Perfectly set within the natural and historical surroundings, facing south, the MONCHIQUE residential complex stands strikingly on the banks of the River Douro. Located in Massarelos, in an area classified as the Historic Centre of Oporto, the homes suggest an unique lifestyle.
The setting of the project is one of the elements that distinguish the Monchique enterprise. How important were the surroundings when creating this project? This location implies an unique responsibility, since it is part of the Historic Centre of Oporto, classified by UNESCO as World Heritage. More so, the location has a significant natural setting, where the wooded slopes meet the dynamic level of the river.The projects first expression is designed by the special topography of this stretch of the banks of the River Douro, by the urban terracing, created by the uneven meeting of Rua da Restaurao and Rua de Monchique. Then, from the historical sediment created by the sites origins, the project accepts the changing character of the city and uses it to rediscover and reinforce its relationship with the river.
Differentiated and innovative, this is one of the most emblematic housing projects in the Historic Centre of Oporto. What aspects of this residential complex give it an exclusive character? The buildings echo the volume of the former constructions and restore, for common use, the faade facing the river bank and the chimney, being both iconic and affirmative. This has resulted in a contemporary urban space, which embraces its industrial heritage and blends this with the lifestyle offered by these new spaces.In defining the homes, there were three main intentions: to guarantee the adequate relationship between these spaces with the natural and urban landscape, and to clearly state the contemporary nature of the environment and to personalise the different types of home, thus avoiding repetition and offering unique homes, with different dimensions and characteristics.

O prOjectO mOnchique | the monchique pRoject
A envolvente em que se insere um dos elementos diferenciadores do empreendimento Monchique. Qual foi a importncia do local na concepo deste projecto?Este um lugar de responsabilidade nica, pois est integrado na rea do Centro Histrico do Porto, classificado pela UNESCO como Patrimnio da Humanidade. A esta circunstncia junta-se, de modo expressivo, o enquadramento natural do territrio, que aproxima a colina arborizada do plano dinmico do rio.A primeira expresso do projecto desenhada pela topografia particular da margem do rio Douro, pelos socalcos urbanos gerados no encontro desnivelado entre a Rua da Restaurao e a Rua de Monchique. Depois, a partir das sedimentaes construdas pela histria do lugar, o projecto aceita o carcter mutante da cidade e utiliza-o para redescobrir e reforar a relao com o rio.
Diferenciado e inovador, este um dos projectos imobilirios mais emblemticos da Zona Histrica do Porto. Que aspectos traduzem o carcter exclusivo deste conjunto residencial? As construes retomam os volumes anteriores e recuperam, para uso comum, a fachada de contacto com a margem e a chamin, icnica e afirmativa. O resultado um lugar urbano contemporneo, que acolhe a memria industrial e a conjuga com as vivncias de quem habita os novos espaos.Na definio das habitaes, prevalecem trs intenes principais: a de garantir o relacionamento adequado dos espaos com a paisagem urbana e natural, a de afirmar explicitamente a contemporaneidade dos ambientes e a de personalizar as tipologias, evitando repeties e oferecendo casas nicas, com dimenses e caractersticas diferenciadas.
In 2006 the Monchique enterprise was awarded the SIL prize (Salo Imobilirio de Lisboa Lisbon Real Estate Exhibition) for the category Best Real Estate Project of the Year. What criteria led to this recognition? The recognition given with the award of the Best Real Estate Project prize, was a result from a set of principles defined by RAR Imobiliria and the Architect: the unique character of the site forced the enhancement of its potential and required the sharp intervention of urban design and a definition of the spaces to be inhabited, with a quality environment and a rigorous choice of materials. These principles come close to the evaluation criteria defined in the regulations of this competition suitability, quality and architectonic expression, impact on the environment, innovation and sustainability.
Em 2006, foi atribudo ao empreendimento Monchique o prmio SIL (Salo Imobilirio de Lisboa) na categoria de Melhor Projecto Imobilirio do Ano. Que critrios originaram este reconhecimento? O reconhecimento obtido com a atribuio do Prmio Melhor Projecto Imobilirio, decorre dos princpios estabelecidos pela RAR Imobiliria e pelo Arquitecto: o carcter nico do lugar exigia a valorizao das suas potencialidades e implicava uma atenta interveno de desenho urbano e uma definio de espaos de habitar, qualificados nos seus ambientes e rigorosos na sua materialidade. So princpios que se aproximam dos critrios de avaliao definidos no regulamento do concurso: adequao, qualidade e expresso arquitectnica, impacto no meio envolvente, inovao e sustentabilidade.

