PRICE is a key factor in selling your homein the current market, according toO’Rourke Realty Investments principalRory O’Rourke.

Mr O’Rourke said statistics showed analmost 50 per cent rise in the number ofproperties listed for sale in Perth in thepast year. The influx of homes to the mar-ket was forcing sellers to lower the initialasking price for their house to find a buyer.

“The latest REIWA figures show that inPerth’s northern coastal suburbs, around60 per cent of sellers are discounting the

price of their home, while in the Fremantlearea, the figure is over 80 per cent and inthe western suburbs, it is over 70 percent,” he said.

Mr O’Rourke said on average, these sell-ers were reducing the asking price by about6.3 per cent, compared to an average pricereduction of 5.3 per cent the previous year.

With more homes on the market – thefigure currently sits at about 18,000 – theaverage selling time of properties has alsochanged, increasing by more than 70 days.

“More property buyers are taking longerto make a decision about buying a homebecause some believe that property pricesmight actually fall because of the rising sup-ply of properties,” Mr O’Rourke said.

“It’s critical that sellers ensure they havean accurate market price when they list

their property for sale because experienceshows that a home attracts the most inter-est from home buyers during its first weekson the market.

“With more properties now listed forsale, home buyers have greater choice andwill often overlook a home that is even$10,000 overpriced in the current market.

“The longer a home stays on the market,the more likely it will become ‘stale’ tohome buyers.

“When you choose a real estate agent tomake a market estimation of the value ofyour property, you should ask them to col-lect and show you statistical information ofsimilar properties sold recently near you.

“An agent that has good market knowl-edge of your local area can easily provideyou with this information.” ■
