Estimate Market Price

• Supervise the process to prepare the property for Tenancy

• Evaluate and set pricing comparable to geographic area, condition of property and amenities


Marketing

• Monitor activity and adjust price accordingly





Qualifying Tenants

• Utilize TransUnion, a major credit risk company, to run and evaluate credit risk

• The credit history evaluation process includes:

• Risk Score

• Credit Assessment

• Criminal Background

• Rental History

• Employment History

• Income ability






Drawing Leases

• The next most important item for a solid business decision is drawing up a valid and binding contract, the LEASE

• Utilize the current Arizona Association of REALTORS (AAR) Lease Document

• Our documents comply with the state specific language in the event that legal action is necessary.

• Include required addendums or notices such as “Pool Safety Notices”, HOA documents, and a copy of the “Arizona Residential Landlord and Tenant Act” (ARLTA)

• Anything else a Landlord requires for Tenancy






Rent

• Collect rent on behalf of the Landlord

• Rental income is distributed to Landlords via direct deposit

• 5 Day Non-Compliance notices are sent certified immediately after the first day payment is not received.


Vendor Management/Maintenance

• Handle all maintenance phone calls

• Repairs/Upgrades are communicated to Landlord and handled with diligence

• Utilize a pool of licensed and bonded contractors that complete projects at the best value for our Clients





Eviction Process

• Litigation is an unfortunate and last resort, but unavoidable necessity

• When a breach of contract occurs and legal action is required, immediate action is taken and our legal team is employed

• Utilize one of the top legal teams in AZ to begin and enforce legal action

• In most cases, Tenants can be evicted within 21 days for breach of non-payment
