COLOUR, PATTERN AND TEXTURE ARE A BIG PART OF DESIGN. All too often, though,
people will shy away from big colours and strong patterns, and play it safe. There are plenty of
reasons to go the safe route – it’s timeless; it’s better for resale; it’s subdued. But that last one
– that’s not a very good reason. There’s no reason to be afraid of big bold patterns, of colours
that make a statement, of textures that add interest and interact.
This issue, we’re going to give you a gentle nudge into using colour with confi dence. Our cover
story, designer William MacDonald is no stranger to those big patterns and whimsical colour
combinations. In ‘Hip to be plaid’ on page 16, MacDonald gives you the scoop on using plaids,
checks and ginghams to their best e ect. Embrace the confi dence to mix and match patterns,
it’s easier than you think, just work with your colours and fi nd textiles you love.
If you’re still feeling tentative, let Lisa Canning tell you how she turned her dark and dingy
basement into a beautiful bright space for the whole family to enjoy on page 26. By infusing
the room with a bright cobalt blue as a feature wall, she masterfully pulled the eye away from
the issues detracting from the space – and created a fun space with lots of contrast.
And don’t forget the outside of your house when thinking colour. Carson Arthur will help you
see your front door as a great design feature – and a place to infuse colour. Check out ‘More
than just a door’ on page 40.
And on a fi nal note, we’re looking forward to seeing you online regularly. HomeandDecor.ca
is going to be the best destination for your dose of decor inspiration and the scoop on new
products and events. Thank you for picking up our magazine over the past 10 years. As we say
good-bye in print – this will be the fi nal print issue of Home Decor & Renovations GTA – we
are excited to evolve and go digital!

Move over stainless steel, KitchenAid has a hot new look for the kitchen: matte black. This popular finish has been showing itself from the runway to the highway, and KitchenAid has captured the look for appliances. Their new line offers everything from stand mixers and small appliances to dishwashers, refrigerators and ovens. Besides the hot look, we love that it’s fingerprint resistant!

The Chair Affair gala and silent auction in support of The Furniture Bank is coming up! This annual event sees the design community and public come together to support this registered charity with both donations and exposure.
The Furniture Bank collects gently used furnishings and houseware donations, and gives those in need a fresh start by providing the necessities to establish their home.
The Chair Affair has 40 designers creating one-of-a-kind seats for the silent auction, including talents such as Karen Sealy, Shai DeLuca and Melissa Davis.

This is not for the casual cook, but definitely something for the foodie to fawn over. It’s the Grillkota, a fine piece of Scandinavian design. Think of it as an indoor campfire – with all of the exquisite design details and smoky flavour you desire. Adjustable cooking trivets allow for food to be cooked at different temperatures, all at the same time.

We love kitchen design, so HD&R is very excited about the new AyA Kitchens & Baths showroom that opened up in the Castlefield Design District this summer. It’s got 1,000 square feet of inspiration – plus we’re thrilled that it’s right next door to the GE Monogram Design Centre. Talk about convenience!

Seriously - we do love our kitchen design – and appliances are the star of that show. We’re sure you will be as impressed as we are with Jenn-Air’s new Experience Centre.
Jenn-Air has gone beyond the showroom, creating a space where you can test-drive your appliances. The Experience Centre allows everyone from consumers to design professionals access to their products, fully functional in the ideal environment.
While they’re absolutely gorgeous, function goes beyond fashion and these workhorses can take the heat in the kitchen. Check out ventilation, cooking applications and refrigeration at work.

