PGP’s area manager for Paarl and Franschhoek, Surina du Toit, says 10 properties have been sold on the estate this year (2013) – half of them by PGP agents. These include a va- cant plot of 828 m², sold for R710 000 in April, plus four family homes sold for between R2,5 million and R4,3 million. The PGP sales included the two highest prices achieved on the es- tate this year, namely R4,3 million and R3,55 million. Boschenmeer was developed in 1997 around the existing Paarl Golf Club, and offered the first 27-hole course in the Western Cape – a David Frost signature course. Be- sides the golf club, residents can uti- lise other superb communal facili- ties such as two tennis courts and a swimming pool, as well as a boma catering for up to 50 guests, which can be rented out for functions and events. “Another factor attracting family buyers is the proximity to the many excellent local schools, both govern- ment and private, and to the Paarl Mall. “There is even on-site accommo- dation which can be rented by their guests, including a boutique hotel and a few self-catering lodges. And of course there are a dozen superb wine farms within a 20 km radius of the estate, as well as ample opportu- nities for hiking, climbing, moun- tain-biking and kayaking.” Homes on the estate are separated into separate nodes to match the dif- ferent lifestyle needs of buyers. These include a mix of full title and sectional title townhouses, smaller “country homes” on erven of under 400 m², and larger family homes on plots ranging from 400 m² to 1 000 m².     putting their property on show, or

    erectingaForSaleboard.Doyoureally

    need these to sell your home?

    No not if you dont want to sell for full

    market value. Allow me to explain.

    Every buyer will try to purchase for the

    lowest amount.

    If a property is listed at R1 500 000 and

    the buyer believes there is little interest

    in the property, the chances of a full price

    offer are slim.

    However, if there is evidence of strong

    invited to the show house, and the show

    ouse is advertised, then attendance is

    strong.

    provement, the secret of being able to really

    enjoy the finished work is to start right by

    picking the best contractor and controlling

    the building process, says Berry Everitt,

    who are members of the National Spa and

    own labour, and will only start work once

    the necessary plans have been approved.

    ing and never pay more than a 10% deposit

    and that into a proper bank account, not

    in cash.

    ) Link all further payments to specific

    building milestones and hold on to the fi-

    nal 10% until you are satisfied that all is in

    working order and, if required, you have re-

    ceived approval from the local building or

    safety inspector.

    Chlidanthus, the scentof spring

    What is itwiththespringseasonthatgets

    us all excited? Yes, theres that element

    of new life and the prospect of newbegin-

    nings,but theresalsoawonderful senso-

    ry appreciation for nature new blos-

    soms, their scents, their beautiful pretti-

    ness and their promise of soon-to-grow

    fruit.

    As floral themespopupeverywhere from

    fabric ranges to school projects you may

    want to join in the flower-power brigade by

    planting bulbs that love flowering in Sep-

    tember and October when spring is at its

    peak.

    Chlidanthus, with their incredibly sweet,

    citrus fragrance, should be your first port

    of call when choosing a bulb to really make

    you feel like spring has sprung. Known as

    the perfumed fairy lily, C. fragrans is the

    species available to gardeners (its also

    knownas thePeruvian daffodil for its origin

    in the Peruvian Andes), a species guaran-

    teed to fill your home with the exhilarating

    aroma of the new season.

    C. fragrans funnel-shaped yellow flowers

    areastriking little collectionofpetals, 10 cm

    in diameter, on 20 cm long spikes. Because

    the flowers appear before the leaves do,

    theres nothing for them to hide behind

    just bloom after bloom, about three or four

    on a stem.

    TheGreekword fromwhichChlidan-

    thus is derived chlide, meaning opu-

    lence is indicative of the strong state-

    ment these blooms can make.

    For your own garden of opulence,

    plant these bulbs (which should be for

    sale in August and September) in an

    area of full sun to semi-shade, 4 cm be-

    low the ground, and 8 cm apart from

    one another, in friable soil containing

    nutritious, old compost. This should be

    done in early spring (September and

    October) for best results. If planting di-

    rectly in the garden, consider lining a

    walkway with these plants so that the

    scent carries you along your walk, or

    on a terrace at eye level so that youre

    instantly hit by the scent as you pass

    by. Alternatively, pots are a great way

    to carry the scent indoors when the

    flowers begin to bloom, affording you

    a truesenseof spring insideyourhome,

    and not just out in the garden.

    Whats more, indoors you have less

    chance of these plants being pestered

    by the snails and slugs that love attach-

    ing themselves to Chlidanthus.

    Thebulbswill go intoadormant state

    between April and June, so if you wish

    to lift them, do so at the end of this peri-

    od, in themonth of June.Offsets should

    be kept for planting, although patience

    may be required with these, as they

    usually take three years to flower.

    The same patience may be necessary

    when waiting for winter to end so that

    you can start planting your favourite

    sweet-smelling yellow petals.

    No matter where you choose to plant

    your Chlidanthus, you can take advan-

    tage of their potential as great cut flow-

    ers and place them in vases in each

    room in the house, giving your interi-

    ors a spring in every step.

