When you’re out shopping for a new home, it’s easy to be swept up by appearances. But, as they say, beauty is only skin deep. The best way to discover

the home of your dreams is to seek out the right builder – which is one with experience, vision and know-how.

The 2013 Home Builders’ Annual is a great research tool and resource to help with you with this task. It showcases not only who is building what and where, it also features background information on each company and where you can fi nd more information about them. We’ve included a social media directory in this issue, too, so you can see any promotions, updates and information builders are sharing.

Once you’ve narrowed your search for a new home or condo, it’s time to visit some sales offi ces and models – and you should prepare to be impressed!

Always carry a notebook to record information and questions you may have about the places you’re visiting, to make it easier to digest later.

If there’s a model suite to tour, be sure to inspect the quality of everything – from the cabinetry, carpeting, drywall and fi xtures. Note which features are standard and which are upgrades, to get a sense of what the basic home will include.

Questions you might want to ask while shopping include:- How long has the company been in business?- How does the after-sales service program work?- Who will be responsible for after-sales service?- Does the builder include energy-saving features inits homes?

A new home is one of the biggest and most important purchases you will make in your lifetime. You will be able to shop for a new home with a sense of confi dence, using the knowledge you’ll glean from this publication as well as online research and site visits. Best of luck in your search!

Who is making the referral? Is it coming from a real estate agent, a mortgage broker or a bank? This is not necessarily bad, but you have to be careful. Quite often, lawyers develop relationships with various groups over the years and receive referrals because they do a great job. On the other hand, ensure that your lawyer is independent and will represent your interests even if it puts him/her into an adversarial position with one of those parties. This is quite important, so make sure you get comfortable with this issue before you hire someone.

Now, to bring this back to the original idea, what you need to understand is that there are general law practitioners just like there are family doctors. What this means is that a lawyer may have a wide-ranging practice comprising many areas. The smart lawyer who falls into this category knows that if there is a serious issue that arises outside of their expertise they should bring in a specialist, just like your family doctor would. The bad lawyers try to do it all. The general practitioner can probably handle your real estate deal just fine, but make sure he/she understands any complicated offers and that he/she reviews them carefully, pointing out any problems. Ensure that he/she knows what can be negotiated and what cannot, or you may lose your deal.

Remember, your lawyer is a very important part of the process, so take your time and find the right one.

not all lawyers are created equal. If you needed a heart surgeon, you certainly would not go to see a podiatrist. By the same token, lawyers generally have expertise in one area greater than another. Do not believe that the granting of a law degree instantly bestows knowledge of all laws on the head of a lawyer.

The first thing you need to do to find a lawyer is the same thing you ought to be doing to find a home – research! Where do you look? Start with media and look in magazines (editor’s note – you already have this magazine, so you’re off to a good start!), newspapers, listen to radio, watch real estate television. Generally speaking, the lawyers who appear in public, speaking or writing about real estate, are thought to be experts in the area. Go to seminars and listen to the speakers. Generally, if a lawyer is taking the time to participate in a seminar, he/she knows what he/she is talking about and is happy to take on new clients who come out of those events.

Next, go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice; whether they give you pricing; and whether they make you feel comfortable.

Call the Law Society of Upper Canada, Lawyer Referral Service, which can be found in the telephone book. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. This just gets you someone in the area. You really need to check them out when referred.

Speak to friends who have used a lawyer for a similar service and ensure they did the job professionally, courteously and for the price quoted.

consider these interesting facts about the residential construction industry in ontario:

325,800 Jobs – The new housing and renovation sector is the largest industry in Ontario. Tens of thousands of high paying direct and indirect jobs are provided every year by the residential construction industry.

$17.1 billion in Wages – The average weekly wage in Ontario’s construction sector is $1,016, which is slightly higher than the $1,002 in all industries. The average construction wage is one per cent higher than the overall average industry wage for full-time employment.

