SPACEFINDINGRESOURCES DEVELOPMENT SEARCH

In conjunction with the DC Development Report, WDCEP oers an interactive development search at search.wdcep.com. This tool allows users to search nearly 1,600 development projects that have been completed in Washington, DC since 2001, under construction or in the pipeline.

RETAIL SITE SEARCHIn order to help national and local retailers and restaurants find space in DC, WDCEP, in coordination with the Oce of the Chief Technology Ocer, created an online search tool called Retail Site Search.

This interactive search allows retailers to query nearly 500 retail opportunities by size, neighborhood, timeframe, and address or intersection. The tool integrates technologies and data from Google Maps & Streetview, DC Data Catalog, and WDCEP. Beyond the retail site information, a user will also be able to learn about the zoning around a site or determine the size of an adjacent parcel using the map layers function. DCDEVELOPMENTREPORT

The DC Development Report is a summary of the major development and construction projects in the District of Columbia. WDCEP tracks major development/construction projects throughout the year and performs an annual “development census” in the month of August. This research and outreach receives contributions from more than 100 developers, architects, contractors, and economic development organizations and results in updates to more than 400 projects.

For the past four years, WDCEP has partnered with CBRE, a global real estate services and investment firm, to provide this economic overview of DC and in-depth analysis of the oce, retail, hospitality, and residential markets in the DC Development Report. Key findings from the 2014/2015 report include the following highlights on the development, retail, and residential markets. All data is reported as of September 2014.

DEVELOPMENT MARKET

Washington, DC has averaged 10.2 million square-feet of development groundbreakings (all projects) per year from 2010 to 2013.

RETAIL MARKET

There is 1.8 million square-feet of retail space currently under construction. MOM’s Organic Market, opened November 2014, became the city’s 28th new grocery store to open since 2000.

RESIDENTIAL MARKET

It is anticipated that DC will experience the most residential deliveries (6,908 units) since WDCEP began tracking this information with nearly 12,000 rental units and 1,425 condo units under construction. Groundbreakings have topped 5,000 units each year since 2011. The H Street, NE corridor will see an addition of 1,238 new residential units by the end of 2016.

OFFICE MARKET

In 2014, only one million square-feet of oce space will be delivered compared to a 13-year average of 3.86 million. Of the one million, 570,000 square-feet is private sector space, which is the lowest since WDCEP began tracking this data. In 2015, there will be a slight uptick of 1.3 million square-feet of private sector oce space delivered.

HOSPITALITY

The city will add 1,908 net new rooms by the end of 2017. This is in addition to the 1,795 net new rooms added in 2014. Since 2001, the average hotel occupancy rate for DC has fluctuated between 69% and 76% and has remained consistently between 74% and 76% since 2008.

EDUCATION

Since 2008, 52% of all education and/or medical projects are public and private primary and secondary schools developing new facilities and modernizing existing buildings. From 2001 to 2013, DC has averaged about 946,000 square feet of education deliveries per year, a total that will be surpassed by the end of 2014, 2015, and 2016
