We had a great time together and a few new friendships were made between those that came and even more renewed friendships. I was busy with greeting people so I forgot to take pictures but you welcome to stop by anytime. Our trip to Indianapolis to visit Flo for Mother's day was a success. The weather was good for the most part though the temperature varied from 35 to over 75 degrees which is large for over there. Flo wanted a new cell phone and is technology challenged so I had a new one delivered and gave her lessons over the several days, so I know she can make phone calls now. She is a good student. I finally got to see the house we purchased and am happy to report it does exist and is what I expected. It always is a bit tricky to buy real estate site unseen in a different city. The tenant is a truck driver and seems to be taking good care of the house and is current on the rent. In other words a good tenant. The highlight of the trip was Mother's Day. We had dinner at the Canterbury Hotel in downtown Indianapolis where we stuffed ourselves at an awesome buffet in a historic hotel's atmosphere. Later we went to the Indy track to watch the qualifying laps. I think I like this better than the race itself. The reason is that there are no crowds; we could wander almost everywhere, the stands just above the pits with a view of the front straight, gasoline alley, the garages, and turn 3. We watched Carlos Munos' first day driving an Indy car with the top speed of the day at 223 mph. He placed second in the race and I think he would have won if the race hadn’t finished under caution laps. Thanks so many of you, my open house was a success with about 30 people attending. Living Alone: Tips For Seniors For Successful Solo Living For many seniors, living alone is preferable to living in a retirement home, assisted living, or with an adult child. While it can be more comfortable to live by yourself in your own home, there are some challenges you may face. These tips can help keep you safe, healthy, and happy. Take Care of Your Health The best way to ensure that you can live alone as long as possible is to live a healthy life. A good diet, along with regular exercise, will help you stay strong and healthy. It can be tempting for anyone of any age living alone to slip when it comes to eating healthy meals or taking that daily walk. For seniors, this is particularly important and will help you stay independent as long as possible. It is important to keep good sleep hours as well, getting enough sleep and not sleeping most of the day while staying up late at night. All medications should be taken as prescribed, and you should see your doctor regularly. Keep Your Home and Life Organized Keeping a clutter-free home makes it easier to clean and makes it harder to lose things. You should use an organized calendar for keeping track of doctors’ appointments, activities, and routine chores like grocery

shopping and yard work. You should also develop a system to keep track of important phone numbers and bills to pay. Have a set place for your wallet and keys and other items that you use often. Living well independently means being able to keep track of everything you need and every place you need to be. Put Together a Good Team Speak candidly to those people in your life that you can trust about your wants and your needs. Your family can support your desire to live by yourself, while still providing any help you may need. Your doctor can help you understand your health needs and can talk with you about any risks that might arise from living alone. It is also good to stay connected with old friends while exploring the resources available to you through the senior community in your area. Getting out while living alone is important to your mental health, so it may be a good time to find out what programs and activities are offered through your local senior center. Understand that at some point, there may be signs that indicate that you may not be able to safely live by yourself any longer. Having a good support system of people who respect you will help you live alone as long as possible, while also protecting you if you need more help.

Tell me what you think of the design using a territorial style. These office warehouses will have as little as 2,200 square feet to as large as you would like. The office area will have about 600 sf with the ability to have a second floor for another 600 sf. The warehouse would be about 1,600 sf and have an 18 to 20 foot ceiling height. Each unit would also have a small secured yard for storage or vehicles. Even though I am looking to build this in Las Cruces, I'd like to hear your ideas and opinions.

What Is A CAM? In cars it has a whole different meaning than in real estate. In cars it is what controls the valves in the engine. In real estate, it stands for Common Area Maintenance and it is the charge that landlords give to the tenants for their proportionate share of operating expenses that are for the entire property. Items like the property taxes, insurance, taking care of the parking lot, roof maintenance, water, trash sewer, the electricity in the parking lots and other items. It is usually estimated, paid monthly, and reconciled at the end of the year so if more was spent, the tenant pays more, or credited if the expenses were less than anticipated. This was created so that the landlord did not risk having expenses erode their cash flow and pass it on to the tenants at what it cost to provide those items. CAM is most common in retail properties and also with multi-tenant industrial buildings. You will

also see it called triple net or NNN. This means net of taxes, insurance and maintenance. Office buildings have something similar but there it is called an expense stop. It is different in that the landlord would cover most of the costs and if they run over, then the tenant pays only the overage. So what is a typical amount? It is usually charged on the basis of how many square feet the tenant occupies and the percentage of the total project they have. For a shopping center a typical CAM would be about $3.50 per square foot per year. For industrial, it usually runs about $1.40 sf. When looking a property to rent or buy, look and see how stable these expenses are. It will tell you a lot about how it has been run and if the expenses will shoot up when you move in. Really low expenses look good, but does the place need to be painted or other large expenses loom in the near future? Give me a call and I can help with this.

Have you ever heard that one dog year is equivalent to seven human years? This ratio of 1:7 is a good general guideline, but is not accurate in all cases. Different species or breeds actually age at different rates. There are a number of other factors involved too, including nutrition, genetics, and environmental factors. A better way to judge the relative age of your pet is to consider the first year of a puppy’s life as equivalent to the first 15 years of a human’s life. The next year brings your dog to about the same maturity as a 24 year old person. Then after that, each dog year is equivalent to about four human years.