“ Why not throw a little plaid into a room this fall and mix it with a floral or stripe and you’ll be so hip it hurts.”
ONE OF THE HOTTEST INTERIOR DESIGN trends
happening this fall also happens to be one of my
favourite design staples.
Plaid – or tartan as some like to call it – is, without
a doubt, a classic design statement. It often evokes
warm, cosy, fire-lit rooms perfect on cold winter nights.
But that is only one take on the traditional fabric.
Lately plaid, as well as check and gingham, has seen a
revolution of sorts – particularly in fashion. It’s being
sported by the hip of the hip, the cool urban hipsters
who run amok in most major cities. Along with their
tattoos, beards and dour expressions they have ironically
breathed new live into an ancient fabric.
Fashion is usually a good barometer of what will
happen in interior design down the road, but one can
argue that plaid has always been there. I know myself, as
a boy growing up in the 1970s, that plaid seemed to be
everywhere. We had plaid pants, jackets and suits and
sofas, chairs, wallpaper and carpets.
As a ‘child’ of the excessive 80s, I remember how
Ralph Lauren and the preppy look influenced me
to the point where I still where plaid and gingham
shirts regularly. They are classics that make me feel
comfortable and connected to a happy time. And that’s
why I think we still love plaid today. It has a resonance,
an ability to connect us to the past that, for better or
worse, we all seem to want to do lately.
I recently completed a project in which I was asked to
create two seasonal living rooms, one for winter and one
for summer. The house is set in the countryside, and part
of it is a rare Ontario log cabin constructed in the early
19th century. The other part is an addition built in the early
21st century.
It was a challenge because the entire interior of
the 19th century section was wooden, had very small
period windows and was quite dark. I had to find the
right fabrics and use them in a way that was current and
comfortable.
As a designer I love to mix fabrics, it’s a signature

1. Choosing the right size: when searching for a family room rug, always make sure it is large enough to sit the front legs of your sofa. The width should be the same as the sofa or a little bit wider. In a dining room, always center the table on the rug ensuring the rug is at least one foot around the table so the chairs fit comfortably as well. Always avoid a medallion pattern otherwise the table may hide the pattern.
2. Pattern and color: In a plain room (either by color or style) you are free to select a colourful rug, something to stand out and compliment the room. Don’t be afraid to play with color, texture and pattern. Choose freely and create your masterpiece!
HOW DO YOU DECIDE WHAT STYLE, PATTERN OR SIZE IS RIGHT FOR YOU?Follow these two simple steps to choose the best rugs to suit your room.

look for which I am well known. In this project I knew I
would use plaids, checks and other bold fabrics to bring life
and excitement into the heavily wooded traditional space.
I settled on dark yet colorful graphic floral. I brought in a
bold large check mixed with stripes and a small check, and
use plaid accents. I also used large check/plaid carpet. The
whole space came life and is a great success.
For the much brighter, modern summer living room,
with its large windows and vaulted ceiling, I took the same
approach – but used lighter colored fabrics. I still incorporated
checks, gingham and plaids with colourful mid-east inspired
florals. It too turned out extremely well.
Although a trend at the moment, plaid and all its
relatives, are classic in the design lexicon. It can be used
traditionally or in more modern ‘hip’ spaces and mixed with
other equally bold or demure fabrics. Why not throw a little
plaid into a room this fall and mix it with a floral or stripe
and you’ll be so hip it hurts.

YOU KNOW WHAT YOU WANT, and you’re ready to make
your vision a reality – you’re ready to do your decor. While
professional decorators make it look easy, it is a lot trickier and
much more time consuming than you imagine to put together a
whole room of furniture, never mind a whole house. We spoke
with Arrow Furniture and were impressed to find that they offer
a whole other option that brings quality, style, great pricing and
substance together, the ideal for the designer in all of us who
may simply need some professional input.
Often when doing your decor on your own, there are two
major pitfalls. Some people buy pieces that they like, a piece at
a time. They don’t have an overall plan, so as they add, piece by
piece, and don’t end up with a cohesive look. It takes too long,
searching store to store, for that perfect piece to blend into the
mix of what has been accumulated. Everything starts to look ad
hoc. The other is the temptation to buy based on price.
Realistically, you can do a bit of both, it’s not wrong – but
you need to have an overall plan, and you need to understand
that you get what you pay for. Buying individual pieces stretches
your budget and is a great way to build the look you want – but
you need to know what will work together. Even if it’s a long-
term plan, it should start with a plan. If you’re trying to work with

