By: Al Beck Many people don't realize that to build a successful business, it takes time. In real
estate it can take many years to build a steady and successful business that yields
an income that can support a family. This article will spotlight a woman that has de-
veloped a real and sustainable real estate business in the Grand Strand.
Martha Thill has always impressed me with her positive attitude and upbeat
energy. Maybe it's because she's a real live Yankee. I know there is no shortage of
transplants from the North here in Myrtle Beach, but some just stand out more than
others. Martha is one of those people. Born in Chicago, she graduated from Univer-
sity of Nebraska Lincoln. She has lived in Florida, Connecticut, and New Jersey be-
fore finally settling in North Myrtle Beach in 2008.
Her career began as a legal secretary working for lawyers in Florida and then in Connecticut for General Electric at their corporate headquarters in the legal depart-ment. While working as a legal secretary, she was asked to join Chicago Title Insur-ance Company in Stamford, Connecticut, as a sales person for Fairfield County, calling on lawyers to obtain their title insurance business. She then moved to New Jersey, staying with Chicago Title and did sales work in Mercer County and Middlesex County, and ultimately Branch Manager of the East Brunswick branch. With this legal back-ground and title insurance experience, it was an easy transition to real estate. In 2007, the real estate world began to change due to the economic situation in the country. In 2008 her position was eliminated and she was forced to make a decision that was economically sound for the family. Having been to Myrtle Beach when she was a child and as an adult playing golf, the whole family was familiar with the area. Realizing that she could have a great life in a golf community, they settled in Barefoot Resort and Golf and have loved it ever since. Martha began her real estate career here in Myrtle Beach in 2010 working for Century 21 Boling and now is in her 5
th year with sales over $5 million last year and on pace this year for the same. The career was an easy
transition again because of the background in the legal profession and title insurance, so she is able to antici-pate problems or issues and address them before they become impossible to resolve. The friendships she has made with clients over these past 5 years has made it a rewarding career in so many ways. SHOUTMB: Why did you choose to move to Myrtle Beach? Martha: Low taxes, reasonable housing prices, weather and the beach! What else? (Big Smile) SHOUTMB: What made you go into Real Estate in Myrtle Beach? Martha: While I was still doing title work, the economy and real estate market collapsed. I was looking for a way to overcome the adversity, and since I already had my real estate license and lots of experience in dealing with the problems associated with the transactions, it was a perfect fit SHOUTMB: What would you say your specialty is? Martha: Anticipating problems before they become insurmountable and seeking solutions that will allow the parties to the transaction to move toward closing and working in my client's best interest SHOUTMB: How many properties have you sold? Martha: I sold approximately 28 properties last year and as of now I am on par to beat that this year. My business is expanding an I am considering hiring an assistant to help with the volume. This success did not come quickly or easily. A real estate agent needs to build clients over time, and I do business by referral so my client base is always growing. SHOUTMB: What do you do for fun? Martha: Golf, the beach, needlepoint, gardening, entertaining people. Myrtle Beach is a great place with so many things to do.

The Grand Strand Model Railroad Club in North Myrtle Beach By Albert Beck
As a resident of the Myrtle Beach area, I am constantly looking for super-local things to do on the days when the Beach and pool are not options. I recently paid a visit to a place that was just what I needed to cure the cloudy day blues. Grand Strand Model Railroading club has an awesome layout of trains on display for the public. There is a mix of N, O and HO gauge layouts with an amazing array of industry road-ways and scenes that would delight people of any age. When you begin looking into the scenes created by the club participants, a real appreciation for the mix of artistry, engineer-ing and design begins to become evident. There are wood train bridges made from tiny pieces of wood and glue that are a work of art and skill that need to be seen. Industrial scenes backed by awesome roadways, carnivals, train depots, mountain vistas with trees and hand painted backgrounds give every taste something to
enjoy. The Grand Strand Model Railroad Club was founded in 1986 above Ed's Hobby Shop in downtown Myrtle Beach, SC with six members. The club is now celebrating its 28th year and is now located inside the Myrtle Beach Mall right next to Bass Pro. Membership is only $20 Initially, then $12 a month. Members do not need any special skills or equipment to join. Just an interest in the hobby and a willingness to contribute any way they are capable.
On the day I visited there were at least 20 people roaming around marveling at the craftsmanship and trains moving in and out of towns, industrial areas and amusement parks. In addition to the guests, there were another 10 club members there to educate, ex-plain and guide visitors through each section of the lay-out. There was also a three generation family from Charlotte, consisting of two grandparents and a mother and son combo. Mom was Jennifer and the boy was 4 year old son Oliver. This little guy was already a train enthusiast with more knowledge than most adults about the topic. He requested this stop in Myrtle beach and by the look on his face he was not disappointed.