Merging into the urban fabric dominated by the river,
this architectural enterprise with the recognised value
of its heritage, forms a housing complex comprised of
three connected buildings, inspired by a permanent
dialogue between the past and the future, luxurious
interiors and the unique surrounding landscape.
The buildings explore the layout of this site, unfolding
according to a greater transparency in the directions that
follow the suns movements, creating spacious openings
and exterior spaces facing the River Douro.
Inside the homes, the comfort offered is the result of the
unusual dimensions of the spaces and the performance
ensured by the insulation provided from heat, water, light
and noise. Light reigns, reinforcing the spaciousness of the
enterprise dominated by the pure white and the wooden
floors, by the discerning selection of the finishes and the
strict control of the building techniques and processes
employed.
It is more than just an original architectural concept; the
MONCHIQUE enterprise proposes a new way of inhabiting
historic spaces and restoring part of the citys priceless
heritage.

Fundindo-se na malha urbana dominada pelo rio, esta obra
arquitectnica de reconhecido valor patrimonial ergue-se
num complexo de trs edifcios comunicantes, alimentado
pelo dilogo permanente entre passado e futuro, interiores
luxuosos e paisagem mpar.
Explorando a disposio do terreno, os edifcios
desenvolvem-se em funo de uma maior transparncia
nas direces que acompanham o movimento do sol,
gerando vos amplos e reas exteriores orientadas para o
rio Douro.
No interior das habitaes, o conforto resulta das
invulgares dimenses dos espaos e do desempenho
proporcionado pela proteco trmica, hdrica, lumnica e
acstica. A luz impera reforando a amplitude do espao
dominado pelo branco puro e piso em madeira, pela
escolha selectiva de acabamentos e o controlo rigoroso das
tcnicas e processos construtivos.
Mais do que um conceito arquitectnico original, o
empreendimento MONCHIQUE prope uma nova forma de
habitar os espaos histricos, devolvendo cidade parte
da sua inestimvel herana.

With its 4.970 m2 area, located between Rua da
Restaurao and Rua de Monchique, this luxury residential
complex clad in granite and natural ceramic-coloured tiles,
is distinguished by the unique character of each one of
its seventeen apartments. Each apartment is the product
of a careful project investigation, searching for the best
solution in terms of its orientation towards both the sun
and the landscape.
Built above Rua de Monchique, the Espao Monchique
building is comprised of just three apartments each with
four bedrooms plus one convertible room, with most of its
divisions affording views over the River Douro.
Sharing the front line facing the river and in harmony with
the old chimney of the former sugar refinery the formal
symbol of the enterprise- the Espao Chamin has two
faades, one facing West and the other South. This building
occupies a reserved area with independent entrances, and
is comprised of a four-bedroom duplex apartment and a
two-bedroom duplex apartment which faces the river and
a three-bedroom duplex apartment with an ample terrace
affording magnificent views.

da Restaurao e a Rua de Monchique, este conjunto

Construdo sobre a Rua de Monchique, o Espao Monchique

T4+1, com vistas sobre o rio Douro em grande parte das

Partilhando a primeira linha do rio e acompanhando a
chamin da antiga refinaria de acar - o smbolo formal
do empreendimento, o Espao Chamin possui duas

pela Rua da Restaurao. Os extensos terraos e varandas
existentes em praticamente todas as tipologias permitem
tirar partido do plano elevado, preservando as vistas sobre
o rio Douro.

caracterstica comum em todas as reas comuns e privadas.
De salientar o soalho em madeira macia de afizlia, o

The Espao Restaurao building stands on the highest
level and is comprised of 11 two-, three- and
four-bedroom homes, and three- and four-bedroom triplex
homes. It is bordered by Rua da Restaurao. The generous
terraces and verandas offered by practically all of the
types of apartment available make the best of the higher
location and maintain the views over the River Douro.
The attention lavished on details reveals the superior
quality of the enterprise, seen in both the social and
private parts of each apartment. Worthy of note, are
the floorboards in solid afizelia wood, the living room
fireplace, the sound system pre-installations in the main
divisions, the safes available in the main suites and the
fully equipped kitchens, with floors and walls clad in quartz
agglomerate. The bathrooms are clad in marble stone,
with a hydromassage bathtub in the main suites and pre-
installations for hydro massage in all the other baths and,
in most cases, are lit by natural light from outside. These
are just some of the details which meet the demanding
standards and requirements of daily life, distinguishing
the MONCHIQUE enterprise within the historic and urban
context of the city of Oporto.