a tight budget, there are definitely items that let
you save – but you need insight on when it’s
appropriate to spend a bit more for quality. Poor
quality wears poorly. Having to replace that furniture
can add up to much more than just buying better
quality at the outset.
At Arrow Furniture, they make it easy to be your
own designer and end up with that originality and
quality that your home deserves.
Arrow Furniture offers great variety. They’ve got
it, whether you’re looking for modern, traditional or
something just a bit more eclectic. They carry dining,
living, bedroom and more – and accessories like
lamps, artwork, rugs and consoles.
They also offer design consultations – both in the
store and at home. At $150 for an in-home consult,
you’ll be amazed at how they can help you plan your
decor and max out your living space. They’ll help you
find the right arrangement and show you the perfect
furnishings and accessories – but that’s not where
the service stops. They can help you with colour
selection and coordinating the new with the existing.
This way, you can get exactly what you want.
Arrow Furniture offers a lot of customization in a
seemingly endless selection of fabrics, colours and
patterns. You can tailor your decor to your style. With
a great selection for every room in the house under
one roof, you can buy a single piece or do your
whole home. It’s that individuality you want – with
service and convenience to match.
Even better? The design consultation fee is
credited back to your bill when you purchase your
furniture from Arrow Furniture – so customers are
actually given the in-home consult for free.
Arrow Furniture is a great shopping experience
because they only carry quality product, and they do
it at a reasonable price point. They even offer a price
guarantee, so you know they’re offering great value.
Visit a showroom – there are locations in Toronto,
Mississauga, Brampton and Scarborough. You can

AS A DESIGNER I TRULY BELIEVE IN THE
power of design. The magic that transpires
when I transform a room is rewarding. It’s
not only because of the positive changes
that were made to enhance the space but
mostly because of the emotion and feeling
I am able to evoke in people after they see
the fi nished product.
Design a ects how we live and feel. It is
beyond the furniture, pillows and layout – it
is about the look on their faces, the tears of
joy and amazement – this is the rewarding
part of my work and makes me want to
continuously do more.
It is not only their home we’ve changed
but their life and life style and how it
improves how they feel every day. That very
feeling, that happiness is what inspired us to
want to share it with others that needed a
boost in their life. This is how the “Give Back
by Design” Initiative was started.
Every year Royal Interior Design ltd
selects a few families who would highly
benefi t from a boost of happiness in
their life. Our recipients are in need due
to extreme lack of fi nancial resources: a
struggling single parent, senior retirees, new
immigrants, families struck with illness or a
tragic event in their lives.
Royal Interior Design donates its full
design services, from conceptualization to
full implementation and realization. In many
cases, whenever budget permits, even
full funding for the projects. Sometimes it
doesn’t take much to go a very long way..
Our last donation was for a family
of fi ve in a small condo. They had
immigrated as government refugees, as
they were under extremely di cult and life
threatening circumstances in their country
of origin. Heart breaking stories – it makes
us realize how fortunate and lucky we are
to live in such an amazing country with all
the daily abundance we have and enjoy.
GIVE BACK
Our hearts went out to this family, although
we wish we could have done more, they
were grateful and thankful and tears of
happiness were shed in amazement at the
results of what we had done in their little
apartment. Although small, it was cozy,
functional and inviting. And that is why
we do what we do, that feeling and gift is
priceless!
Our dream would be to help a lot more
families. Unfortunately we alone can only
sustain and sponsor a select few per year.
In order to do more we would love
to receive more support from leading
community groups or partnerships with
fi rms interested in also assisting families in
their local community.
In 2015 our goal is to service a
minimum of 10 families in the GTA.
Together this priceless initiative can
continue to grow stronger and help more
even more families in need.

Before our renovation my basement
was a dark and dingy mess of wood
panelling, cedar shingles on the
walls, and a scary dirty furnace room. It was
essentially a massive storage room that
no one wanted to spend any time in. Post
renovation, it is now a fun space that my
family loves. Creating a multi-use space for
the entire family takes some planning, but it
is so worth the outcome. Here are my fi ve
steps to a fi nished family basement.
1EMBRACE PATTERN
In a room used for entertaining and
recreation, patterned wallpaper can create
the perfect backdrop. I used this great ikat
in a cobalt blue to inject some energy into
the space. If all over pattern intimidates you,
then think about using it as a focal wall and
paint the adjacent walls in a coordinating

