The exisUng unreinforced brick walls will remain intact and will be engineered with new seismic improvements. New dualglazed warehouse replacement windows will replace the current singleglazed windows along the west and south façade. In the rear of the building, a new sawtooth roof is planned that will replace exisUng woodframed flat roof to draw in north facing light to the machine shop and provide ideal orientaUon for the proposed roofmounted solar PVs. The sawtooth roof is designed to match the scale of the exisUng west (front) trussframed roof as well as the scale and character of the neighborhood. The derelict east wall will be removed and reconstructed. Two residenUal units are planned to occupy exisUng floor space at the south side of the building and are designed so as not to cast shadows offsite or unreasonably obstruct significant neighbor views. AddiUonally, the overgrown and unpaved porUon of the site just south of the building is to be paved and stripped for 4 new car parking spaces as well as lockup space for bicycles. The enUre project is designed to exceed the Build it Green Residen’al Checklist and the Stopwaste.org Small Commercial Green Building Checklist sustainability standards. 2 3 12 5 1 A2.1 a5.1 1 PROPERTY LINE 1 PROJECT NORTH N DRAWING NUMBER, PROJECT NORTH ARROW, TRUE NORTH ARROW PROJECT INFO PROPERTY OWNER: TENANT: PROJECT ADDRESS: ASSESSOR'S PARCEL NUMBER: ARCHITECT: ZONING DISTRICT: OCCUPANCY: TYPE OF CONSTRUCTION: APPLICABLE CODES: LOT SQUARE FOOTAGE: PROPOSED GROSS FLOOR AREA: PROPOSED LOT COVERAGE: FAR: PROPOSED # OF UNITS: PROPOSED OVERALL HEIGHT: OPEN SPACE REQUIREMENT: PARKING REQUIREMENTS: SETBACK REQUIREMENTS: 1819 5TH STREET LLC 768 SAN LUIS ROAD BERKELEY, CA 94707 5TH STREET MACHINE ARTS 1819 5TH STREET 0572098164 STROMBERG ARCHITECTURE 2113 9TH STREET BERKELEY, CA 94710 510/3160443 MUR F1 & R3 TYPE V NONRATED & 1HOUR RATED 2010 CALIFORNIA BUILDING CODE 2010 CALIFORNIA MECHANICAL CODE 2010 CALIFORNIA ELECTRICAL CODE 2010 CALIFORNIA PLUMBING CODE 2010 GREEN BUILDING STANDARDS CODE AS AMENDED BY BUILDING STANDARDS COMMISSION, STATE OF CALIFORNIA AND THE CITY OF BERKELEY 19,610 SQUARE FEET 11,796 SQUARE FEET [7,679 SQUARE FEET F1 + 4117 SQUARE FEET R3] 51% 60.1% 2 32'6" 150 SQUARE FEET / DWELLING UNIT REQ'D 2 UNITS X 150 = 300 SQUARE FEET REQUIRED 425 SQUARE FEET (SHARED) PROVIDED @ UPSTAIRS OUTDOOR DECK BETWEEN RESIDENTIAL UNITS 1 AUTO PARKING SPACE / DWELLING UNIT REQ'D NO ADDITIONAL PARKING REQ'D FOR EXISTING MANUFACTURER USE. 2 UNITS X 1 SPACE = 2 PARKING SPACES REQ'D 4 PARKING SPACES PROVIDED 1 BIKE PARKING SPACE / 2000 SF MFR SPACE 7,850 / 2000 = 4 BIKE SPACES REQUIRED 10 PROVIDED FRONT YARD = 0' SIDE & REAR = 0' @ NONRESIDENTIAL NEIGHBOR SIDE & REAR = 10' @ RESIDENTIAL NEIGHBOR AFF ABOVE FINISH FLOOR ALT ALTERNATE BD BOARD CONC CONCRETE CONT CLEAN OUT TO GRADE CNTR CENTER CT CERAMIC TILE DTL DWG EA EACH ELEV ELEVATION EQ EQUAL EXT EXTERIOR FAC FACTORY F.D. The  Project:

The  Project  aims  to  rehabilitate  this  classic  brick  warehouse  building  by  renovaUng  the  exisUng  machine  shop  space  and  adding  two  residenUal  units  in  the  spirit  of  the  west  Berkeley  Mixed-‐Use  ResidenUal  (MU-‐R)  zone.    The  exisUng  un-‐reinforced  brick  walls  will  remain  intact  and  will  be  engineered  with  new  seismic  improvements.    New  dual-‐glazed  warehouse  replacement  windows  will  replace  the  current  single-‐glazed  windows  along  the  west  and  south  façade.    In  the  rear  of  the  building,  a  new  saw-‐tooth  roof  is  planned  that  will  replace  exisUng  wood-‐framed  flat  roof  to  draw  in  north  facing  light  to  the  machine  shop  and  provide  ideal  orientaUon  for  the  proposed  roof-‐mounted  solar  PVs.    The  saw-‐tooth  roof  is  designed  to  match  the  scale  of  the   exisUng  west  (front)  truss-‐framed  roof   as  well  as  the  scale  and  character  of  the   neighborhood.    The  derelict  east  wall  will  be  removed  and  re-‐constructed.    Two  residenUal  units  are  planned  to  occupy  exisUng  floor  space  at  the  south  side  of  the  building  and  are  designed  so  as  not  to  cast  shadows  offsite  or  unreasonably  obstruct  significant  neighbor  views.    AddiUonally,  the  overgrown  and  unpaved  porUon  of  the  site  just  south  of  the  building  is  to  be  paved  and  stripped  for  4  new  car  parking  spaces  as  well  as  lock-‐up  space  for  bicycles.    The  enUre  project  is  designed  to  exceed  the  Build  it  Green   Residen'al  Checklist  and  the  Stopwaste.org   Small  Commercial  Green  Building  Checklist  sustainability  standards.
