Project History How did we get here? We needed more space and
autonomy In 2009 a concerted effort began to identify a larger
facility that could either be leased or owned. We sought a site
that fit our needs After nearly two years of vetting options, in
2011 a conclusion was reached to pursue the former St. Peters
Episcopal Church at 6000 Wayne Ave. After some initial design
analysis, we also determined that additional space was needed and
commenced a strategy to also secure access to the adjacent 6024
Wayne Ave property. We considered multiple ways to finance the
project? WSP and its supporters considered scenarios ranging from a
direct sales agreement with the Episcopal Diocese to working with
developers in order to secure and renovate the buildings at a cost
that we could afford. We decided to engage developer to reach our
goals After much consideration, it was clear that purchasing and
renovating the property was beyond our means. Eventually, Ken
Weinstein, owner of Philly Retail Space, was engaged. He agreed to
purchase the property and renovate the buildings to our
specifications. He will lease 6000 Wayne property to WSP with the
option to buy. A similar arrangement with 6024 Wayne LLC was
established to renovate and lease the adjacent 6024 property in
order to serve our early education programs. We redesigned the
buildings to meet our specifications 12/8/14 New School

Project Facts A Brief History St. Peters Episcopal Church was
and still is an architectural gem. The buildings were designed by
the renowned architects George Hewitt and Frank Furness whose
designs can be seen throughout the region. In 1985 it was added to
the historic registry. The buildings are also featured in a
forthcoming book Abandoned America by Matthew Christopher.
Interestingly St. Peters was one of only a few properties in the
book that is being renovated and reused - saving a piece of history
and sustaining our environment by reusing an incredibly strong
existing structure. Much the the same can be said of the adjacent
6024 structure which fortunately shares the same aesthetics as St.
Peters enabling it to merge seamlessly into our overall school
design. 12/8/14 New School Updates

High-Level Project Facts 12/8/14 New School Updates The campus
consists of 5 buildings with ample pathways and connections to
achieve school synergy The buildings offer more than double the
square footage of our current facility (14,000 sq. ft. compared to
30,000 sq.ft.) The site offers outdoor play spaces, gardens, and
other features that foster play and a connection to nature The site
is set on approximately 2 acre which will includes a variety of
landscapes and terrains T he school is situated in a community that
has many assets including park areas, potential sporting venues,
regional library etc. SITE HIGHLIGHTS The buildings include
dedicated spaces for Special Subjects, admin offices, meeting rooms
and a large assembly area ( 40% of our total existing space)

Grounds Update Secured a grant with the Community Design
Collaborative The grant provides pro bono services from Carter van
Dyke Associates, Landscape Architects, for outdoor planning design
Weve completed first round of community engagement The volunteer
design team is now in the process of soliciting input in order to
present a more refined proposed design Next Steps include convening
with WSP stakeholders to confirm program requirements and goals in
preparation for second draft presentation in mid-January Ultimate
goal is to have a final document completed by April or May 12/8/14

and drop-off/pick-up locations and researching traffic flow Map
current and potential opportunities with the goal of maximizing
availability Monitoring flow of traffic during specific hours

Ongoing Analysis all data is preliminary We are still in the
process of collecting data about anticipated modes of
transportation and pick-up, drop-off, and walk-in needs Our task is
to determine whether our needs are met by existing opportunities.
If they are not, we will continue to identify alternatives We must
ensure that everyone is well informed and understands their role in
successfully implementing our new protocols 12/8/14 New School