    The cumulative value of residen-

    tial sales inFranschhoekhasnear-

    ly doubled year-on-year in 2013

    over 2012, says Bev Malan of Lew

    GeffenSothebys InternationalRe-

    alty Franschhoek.

    In the period of January

    March 2012, nine residential sales

    to the value of almost R27 million

    were concluded, says Malan.

    Over the same period this year

    15 residential sales to the value of

    R54 million were concluded.

    Thats an astonishing rise on last

    years figure.

    Increased demand for the wine-

    lands country lifestyle is driving

    prices up as buyers not only from

    Cape Town but from Gauteng and

    KwaZuluNatal snapupproperties

    too.

    Additionally, there is very little

    land available for development,

    which makes Franschhoeks his-

    toric homes evenmore valuable to

    buyers. What land there is, is be-

    ingboughtup rapidly, saysMalan.

    Three of the five lifestyle es-

    tates in Franschoek, which in-

    clude the well-known La Ferme

    Chantelle and Domaine des Anges

    Estates, are completely sold out

    and there is very little free land for

    development in the village.

    Over the past six months Lew

    we need to know to tackle the next

    Dakar with confidence, with the ob-

    vious exception of driving on sand

    dunes.

    The local championship gives us

    theopportunity to test the reliability

    of the vehicles components. For the

    rest weve come to Namibia for the

    sanddunesand thesemi-desert envi-

    ronment that is so similar to the ge-

    ography of the South American

    coastal areas, specifically in Chiles

    Atacama desert, reputed to be the

    driest in the world.

    The team,under theever-watchful

    eye of Hall, has been concentrating

    onsettingup thechassis andsuspen-

    sion of theHilux and alsoworked on

    the aerodynamics, brakes, gearing,

    drivetrainandnewairconditioning,

    the lattergreatlyappreciatedbyGin-

    iel andDirk .Poulter took full advan-

    tage of the opportunity to drive the

    Hilux in the sand dunes for the first

    time.

    While other engineswere evaluat-

    ed, it was decided to stick with the

    5 F V8-version that did duty on this

    yearsDakarandthatpowersthetwo

    domestic championship vehicles.

    Theweatherconditionswereper-

    fect for the entire week enabling the

    teamtocompleteover2 000kmofval-

    uable testing in the desert, said

    Hall.

    We got through our very full pro-

    gramme of tasks and nearly all were

    completed with good results, espe-

    cially thenewsuspensionwhichwas

    only finished the day before we left.

    A great team effort. We still have

    someissuestosortout,whichiscom-

    monplace when you are developing

    new ideas.

    Leeroy, aswe expected, has fitted

    into the Dakar team very easily and

    has gained valuable knowledge in

    both the big sand dunes and rough

    gravel conditions ahead of the

    Dakar.Heused everyhour available

    to run in the dunes and finalised

    some of the testing of the new car

    while Giniel completed some televi-

    sion work on the final day.

    We nowneed to complete the two

    new Dakar bakkies that are under

    construction in our workshop and

    apply what weve learnt this past

    week in Namibia. There is still a lot

    of work that lies ahead and the pres-

    sure will be on until we deliver the

    Dakarvehicles toSouthAfricanAir-

    ways early in December.

    atBarbecueDownsnearKyalamion

    Sunday to completepreparations for

    the next round of the South African

    cross country championship, the all-

    newVryburg400inNorthWestProv-

    ince next weekend.

    The new Nissan Almera is available with a

    1.5F petrol engine. The 1 498 cc unit produces

    a healthy 73 kW of power at 6 000 rpm and

    134 Nm of torque at 4 000 rpm. The low-emis-

    sionandefficient engineallows the five-speed

    manual version of the new Nissan Almera to

    achieveaveragecombinedcycle fueleconomy

    of 6.3F per 100 km, the four-speed automatic

    variant achieving 7.2. Carbon emissions for

    both models are 149 g/km and 171 g/km re-

    spectively.

    The already compact engine has been rede-

    signed and repackaged for the new Almera,

    various components including the air filter,

    fuel hose and intake manifold being adapted

    to suit the compact nature of theAlmeras en-

    gine bay which has been designed around

    minimal proportions in order tomaximise in-

    terior space.Theautomatic gearbox inpartic-

    ularhas seencomprehensivedesignenhance-

    ments which contribute to its light weight,

    compact nature. Changes include flattening

    of the torque converter, a reduction in the to-

    tal number of gearbox components by 12%,

    relocation of the gear layout and amore com-

    pact direct control linear solenoid all of

    which results in a total length reduction of

    43 mm and weight saving of 10 kg, inherent

    benefits including a reduction in fuel con-

    sumption, improved shift performance and

    better driveability.

