SOLUTIONS & TREATMENTSPRECLEANING, CLEANING, SEALING and MAINTENANCE

The construction industry has historically when preparing for the handover of a project, used soap and water as a cleaning method to prepare substrates, especially floors, for presentation to the client.

Although in essence this would not be incorrect, the use of new substrates and the advances made in cleaning chemical technology, make the use of this age old tradition, superfluous and as such, the following basic procedures for the cleaning and maintenance of various substrates, leads and guides in basic terms, the reader through the correct methodology of cleaning and maintenance of substrates using modern, scientifically developed products, tried and tested for the various substrates.

One may be led to believe that modern technology has its faults, however it also has major benefits and the correct methodology deployed to maintain substrates, goes a long way to maintain the aesthetics and longevity of a given substrate.

The old concept of bucket and mop cleaning, whilst still widely used, albeit incorrectly in most instances, still has merit when used in the context of the correct maintenance system and the following guidelines are there to simply assist and guide the reader through the process.

After tiles have been laid allow sufficient time, as per the tile adhesive supplier's specifications, for the grout and adhesive to cure sufficiently, so that the purging system will not inflict any damage to the grout or adhesive.Always use protective equipment for eyes, hands and feet.

A: Manual cleaningApply a dilution of SPECKLEEN® STC 200 diluted between 1:20 and 1:30 depending on the de-gree of contamination / contamination or cementitious residue by mop to the affected area. Use a single disc scrubbing machine with a blue pad / micro fiber pad or natural fiber brush to remove the contamination.Rinse with clean water and remove all residues by means of a wet extraction machine (wet /dry vacuum).If cleaning by hand, ensure that the cleaner has rubber or latex gloves, eye and adequate foot protection.If skin becomes irritated, wash with copious amounts of clean water.

B: Auto scrubber cleaningAdd a dilution of SPECKLEEN® STC 200 diluted between 1:20 and 1:30 depending on the degree of contamination / contamination or cementitious residue to the dispersion tank. Slowly move over the affected area with the auto scrubbing machine using blue pads / micro fiber pads or natu-ral bristle brushes to remove the contamination. Where bad soilage is encountered, lay down a solution of SPECKLEEN® STC 200 by mop first and then come back after giving it time to react with the floor using the above auto scrubber system.Rinse with clean water and remove all residues by means of the wet extraction system on the machine.Ensure that the cleaner has rubber or latex gloves and eye and foot protection.

CLEANING & MAINTENANCE OF CERAMIC TILESUNGLAZED CERAMICFollow the above system except where the tile has an uneven surface profile.It may be necessary to repeat the exercise and then seal with SPECKLEEN® PERMOSEAL SB or SPECKLEEN® AMASIL penetrating non – colour enhancing sealers.

CLEANING, SEALING AND MAINTENANCE OF CONCRETE TILESThis is a man-made tile which is manually molded to create the impression of a natural stone look alike tile. It has a natural rough finish for outdoors or smooth finish usually used indoors.As it is a handmade product, colour differences per tile are to be expected as well as the presence of pin holes. Concrete or cement tiles are extremely porous and susceptible to staining and it is recommended that the stone be handled with the utmost care during installation.The most common form of jointing is the use of plaster sand and cement. Some manufacturers supply colour coded grout. As not all tilers work to the same standard, the amount of contamination or cementitious residue, which is left on the surface of the tile after grouting, may vary and accordingly requires removal with a specialized acid based cleaner.The use of hydrochloric acid and spirit of salts is not recommended as these acid types tend to affect the colour and surface texture of the tile by causing permanent irreversible damage.We would suggest the use of SPECKLEEN® STC 200™, which is specially formula so as to gently but effectively remove cement residues from tile surfaces. Neutralize with SPECKLEEN® Q 500™.

SEALING AND SEALERSThere are 2 commonly used tile sealer / finishes.1. A water based treatment, which protects the surface with little colour change. These

are usually supplied by the tile supplier and are adequate in the short term but have no durability in the long term. We would suggest the use of SPECKLEEN® BASECOAT™ as a “primer” coat to protect the natural colour and overcoat with SPECKLEEN® PUC m/t™ (matt) to provide excellent stain and wear resistance.

We do not recommend cement tiles to be sealed if used around swimming pools or in walkways which are subject to rain / water.2. SPECKLEEN® PUC m/t™, a solvent based sealer, which penetrates the tile surface

leaving a matt finish, but at the same time darkening the tile and enhancing the natural colours present in the tile. We would suggest the use of SPECKLEEN® PUC U/V should one desire a hard wearing sheen/gloss finish.

SEALINGIt is strongly recommended that flamed granite be sealed with either of the solvent based penetrating sealers being SPECKLEEN® AMASIL or SPECKLEEN® PERMOSEAL SB.

