The original school was constructed in 1952. There was a large addition with a gym added in 1968. In 1971 the gymwas expanded on and an extra classroom added. Since then they added a storage room in 1992, at which time theoriginal 1952 building was modernized. The 1968 and 1971 areas of the school are in poor condition and will requiremodernization.

General Summary:

Structural Summary:The original structure of the 1952 building is a wood framed construction on a cast in place concrete basement. The 1968,1971, and 1992 additions are all slab on grade. The structure of the later additions are generally in good condition, howeverthe structural integrity basement walls of the original 1952 building should be investigated.

Envelope Summary:The overall condition of the 1968, and 1971 envelope is in good condition. The stucco work on the 1952 section is badlydamaged. The roof for the 1952 structure was replaced in 1992 and the rest of the roof was replaced in 2001. Thealuminum framed windows in poor condition and will require replacement. The exterior wood doors are damaged andthere are no barrier free access; these items will have to be addressed in the near future.

Interior Summary:The interior of the 1952 area was modernized in 1992 and with the exception of the windows, carpet and ceiling. Itremains in good condition. The 1968 and 1971 sections are in disrepair, and will require a major modernization. Theflooring, ceiling, and windows are among the largest problems. Millwork, interior doors and paint are also in need ofrepair and or replacement.

Mechanical Summary:Overall, the condition of the mechanical systems is poor. The school is heated by a mixture of hot water heating, gas fired furnaces, and Shelva duct heaters. The furnacessupply air through an underground network of ducts. Low voltage thermostats are provided throughout and a pneumaticcontrols systems operates the hydronic system in the 1952 wing. Major deficiencies with the mechanical system are related to concerns with the underground duct, ventilation capacity,and aging equipment therefore the following recommendations are made. -The underground ductwork should be abandoned and a new network of overhead duct should be installed. -Ventilation units should be provided throughout to provide sufficient quantities of outside air. -The majority of the Shelva duct furnaces are aging and should be replaced with furnaces. -The plumbing pipes are leaking and should be replaced. Consideration should be given to upgrading the entire mechanical heating and ventilation system in all areas, apart fromthe 1952 wing, to a hydronic heating system serving perimeter radiation and air handling units coils for new ventilationunits. This will alleviate all problems regarding aging unit ventilators, outdoor air flow rates, and lack of humidification.The estimated cost of such an upgrade based on $130/m2 would be $300,000.

Electrical Summary:The general condition of the facilities electrical systems is poor. Major electrical upgrades in the life safety, power, lighting, data, and audio / video systems are required to bring thefacility to current day standards. The emergency lighting and to a limited extent the fire alarm system, upgrades areurgently needed for life safety. The power, data, and audio/video systems, while still being functional, seriously limitprogram funtion. The lighting system in general is ineficient and provides a poor quality of light. Other components of the building such as the telephone system, security system, and computer system (data linesand electrical supply) are in adequate condition. Although these systems are not state-of-the-art they are functionaland in good repair.
