Paid parking was activated on the 20th October 2019 and residents will now need to pay for using designated retail and visitor parking spaces. A contractor was appointed by Aldar for the management and enforcement of the new parking regulations.

As part of the parking system activation, new barriers will be installed at the entrance of the car parks and access to parking spaces will be granted with paid parking tickets. Moreover, Al Zeina residents will be able to have access to the entrance with their current access cards to access their allocated parking spaces only.

Activation of Retail & Visitor Paid Parking SystemThe Parking Management System for the retail and visitor car park of zone A & D will be activated on the 10th October 2019. Anyone who would like to park within the retail or visitor parking spaces would have to pay a parking ticket.

Residents of the community will no longer be able to park within the retail and visitor parking spaces with their access cards. We request residents to park within their unit allocated parking spaces.

Violation of Car Parking Rules

Parking is permitted in designated spaces and parking lots. Vehicles are subject to towing if parked in unauthorized areas including but not limited to fronts of building/villas, building/villas entrances and exits, curve side roundabout and road junctions, landscaped areas, sidewalks, driveways, and any other areas that will impede traffic flow.

The community’s management shall not be responsible for any loss and/or damages, claims, suits that may be made against the management in respect of the car park’s use. All charges incurred by the community’s management, including any towing charges, incidental costs, and other expenses as the result of infringement of rules in relation to car parking, shall be borne by the owner or occupier or driver of the vehicle.

Subject to approval of the municipal agencies, the Owners’ Association has the right to fine, clamp, and/or to tow any vehicle that is improperly parked if the violation remains for more than 24 hours or has been repeated.

SMOKING1. Smoking (including smoking shisha or e-cigarette-

vaping) is not permitted in or around the swimming pools and any part of the enclosed common areas (including the car park and the gyms) and any other areas determined by the Owners’ Association or any relevant authority from time to time.

2. Owners and residents must dispose of cigarette filters and any other smoking residue in a safe manner.

3. The Owners’ Association shall be permitted to change the smoking policy periodically in response to changes in the applicable law or market practices.

TURN OFF LIGHTS WHEN NOT IN USE

It’s probably the easiest thing you can do to reduce energy waste, but it’s often the most overlooked action a homeowner can take. One advanced way to simplify this easily overlooked task is to hire an electrician to fix motion-sensing switches that automatically turn off lighting when there is no movement.

DISCONNECT YOUR APPLIANCES WHEN THEY’RE NOT IN USE

Despite being turned off, most home appliances such as TV, mobile phone chargers, televisions, home entertainment devices, printers, computer monitors, coffee machines, and even some washing machines still draw a small amount of power when not in use. Unplug these devices or separate them into a circuit that can be turned off when not in use to reduce your home’s power consumption.

MAINTAIN YOUR AC

Make sure that your AC system is well maintained by having it regularly checked-up. It is important to inspect your AC system to ensure air filters are clean, refrigerant levels are topped up, and electrical connections are suitably working.

If they’re not fixed at an early stage, your AC’s everyday issues could cause more serious and costlier problems — particularly during the hot summer months when your system would be working all-day-round. Remember! Unclean AC filters directly affect your health and cause respiratory infections.

Furthermore, you could reduce your AC’s energy consumption when you set it to “AUTO” rather than the “ON” mode, as this will effectively regulate your room temperature and automatically set the fan’s operation. What is more, don’t lower the temperature anywhere below 24 degrees Celsius. Each degree cooler takes away 9% cent savings in your cooling costs.

SWITCH TO LOW-ENERGY LED LIGHTBULBS

Another consumption-reducing tip lies in the use of LED lights. In fact, LED lightbulbs do not only maximize efficiency by using less energy, but also save money in the long run as they last a longer lifetime.

SET THE REFRIGERATOR AT THE IDEAL TEMPERATURE

To increase the energy efficiency of refrigerators, it is highly recommended to set their temperature to 1.5 to 3.5 Celsius for food and beverages while freezers have to be set to -18 Celsius. Regular maintenance and freezer defrosting are also necessary. Another way to reduce energy consumption is through ensuring that your refrigerator’s door is airtight and that it gets open for as little time as possible.

CHOOSE THE RIGHT WASHING MACHINE

Even if they typically cost more to buy, most front-loader washing machines save you money over time and are kinder to the environment, as they consume less water, power and detergent than top loaders. It is also recommended to only operate washing machines with full load within the capacity of the equipment for optimal operation and energy use.

INSTALL AUTOMATIC LIGHT SENSORS OR TIMED SENSORS OUTSIDE YOUR HOME

Outdoor lighting is a great way to improve the security of your home during night and evening time. Nevertheless, if your home’s exterior lighting relies on manual switches, it’s very likely that you may miss switching off during daylight hours.

BUY ENERGYSTAR-RATED APPLIANCES

EnergyStar standards set efficient power usage levels for appliances and offer consumers a metric that can be used when comparing power usage to make a purchasing decision. Although a highly efficient EnergyStar appliance may cost more upfront, its reduced power consumption can help cover the initial cost / investment.

UPGRADE YOUR WINDOWS TO NEW ENERGY-EFFICIENT MODELS

Just as insulation can preserve energy produced to heat or cool a home, so can newer more energy efficient windows. Even when closed, older windows can let large amounts of heating or cooling escape from a home. Ensuring windows are always maintained and are airtight may also qualify as a sustainability and security measure.

HOW TO KEEP THE AIR IN YOUR HOME COLD

Drawing your curtains in empty rooms will help reduce the heat intruding through your windows, and this will also keep your home cooler. More so, you could install a weatherproofing device around all doors and windows of your home to keep the heat out and the chilled air inside. This can help shade the exterior of your house where possible to reduce heat radiation and cool the air before it reaches the walls and windows of your home. Sunshades are easy to find and install and are affordable, too.

It’s no surprise that energy costs money, yet many of us are taken by surprise when we see how much precisely is our power consumption. Thus, anything you can do to conserve energy puts some of that money back in your pocket and is a step in the right direction.

• Residents must not keep any animals except domestic dogs, cats, birds or fish (kept in a secured aquarium in their unit).

• All animals must not be kept, bred or raised for commercial purposes.

• Animals may be kept in reasonable quantities as determined by the Owners’ Association in line with the local regulations.

• All owners and residents must comply with municipality laws and regulations with regard to control and health of pets. All dogs and cats must be microchipped and have an identification tag. Loose, unattended dogs, cats or other animals without a license or identification tag may be reported to the Abu Dhabi Municipality.

• Owners and residents must ensure that their animals do not cause an unreasonable amount of noise, or become a nuisance to the community.

• Pets are not allowed in the pool area, tennis court, clubhouse, mosques, kids’ play areas or any unauthorized area for pets.

• Owners and residents are responsible for the conduct and behavior of any animal under their care, charge, custody, or control, and owe a duty of respect and care to all other owners and residents.

• The Owners Association Director’s opinion, as to whether there has been a breach of these rules, is final. The Owners Association Director shall be empowered to take all measures to enforce this rule, including removing any animal.

• Fecal waste deposits made by pets on any common area, including landscaped areas, must be promptly removed and properly disposed of in a sanitary manner by the pet handler (including any resident domestic employees exercising the pet). Non-compliance to these rules may result in a Notice of Violation being issued to the owner or resident.

• Owners and residents must submit a pet registration form to the Owners Association’s Director prior to keeping a pet in their Unit.
