There’s a hidden gem at the V&A Waterfront where locals and savvy visitors hang out over cocktails and excellent sharing dishes

The view of Table Mountain from the V&A Waterfront is pretty special, but if you can tear

yourself away from it for a moment and leave behind the crowded restaurants and tourist prices, there’s an unexpected gem with a di� erent view to discover. Dalliance is tucked among the designer stores upstairs at the back of the mall, a cafe frontage with displays of oysters luring you away from window-shopping. Dive in and wander through to the back where a wall of sliding glass windows looks out at Robben Island over the bay, shimmering at sunset with refl ected colour and sailing boats.

The whole menu is designed for tasting and sharing tapas-style – small plates to order in any combination.

We started with the seafood section, immediately wowed by the tuna spiced with dukkah and a harissa dipping sauce, served as several melt-in-your-mouth chunks which disappeared quickly between the two of us.

Before we succumbed to the temptation of ordering another plate of tuna, our calamari arrived, tender with pineapple sweetness and the crunch of red peppers. My cocktail, with a hefty kick of ginger and passion fruit, went surprisingly well with both dishes, which had enough character to hold their own.

Plates come to the table as they are cooked, so order several at once for a quick meal, or choose two at a time – repeating any favourites – over a leisurely evening catching up with friends. Another nice touch is that you can order tasting amounts of craft beers and wines from the well-chosen list to match each dish if you feel like an informal and a� ordable wine-pairing dinner.

The meat section hits for us were the beef short rib with mushroom duxelles and a bone marrow gratin. If the word tapas makes you think of fi nger food and light snacks, don’t be

deceived – this is rich and satisfying. The butter chicken with naan bread was generous in portion size and fl avour. The vegetarian section of the menu is on the short side, but we went for the summer salad for balance before winding down with desserts.

DrinkFurther afi eld (in a di� erent direction) is undoubtedly one of the coolest breweries to visit: Darling Brew. Head out on the N7 to the quaint town of Darling. The new tasting room opened up recently and is very slick. The walls have edgy murals on them and most of the counters and furniture have been made from the wooden crates that the brewery equipment came in. Owners Philipa and Kevin Wood have an extraordinary tale to tell of how their

EatI love going to Franschhoek, especially for some fi ne dining. It’s like popping into a French corner of the Cape (without needing the air ticket). Haute Cabrière Cellar Restaurant is one of my favourite spots. New head chef, Dennis Strydom, uses his home-style way of cooking to deliver tasty and elegantly crafted dishes. The three-course tasting menu is perfect – from the succulent local trout to the fragrant veg curry. The panna cotta was the best I’ve ever had. There’s also the option to pair your meal with house wines, of course. Who can turn down a glass of the Pierre Jourdan Belle Rose MCC anyway?

This past weekend solidifi ed the fact that I am not made for traditional camping. Some

Need a glass of something sparkling for Sunday brunch? The Italians are bringing a taste

of la dolce vita to local wine lovers.

In the last two years sales of Prosecco sparkling wine have grown 33% worldwide, and last year it outsold Champagne in the competitive UK market. Local sales are also soaring says Giuliana Abrahamse of Profumi d’Italia, local importer of the premium Bottega brand.

“Prosecco is the drink of the moment,” says Abrahamse. “It’s an easier-drinking sparkling wine. Unlike Champagne, Prosecco has a shelf life of two to three years, which means it’s meant to be enjoyed young. The best Prosecco is a young Prosecco!”

Similar to Champagne - which can only be labelled as such if it’s produced in a specifi c region of northern France – Prosecco is subject to the Denominazione di Origine Controllata (DOC) regulations and can only be called Prosecco if the grapes, typically Glera, are grown and vinifi ed in the Veneto region of northern Italy.

The other important di� erence between Prosecco and Méthode Cap Classique (MCC) or Champagne is that Prosecco’s secondary fermentation takes place in a pressurised stainless-steel tank, not the bottle, a process dubbed the Charmat method. This second fermentation adds complexity to the wine and produces the fi ne frothy mousse typical of good Champagne or MCC, as opposed to the larger bubbles of carbonated sparkling wine.

The Charmat method is quicker than secondary fermentation in the bottle, which means Prosecco is typically more a� ordable on the shelf. Entry-level Prosecco from brands such as Fantinel and Bottega sell for around R150 a bottle, similar to a good quality MCC, while premium Prosecco is typically priced at less than R400 a bottle, noticeably less than most French Champagnes.

On the palate Prosecco leans towards fresh fruity fl avours of apples, pear and honey, rather than the brioche and biscuit of Champagne, and local drinkers are discovering the joys of Italian sparkling wine.