“ In a basement where sometimes ceiling height or awkward bulkheads can be a challenge, consider utilizing a large-scale pattern to draw attention away from these obstructions.”

colour you draw from the wallpaper palette. In a basement where sometimes ceiling
height or awkward bulkheads can be a challenge, consider utilizing a large-scale pattern to
draw attention away from these obstructions.
2CREATE DEDICATED ZONES FOR ENTERTAINING
I had a couple of structural posts I had to contend with in my basement, so I chose
to incorporate one into the custom entertainment unit that houses my television. This
allowed me to create separate zones for watching television, prepping snacks in the
kitchenette, and an open area for playing with toys or games. In the kitchen I added a
wall oven for really easy snack prep. I chose to use the Whirlpool White Ice oven to blend
seamlessly with my neutral cabinetry. Creating these zones allows the family to use the
space for various activities and gives a ton of flexibility for adults and kids alike.
3UTILIZE A COHESIVE COLOUR STORY (INCLUDING BABY GEAR!)
My basement is small, so every piece counts- including baby gear! That’s why I
intentionally selected items that match my decor. Since large riding toys and play pens
tend to be left out due to their size, I went with a streamlined Nuna playpen in a bold blue
that picks up on the patterned wallpaper and is both functional as it is beautifully designed.
I also kept my colour palette consistent by customizing my FLOR rugs to match the
wallpaper and my red sofa.
4CREATE CABINETS TO HIDE ALL
My favourite aspect of my basement is my wall of floor to ceiling cabinetry. I used
standard sized cabinets from Cutler Kitchen and Bath that were great on my budget, but
provide me a ton of value in usable space. This is where I store everything – toys, board
games, craft supplies and snacks. All these items get hidden behind closed doors and at the
end of the day, the space feels peaceful and uncluttered and ready for an evening relaxing
in front of the TV or entertaining friends in front of the fireplace.
5USE FLEXIBLE FURNITURE
My other favourite thing about my
basement is how flexible it is. In a small
space like mine, I knew I wanted to be able
to clear space quickly for impromptu dance
parties, or for accommodating overnight
guests. My sofa by Small Space Plus not
only has storage in every seat, it can also
be configured as a sectional, a sofa with
ottomans, or a bed. My table extends to
seating for 6 or can remain tucked away as
a small console table when I want a large
floor space cleared. This flexibility allows
you to get the most out of your basement
and can have a fabulous impact on your
entertaining lifestyle.