$42 billion - In 2011 the value of new housing, residential renovations and impacts of other expenditures related to residential construction in Ontario totaled $42 billion.

the thousands of housing starts, renovations and related expenditures across ontario also generate plenty of income for our governments and their agencies annually, including:

$3.17 billion – total income taxes for the federal and provincial governments $2.68 billion – total GST revenue generated$3.38 billion – Total provincial share of HST revenue generated from this

sector. The harmonized sales tax significantly increased provincial sales tax revenue on new homes and renovations when it was implemented on July 1, 2010

$1.45 billion – total Canada Pension Plan premiums paid$610 million – total Employment Insurance premiums generated$149 million – total WSIB premiums billed the Home Builder Rate in Ontario

Given these facts, it’s easy to understand why the residential construction industry is considered to be the engine that drives Ontario’s economy.

So, if you have purchased or plan to purchase a new home, or are renovating an existing home, be assured you are contributing to the economic health of our province. Your neighbour down the street may have a job thanks to the strength of the residential construction industry. Seniors in your community benefit from a strong Canada Pension Plan, in part from the contributions paid to the plan from the residential construction industry. We all benefit from a myriad of government services, thanks in part, to the tax revenue generated from Ontario housing starts and renovations.

So when you purchase your new home or renovate your existing home, you are buying much more than bricks and mortar and a roof over your family’s head – you are playing a vital role in ensuring the continued health of the residential construction industry and the economic well-being of our province as a whole.

When buying a neW home, there are many

decisions to make: downtown or suburbs, two bedroom or three, hardwood or laminate? But the one decision you don’t have to make is about your new home’s warranty. That’s because almost every new home sold in Ontario comes with a builder’s warranty, backed by Tarion Warranty Corp.

The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home.

Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $40,000 for freehold homes in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing.

The delayed closing and occupancy provision means your builder guarantees that your home will be ready for move-in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay the home’s completion. In many cases, your builder will be required to compensate you if a delay occurs.

The one-, two- and seven-year warranties begin when your home is complete and ready for possession. The one-year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first-year warranty includes almost everything inside and outside your home that was

provided by the builder, from flooring to drywall to heating and air conditioning systems and is in place for one year from your home’s date of possession.

The two-year warranty protects against water penetration through the basement or foundation walls, defects in materials that affect windows, doors and caulking and defects in work that result in water penetration into the building envelope. It also covers defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and defects in work or materials that result in the detachment, displacement or deterioration of exterior cladding, such as brickwork, aluminum or vinyl siding. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and applies for two years, beginning on the home’s date of possession.

The seven-year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home.

In 1934 when Canada’s Central

bank was founded, the Bank of Canada’s (BoC) role was deemed to be,

“generally to promote the economic and financial well-being of Canada.” Today, its function continues to centre around the economic and financial well-being of the country through its control of monetary policy.

For those who have never had the misfortune of suffering through economics courses, “the goal of Canadian monetary policy is to contribute to rising living standards for all Canadians through low and stable inflation,” according to the BoC. Specifically, the BoC tries to keep the rate of inflation stable, measured by the rate of increase in the consumer price index. Back in 1995, this target inflation range was established to be between one and three per cent.

The key monetary policy mechanism that the Bank has is its ability to impact short-term interest rates through the bank’s target for the overnight rate, which then impacts the rate that banks pay to borrow from the BoC. Unfortunately, while the ability to change these rates is implemented almost immediately, the impact of these rate changes on the economy can take 18 to 24 months to have full effect.

Lower interest rates encourage borrowing and spending and are intended to stimulate the economy. Higher interest rates discourage borrowing and spending and are intended to cool off the economy. If the economy is left in a low interest rate environment then this can lead to rapid growth and thus cause inflation.

what the Bank of Canada watchesHere are some of the key indicators the BoC monitors to decide what to do with rates. Importantly, the relevance of each is determined by Canada’s economic environment.