Prosecco is still a small player in the local sparkling wine market, but judging by global trends, that is about to change. Upscale retailers are importing their own brand of Prosecco, while brands such as Bottega are fast growing a following with their striking packaging and delicious approachable bubblies. Salute!

There’s an interesting shift happening at the moment towards creating living spaces

that are not only aesthetically pleasing, but healthy too. It’s part of a broader trend towards wellness in society in terms of personal health and a way of showing off your affluence to the world. Other than the crusade against carbs, one of the major concerns among the wealthness (wealth + wellness) set at the moment is air quality. At the recent CES technology show in the US, for example, air quality tech products have exploded, and the interest in them is only growing.

One of the most talked-about products in this space is Awair. The device synchs with a smartphone app and monitors the air quality in your home and then suggests ways to improve it. This kind of system points to a more considered way of looking at environmental health in the home. Previous generations of this kind of technology solely focused on filtering out pollutants, but advances in smart technology now mean that people are able to take a more active approach.

While the smart home market is still in its infancy in South Africa, the health trend is in full force. It’s only a matter of time before the former catches up to facilitate our desire for wellness. There is already growth in the healthy-office trend locally, and as that becomes increasingly normalised, the shift to adopting it at home is sure to follow.

Days with less daylight are ahead as winter lurks just around the corner. The focus

will be on getting cosy indoors as we pack up the braais and deck chairs for the next few months. Winter to-do lists are sure to include things like a load-shedding survival kit and plenty of hot chocolate, but be sure to have your home security on that check list too!

1Ideally, your security provider should have access to your

property in the event of an emergency. If you don’t have an access arrangement in place, such as a lock box or digipad, speak to your security provider about what options are available.

2 Test your alarm, panic buttons and outdoor security systems at least

once a month. If you’re going on holiday during peak season, test your alarm well in advance of your departure so that a technical service call can be arranged if necessary. The demand is high for technical services during peak season.

3 Test the battery life of your alarm system regularly so

that you are not left vulnerable during a power outage.

4 Cut back any bushes or trees that may offer easy access over

walls or gates to your property, or provide places for criminals to hide.

5 Get to know your neighbours and

your neighbourhood. This way you will be able to tell if something or someone doesn’t belong.

7 Double-check that you have locked and secured all windows

and doors before leaving home.

6 Be aware of your surroundings at all times,

especially when arriving or leaving home. If you think you’re being followed or notice suspicious people near your property, drive to the nearest public place and contact your security provider or the SAPS.

8 Make sure that your children and domestic staff know what

to do and who to contact in an emergency. They must know how to use the alarm system and panic buttons and have emergency numbers on speed dial and next to a landline.

9 Never allow strangers onto your property, no matter

what they say their business is.

10 Activate your alarm whenever you leave

home and when you go to bed.

Andri du Plessis and Nic Janeke are the creative spirits behind New Harbour Distillery,

experimenting with new botanical flavours, and offering mixology courses in their Gin Lab tasting room.

Q: How did your business start?A: We were both in the corporate

world and just knew that we needed to change to something more creative and out of the box. With vodka and gin you can put your own stamp on it and be as imaginative as you want to be.

Q: Why did you choose this area for your business?

A: We wanted to be as close to the CBD as possible and Woodstock offered the correct zoning we needed at an affordable rate. We really do enjoy the potential Woodstock offers – it’s already a creative hub and it seems that the growth is exponential.

Q: How did you find your premises?A: We are located in a new development

called Mason’s Press, which we saw advertised on Gumtree.

Q: Why are the premises ideally suited to your business?

A: It’s the same concept as The Wood­stock Exchange, with all kinds of artisan manufacturers located on the ground floor and designer/agency office space on the upper levels. We do not need a massive space to produce our product, and although from the start our focus was production­ rather than retail­orientated, the other artisan retailers here attract passing trade and a creative community, bringing new customers to our tasting room.

Q: Who are your neighbours?A: A quaint little ice cream shop

called Moro Gelato, which makes the most amazing gelato, including a few gin­flavoured gelatos.

Q: What are the rental/sales prices like in this area?

A: We are renting at R84/m2 excluding VAT, and it works out to about R10,000 a month.

Q: What is your shop footprint?A: We’ve been quite astonished at the

number of people who pass by the distillery on a daily basis. We get around 30 people a week interested in buying gin or vodka directly, besides those we supply regularly.

Q: Do you have any expansion plans?

A: Our dream would be to buy an old abandoned warehouse closer to the harbour. We love the industrial area and there is still so much potential, especially in lower Woodstock.