The science of colour:
CREATING THE PERFECT PALETTE
028-029 Melissa Davis_colour _VB.indd 22 9/22/15 4:27 PM
Melissa DavisToronto-based celebrity designer and contractor Melissa Davis, is known for her appearances, creative design and reno work produced for various HGTV shows. Her work has been profiled nationally in print publications. With almost two decades of reno & design experience her firm continues to service clientele throughout Ontario & GTA, specializing in value-adding ROI and resale consultations www.melissadavis.com @melissadavis
COLOUR IS ARGUABLY THE MOST POWERFUL ELEMENT IN A DESIGN
scheme. I’ve studied colour and its psychological affects in much
detail. The advertising industry, out of necessity, has championed
the topic. Perusing any number of articles on the subject helps add
a bit of science behind the selection process. Remarkably, 90 per
cent of an assessment for trying out a product is made by colour
alone. Imagine how that notion is translated into interior design.
Whether my clients fancy a trendy colour scheme or timeless
palette, I pull it together with the same arsenal of information. I
promise finding the perfect white is not the elusive unicorn us pros
claim it to be. Here are my top tips and kernels of advice for to help
you venture to the paint wand with confidence.
1. Understanding the effects by colour
Red (warm)- Has a physical effect, raising blood pressure and
respiration rates.
⊲ Enhances human metabolism which is why we often see it used
in dining spaces.
Brighter: more energetic
Darker shades: powerful and elegant.
Orange (warm)- Vibrant and energetic, friendly, inviting
⊲ Muted forms are associated with the earth and with autumn.
⊲ Association with changing seasons: can represent change and
movement in general.
⊲ Associated with the fruit: health and vitality.
Yellow (warm)- Brightest, most energizing of the warm colours.
Bright yellow: sense of happiness and cheerfulness.
Light yellows: more calm feeling of happiness than bright yellows.
Dark & gold-hued: can look antique, have sense of permanence.
Blue (cool) - Light: relaxed and calming.
Bright: energizing and refreshing.
Dark: strength and reliability
Green (cool) – Easiest colour for the eye to look at. Has a
balancing, harmonizing effect.
Brighter: energizing, vibrant
Dark: most stable representative of affluence.
Purple (cool) - Associated with royalty, creativity & imagination.
Attributes of both red and blue.
Dark: sense wealth and luxury.
Light: softer associated with spring and romance.
2. Undertones and Mass Tones
What you see at first glance is the colour’s mass tone, but what is
less obvious is the colour’s undertone. Use undertone to skillfully
emphasize or downplay elements within a home. For example, a
beige with a red undertone will create a harmonious palette when
used with other warm and red tones, but will highlight those with
cool undertones like greens and blues when used together.
3. Palette Messaging
Historic and Neutral Palettes
⊲ Muted, rich, and muddied tones.
⊲ Depth and strength that speak to permanence.
⊲ Association with a history of success.
⊲ Offer a feeling of trust and comfort in consistency.
White and Grey
⊲ Clean white or grey palettes feel orderly.
⊲ Very peaceful like that of an art gallery.
⊲ Nothing can be concealed and the space must be used efficiently
to maintain and guest will relate to that message.
Pop of Colour
⊲ Obvious colour applications apply a definitive date stamp.
⊲ In motion, change and evolve: reinforce with use of
current colours.
⊲ Youth gravitate toward the most current of everything, colour is a
powerful way to demonstrate that.

Inspiration Room
By Jo Alcorn
DESIGNING A CHILD’S ROOM CAN SEEM
like a daunting task that comes with a hefty
price tag. Add in the belief that a child’s
room needs to re-done every few years as
they grow and their tastes change, and this
task goes from daunting to discouraging. But
it doesn’t have to be!
First and foremost, think long term.
The design should incorporate elements
and furniture that can grow with your child
through their years, carrying them from
childhood to tweens to their teen years. Don’t
get carried away with a character themed
room; think more generic, with colour
choices and include small, replaceable (read:
economical) objects to incorporate their latest
character obsessions.
In each of the tween rooms that I recently
worked on I created reading zones. In the girl’s
room I included a great HomeSense find – this
chair and pink puff will be ideal for entertaining
friends when that time comes; but for now,
we’ve added a faux sheep skin to make it the
ideal spot for her curl up with a favourite book
and drift off into fantasy land. I also added in a
great reading light from Bouclair.
In the boy’s room, I wanted to add a zone
where he could read, play games, hang out
with friends, and act as an extra sleeping spot
for guests (pending their age and size). This
lounge chair from IKEA was the perfect fit and
durability for a child. It provides a relaxing spot
to kick back with his feet up, for reading alone, or for curling up with a parent. This
chair’s purpose can be transformed as he grows up, and might even move out with
him!
Storage for kids is key. They have so many little toys, gadgets and books that it’s
great to be able to stow them away so the floor doesn’t become a clutter zone. In
the girl’s room I chose chest storage with pull out bins and doors from IKEA. This
is another piece that is really timeless. You can fancy it up in the early years to be a
dress-up station, while in later years it can be used for clothing storage, art supplies
and more.
The bed I selected for the boy’s room has a desk under it and tons of storage
(Stuva Loft Bed from IKEA). There is open shelving where we added in bins for toys
DESIGNING YOUR
CHILD’S ROOM
for today and tomorrow