    Contributing further to driving enjoyment,

    handling and NVH, torsional stiffness of the

    new Almera has been heightened, thanks to

    reinforcement particularly towards the rear

    where the parcel shelf, the rear seat cross

    member and seat-back V-brace make signifi-

    cant differences. So too do the crease lines on

    the roof of the newAlmera, which contribute

    to a significant reduction in booming noise

    while driving low frequency sounds and vi-

    brationswhichworsenNVH levels. The roof

    beads also contribute to better fuel consump-

    tion thanks to cleaner aerodynamics.

    Thechassisalsocontributes toenhancedef-

    ficiency as a result of an innovative redesign

    of key elementswhich impact on the vehicles

    weight and under-body aerodynamics. New

    materialsand improvedmachiningprocesses

    also underwrite a lighter, more rigid and

    more aerodynamic undercarriage. Suspen-

    sion is by Macpherson strut with coil-over

    dampers up front, with an H-type torsion

    beamarrangement at the rear. Several design

    improvements have weight-loss effects as

    well, the benefactors being fuel economy and

    ride quality, where a 15% increase in suspen-

    sion stroke at the front is particularly signifi-

    cant.

    The weight-saving continues in other as-

    pects of the new Almera including the rear

    brake drums and indeed the interior, where

    a parts reduction in dashboard construction

    results in a weight saving of 3,4 kg alone.

    Volkswagen Group South Africa has

    openedaworldclasssportsandrecrea-

    tional facility for its employees at the

    manufacturing factory in Uitenhage.

    The R30 million PeoplePavilion, which

    caters for indoor and outdoor sporting ac-

    tivities, will be used by all Volkswagen

    employees and their families on any day

    of the week.

    The PeoplePavilion is not just a build-

    ing but a platform where all our people

    can engage with each other in a different

    manner beyond the hierarchical struc-

    tures. This world-class facility in terms

    of structure and quality represents what

    Volkswagen stands for as a people-orient-

    ed organisation, said David Powels,

    Managing Director of VolkswagenGroup

    South Africa.

    The PeoplePavilion was built on the

    same land that housed the previous

    Volkswagens sport complex. Our initial

    plan was to renovate and improve the

    physical structure of our aging sports

    complex. However, it became apparent

    whenwewere reviewing our new compa-

    nystrategy thatpeople forman important

    pillarofourplantobeingagreatorganisa-

    tion. This provided us with an opportuni-

    ty to invest in a people facility which

    would help to improve their quality of life

    whilst also allowing us to engage with

    them, added Powels.

    The facility has a gym which is man-

    aged by a qualified Biokineticist and is

    open to all Volkswagen employees to use

    for a nominal membership fee. The gym

    will also be used for the rehabilitation of

    injured Volkswagen employees and is

    equippedwithpurposelybuilt gymequip-

    ment. There is also a clubhouse with a li-

    censed bar and terrace which overlooks

    the multi-purpose main field that will be

    used for soccer, rugby and cricket.

    The clubhouse has been outsourced to

    Ashwin Doolabh, a local entrepreneur

    who has been mentored and coached at

    theVolkswagenBusiness Support Centre

    in Uitenhage.

    ThehighlightofPeoplePavilionis its in-

    door multi-purpose sports hall which is

    available to employees and local commu-

    nity to hire for family celebrations such

    asweddings. Thehall can also be convert-

    ed intoa450-seaterconferencecentre.The

    multipurpose hall is also fully equipped

    for indoor sporting activities such as in-

    doorcricket, indoorsoccer,volleyballand

    martial arts.

    Currently over 1 500 Volkswagen em-

    ployees (about 30% of the employees in

    Uitenhage) actively participate in 13 dif-

    ferent sporting codes like netball, soccer,

    cricket, cycling and klawerjas. We hope

    the new facility will attract and motivate

    more people to participate in different

    sportingcodesthatareavailable.Wewant

    PeoplePavilion to be home to our talented

    sports people and their supporters, said

    Powels.

    The facility has already hosted a

    number of employee events since it

    opened last month. These include the in-

    augural soccer match between Volkswa-

    gen managers and supervisors as well as

    an openday for employees and their fami-

    lies.Thefirststageof the2013Volkswagen

    Rally on 19 July can also bewatched from

    the viewing decks of the clubhouse.

    ly, claiming yet another victory in the Fiesta

    S2000.

    can rally championship with Japie van

    ous in the S2000 Chal-

    lenge while Ashleigh

    Haigh-Smith and

    Craig Parry took top

    honours in the S1600

    Cronj and

    Houghton demon-

    strated their inten-

    tions from the outset,

    setting the pace in the

    opening stages.

    Conditions were

    quite tricky. Some of

    the stages on the first

    day were very rocky.

    Wegot apuncturedur-

    ing the recce and

    thereforedecided tobe

    quite cautious in the

    early stages. Itworked

    and we managed to escape puncture-free, ex-

    plained Cronj.

    Claiming three victories from six stages the

    pair headed into day two as the favourites.

    Since the lead car sweeps the field, there is

    a fine balance between avoiding obstacles and

    still keeping a good pace, he continued.

    Managing to strike that balance Cronj and

    Houghton went on to take their fourth win in

    fivestarts,givingthemaclear leadinthecham-

    pionship battle.