1. Consumer Price Index (CPI): a continued change in this will cause rate changes.2. The Canadian dollar: changes in its value compared to currencies of key trading partners impact the BoC changes.3. The unemployment rate: the difference between the “natural” or “full” employment rate of joblessness and the actual jobless rate. Canada’s “full” rate of unemployment is currently 7.0 per cent. 4. Real GDP: the rate at which the “output gap” (the difference between the potential GDP of the economy and the actual GDP) widens or narrows is determined by growth in real GDP relative to growth in potential GDP. 5. The output Gap: the BoC believes this gap dominates other influences on inflation. When there is a negative output gap (GDP below potential), this indicates unused capacity and often results in downward pressure on inflation. Conversely, a positive output gap is indicative of a high demand on “productive” resources and thus puts upward pressure on inflation.

Other important factors to watch include inflation expectations, the U.S. Federal Funds Rate (as set by the U.S. Federal Reserve), housing prices and a few others that are beyond the scope of this article. To further complicate things, there are literally hundreds of other minor indicators that can influence rates.

If a lot of this information goes over your head, don’t feel bad. Even Canada’s leading economists can’t predict the BoC movements with any degree of long-term success. Still, even a basic understanding of what changes in these variables mean will position you to make better mortgage decisions.

When Scott was diagnosed at The Hospital for Sick Children (SickKids), little was known about cancer and survival rates with treatment were less than 10 per cent. Today, more than 80 per cent of children diagnosed with cancer will live. The approach to patient care was also very different. Every morning, Scott would be dropped off at the front doors of SickKids and picked up in the afternoon. Six months into treatment, he succumbed to the disease.

Upon receiving Hudson’s diagnosis of t-cell acute lymphoblastic leukemia (ALL) in August 2011, his parents uprooted their life in Guelph and moved to Toronto to be closer to SickKids.

“We would have gone anywhere in the world to receive the best treatment,” said Les. “And we ended up where we would have gone.”

Throughout the fi ve rounds of high-dose chemotherapy and the many days spent at SickKids, it was Hudson who brought the most comfort to Les and his wife. Les recalls one experience at the hospital when he felt overwhelmed by the situation. Sensing his father’s emotion, Hudson put his hand on his father’s shoulder and gave him a hug. He similarly had a positive effect on everyone involved in his circle of care at SickKids and knows each team member by name.

In May 2012, Hudson entered the maintenance stage of his treatment and now takes chemo pills orally from home. Although Hudson has tolerated treatment well so far, Les recognizes there is still a need for continued research into diseases like cancer.

“Growing up knowing my brother’s story made hearing the recent breakthroughs in cancer survival rates sound great before Hudson was diagnosed. Now being a parent of a child with cancer, 80 per cent isn’t good enough.

Thanks in part to ground-breaking research conducted at SickKids, children like Hudson are able to beat cancer. Survival rates have doubled in the last 25 years alone but cancer still remains the most common cause of disease-related death in children in Canada. For that reason, cancer research is a priority at SickKids.

SickKids is currently building a new facility to house this research. Designed by world-renowned Diamond and Schmitt Architects with LEED gold certifi cation, the new SickKids Centre for Research & Learning will, for the fi rst time, house all SickKids researchers in the same location, allowing them to collaborate like never before. The vision of the Cancer Stem Cell and Regenerative Medicine area of the Centre is Better Outcomes, Better Lives - ensuring treatments that help kids like Hudson survive cancer with no long-term side effects.

In 1968, Les Campbell’s two-year-old brother, Scott, lost his courageous battle with leukemia. Forty years and one generation later his two-year-old son, Hudson, is fi ghting a variation of the same cancer.

Whether you are a first-time buyer or a seasoned homeowner, you should research carefully before making your decision. Of course, there are many parameters to consider, but be sure to cover these four basic aspects before you sign on the dotted line.

The first is affordability. Rather than looking at potential new homes that may not be within your financial reach, find out ahead of time what you can comfortably afford. Work with a mortgage specialist to get pre-approved for a mortgage early in your search. Ask questions about the interest rates being offered and the length of time you will be locked into a rate or have a rate capped in relation to your closing date. Be open to various designs within your price range; often, layout is more important than square footage.

