General Notes:1. Architecture proposed for 'Villages at Riverdale' will be Single Family
Detached Homes built on motor-courts, in compliance with the approvedPD; generally described as:
1.1. Architectural materials, finish and color consistent with the MunicipalCode and surrounding neighborhoods, containing siding, masonry,fenestration's, covered porches and exterior enhancements on streetfacing facades.
2. Public Land Dedication (PLD) will be achieved with developed park andlandscaped open space and cash-in-lieu per as shown on Sheet 4 of 8,herein.
3. Proposed subdivision enhancements include:3.1. Exceed the City of Thornton Landscape Requirements by twenty (20)
percent.3.2. Provided composite wood privacy fence with brick columns along 128th
Avenue and Tamarac Street.3.3. Provide detached sidewalks with a landscaped tree lawn.
4. A Home Owner's Association will be established and shall be responsible forthe maintenance of all common areas, including:
4.1. Park and Open Space, including the mail kiosk, picnic pavilion, tot lotand connecting trail within the project boundaries.
4.2. Motor Courts, including snow removal.4.3. Front yard landscaping, described as the area outside of the privacy
fence for each lot.4.4. Tree lawns and trees within the public right-of-way.
