    Imagine buying a new car, TV or other big-ticket item without rst inquiring about the manufacturers warranty. You wouldnt dream of it, would you? But when it comes to buying a new home, consumers are not always as diligent. Perhaps its a matter of some people being so excited about buying a new home

    that theyre more interested in choosing nishes than reading the ne print of a sales agreement or warranty. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work in Ontario.

    Welcome to Tarion Warranty Corp. a non-pro t, private company designed to protect the rights of new-home buyers and to regulate new-home builders. With four main responsibilities homeowner education, warranty enforcement, builder licensing, and identifying and prosecuting illegal building it is, unfortunately, a necessary but extremely valuable body. It is also one you should get to know.

    Thats why, beginning next issue, were going to run regular content on Tarion, to help educate readers on what the organization does and how it can help.

    Just like for cars or electronic devices, all manufacturers and product are not created equal. Learning about your new-home builder and warranty is a crucial part of the homebuying process.

    Taking advantage while you canUse low interest rates to your advantage

    The Bank of Canadas latest announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if youre in the marketfor a mortgage.

    There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and are likely lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, youre protected if rates rise; if they go down, youll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you dont have to wait to get nancing approval on a home when you put in an offer. This is an especially good tool to have in markets that are hot. Removing the conditional on nancing clause could mean your offer is accepted rst since you already have your nancing in place.

    So when will rates rise? Its anyones guess, but most experts agree its unlikely there will be much movement until early 2014. The Bank will make its next scheduled rate announcement on March 6. Dont wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process faster and easier.

    WHEN TALK AROUND THE DINNER TABLE TURNS to how young people these days are going to be able to afford to buy their rst home, I know its not just our in-dustry thinking about this incredibly complex issue. Its on everyones mind, especially in the GTA.

    Its not easy to explain over the course of a meal, or even in a 500-word column but Ive got some insight Id like to share about the affordability of a new home, which is directly affected by supply and demand.

    Weve got demand in the GTA, and its clear by the number of people who choose this burgeoning region as their home about 100,000 annually that people want to live here.

    Public policy has an impact on the housing market. For example, we have provincial public policy that protects areas such as the Greenbelt, as well as policy directing where and how the GTA is intended to grow over the next 20 years.

    When looking at the supply end of the equation, I look to three key indicators.

    They are: the average price of a home, the difference in price between a new highrise and a lowrise home and the amount of remaining inventory of homes.

    With the help of RealNet Canada, our source of new homes market intelligence, BILD monitors these indica-tors and we have been for years.

    For my rst indicator, the average price of a home, I look back 10 years when the market looked very different than it does today. Back in 2003, the majority of new homes for sale were in the lowrise sector, which includes

    detached, semi-detached and townhomes and the average price was $321,542.

    This region is forecast to welcome a million more over the next two decades, and they have to live and work somewhere. However, at the end of last year, the average price of a new ground-related home in the GTA reached $632,868. Thats 16 per cent higher than the year prior.

    Heres where my second indicator comes in: the dif-ference in price between a lowrise home and a highrise home. The data shows that 10 years ago that spread was $67,133 and last year it was $196,844.

    The imbalance in the market has compromised afford-ability and housing choice for new home purchasers.

    This brings me to my third indicator: the remaining inventory of new ground-related homes in the GTA. At the end of last year, there were slightly more than 7,500 new detached, semi-detached and townhomes remaining for sale across the GTA.

    That might sound like a lot, but just four years ago, that number was double.

    Heres why its a problem: at some point todays young adults are going to want to buy a home and it is going to be increasingly dif cult to nd something that suits their lifestyle, in the neighbourhood they want and at a price they can afford.

    We all have to work together the industry, govern-ment, special interest groups and residents to make sure anyone who wants to live in the GTA, can nd a place to call home.

  • As mArketing director with Geranium Homes, I am lucky to have had the opportunity to work with fabulous inte-rior designers to create model homes that truly demonstrate to our buyers and prospects just how easy it is to live comfortably in our home designs. We use the phrase homes that are designed for real life and that is very true. For the past couple of years weve col-laborated with Bryon Patton and Associates and the results have been spectacular!

    Here are some of Bryons thoughts about balancing current trends in design (not fads!) with the reality of how most people live.

    Trends are what give a model an up to date, fresh look. Todays interiors lean towards clean and modern lines but we know that purchasers will have existing pieces as well as hand-me-downs and heirlooms, says Bryon. To reflect this, his design might team a modern styled sofa with an antique-look-ing chair. He also knows that refinishing, adding new upholstery or painting give life to a timeworn piece.

