SESELLLLING FING FASTAST
The words retirement village no longer conjure up the same image it did when our Grandparents were at that stage in their
lives. Modern attitudes and the need for security have changed the way of thinking and the baby boomers of the 50s and
60s, who are the retirees of today, view this stage in their lives with
excitement and vigour. They are techno savvy, have done their research, and rightly feel they deserve to enjoy their latterly
years.
The Somerset Lifestyle and Retirement Village in its planning, looked at all these aspects, and is fast
becoming the primary retirement option of choice. Taking into account the modern building techniques all
built to the new SANS energy saving building regulations, fibre optics which enables easy communication
within the village and the experience of 60 years in the retirement industry, this is no surprise.
After the successful launch of the fully furnished Life Right cottages the interest in Life Right sales have
soared. The beautifully furnished cottages bring the facets of the design to live and showcase the room
dimensions admirably.
Keen purchasers have already chosen their apartments in the new luxury apartment block, due to be ready
for occupation in September 2014, with one client purchasing two abutting apartments to be joined into
one. Large private patios and lush little gardens make up the picture of practical and comfortable living.
With a choice of one and two bedroom cottages and apartments and two and three bedroom freehold
houses, The Somerset has something to suit all and we are making sales weekly. The clubhouse which will
commence early 2014, will cater for residents needs with the newly formed Governors Club, which is open
to all residents, being the hub of the social activities. Frail care facilities will also be available early 2014.
The Somerset, situated on the Cnr of Sir Lowry Pass Road and Bizweni Ave, Somerset West, is on show
10h00-13h00 and 14h00-17h00 daily (closed 25/26 Dec & 1 Jan)

WorldsViewhomesalways indemand
The tranquil, leafy suburb of
Worlds View is one of the most
sought-after in Somerset West,
occupying an elevated location
adjacent to the Helderberg
Nature Reserve and the elite
suburbsofGoldenHillandSpan-
ish Farm.
Worlds View is aptly named,
with its many homes enjoying
sweeping panoramas across False
Bay, the Hottentots-Hollandmoun-
tains, theHelderberg itself and sev-
eral picturesque wine farms. Pam
Golding Properties (PGP) reports
that it is a prime investment area,
with excellent resale values being
achieved, even on older homes in
need of some renovation.
PGP agent Edelweiss Hankey
says there is sustained demand for
the suburbs large family homes on
spacious plots, as well as for its se-
cure sectional title complexes.
Currently there is a shortage of
stock, which is boosting prices and
contributing to a quicker market
recovery in this area than in many
other suburbs, she says.
Just five properties in total
changed hands in the area in the
12-month period ending October
2013.Many families putdown roots
in this area and stay here for 30
years or more, which also contrib-
utes to the low availability of prop-
erty at any given time.
There is very little vacant land
left in Worlds View, although PGP
is currently marketing a vacant
plot of 3 200m at R3,495 million.
Entry-level homes in the sectional
title complexes start from an af-
fordable R740 000, with some small
lock-up-and-go cottages available
in the R2 million to R3 million
range.
Larger family homes are priced
atR3million andupwards,with su-
per-luxury properties available for
up to R9 million and occasionally
even substantially more. Hankey
says she expects prices to climb in
the new year, due to the high de-
mand/low supply environment.
The areas enduring appeal is
borne out by several examples of
excellent returns on investment
achieved in the past ten years, par-
ticularly for those prepared to
spend time and money improving
older homes.
Aproperty inKloof Street,which
was bought in 2004 for R2,6million,
was renovated and sold in 2007 for
R9,5million.Another home inBird
Street was purchased in 2003 for
R2,5 million, renovated and sold in
2008 for R15 million.
Meanwhile an erf purchased in
1999 for R3,8 million was sold in
2011 for R9 million, and another
bought in 2001 for R28 million was
sold 10 years later forR12,5million.
This prime Somerset West property is up for grabs. The breathtaking view from Worlds View.

