ABBREVIATIONS PROJECT STATEMENT
The Project:
The Project aims to rehabilitate this classic brick warehouse building by renovaUng the exisUng machine shop space and adding two residenUal units in the spirit of the west Berkeley Mixed-‐Use ResidenUal (MU-‐R) zone. The exisUng un-‐reinforced brick walls will remain intact and will be engineered with new seismic improvements. New dual-‐glazed warehouse replacement windows will replace the current single-‐glazed windows along the west and south façade. In the rear of the building, a new saw-‐tooth roof is planned that will replace exisUng wood-‐framed flat roof to draw in north facing light to the machine shop and provide ideal orientaUon for the proposed roof-‐mounted solar PVs. The saw-‐tooth roof is designed to match the scale of the exisUng west (front) truss-‐framed roof as well as the scale and character of the neighborhood. The derelict east wall will be removed and re-‐constructed. Two residenUal units are planned to occupy exisUng floor space at the south side of the building and are designed so as not to cast shadows offsite or unreasonably obstruct significant neighbor views. AddiUonally, the overgrown and unpaved porUon of the site just south of the building is to be paved and stripped for 4 new car parking spaces as well as lock-‐up space for bicycles. The enUre project is designed to exceed the Build it Green Residen'al Checklist and the Stopwaste.org Small Commercial Green Building Checklist sustainability standards.

Landscape:
The landscape consists of the following 3 zones and in all cases will be at least 80% naUve and the rest drought tolerant / Mediterranean variety:

UGliGes:
Electric, telephone, cable uUliUes will run overhead to the south western corner of 1819 5th Street. A solar pv array of approximately 30 KW is to be located on the roof. Water and gas service will be underground.
Grading & Drainage:
The site slopes approximately 1.75% from the rear of the site to the front. There will be minimal grading given the level nature of the site and that there is no plan to build outside the exisUng footprint. Spoils will be removed from the site. The site and downspouts will be gravity drained to the exisUng storm drain on 5th Street. See c1.0 for addiUonal informaUon.