    Bryon and I agree that we want our model homes to generate ideas for visitors, whether or not they are in the market for a new home. We might place furniture at angles rather than lined along walls, says Bryon, adding or well show how acces-sories work best when grouped together. These are just two simple examples that people can take away with them.

    A signature Patton feature is to inject elements of fun into each model. For our family-sized detached homes in Stouffville his team created a wonderful pink princess-themed bedroom; a real show stopper that appeals to girls and their parents as well. In the finished basement media/ games room, an industrial warehouse pallet turned coffee table on wheels is function-al and on trend.

    New colour trends are quite easy to show in Models and an inexpensive way for anyone to update a home. Bryon says,

    lately, greys have become the new neutral. But it can be a cold colour so we introduce taupe and cream and layer on lots of texture to warm the spaces.

    We receive great feedback from visitors when we select upgrade finishes that really pack a punch. one great example we often choose is in the kitchen. Bryon explains,

    A backsplash is an important design element. The area is not that large so an upgrade treatment creates maximum wow for a reasonable price.

    Model homes are a valuable tool for builders and buyers. Walking through a home and seeing for yourself the flow of the design and room sizes is a real benefit to purchasers. It also helps to see the quality of construction and the level of interior finishes a builder provides.

    I remember the days when chattIng meant having a conversation with your neighbour in person on the front porch. Today, our communication is connected, wired and networked in a whole new way via the com-puter. It seems like that area of life is moving ahead at lightning-bolt speed. There was the advent of the Inter-net, then email, then the explosion of social media. Fa-cebook led to Twitter led to LinkedIn, Pinterest, Google Circles, YouTube and who knows where its going next? We no sooner get used to one medium, and within a year or two its obsolete.

    Our thoughts about social media change dramati-cally as the phenomenon continues to evolve. It has all certainly had an effect on selling and buying homes and it behooves all of us in the marketplace to watch whats happening and keep an open mind. We also have to keep it all in perspective. There is a tremendous amount of information available online, and not all of it is valid. Anyone can put anything on the web. From the builders point of view, we have to ensure that our sites are accurate and updated regularly. Users need to be realistic about what they find.

    For example, you may read good and bad about a par-ticular new home builder or community, but remember that sometimes the bad is one persons experience or opinion. Unfortunately, that may stem from emotion and lack of knowledge of the circumstances. The consumer has a re-sponsibility to weigh these statements fairly. Plus, things stay

    on the Internet for some time. A homebuyer may have had a complaint that has long been resolved by the builder.

    The opposite can happen, too. I read that some com-panies are setting themselves up as users and writing glowing reviews of their own products and scathing insults about competitors. Theres an example of how this valu-able technological tool can be misused.

    So, whats the answer? Rather than accept everything at face value, take it all with a grain of salt. Gather your information from a variety of sources and look at the big picture. Maybe do what they used to in school when teachers graded on the curve and threw out the highest and lowest scores to get a more fair representation. You may want to do the same when you look at testimonials and complaints about builders.

    The Internet has opened up a world of possibilities for people around the globe! The Greater Toronto Area is a hotspot for immigrants, and many international buyers find it ideal to be able to surf the web in their countries before coming here to do an in-person search. Its a fantastic time-saver.

    A home is likely the biggest financial investment you will ever make, so doing your homework and being an

    educated consumer increas-es your chances of making the right decision. As tech-nology changes, some things in the new home industry remain the same. You are best to buy from a reputable builder, take your Agree-

    ment of Purchase and Sale to a good lawyer, and find out as much as possible about the deal before you sign on the dotted line.

    This all comes back to being an educated consumer, which increases your chances of being a happy one. That has always been the case, but over the decades, the tools have changed. Some criticize technology for keeping people apart, but in so many ways it brings us together and when used wisely, it helps us make the most of our time and resources. By all means, use the Internet in your new home search, but use it wisely!

However, homebuy-ers are able to claim a rebate of some of the pSt and gSt. For example, the rebate associated with the pSt portion of the tax is available for new homes priced up to $500,000. the pSt rebate for new properties under $400,000 is six per cent of the pur-chase price (or 75 per cent of the eight per cent pSt portion of the HSt), with the rebate amount reduced for homes priced between $400,000 and $500,000. there is a similar rebate mechanism for the five per cent gSt portion of the HSt.
