Dear Valued Residents,

On behalf of the Zeina Owners’ Union Management, we would like to greet everyone “EID MUBARAK” in celebration of the holy occasion of Eid Al Adha.

It is our pleasure to present to you the 9th edition of Al Zeina Community quarterly newsletter. This edition highlights the management’s accomplishments and improvements completed in the 2nd quarter of 2018. You can learn more about completed projects as you scroll on the next pages.

We would like to welcome the newly elected Interim Owners’ Union Board Members for 2018-2019. We value and appreciate their steadfast commitment and dedication in keeping the community spirit alive and promote a harmonious living environment. Both understand the needs of every residents, thus, focusing our goals in enhancing the aesthetics value of the community, promoting awareness about health and safety, improving security service, continuously providing comfort to enrich the living experience of the residents.

To ensure that the Management will be able to address issues and concerns in the community, we request residents to raise their queries and feedbacks directly to us through the proper channels of communication established via telephone, email, and community portal. Kindly be reminded that the Management does not consider public platforms like Facebook, Twitter, etc. as a formal channel of communication.

We would like to take this opportunity to thank our residents in supporting every community events we have organized and more of these well-theme events will be arranged in the last quarter of the year. We look forward to achieve a lot in Al Zeina by the end of this year.

Dear Al Zeina residents,

T he Al Zeina Interim Owners’ Union Board (IOAB) members are a diverse group of senior business people who have volunteered their services. I would like to briefly describe how we are constituted and what it is that we do;

Law No. 3 of 2015 regulating Real Estate Sector in the emirate of Abu Dhabi, was published on 1 January 2016. This law mandated the creation of Owner’s Associations, who will have constitutions, legal status, hold title to common property and be responsible for the property’s repair and maintenance. The new law states that Owners’ Unions will have the right to apply to the courts for an order to sell the unit of an owner who hasn’t paid their services charges. Presently, these owners’ association responsibilities are under the care of Aldar, the master developer. Aldar has contracted Khidmah to manage and maintain the property.

The IOAB acts as a body which represents the interests of owners in the Al Zeina community. We have a good working relationship with the staff and management of Khidmah, in their roles as facility manager and asset manager. We will continue to monitor their performance, provide our feedback and guidance, and hold them accountable in conducting their duties.

We are mindful of the prevailing weak market conditions, with significant supply of new units from projects under construction around Al Zeina. Therefore we need to ensure that Al Zeina is managed and maintained to a high standard, to preserve the value of our investments, within the confines of the Owners’ Union budget.

We are giving priority to work relating to common area improvements such as the refurbishment of lift lobby and entrance lobby areas, deep cleaning / polishing of common area floor tiling, buffing of scratches in the aluminium finishes in all the lift cars, repairs and upgrades to lift car lighting systems, replacement of pool and beach lounge furniture, maintenance of swimming pools and painting of exterior walls which have been damaged by water leaks. We are using existing community space which is not well utilised, to create new facilities such as a new community family room and a yoga room.

We are aware of the community comments and banter on the Al Zeina Community social media pages, but we are not permitted to formally engage in discussing or addressing any community issues via social media. All community complaints and suggestions should be addressed to Khidmah via their usual channels. However, if you wish to bring something to the attention of the board, please feel free to share your feedback and suggestions to the Al Zeina Owners’ Union Board at [email protected].

Community Fridge A Celebration of Sharing and Caring.

The Community Management, together with the residents, has come up with an initiative of setting up a “Community Fridge” during Ramadan. Ramadan, for our Muslim brothers, is known as the season of reflection and sharing. The main aim of this initiative is to provide free food and drinks like bottled water, milk, biscuits, fruits and other packed foods to the less privilege laborers

working in the community. This simple act of kindness has boost the morale of the workers; knowing that they are loved and appreciated.

Although Ramadan is far over, many residents requested that the Community Fridge remain as a permanent fixture in Precinct D parking entrance. Feel free to bring your donations and be a blessing to others who are in need.

Home Safety Tips When On Holiday

Summer is here and for many of us that means it is time for a holiday. Here are few simple things you can do to keep your home safe, so you concentrate on enjoying yourself, rather than worrying about your property.

1. Start with your doorstep: Nothing is more of a giveaway than old newspapers piled outside your door. So put your subscription on hold for the duration of your holiday. You could also ask a neighbour to remove anything else that is dropped on your doorstep.

2. Home security: Ensure all the doors and windows of your apartment are closed and locked. Look out for areas that have weak points. Inform one of your relatives or someone you trust to periodically check your house while you are away. You could also consider investing in a burglar alarm system.

3. Do not spread the word: Limit how many people know you are leaving. You will probably need to set up an ‘Out of Office’ message on your work email, but avoid doing the same on personal emails or voicemail. Be careful of informing everyone on social media

about your holiday plans. You never know who is reading your post.

4. Check your vehicles: Avoid leaving the keys of your car or any other vehicle in obvious places while you are on holiday. Remove any valuables stored in your vehicles. For added safety, you could also consider disconnecting the battery.