Location is the second major consideration. Remember that “home” is more than the house you live in; it’s also your neighbourhood. The area should be home to the amenities that are important to you. Take a good look at what public transportation and highways are close by, and try your commute during rush hour before you buy.

You know where you want to live and what you can afford, now think about what your lifestyle goals are for the next few years. Shop for a home that you will not outgrow too quickly. What features are important to you for your day-to-day living? Do you long for a backyard, a lawn mower and a garage to keep it in? Then a lowrise home may be the right choice. Or do you prefer a maintenance-free lifestyle with amenities under your roof? If so, a condominium is the way to go. Look for a condominium

Buying a new home is one of the most important decisions you can make in life. This is going to be the place that you’ll raise your family and create financial security. It will also probably be the place that you’ll spend the majority of your free time outside of work, so you want to make sure that you make the right choice. The most important consideration with any new home purchase is location. Ideally, your home should be in the heart of a great community setting – a place where parks, restaurants and shopping, schools and other essential amenities are all nearby. The community you live in really dictates your lifestyle, so it’s smart shopping to make this your number one priority.

Another important consideration is to find a builder with the experience and commitment to quality construction necessary to make sure that your expectations are met on moving day. You also want the confidence that comes with knowing that, if anything does go wrong, you have the benefit of a great customer service team to correct anything. If there are already homes in a community you are considering that have been built by a builder on your short list, knock on previous purchasers’ doors and ask about their experience.

For most people, purchasing a home will probably be the single biggest financial investment they ever make in their lives, so it’s important as a homebuyer to consider what your budget is and what your needs are. You should buy a home that is designed for your current needs. Many people purchase with an eye to the future, but each additional bedroom in a home leads to additional costs in heating, cooling, electricity and taxes, so your monthly after-tax expenses are higher and leave you with less disposable income. It’s best to buy a home that fits your life now, and you can always move or renovate later if needed.

Your mortgage is another important component in a new-home purchase. Prior to starting your search, you should speak with a bank representative to learn the amount of funds that you are qualified to borrow. This may avoid future disappointment. As for paying down the mortgage, you need to remember that the cost to buy a home at the outset is very different from the cost to own a home over the long term. Using approximate numbers as an example, if you buy a $500,000 home and have an annual $350,000 mortgage at three per cent, you can save more than $60,000 in interest by reducing the amortization period and paying off your mortgage in 15 years instead of 25. That’s money that can be used for education, retirement savings or even a cottage down payment. Most builders work with a financial institution and have a representative at the new home sales centre who can offer discounted rates to their buyers that are lower than what bank branches can offer. Another method of saving interest paid to the bank is by making payments every two weeks (accelerated bi-weekly) instead of monthly. This can help you own sooner and save more over the long term.

Today’s buyers are faced with a multitude of options and decisions when trying to purchase a new home, and it can easily feel like an overwhelming process. One of the best ways to tackle this challenge is to narrow your focus by determining your key priorities and using them to guide the decision-making process.

For example, you may decide that finding a new home in a specific neighbourhood or school district is your absolute top priority. Use this criteria to guide your search and to narrow down the number of possible choices. From there, you can begin to compare the smaller set of options based on secondary considerations, such as the layout of the home.

For most new-home buyers, top priorities will include one or more of the following factors:

Price/budget: The cost of your new home is usually the number one consideration for buyers. One of the best things you can do for yourself in advance of your new home search is to secure mortgage pre-approval so that you have a clear understanding of how much you can afford to spend.

Also, try to create a realistic budget that takes into account all the costs of buying your new home. This should any work that you plan to do before moving in (such as

painting and upgrades), closing costs and legal fees, as well as moving expenses and the cost of new furniture.

Location: After price, neighbourhood is often the most important consideration for a homebuyer. When studying a location, think about how it works for you and your family from a commuting perspective, whether it is close to your workplace, or if there are transit options and major highways nearby. Look at the quality of the neighbourhood, in terms of shopping, community services, parks and schools.

