The BoundaryThe Boundary is a lovely family home that is situated on a quiet road in the heart of the village of Leybourne, which itself is on the fringes of the historic market town of West Malling. The current owners purchased the house just over seven years ago, since which time they have beautifully renovated it to create a very spacious home that has a layout that is ideal for both busy family life and entertaining.

“The size of the house is quite deceiving,” says Neil, “because from the outside it doesn’t look enormous, it’s only when you come inside that you can appreciate how big it actually is. When we carried out the renovations we moved the kitchen from the front of the house to the back to created a large, open plan kitchen and breakfast room, we put the dining room at the front of the house and opened up the reception hall, so that too is now very large. Now all of the rooms are extremely spacious and they all flow from the hall, so there’s a really nice, easy flow throughout.” “We also replaced all of the windows,” says Kerry, “and put huge bi-fold doors into both the kitchen and the large living room, so there’s now a really nice connection to the outsides space; when the weather is warm we can open up almost the entire back of the house.”

Beyond the bi-fold doors is an extremely spacious patio, which is the perfect place for family BBQs, entertaining or just relaxing and soaking up the sun. Beyond the patio, steps lead up to a large, open expanse of lawn, which is surrounded by a mature border of shrubs and trees. “During the summer the garden gets the sun all day,” says Kerry, “and because the boundary is so high it’s extremely private.” “We’ve also put an African summer house at the far end of the lawn,” adds Neil, “which provides a lovely shaded place to sit should you want a rest from the sun, and it’s very peaceful up there.”

“This has been a great location to live in,” says Neil. “You drive up the road and it’s so quiet, and yet just a stones throw away we have all the great shops and amenities of West Malling. It’s also a superb location for commuters as there’s easy access to the motorway network and it’s possible to walk to the railway station in town.”

“There’s a lot that I think we’ll both miss about living here,” says Neil. “The garden is sunny and quiet, the kitchen and breakfast room is a great family space, and the fact that we can open the house up to the garden has been wonderful. It’s a lovely family home that’s great for entertaining, and the location is just so convenient.”*