5. Switch off appliances: Make sure you switch off any appliances you do not need. Turning them off is not only good for the environment but will also eliminate the chance of anything catching fire.

6. Turn off your taps or close the valves: Check all water outlets for visible leaks.

Reminder about Parking Courtesy

The Management’s effort are directed to keep the community parking area as orderly as possible and we can achieve this only through the support and cooperation of all residents.

Here are few courtesy guidelines that will help us promote a harmonious environment:

• Always use your access card in entering the parking area. The barrier intercom is for emergency use and should not be used to call the security team to open the barrier.

• Park at your designated parking space/s. Refrain from parking in another resident’s space as a sign of respect.

• Refrain from parking at the curb and/or in front of machine/equipment room. This area needs to be free and unobstructed at all times.

• Refrain using spaces designated for the physically challenged, unless, you have a permit from the authorities to do so. Permits to use such parking should be clearly displayed on the vehicle to avoid fines from authorities.

• Please do not allow your children to play at the basement parking.

• Parking spaces must not be used as storage area for any personal belongings.

• Observe and follow the traffic flow signs, arrow marks, and speed limits while driving in the parking area to avoid any untoward accidents.

Escalation process of infractions is in place and notice of violation with corresponding fines will be issued against the unit whenever necessary.

While the management is doing its best to keep things in order, the residents’ voluntary compliance would be highly appreciated.

To avoid short circuit, we have modified and locked the electrical panel housing.

Safety of the residents is our first priority. In order to eliminate the risk of trip hazard and misuse of gravel stones, we have removed the gravel stone and change the design by installing interlock tiles in Precinct E and D mini garden.

The gym’s flooring has been modified to address the issue of noise disturbance affecting the adjacent units. The flooring was raised and

soundproofing insulation were installed. This work has reduced the level of noise traveling to nearby units.

In line with the Community Management’s initiative program to make idle spaces useful. Thus, we have converted some unused area into 4 new parking spaces. These spaces will be available for residents for a long-term lease basis. Kindly visit the Community Management Office for details.

In order to protect the doors from being damaged, the installation of kick board for lift lobby wooden doors was done.

We want to ensure timely notification to all residents; thus, new notice boards were installed in all lift lobbies and amenities’ area.

The installation of grilled type cover was done to prevent blockage of the drainage system at the podium level of Precinct A.

For the safety of residents, we have completed the painting of pedestrian crossing in welcome court of A, B, and C.

The installation of birds nets in loading bay Precinct C will prevent birds from using the ceiling as their habitation or dwelling area.

Completed Projects

In order to increase the efficiency of the air conditioning units in the buildings, our service provider have

completed the balancing of Chilled Water (CHW) supply and currently cleaning the heat exchangers.

Adding entertainment to gym users, we have activated Elife TV connection, which has a selection of 10 channels, for all gym equipment.

The installation of additional 25 HD CCTV cameras will increase the monitoring coverage area of security. Thus, ensuring the safety of the residents.

Other ongoing projects in the community

1. General maintenance of swimming pool, which includes retiling of missing tiles, re-grouting, re-assessing and checking of all pumps and motors.

2. To prevent water dripping in the parking area, installation of tray and injection works in the expansion joints is in progress.

3. Construction of Handicapped swing will soon start and will be an added feature in the external kids’ play area.

Credit/Debit Card Payment FacilityA credit/debit card machine is now available in the Community Management office. With immediate effect, cash payment will no longer be accepted for transaction such as purchase of new access cards, dog registration and store room rental fees. Service charge payment will still be via online payment or cheque.

Community Iftar

On 14th June 2018, a Community Iftar was held at Precinct A

landscaped area. Residents enjoyed the sumptous Arabic food and sweets the Health Club prepared for the them.

Al Zeina Annual General Assembly was held on 17 April 2018 at Yas Rotana Hotel. Based on Transitional Documents, a quorum can be declared once

the requirement which is 15% of the total entitlement is achieved. The total entitlement of attendees was recorded at 65%; thus a quorum was confirmed.

Topics such as completed projects, manager’s report, financial audit report, upcoming projects and presentation of Interim Owners’ Union Board were discussed and presented.

The Minutes of the AGA Meeting have been uploaded on the community portal under the folder “Documents”.

Aldar Iftar Box

During the Holy month of Ramadan, Aldar arranged a month long distribution of iftar box for all Muslim brethren who were fasting and working in Al Zeina. This act of kindness boosted the morale of the staff.

Not receiving Community Notices & Announcement via Email

The Community Management’s main communication tool is the community portal at https://connect.aldar.com. If you are an owner or tenant of Al Zeina and do not have portal access or are not receiving any notifications via email, we kindly request you to visit the Community Management Office at visitor parking of Precinct D, ground floor or email us at [email protected]. So we can update your account in the system.

A day before the EID holiday, Healthclub has arranged some entertainment for residents. A Puppet show,

tanoura dance performance, and various kids’ activities. Health Club invited a guest speaker who talked about the importance and meaning of Islam. Many residents were inspired and delighted to learn some facts about Islam.
