The original two storey with one storey wing 3,872.91 sq.m. (stucco & metal siding clad, concrete block & wood frameconstruction, combustible & non-combustible ) school was constructed in 1958. In 1959, a two storey 983.07 sq.m. ( brick, stucco & metal siding clad, concrete block & wood frame construction,combustible & non-combustible) addition was constructed. A two storey 358.80 sq.m. addition was added in 1985 and another two storey 563.00 sq.m addition was added in 1992.A one storey 625.83 sq.m. addition was constructed in 1997. The 1985, 1992 and 1997 additions are stucco clad,concrete block and non-combustible construction. Modernization was done to the administration area and library on the main floor of the 1958 original building in 1997.Some upgrading was done to the interior finishes in 1991, 1998, and 1999 which includes the washrooms, scienceclassrooms and art room. The building is non-sprinklered and in good condition. The student capacity is 513.

General Summary:

Structural Summary:The 1958 original building and the 1959 addition have concrete wall foundation with continuous footing. The 1985, 1992 and1997 additions have grade beam on concrete pile foundation. The 2nd floor of the 1958 original building and the 1959, 1985, 1992 additions are concrete floor on steel joists supported byconcrete block walls and wood frame walls. The roof structure of the 1958 original building and the 1959, 1985, 1992 and 1997 additions are a combination of wood deckon wood joists and metal deck on steel joists supported by concrete block walls and wood frame walls. The structure is in acceptable condition.

Envelope Summary:The exterior walls are clad with stucco, metal siding and brick. Windows and entrance doors are aluminum. The roofs are BUR and SBS systems. The building envelope is in acceptable condition.

Interior Summary:Vinyl sheet flooring and vinyl floor tiles are the major floor finishes in the building. Carpet in administration office, offices,staff room, library and drama room. Hardwood floor in gymnasium and stages. Walls are painted gypsum board and concrete block. Some walls have plaster wall finish. Ceilings are acoustic tiles, adhered ceiling tiles, plaster and gypsum board. The interior is in acceptable condition.

Mechanical Summary:Plumbing fixtures and systems are generally acceptable. The heating boilers and distribution pumps were upgraded in 2001 and ventilation systems that serve the 1992 and 1997additions are in good condition. The ventilation systems for the 1958, 1959, and 1985 areas are in poor condition and are not able to meet ventilationstandards. These should be considered a health risk due to the inability to provide even a minimum amount of fresh air tothe classroom spaces. Requirements for upgrades to these systems have been well documented and action shouldproceed immediately.

Electrical Summary:1200 Amp 120/208 volt three phase manufactured by Westinghouse, fed from a pad mounted transformer throughunderground cables. Main Distribution Panel is upgraded, and is 60% full. Branch circuit panels are 80% full. Wiring is inconduit. Lighting fixtures have been upgraded in 2004 to T8 lamps and electronic ballasts for interior areas. HPS wallpacks and pole mounted fixtures are used for exterior lighting. Gym has metal halide high bay fixtures. Lighting isswitched using line voltage switches. Gas meter is located in main mechanical room adjacent to the main entrance. Gas is regulated from 15# to low pressurefor distribution. A branch line runs from the main mechanical room to the CTS mechanical room to serve gas firedappliances in the 1992 addition. This gas line runs exposed in the corridor. Two RBI, model 33HB2800 natural gas fired, atmospheric copper-tube hot water heating boilers provide heating to perimeterradiation, unit heaters, and reheat coils throughout the 1958 and 1959 portions of the facility. Each boiler has a high altitudeoutput of about 605 kW. A Taco air separator and two steel expansion tank have been provided.

Two Allied Superhot, model AAE840 natural gas fired, atmospheric steel finned-tube hot water heating boilers provideheating to perimeter radiation, unit heaters, and heating coils in the 1992 CTS addition at the south end of the facility. Eachboiler has a high altitude output of about 177 kW. An Extrol AX-120 bladder type expansion tank has been provided.

At the north side of the school, a concrete sidewalk from Fir Street to the concrete pavement in front of the main entrance.Concrete sidewalks from this concrete pavement to the west parking lot and to an entrance of the west wing of the 1958original building. Some sidewalks are cracking and breaking up and needs replacement.. (Note: One sidewalk has aconcrete ramp to the west parking lot.) The concrete sidewalk at the east side of the west parking lot also needsreplacement. The concrete pavement in front of the north entrance to the gymnasium is acceptable. At the east side of the school, a concrete sidewalk from Fir Street to the concrete pavement of the east entrance of the1959 addition.
