EXHIBITION CURLEW CENTRE SUTTON BRIDGE The Long Sutton & District Civic Society is pleased to announce that once again they will be bringing an extensive WW2 Exhibition to the Curlew Centre Sutton Bridge on Sunday 24

th May, 10 am – 4pm. Free Admission

The Exhibition will be commemorating 70 years since the end of WW2. Sutton Bridge played a vital role in the War effort with many noted pilots from several nations training here at Sutton Bridge. Unfortunately several of these brave young men lost their lives here doing this training, and they are remembered in St Matthews Church’s War Graves. Our Exhibition will have on show some very poignant letters of the time. It is hoped to tell of village life at this time with the many different organizations that were present and doing there bit on the Home front. The Society is looking to tell of War time romances and Weddings. Memorabilia, room sets, and much more will be on display. On Tuesday 19

th May at the Curlew Centre at 7.00 p.m. Chris Chandler will be presenting his “Blitz and Pieces” a collection of

memorabilia related to the services, every item with a story of its owner. Chris will be talking about items collected from RAF Sutton Bridge and our area. Admission £3.00 Members Free.

23 members and associates had a very enjoyable day in Cambridge despite an overcast day.

We are now beginning to plan our Photography Day which takes place on Saturday 5th September at the Market House, Long Sutton. Our guest speaker will be Mr Jamie Hall a Canon Professional Photographer who will talk about his night time photography of foxes and deers. This will be a ticketed event with tickets will be available from the 1st July. Our next group meeting takes place on Wednesday 13th May at 7.30pm at the Market House, Long Sutton. This months competition theme is "Signs". We will also be do a walk around Long Sutton photographing the sites of the old pubs. Admission is £3 to non members. The next novice group meeting takes place on Saturday 16th May at 10am at St Mary's Church, Long Sutton this will enable participants to practice and develop their skills. New members welcome. The Deregulation Act received Royal Assent on 26 March 2015. The Act covers a whole multitude of areas from child trust funds to health and safety and was designed to iron out a number of conflicts in current law, but since it was rushed through before the end of the last parliamentary session, it will likely give rise to further confusion! Importantly for landlords, the Act contains a number of changes which create a whole new set of legal traps for the unsuspecting property owner to fall into. Firstly, the way in which Section 21 notices are served is changing. From 1

st October a Section 21 notice may not be given

“within the period of four months beginning on the day the tenancy began”. This may not at first glance seem like a major difference to the current regime but it brings strongly into question the common practice of many estate agents who will charge for a tenant find only service, with the landlord assuming all legal requirements to commence, and subsequently end, a tenancy after a fixed term are in place. With effect 1

st October this will be impossible to achieve and the landlord will be

required to correctly serve notices at the appropriate time or rely on professional legal advice when the time comes to ask for tenancy to end.

There has also been a lot of noise from various pressure groups with regard what they term ‘retaliatory eviction’. This is the alleged practice whereby it is claimed landlords are simply evicting tenants who complain about the condition of the property. While it is likely that this can happen, it is something we at Fenland Estates have never come across in almost 10 years of property management. More importantly for the vast majority of decent landlords, the Act introduces new rules on the handling of tenant complaints, and failure to adhere strictly to these new rules can prevent landlords from being able to evict tenants using S 21.

Intriguingly, the Act also provides a legal framework for Parliament to add further legal requirements before a valid S 21 can be served. So dependant upon who is in power after 1

st July this year, we could see any number of new regulations quickly

brought in. For landlords, this means quite simply that a minor lapse such as the EPC on the property going out of date, or being a few days late with your gas check paperwork might in future prevent you from the easy eviction of poor tenants.

And finally, the Act has sought to address recent confusion over deposit protection caused by the Superstrike court case and the goalposts have moved yet again and procedures for reprotection on renewal have moved back to those prior to Superstrike!

This week (27th April) sees the launch of a new School Checker on all

properties on the site, following research that found it to be the most important factor that influences people when choosing a location.

The feature makes Rightmove the only property website to include catchment indicators for the whole of Great Britain on over one million properties for sale and to rent. Various focus groups facilitated by Rightmove found that finding the right home near the right school can be a minefield, as up until now there has been no destination that connects the two. Rightmove has partnered exclusively with School Guide, an independent resource which provides the most comprehensive schools data-set. Each listing on Rightmove will now display how likely that property is to be within the catchment of nearby schools, using heat maps based on last year’s intake data. The latest Ofsted/HMIe/Estyn rating is also included, along with links to find out more about the school from the School Guide website. The new School Checker gives home-hunters yet another reason to turn to Rightmove first when researching, home-hunting or selling. An extensive nationwide multi-media marketing campaign will accompany the roll-out of the School Checker across desktop and mobile platforms in May and June, including outdoor and TV.
