CONTENTS

A project is composed of jobs , activities , functions or tasks that are related one to the other in same manner and all of these should be completed in order to complete the project .

Every project has a specific purpose : it starts at some specific moment and it is finished when its objectives have been fulfilled.

• For the completion of a project , two basic things are required Material resources & Manpower resources .

OBJECTIVE OF CONSTRUCTION MANAGEMENT

Completing the work within estimated budget and specified time.

Evolving a reputation for high quality workmanship

Proper manpower should be available so that the work should be done without delay.

Motivating people to give of their best within their capacities

Creating an organisation that works as a team .

Providing safe and satisfactory working conditions for all personnel and workers

Creating an organisation that works as a team .

Providing safe and satisfactory working conditions for all personnel and workers

PLANNING AND SCHEDULING :-Planning involves formulation of a number of

alternative realistic work plans for achieving specified objectives and finally selecting a plan which is best suited from the stand point of available resources

It covers the aspect of “ what to do” and “ how to do”.Scheduling is the fitting of the final work plan to a

time scale . It shows the duration and order of various construction activates . It deals with the aspect of “WHEN TO DO IT.

ORGANISING :-Organising is concerned with division of the total

construction work into manageable department and systematically arranging various operations by delegating specific tasks to individuals .

STAFFING :-Staffing is the provision of people to fulfil the

provisions so created.Recruiting the right people ,arranging staff training

courses and carrying out of all staff assessment are all the part of the staffing function .

DIRECTING

The directing function is concerned with training sub ordinates to carry out assigned tasks , supervising their works and guiding their efforts.

The directing means ability to motivate people individually and as groups to utilise their creative efforts in achieving specified objectives .

CONTROLLING :-Controlling is necessary for ensuring effective

working .It involves a constant review of the work plan to

check on actual achievements and to discover and rectify deviations through appropriate corrective measures .

CO – ORDINATING :-It is necessary to bring together and coordinate the

work of various departments and sections. This requires an efficient system of communication

so that each department and section is aware of its role.

RESOURCES FOR CONSTRUCTION INDUSTRY Resources (5M’s)

Materials Method Manpower Money Machinery & Power

1. Materials : All the construction material comes under category of resources viz. Bricks , Stones, Aggregates, shuttering, scaffolding, timber, Steel , water supply & Sanitary supply fittings etc.

2.Manpower : Workforce of various personnel from different field essential to carry out Project activities.

Technical personnel includes Architect, Engineers, Quantity surveyors , Supervisors , Technicians etc. are essential to carry out project activities.

Workforce consists of skilled and unskilled workers.

3. Machinery : For any construction work , various plant/equipment and tools are required. Depending on the type and nature of a construction job, machinery required at site includes batching plant, mixers , trucks , tractors , excavators , dumpers , cranes , pumps , generators , workshop equipment etc.

4. Money (Funds)

Adequate funds should be available for smooth implementation of the project . Financial Planning is essential for smooth cash inflow & outflow. To avoid delay in Project activities. Funds form an important resource. All other resources are dependent on the availability of funds.Financial resources should therefore be planned and managed with special care.

5. Methodology: For every work to be a done on a construction site , a methodology has to be followed.

Methodology refers to the way of doing work or jobs.

Every work of construction has to be as per the methodology based on the Codal provision to be followed.

Stages in construction

1. Briefing Stage: Also called the “Report stage”.The ideas originated by the individuals are studied with regard to cost and benefits. So as to establish the economic viability or social utility of a project.Purpose To enable the client (owner) to specify project functions and permissible cost.So that the architects , engineers and other members of the construction team can correctly interpret the owner’s wishes.Provide a likely estimates of costs..Leads to an objective decision on the scope and the feasibility of the project.

Activities To appoint a project steering committee. To appoint a project manager for continuing responsibility to the client throughout the project To carry out extensive investigation both technical and non technical investigation.oNon tech – socio economic factors defining basic requirement & Scope of the Project oTechnical – land & geological surveys including site investigations such as soil samples & Ground water levels. To study various alternatives & identify the most feasible one & Finally Prepare the project.

2.Desigining and planning stageIt is a very important stage in the field of construction because any modification in the project after this stage would prove expensive.A realistic and detailed cost estimate of the project can be prepared during the design stage.PurposeTo complete the project summary & determine the method of construction Estimate costs so as to obtain necessary approvals from the client(s).Also includes the preparation of working drawings, specifications and all arrangement for inviting tenders.

Activities

FINALISE PROJECT SUMMARY

CARRY OUT TECHNICAL INVESTIGATIONS

PREPARE FINAL COST ESTIMATE

PREPARE SCHEME & DETAILED DESIGNS

PREPARE WORKING DRAWING & SPECIFICATIONS

3.Tendering stage

Tenders are calledContract is awarded at the best available terms mutually agreed between the owner’s team and the contractor

Purpose

To appoint a contractor or a number of contractors Undertake the work on most suitable terms and conditions of quality, cost and completion

ActivitiesTo obtain tenders from contractors for construction work and award the contractPre-qualification of contractor(s) involves an investigation of the contractor’s financial, managerial and physical resources and his experience of handling similar projectsContracts documents to be prepared

4. Construction Stage

Execution of construction work as per designExecution within the agreed limits of cost, time and specified quality

ActivitiesA number of inter-related activityThe failure of one activity may disrupt the entire production schedule, so careful planning is necessary

a)Construction/Production planningConstruction scheduleManpower schedulePlant and equipment scheduleMaterial delivery scheduleb)Control of site operations includeTemporary and permanent workSupply of materials and equipmentCoordination of sub-contractors Supervision for quality control

5. Commissioning StagePerformance of structure is evaluatedProposed nature of maintenance and repair are consideredPurposeTo ensure that the construction work has been completed as specified in the contract documentsThe changes due to certain difficulties are recorded for reason of technical performance and financial application

Activities

To keep various record of actual works

To inspect the construction work thoroughly and have any defects removed

To prepare operating instruction and maintenance manuals

To carry out tests for performance

Construction TeamOwnerEngineers and ArchitectsContractorTeam is formed to co-operatively plan, design and execute a project. Objective of the team is to execute the owner’s project in the best and most economical manner within the stipulated completion time.

1.Owner

The owner may be an individual, group of individuals, private or public undertaking

The owner is the final holder of major decision-making power regarding managerial, financial and administrative aspects

He approves changes if any, in the project scope or schedules

2. Engineer and Architects2.1ArchitectTo assess the client functional requirements , design for pleasing and aesthetic appearance and to assist the engineer for proper design2.2Structural EngineerTo prepare structural design of structuresTo prepare the working drawing based on architect’s plan2.3Mechanical EngineerDesign and preparation of working drawing for heating, ventilating, air conditioning and other mechanical services associated with project

2.4Electrical engineerConcerned with design and preparation of working drawing for electrical power and distribution system2.5Quantity SurveyorEstimate the cost of work to be donePrepare the bill of quantities and tender documents before tenderingAssess the extra cost due to special featuresPrepare the cash-flow statements during constructionPrepare the final account on completion of project

2.6Specialists/ ConsultantsCarry out soil investigation and collect information regarding special requirements for items.Suggest solutions to specific problems encountered during construction.

3.ContractorContractor may be individual or a construction company .Contractors need the service of qualified engineers. Some for office works such as designing, tendering, scheduling etc. in head office and others at site for execution of works.Contractor may sublet part of the work to sub-contractor.Contractor submits running bills for payment based on progress of work and material brought at site.