If you are considering an area you do not know very well, try to spend time there with your family. Visit the neighbourhood on multiple occasions at different times of the week or day to understand how it changes, and how it may feel differently on weekends or in the evenings.

Builder: For any new home or condo project you are considering, do your research on the builder. Visit the builder’s website and ask the sales staff about their past experience and previous projects. How long have they been building new homes? Are they very active with multiple projects or do they focus on one development at a time? Do they have a dedicated customer care team? What can you expect in terms of after sales service? Do not be afraid to ask these kinds of questions so that you feel reassured and confident that you are buying with a professional and experienced organization.

Also, visit the Tarion Warranty Corp. website, tarion.com, to confirm that you are buying from a licensed builder and while you are there, you can look up statistics about how many homes they have built in the past, and their after sales service record.

Almost every day I’m asked about the new home market in the GTA. Here’s my five top reasons to buy a new home, as well as what to look for when you’re in the process.

Choosing the right builder: When you buy a brand new home, you get to choose your builder based on their reputation and track record. You can search the BILD website to find out if the company is a member, which means they agree to a Code of Ethics outlining compliance with standards, fair treatment of employees and consumers and a commitment to learning.

Quality of construction and design: New homes are built by BILD members using the latest construction techniques and attention to detail ensuring the most up-to-date quality workmanship. Not only that, but numerous communities across the GTA have received international recognition for designs that combine function and style. Ask the sales representative if the community received any recent recognition or awards.

Energy efficiency: Homes are built in accordance with the Ontario Building Code, which was updated to include

more energy efficient standards in 2012. Combine that with advanced construction techniques, higher levels of insulation and energy-efficient heating and cooling systems, you not only save money on your energy bills, you also enjoy a far more comfortable home.

Affordability: Review your budget to find out how much you can afford to pay for your new home. If you’re a first-time homebuyer, condominiums are still the most affordable path to homeownership in the GTA, with the average price of a highrise suite nearly $200,000 less than the average lowrise home. The condo market in the GTA is also the most active in North America, so buyers have plenty of choice when it comes to finding their new home.

Being in the frontlines and talking to our homebuyers, I see the real situations that we encounter, not what industry experts tell us. What seems to be the biggest issue is that buyers get confused with what is right for them. Instead of looking at plans, they need to look at the longevity of a home and what is right for them and right for tomorrow, not the latest industry trend or hot design.

Homes are for stages of life – singles, parents and kids, the sandwich generation – and we’ve been forced to address all segments of the population and its life cycles and where they fit into it. We need to be creative so they can have a home that works for them.

In our small enclave of family-oriented homes in Pickering, we removed the living room from the equation and redistributed it to the living areas of the main floor to where we live – larger kitchens and family rooms, home office, mud rooms with lockers and covered porches.

The GTA has become expensive due to land cost, construction costs and levies, so there’s a greater appreciation that every square foot needs to work for you. We need to make it functional. It’s a math equation where we add and subtract from the equation and replace space with something more practical; less space allotted to occasional and more to the every day.

I don’t use my living room. It’s where we’re supposed to store the fancy furniture which we don’t own. Make the space useful. I have a family of six and live in city so space is valuable. A real estate agent said I’d never sell the house without a living room. I gave it a lot of thought and realized there is a comfort level in selling what you know. People will realize the value of their home and the useful living space they’ve created. In the future, we’ll be looking at joint living room/dining rooms as dated and know they were from the ‘90s. Today’s bigger living spaces that address where we live and breathe and work – that’s what is important to buyers without them knowing it.

Now is a great time to buy a new home, since mortgage rates are unbelievably low and homes are being built to higher construction standards than ever before.

Getting pre-approved for a mortgage is a key first step, so you know what price range you can afford. Financial institutions have mortgage specialists who can discuss your specific needs. Once you have this information, you’re ready to go. As you shop, ask about any financial programs builders may offer to help with affordability, such as capped mortgage rates.