and books – and a side closet that can be used for clothing or
more toys.
Play with textures and colours – don’t get stuck on the traditional.
Allow smaller accessories to be the themed items so they can easily
be changed and updated as your child grows. Patterned baskets
allow for quick clean-ups and add some fashionable elements to the
space. Fun pillows and throws are budget friendly and can transform
the design and mood within seconds. For instance, in the girl’s room I
chose HomeSense bedding from their adult line, which is feminine by
not childish. Also, going with the double size instead of twin means the
bedding doesn’t have to be changed when she’s ready for a bigger bed.
For the boy’s room, I chose to work with a light gray paint from
Para, knowing that this room will need to age well and be cool for
many years to come. The natural grey is a colour that allows the room
to feel warm but is not the focal point in the room. Using a lighter
colour on the walls allows the pieces within to standout. As he grows
and refines his tastes, these grey walls will coordinate with future
room modifications.
I love to bring colour and life into a room through artwork; it’s
an easy way to update and refresh any space. It also adds a personal
touch by including drawings and artwork created by the room
owner. For kids who love to draw or paint, having a home for their
masterpieces, and one that can be updated at whim, adds a touch of
their own personality to their room.
Have fun shopping and creating your child’s ideal room for now
and the future. This is the space where your child will dream, read,
dress and grow, so go ahead and enjoy designing this space for them.

There is open shelving where we added in bins for toys

and books – and a side closet that can be used for clothing or

Expert Advice
LOOKING FOR A CHANGE TO THE FRONT OF YOUR
home? Well you are not alone! Curb appeal and fi rst
impression has taken the real estate world by storm.
According to RealEstate.com, spending as little as
$5,000 on landscaping could give you returns of up
to 150 per cent. Adding a new front door has the
highest ROI of all renovations – including kitchens
and baths according to Remodeling Magazines 2015
Cost vs. Value report. It makes sense; the front door
is the fi rst item that potential buyers physically come
in contact with. If you have a new, or well-cared-for
door, buyers assume that the rest of the home will be
in the same state of repair. The opposite is also true.
Doors with peeling paint, banged up edges or even
loose handles lead buyers to think that the home will
also be in poor condition and require repairs. Adding
a brand new front door has an expected ROI of 102
per cent, which means that it is worth more after
installation than you paid!
If you don’t want to make a big investment, painting
the front is a great alternative. Millennial buyers want
homes with character. Adding that pop of colour
can set your house apart (but not in a way that will
intimidate or eliminate any potential buyers.)
There is no wrong colour. Even shocking shades
of pink and purple are e ective with the right style of
home. The key to going bright is to properly marry
the accent colours so that they overall display is
cohesive. When choosing the best colour for your
front door, here are a few things to consider
1» MATCH YOUR DOOR WITH THE RIGHT HARDWARE. A
good rule of thumb is to pair cool paint colours like
blues and grays with silver or pewter hardware. If you
prefer to use a warm tone like a red or brown, select
bronze or gold handles and hinges to help your door
look its best. When in doubt, black hardware works
with every colour (except black of course!)
2» CONSIDER ADDING A KICK PLATE TO THE BOTTOM OF A
DOOR. A simple metal trim piece that is six inches tall
makes any door look impressive. Easy to install, a kick
plate is the perfect way to hide any wear and tear
from daily life. With a price point as low as $24.99, a
kick plate adds more value than it costs!

3» ADD SOME ANNUALS WITH THE EXACT SAME SHADE IN THE PLANTERS AND
DÉCOR PIECES AROUND THE DOOR. Now don’t go crazy with purple fl owers
to match your purple door. Instead, add two small details, one on each
side, to ground the vibrant colour in the space. Remember, a bright
door will always be the focal point because of its size and function.
Adding the accents links everything together.

We know that a fi rst impression can positively or negatively impact the
perceived value of your home. Buyers who often know the asking price
of a home will determine if the house is worth it based on curb appeal.
According to Century 21 Canada, that fi rst glance is worth eight per cent
of your home’s value. So what makes a good fi rst impression? Truth is, the
colour of your front door is often the very fi rst thing potential buyers notice
when looking at a prospective house. Paint has never been so important.

RenoMark renovator Brendan Charters of Eurodale Developments says
that kitchen and bathroom renovations are the most popular, and one
of the most common projects is upgrading and customizing finishes like
cabinets, backsplashes and countertops.
“Typically we install new finishes in the same locations as the original,
although in some instances we are able to get creative and shift things
around – something that is not easy in condos with common elements
such as plumbing, gas, phone and cable main lines which can’t be moved”,
says Brendan who is also a BILD board member.
Other popular renovations he lists include changing flooring, trims and
paint, which allow condo owners to upgrade the aesthetic of their suites
and make them uniquely their own.
Design and planning are key to a successful condo renovation. This
starts with hiring a renovator who is familiar with the structural and service
elements of condos, as well as how to navigate condo board approvals
and work around potential challenges.