This, according to Joe Corsetti the Club's Public Relations Officer, is the reason this awesome organization exists. Joe believes that to preserve this hobby and attract enthusiasts the club needs to reach out to the younger visitors. They can carry this craft/art/historic hobby into the
future to be enjoyed for even more generations. Although, the name of the mall location is the Grand Strand Model Railroad Club, they have also separately named their club railway, the Grand Strand Western. The Grand Strand Western Railroad is constantly changing, improving and grow-ing. I witnessed a large new section with only the back board and track laid in. The members use a computer based design
software to create the layout on paper prior to beginning any work on additions. Careful attention is given to modularity, accu-racy, and landscape design to provide the most pleasing and real-to-life experience. The best part of this glorious Myrtle Beach "must see" is that it is free to everyone (no kid-ding). The club exists through visitor donations and membership dues only.

Ingredients Crushed candy canes, to yield 1 cup
2 pounds white chocolate
Peppermint flavorings, optional
Directions Place candy canes in a plastic bag and hammer
into 1/4-inch chunks or smaller. Melt the chocolate
in a double boiler. Combine candy cane chunks
with chocolate (add peppermint flavoring at this
point if desired.) Pour mixture onto a cookie sheet
layered with parchment or waxed paper and place
in the refrigerator for 45 minutes or until firm.

The Impact of Big Box Development

I have been asked to weigh in on the recent influx of big box stores to North Myrtle Beach. There are
many things to consider, both positive and negative. I will try to lay out as many factors to consider as
possible. Let's start with the with some positive features.
Jobs!: These stores are large operations and hire large numbers of people
which can be a relief in times of elevated unemployment.
Fantastic selection: Each store
tends to represent a category of
product with a thorough selection.
Low prices!: Because these stores are large volume national
chains, they have the ability to bypass nation manufacturing
and go straight to the low cost factories overseas, historically,
this has been China. With this strategy, the stores offer the lowest possible prices.
Synergy!: A new shopping center with some big box stores creates a new concentration of com-
merce that can lead to more shopping center construction.
Taxes!: Sales taxes generated help fund projects and pro-
grams for the state, and property taxes help the budgets of the
local government.
These and certainly other positives come forward at the open-
ing of a new big box shopping center development project, but
let's widen the scope and take a look at the benefits.
What types of jobs are created? Are they all part-time at or
near minimum wage? How will these jobs affect North Myrtle
Beach’s existing per capita income? If workers are positioned
into part-time positions with fluid schedules, will they need vari-
ous State benefits to survive? Do these very benefits absorb the same new taxes being generated by
the new store?
They will have lower prices. In a free market, there is competition. What will these prices do to our
existing mercantile class? This mercantile class is what supports our middle class, if it is weakened or
crowded out, will the middle class shrink? Does a concentration of commerce create a need for inten-
sified public services in this spot, such as police, fire, and rescue? Does infrastructure have to be
enlarged to handle the congestion of large numbers of cars driving to one place?
We can debate these issues back and forth, both sides are defensible positions. But let's take a few
steps back and look through our wide-angle lens at a bigger economic picture.

As I am sure most people are aware, North Myrtle Beach businesses, it’s Chamber of Commerce, and
our municipal government go to great lengths to attract tourism to our town. It’s the life blood of our local
economy. But what many people do not consider is that, for an economy to build wealth for its commu-
nity, it relies on a money multiplier. Simply stated, tourists spend and businesses deposit into the bank
– the bank makes this cash available for all types of services from withdrawals, loans, etc. It can be said
that when the money multiplier is working, a tourist dollar brought to the
beach can turn into 5-7 dollars of wealth for our citizens who work in the
community. These dollars support the entire community, this is how a
traditional local economy works. Add in big box stores and this picture
changes. The reason is because big box stores wire their money out of
town every day – they do not deposit into our local banks. Our economy
does not get the money multiplier effect or the lift in wealth for the com-
munity as a whole.
We can broaden the scope a little wider. When a new big box shopping center opens, the older centers
of commerce suffer a drop in sales. Do you notice some older shopping
centers along Highway 17? Tired looking store fronts with "for rent"
signs? As the value of these older properties decline, so do the property
taxes generated. But each of these older properties have expensive
roads and infrastructure that now have to be maintained in order to
handle the traffic driving past it to get to the newer shopping center.
The evolution to big box stores is a chapter in the urban design playbook
brought out post-World War II. It was a time when most of the world lay
in shambles and America became the production center. Additionally, America fell in love with the
automobile. Our mantra was "Growth and Expansion"; we are number one! We built highways and city
populations expanded into the suburbs. The roads and accompanying infrastructure put into place was
affordable and had a lifespan of 50 plus years.
However, leading cities in this post war movement are now facing major financial problems. As the new
commerce centers were established out into the suburbs, existing commerce centers became second
rate and now vast areas of those cities are in a state of decay with no room in the budget to save it.
North Myrtle Beach (and the greater Grand Strand region for that matter) has a chance to switch it’s
playbook. It is a relatively young area and we have choices. We have new big box shopping centers, and
that model will continue to be irresistible in the newly annexed areas across the waterway. If this comes
to be, our community must insist that counter measures take place to give back sections of commerce to
our local community. Zoning rules for displaced areas of commerce need to be thrown out the window to
allow commercial density. As you get closer to the shore, businesses should become smaller and pedes-
trian focused. This model will swell property tax values so infrastructure can be maintained, and perhaps
