athirsty beast. We averaged a ratherpoor 11,4F/100kmwith somemostlyconservative mixed driving. Thiswaswell above the claimed 9,7F/100km. All in all, the Lexus IS 350 is abeautiful executive sedan.With a starting price of R464 300

for all of the above, it alsomakes forgreat value formoney if you’re buy-ing into something luxurious. Iwould justwatchhowmuchIputmyfoot down or be prepared to coughup a bit more than expected on mymonthly fuel expenses.

I can only imagine that you’re readingthis text because you googled Tegel,stumbled across it by accident or are ahard-core fan of this car.

You see, if our local sales charts are any-thing to go by, the Volkswagen Passatdoesn’t exactly sell in vast quantities.As with other makes and models, this is

a purely geographical problem and the Pas-sat is a glowing-from-every-orifice red-hotsuccess elsewhere.The Germans and some of their neigh-

bours love them, plus you’ll find a few Pas-sats mixing it up with Mercedes E-Classesin Berlin Tegel’s taxi rank.Local sales are nothing to write to the fa-

therland about, last month the Passat soldexactly 40 units compared to the Jetta’s 274andCC’s 38. So its prettier sister is level peg-gingand thecheapercousinoutsells it sevento one – VWSAmust’ve recognised this andnow offers any Passat with an R-Line pack-age.Although it’s still an optional extra, the

package is a genuine Volkswagen R GmbHproduct and costs a very reasonableR10 200.

Its various parts include a restyled frontbumper with large cooling intake and flushfog lights, while the rear bumper houses ablack diffuser for that sporty look.A small, tasteful spoiler in vehicle colour

accents the boot lid, side sills are also fullyintegrated and painted, framed by 17-inch“Mallory” alloy wheels. A small “R-Line”badge on the front grill finishes the packagewhich subtly enhances any Passat’s lookwithout taking it over the top. It’s veryclassy.I think the price is outstanding and judg-

ing by my friends’ reactions, this optionalpackageisacompletemust-haveforanyPas-sat.Ourdarkbrownmetallic carwith its crisp

shape and chrome details got many linger-ing stares and started making fans immedi-ately: “Are you driving that R?”The Passat faithfully follows its maker’s

conservative but elegant design languagewhich will probably see it being labelled as“boring” a few times before everyone realis-es how subtle and enduring this concept is.It’s kindawhatMercs used to be before theydecided to go all Miley Cyrus with their de-

signs.Inside it’s exactly the same story with in-
