THE warmer weather has put a springback into the step of property investorsand traditional buyers, with anunexpectedly high level of activity in theupper-price brackets of existing homes.

Andrew Moore, chief executive ofHarcourts WA, said the $800,000-plusbracket is being driven higher by familiestaking advantage of what was a lull inactivity and a reasonable level of supply.

“Activity levels from buyers hasdramatically increased over the past fewweeks and our sales consultants havereported large numbers through openhomes,” he said.

Mr Moore said properties wereoccasionally selling for less thancomparative 2007 prices but, on thewhole, Perth prices had remainedrelatively firm.

“The entry level up to the $550,000bracket is noticeably buoyant, with manyproperties receiving multiple offers andsome selling over the asking price,” hesaid.

“Investors are now starting tooutnumber first-home buyers and arefacing low levels of stock and a highlycompetitive environment.”

Another bracket experiencing ashortage of listings and good levels ofactivity is the mid-level price range –between $550,000 and $950,000 – dueto vendors selling to first-home buyersand upgrading to bigger homes or betterlocations.

“This price range has been quitestagnant for the past 12 months but alack of listings and good levels of activityare starting to move this price rangealong,” he said.

In addition, Mr Moore said there werealso a high number of buyers in the$1million-plus range but not a great dealof supply. ■
