Located in the Hamlet of Zama City, AB. Constructed in 1987 with 2 portables (1980 & 1983) permanently attached tonew structure, with electrical and mechanical integrated with 1987 building. Student enrollment is 13 students. Schoolbuilding is a single storey structure; building area is 619 m2. Building is of combustible and non-combustibleconstruction, is unsprinklered and faces one street.
General Summary:
Structural Summary:Foundation consists of perimeter strip footing and grade beam with dirt crawl space and slab on grade. Floor system isOWSJ with Q-deck and concrete. Load bearing walls are concrete block. Interior non-load bearing walls are steel/woodstud. Roof system is wood truss. Overall condition is acceptable.
Envelope Summary:Wall finishes include brick veneer on the main building and stucco on the attached portables. Windows are primarilyaluminum frame with double-glazed sealed units, with wood framed aluminum windows in the portable. Storefronts aresteel frame. Roofing is concrete tiles on the main building and built-up roofing on the portables. Repairs are required onbuilt-up roofing with replacement required in 4 to 5 years. Soffits and fascia are stucco. Replacement of the windows on the portables is recommended as the frames are deteriorated. Overall condition is acceptable.
Interior Summary:Interior finishes have been maintained or replaced on an ongoing basis. Replacement of carpeting is required in theoffice. The building is barrier-free compliant for students. Overall condition is acceptable.
Mechanical Summary:The mechanical systems are original with the building construction date of 1986. Ventilation for the building is providedby a supply air unit with a heating coil to temper the outside air and a return fan located in the mechanical room. Multipleexhaust fans are located in various rooms in the building. Heating for the building is provided by two hot water boilers thatserves force flows at the entries and wall fin radiation at the perimeter of the building. The existing humidifier is no longerused as it is difficult to maintain; a gas fired steam unit would be a better installation.
Electrical Summary:The Building has 400 amps, 120/240 volts, 1phase, 3 wires electrical service. Branch circuit panel boards are locatedthroughout the school. The electrical systems are well maintained and in good condition. The electrical power distributionsystem meets current school requirements and can be easily expanded to meet future expansion. The lighting systemsare adequate and meet accepted standards for lighting levels. Detection and fire alarm system is in good condition.Communication systems are hardwired and do not meet current technology standards for new schools. Overall rating isacceptable.