While Canadians are naturally customized to anticipate harsh
winter weather and the potential damage heavy snowfall can do
to our homes, it can sometimes escape our minds that snow is
not the number one enemy of homeowners across the country. In fact,
according to The Government of Canada, floods are one of the most
frequent natural hazards in Canada. They can occur at any time of the
year, most often caused by heavy rainfall, rapid melting of thick packing
snow and ice jams.
At Modular Home Additions, we mainly focus on sharing information
on how we “grow” homes. That said, with winter coming, we thought we
would share an experience where we were called upon to restore damage
caused by a flood, as well as offer a few tips on how to prevent the same
happening to you.
A customer of ours left for holiday, only to come back to a damaging
flood that occurred just a few days before they returned. A friend had
stopped by to check on the home the day before and everything was
fine. The next day of the flood, a neighbour noticed water dripping over
the basement window.
As it turned out, the customer didn’t close the water or drain the
pipes before leaving and a pipe broke in the upper floor bathroom. The
water flooded the whole main floor as well as the basement. The damage
was extensive and most of the furniture was completely destroyed.
The homeowners’ insurance company sent a crew to remove the
damaged walls, floors and furniture and Modular quickly jumped
into restore and renovate the home. Our main concern was that our
customers could move back in quickly. We also wanted them to be happy
with their new surroundings and remove any traces of damage. We
pressed to ensure the entire project was completed in under one month.
Homeowners can never take too
many precautions to protect their
houses against flooding. Below are
some effective tips for reducing the
likelihood of flood damage:
• Put weather protection sealant
around basement windows and the
base of ground-level doors.
• Install the drainage for downspouts
a sufficient distance from your
home to ensure that water moves
away from the building.
• Turn off the water and close the
pipes before leaving for even a
few days
• Seal and tighten cleanout caps as
well as backwater caps
• Do not store your important
documents and cherished items
in the basement. Keep them at a
higher level, protected from
flood damage.
While Modular can definitely
help you restore your home it after
a flood, it’s never a pleasant way
to initiate a renovation. Therefore,
we encourage you to make sure to
protect your home this winter.

K | I’d say my style is that I don’t actually have one particular
style. Every space truly ends up being unique to its own
personal story: the people, the place, and most importantly
the history. I love the idea of a rich and layered interior.
Something that feels collected, and filled with interesting
pieces and colours that come together to tell a story.
What do you love about product collaboration?
K | I love the storytelling of it.
Do you have a favourite piece from the product collection?
K | Picking a favourite piece is like picking between the
children! I must admit however that I am madly in love with
the silver retriever ice bucket.
Do you have a different approach to design and decor
based on the size of a space?
K | I love designing a small room. They can be very impactful
when you’ve accounted for every last detail. When designing
a large space, I am always breaking it apart, creating different
moments throughout the larger space. So my larger rooms
sometimes end up telling a few different stories vs. my
smaller rooms that tell one really strong story.
Are rules made to be broken or are there any important
points to be maintained?
K | Art! People tent to hang art far too high. Art should be
hung at human scale. In a hall where you’re walking or
standing, it should be hung at eye level. In a living room, or
a space where people are seated, the art should be hung at
eye level when seated.
Best advice you give to a client?
K | Don’t be afraid of colour - it’s your friend,
certainly not your enemy. Painting your room (big
or small) is the least expensive, most impactful thing
that someone can do to transform a space.
Complete these two sentences:
K | A room is never complete without a dimmer
switch! Nothing makes a room like some fantastic
lighting. You could have the most beautiful room,
but with the wrong lighting, all of the sudden you’ve
lost the magic.
A home is never complete without a signature
scent. There is nothing greater than coming home
to one familiar scent that you know and love. Right
now I am loving BULY candles.