RE/MAXprincipalbecomes client
This yearmarks the 40th anniversary of
theRE/MAXbrand,making it thatmuch
more special that RE/MAX Oaktree re-
cently celebrated 14 years of continued
success, says Dot Foster, Broker/Owner
ofRE/MAXOaktree,whoseofficeservic-
es the Stellenbosch area.
Although the property market has expe-
rienced some rather turbulent times since
we first opened our doors,wehavemanaged
to continue to successfully flout industry
norms and come out on top. This year has
been a particularly good year with sales
around 87% higher than they were during
2012. While this is partly due to the fact that
the propertymarket has normalised, it is al-
so largely due to the fact that our office and
the RE/MAX system appeals to successful
agentswho are business-minded and see cli-
entsastheirpriority,saysFoster.TheRE/
MAX brand has become synonymous with
excellent service and we believe the brand,
and our office, have added considerable val-
uetotherealestatemarket inourarea,along
with thebuyers and sellers thatwe service.
AdrianGoslett, CEOofRE/MAXof South-
ernAfrica, congratulatedRE/MAXOaktree
on their achievement by saying: In todays
property market, the real estate offices that
we have are those whoweathered the storm
of the recession because of their profession-
alism and passion for the industry. It is the
calibre of real estate professionals such as
the RE/MAXOaktree office that have made
the RE/MAX brand push forward and suc-
ceed where others have failed.
To celebrate the RE/MAX Oaktree 14th
birthday,Fosterchose tobecomeaRE/MAX
Oaktree client putting her ownhouse on the
market. I lived in the house that my late
husband and I had built for the last 30 years.
It is a small family home that is well-posi-
tioned for schools and family living, she
says. While I had my reservations that the
home may not be easy to sell as it is quite
different to the average home in the area,
I also knew that the positive elements of the
propertysuchas its ideal location, lowmain-
tenance features and its separate flat with
its own entrance and private garden, would
be selling factors.
Foster notes that while it was an emotion-
al timehavingrecently lostherhusbandand
having raised her three children in the
home, she knew that in order to ensure that
the sale happened as quickly as possible and
for the best possible price, she would have
to put into practice all she had learnt from
real estate professionals over the last 14
years.
My office has helped numerous buyers
andsellersthroughthepropertytransaction
process. I know that due to their emotional
attachment to their home, sellers can often
make themistake of overpricing their prop-
erty, which can be detrimental to the sale
of theproperty. That iswhy I allowedmyself
to be led by the good agents in our officewho
know the area and the buyers in the current
market. They were able to assist me in cor-
rectly pricing the home so that it would not
be on the market longer than necessary,
says Foster. When the time came to put the
homeon show, I ensured that both thehouse
and garden were clean, neat and tidy. I also
removed all clutter and personal photo-
graphs so that thepotential buyers could im-
agine themselves in the space. The day it
went onto the market, there were six sets
of clients booked to view the property. The
secondbuyermadeacashofferat full asking
priceand thepropertywas soldon that same
day.
She notes that this experience proves the
importance of correctly pricing a property
and creating a good first impression. It is
alsohighly important that sellersworkwith
a reputable, experienced agent that they
trust, Foster concludes.

Marvellous bright and cheerfulMarigolds
Marvellousbecausetheyarethebrightestand
most cheerful of all the summer annuals. Re-
lentless in their ability to produce flowers
throughout their life span. A garden is all the
richer for these marvellous plants.
Marigold plants are relatively neat and
make for excellent borders and edging in the
flower bed. That said however, theywork just
as well in a container either on their own or
mixed with other plants. Marigolds are popu-
larly used in the vegetable patch as they deter
nematodes in the soil and flying pests.
When plantingMarigolds, it is advisable to
pinchback the stems.Thiswill allow formore
side branching which in turn will produce a
sturdier plant.
Marigolds do not require particularly fer-
tile soil and in fact if the soil is too nutritious
thiswill encourage foliagegrowthto thedetri-
ment of the flowers.
Plant in full sun and do not over water. It
is not necessary to fertilise Marigolds, but it
is important to dead head spent flowers.

KiaaddsnewK2500 to the line-up
QUICKPIC
Kias K2700 Light Commercial Vehicle
(LCV) has been well received in the local
market since its launch in September
2001. To date, the K2700 has been one of
KiaMotors SouthAfricas (KMSAs) best
selling vehicles, and remains as popular
as ever.
The success of thismodel lies in its tough-
ness and versatility. The K2700, with its 1.3
ton load capacity, offers a flexible solution
to any business from the largest organiza-
tion to a small business owner, comments
David Sieff, Marketing Director, Kia Motors
South Africa. The current line-up of the
K2700 consists of 3 derivatives: the Work-
horse Tipper, -Dropside and -Chassis Cab.
Thismonth, KMSAwill be adding the new
K2500 to its line-up. This new model will be
available as a Workhorse Dropside and has
aone ton loadingcapacity. It featuresabrand
new turbo charged diesel engine producing
power of 96 kW at 3800 rpm and 255 Nm of
torque between 1500-3500 rpm.Anew6-speed
manual transmission results in smoother
gear changes and improved fuel economy.
Compared to the K2700, the K2500 features
slight cosmetic changes to the exterior, with
a body coloured front bumper as themost no-
ticeable difference. Another key difference
from its K2700 sibling is the fact that the
K2500 is onlyavailable ina single rearwheel.
The K2500s height dimensions is slightly in-