PURGING, CLEANING AND MAINTENANCE OF PORCELAINAfter tiles have been laid allow sufficient time as per the tile adhesive supplier's specifications for the grout and adhesive to cure sufficiently so that the purging system will not inflict any damage to the grout or adhesive. Always use protective equipment for eyes, hands and feet.

PURGING OF PORCELAIN

A: Manual purgingApply a dilution of SPECKLEEN® STC 200™ diluted between 1:10 and 1:25 depending on the degree of contamination or cementitious residue by mop to the affected area. Glazed porcelain is usually treated with a 1:20 to 1:50 solution.Using a single disc scrubbing machine with a blue pad or micro fiber pad or natural fiber brush remove the contamination. Rinse with clean water and remove all residues by means of wet extraction machine.If cleaning by hand, ensure that the cleaner has rubber or latex gloves, eye and adequate foot protection.If skin becomes irritated, wash with copious amounts of clean water.

B: Auto scrubber purgingAdd a dilution of SPECKLEEN® STC 200™ diluted as above depending on the degree of contamination or cementitious residue to the dispersion tank of the auto scrubbing machine.Use with blue pads, micro fiber pads or natural fiber bristle brush attachment.Move over the affected area slowly allowing the SPECKLEEN® STC 200™ to have sufficient contact time with the substrate.Where very bad soilage is encountered, lay down a concentrated solution of SPECKLEEN® STC 200™ first and then come back after giving it time to react with the floor using the above auto scrubber system.Rinse with clean water and remove all residues by means of wet extraction machine.Ensure that the cleaner has rubber or latex gloves and eye and foot protection.

Profiled Porcelain Follow the above system except where the tile has an uneven surface profile. In this case it may be neces-sary to repeat the exercise.NOTES: • SPECKLEEN® STC 200 cleaner can damage sensitive surfaces like marble, etc. • SPECKLEEN® STC 200 will clean grout joints• Scrub joints with a soft broom or natural fiber scrubbing brush• SPECKLEEN® STC 200 does not contain any form of Hydrochloric acid• It cannot and will not damage correctly grouted joints

CLEANING, SEALING & MAINTENANCE OF SLATEThis is a natural product which varies in colour from reds to browns, yellows to blacks and also green.It has a natural hewn finish and is extremely porous.It can however also be obtained in a smooth, honed, sheen finish and this is achieved by mechanically honing the surface of the tile until smooth. These tiles although very durable, do tend to scuff and show signs of wear more readily than other natural stones e.g. sandstone and tend to chalk / flake when washed.As it is a natural product, colour variations are to be expected.Slate is extremely porous and susceptible to staining and it is recommended that the stone be handled with the utmost care during installation.The most common form of jointing is the use of plaster sand and cement. As not all tilers work to the same standard, the amount of contamination or cementitious residue, which is left on the surface of the tile after grouting, may vary and accordingly requires removal with an appropriate chemical cleaner.The use of hydrochloric acid and spirit of salts is not recommended as these acid types tend to leech into the tile and only qualified cleaning specialists would be able to properly neutralize the acid residues left in the tile. They also give off corrosive fumes which attack all metals in the area leading to brown (rust) spotting. NOTE: Products which claim to be cement and grout removers generally are made up of these acid types and should be avoided.We would suggest the use of SPECKLEEN® STC 200 which is specially formulated with different acid types so as to gently but effectively remove cement residues from tile surfaces with almost no neutralizing necessary other than the water used in the rinsing process. No fumes are given off which will damage surrounding metals.

SEALING AND SEALERSThe most common types of sealer / finishes are;1. A sealer which penetrates the surface to achieve bonding, thereby enhancing the colour and

protecting the surface integrity. One would use SPECKLEEN® PUC m/t to protect the denser types of slate e.g. black slate where the tile surface would be strengthened by the application of the sealer thereby reducing chalking and scuffing but also enhancing the natural beauty of the stones colour and protecting against staining by beverages and food oils.

2. Sealers with a higher viscosity to be used for the more porous types of slate, e.g. the browns, yellows and greens. One would use SPECKLEEN® PUC u/v to protect these more porous types of slate. SPECKLEEN® PUC u/v can facilitate fine anti-slip traction thereby making these coatings more resistant to slipping

Interior: Seal with SPECKLEEN® PUC m/t or u/v matt / gloss

Exterior: Seal with SPECKLEEN® PUC u/v sheen / gloss finish.

Where substrates have been honed e.g. black slate, the use of SPECKLEEN® PERMOSEAL SB or SPECKLEEN® AMASIL are recommended. Slight to zero colour change. The added benefit of using these superior sealing systems is that it facilitates easier cleaning, especially where the grouting has been done poorly, creating a rough, porous and difficult to maintain finish.The use of polymers, polishes and waxes is strongly discouraged.

MAINTENANCEWe suggest the use of SPECKLEEN® STC 400 NEUT or SPECKLEEN® STC 400 ONE STEP for daily maintenance cleaning.