Shop where you’d like to live. Location is usually at the top of the list when it comes to selecting a new home. Consider your work commute, and also think about travel time to the various clubs and organizations you belong to, and the distance to your family and friends. Municipalities have all sorts of information available on the amenities they offer, so check where you will shop, where the kids will go to school and where the closest medical facilities are. In addition, consider buying in an emerging area, where prices are lower than established neighbourhoods. As well as being more affordable, as the areas build up, the homes increase in value.

Purchase from a reputable builder. Read builder stories on their websites and in their sales offices. Check with Tarion Warranty Corp. (tarion.com) to research a builder’s new-home warranty track record.

When you’re ready to look at homes in your chosen area, check out who is offering what, and when you compare, be fair. Two homes of similar size may be priced differently, because one builder offers a higher level of standard features. Take advantage of any model homes available to tour, to get a first-hand feel for the look and quality of a builder’s designs.

Anyone who has purchased a home will tell you the best closing day is one with no surprises. To ensure that’s the case, take your Agreement of Purchase and Sale to a lawyer who knows real estate and make sure you know exactly what costs you are expected to cover and when. Ask questions. Know what will be expected of you financially on that day.

ExpErts on thE Canadian housing markEt from Bmo Financial Group and the industry participated in the inaugural BMO Housing Panel for 2013 to discuss the past year and provide their outlook over the next 12 months.

According to Sal Guatieri, senior economist, BMO Capital Markets, after a decade-long boom, the so-called soft landing appears to be underway in most regions; the expectation is that this trend will continue into 2013.

“Home sales and housing starts will continue to moderate and prices will generally stabilize in most regions in 2013,” says Guatieri. “In the year ahead, the housing market will be supported by moderate job growth, steady immigration, growing demand from echo boomers entering their prime first-time home buying years, and a gradual shift toward more single-person households.”

The real estate market will benefit from continued low interest rates, with the Bank of Canada’s target rate likely on hold for most of this year, he adds.

Guatieri also notes that Alberta and Saskatchewan could buck the national trend and see higher prices due to continued healthy economic growth and wage increases. Meanwhile, pricier Toronto and Vancouver are likely to have a bumpier landing than most other regions, with some prices declining moderately.

Zurini adds that those looking to upgrade will still dominate, given lower interest rates. “People who are into walking, lifestyle and entertainment, the farm-to-table trend and buying local are going to fuel that market for the first half of the year.

“These consumers are all about amenities and lifestyle – they’re very established economically,” says Zurini.

Consumers buying for the first time will likely look to other cities in search of greater value.

“These buyers move with opportunity, following employment and searching out homes with their desired space, ultimately single-family residential homes,” he says.

“In 2013, consumers will be paying close attention to the investment side of their buying decision.”

mortgage and financing adviceJohn Turner, national director, specialized lending, BMO Bank of Montreal, outlined a number of factors buyers should keep in mind for financing the purchase of a home.

“The pre-approved process remains a very important keystone in the home buying process, whether you’re a first-time homebuyer or a move-up buyer,” says Turner.

“Generally speaking, most folks will need to borrow most of the purchase price of the home, so getting a pre-approved mortgage is a smart thing to do even before the home search starts.”

Turner adds that the down payment buyers are able to afford is another important aspect, and that there are strategies buyers should put in place to ensure they can maximize that amount – ultimately lowering their overall housing costs.

“There are a number of different strategies to save for a down payment. With RRSPs, for instance, customers can withdraw up to $25,000 for the purchase of a home,” he says.

Turner also reminds that consumers who pay off their debt quicker pay less interest, and that most mortgages have options embedded in them that help to save money in this way.

“At BMO, we’ve been encouraging customers to take a shorter amortization for some time,” he says. “In addition, rates are as low as they’ve ever been, so it’s certainly a good time to take advantage of this to pay off your debt sooner so you can retire comfortably and with as little debt as possible.”