SOLUTIONS & TREATMENTS - SANDSTONE & LIMESTONEThis is a natural stone deposit, which is mechanically removed from the earth and cut into slabs, which are sized into tiles of various sizes.It has a natural rough finish, which makes it especially suitable for wet areas due to its natural anti-slip texture.It can however also be honed to a smooth, matt finish and in some instances a slight gloss can also be obtained.As it is a natural product, colour differences per tile are to be expected as well as the presence of fossils, usually fern like in appearance and black in colour.Sandstone is extremely porous and susceptible to staining and it is recommended that the stone be handled with the utmost care during installation.The most common form of jointing is the use of plaster sand and cement. As not all tilers work to the same standard, the amount of contamination or cementitious residue, which is left on the surface of the tile after grouting, may vary and accordingly requires removal with a suitable chemical cleaner.The use of hydrochloric acid and spirit of salts is not recommended as these acid types tend to affect the colour of the stone and can, if used in too high a concentration, leave the tile with a green tinge.We would suggest the use of SPECKLEEN® STC 200™, which is specially formulated to gently but effectively remove cement residues from tile surfaces.

SEALING AND SEALERS

There are 2 commonly used tile sealer / finishes.1. A penetrating fluorocarbon or silane treatment, which protects the surface with little colour change.

We would suggest the use of SPECKLEEN® PERMOSEAL SB or SPECKLEEN® AMASIL to protect the natural colour on these natural substrates

2. A solvent based sealer, which penetrates the tile surface leaving a matt finish, but at the same time darkening the tile and enhancing the natural colours present in the tile. We would suggest the use of SPECKLEEN® PUC m/t (matt). This will penetrate the surface of the tile, thereby providing abrasion resistance and superior protection against staining by beverages and food oils.

MAINTENANCEMaintain using SPECKLEEN®, microfiber and SPECKLEEN® STC 400 NEUT diluted up to 1:100 or SPECK-LEEN® STC 400 ONE STEP. Apply in mist spray and rinse with clean water. Contact SPECKLEEN® directly for detailed cleaning and maintenance specifications pertaining to the finish applied.

CLEANING, SEALING & MAINTENANCE OF TERRACOTTA, BRITTI & VITRIFIED TILESThis is a natural clay product usually deep orange to red in colour, which is molded and baked to form a tile or decorative pot etc. It has a natural finish and is extremely porous.As it is a natural product, colour variations are to be expected.Terracotta is extremely porous and susceptible to staining and it is recommended that the stone be handled with the utmost care during installation.The most common form of jointing is the use of plaster sand and cement on Terracotta and baked clay tiles. Vitrified tiles are usually jointed with conventional grout. As not all tilers work to the same stan-dard, the amount of contamination or cementitious residue, which is left on the surface of the tile after grouting, may vary and accordingly requires removal with a suitable chemical cleaner.The use of hydrochloric acid and spirit of salts is not recommended as these acid types tend to leech into the tile and only qualified cleaning specialists would be able to properly neutralize the acid residuesleft in the tile.We would suggest the use of SPECKLEEN® STC 200™, which is specially formulated so as to gently but effectively remove cement residues from tile surfaces with almost no neutralizing necessary other than the water used in the rinsing process.

SEALING AND SEALERS

There are 2 commonly used tile sealer / finishes.1. A mixture of linseed oil and paraffin, which is very old technology and tends to fade rather quick-

ly, leaving the tile with a mottled orange like appearance. Once this system has been applied, it is a tedious and costly exercise to remove the oil residues in order to apply one of the more modern sealer types and we would discourage this practice as it has a high failure rate.

2. We would suggest the use of SPECKLEEN® PUC u/v™ for internal or external use in either matt or gloss format on standard terracotta or clay or where the tile has substantial porosity and a natural colour enhancing finish is required then the application of SPECKLEEN® PUC m/t is suggested. Both of which will provide excellent stain and wear resistance. The added benefit of this system is it facilitates easier cleaning, especially where the grouting has been done poorly, creating a rough, porous and difficult to maintain finish.

CLEANING, SEALING & MAINTENANCE OF TERRACOTTA, BRITTI & VITRIFIED TILESMechanically compressed clay tiles or vitro tiles as they are commonly referred to due to their reduced porosity, we would suggest either the use of SPECKLEEN® PUC m/t™ (matt) as this will penetrate the surface of the tile, thereby providing abrasion resistance and superior protection against stain-ing by beverages and food oils or where moisture is present i.e. bathrooms showers etc. the use of SPECKLEEN® PERMOSEAL SB™ or SPECKLEEN® AMASIL , also with a flat matt finish. Both these sealers would tend to darken the tile in appearance.A test should first be done to ascertain the suitability prior to commencement, as these are non-strippable sealers.