Q: Do you operate online as well?A: Our new website, launching this

month, will enable our customers to book tours, tastings, make their own gin, and take part in lab mixology courses, as well as order directly from us.

Q: What’s your most popular item?A: Because of the gin craze at the

moment, we find that the gin gets more interest from restaurants and liquor stores. Our next gin will be launching at the Johannesburg Gin & Tonic Festival and has a secret South African ingredient no one has ever used in any beverage, which makes us quite excited.

Q: What attracts buyers to Plattekloof?

A: Plattekloof is well-known for its beautiful views and diversity. The resales in Plattekloof are extremely good. This suburb is so popular due to its quiet and friendly neighbourhoods and tree-lined avenues. The main access roads from this suburb into Cape Town are the N7 coming from Plattekloof and the N1 from Durbanville. Plattekloof is also directly opposite the Mediclinic Panorama hospital. There are various good primary and high schools in the area, as well as various churches, a mosque and shopping malls.

Q: How has the area changed over the past five years?

A: The rising popularity of Cape Town’s Northern Suburbs among young families looking for community-orientated neighbourhoods, is rapidly driving up home prices in these areas. In Plattekloof, prices have shot up by as much as 15% in the past year. Prices are also being driven by strong demand and supply constraints as more well-to-do buyers find they don’t wish to pay the prices currently being asked in the Southern Suburbs. The area – which offers some good value-for-money properties – offers proximity to the CBD and Durbanville, and has top schools, medical facilities and shopping centres.

Driving along the busy Plattekloof Road, you can glimpse the sea and mountains while going about daily tasks. Seeing this natural beauty regularly at a distance is something to behold. Then there’s the accessibility and convenience of living a community-oriented lifestyle. Plattekloof Village Shopping Centre has a great variety of amenities which are in close proximity, and cater to everyday needs.

Many also choose to live in Plattekloof because of its outdoor sporting lifestyle. There are numerous mountain bike and hiking trails throughout the area, and the distinguished Durbanville wine route. Property-letting limitsMuch has been said about

the planned restrictions on foreign property

ownership in South Africa, but there are already certain limits on letting properties to non-South Africans.

Greg Harris, CEO, Chas Everitt Property Rentals, says, “Many global companies now see SA as the most attractive gateway to Africa and are sending professionals here for a few years at a time to set up and run local operations.”

He continues, “And many business-people from Africa also want to have a base here so they can interact with

their international counterparts. SA is also one of the top-10 diplo-matic centres in the world in terms of the number of embassies, high commissions and consulates, which adds to the non-South African demand for rental properties.”

But he says landlords in SA need to be sure that they are not contravening the Immigration Act when letting their property to someone who is not a South African citizen.

This legislation defi nes a legal foreigner as a person in possession of either a valid visa that entitles them

Growth in shopping centre salesSponsored research by the South

African Council of Shopping Centres (SACSC) has revealed

that trading at shopping centres around the country increased in 2015. MSCI’s latest IPD Retail Trading Density Index for the quarter to 31 December 2015, compiled in collaboration with the SACSC, tracks shopping-centre performance using information from retail property owners and managers.

Released quarterly, it takes into account super-regional, regional,

small-regional, community and neighbourhood shopping centres. The index tracked 94 shopping centres with a combined gross lettable area of just over 4 million square metres.

Amanda Stops, CEO, SACSC says community centres outgrew other retail centre types by boosting trading density by 8,7% year on year. This was followed by small-regional centres and regional shopping centres. South Africa’s mega-malls, or super-regional shopping centres,

notched up trading density growth of 4,9% year on year.

Invest to beat inflation

Any investor should have an idea of what they want to see from their money.

It is no good putting your savings somewhere and simply hoping for the best. You must have a plan for them.

Part of that plan is having an expected return. The goal with any good invest-ment should be that at the end of it your money is worth more than when you started. That means that it needs to grow faster than the rate of infl ation.

This is something that unfortunately many investors overlook. Your wealth is actually only increasing if it is growing faster than your cost of living.

At the recent launch of its annual long-term perspectives outlook, the Old Mutual MacroSolutions boutique illustrated just how infl ation erodes your buying power. If infl ation is at 6% a  year, R10,000 today would be worth the equivalent of just R5,558 in 10 years. In 20 years, it would only be worth R3,118.

That is why it is critical that you don’t just try to preserve your capital over the long term, but invest in growth assets such as equities and listed property to ensure that your wealth actually increases in real terms.

Since 1929 South African equities have delivered annualised real returns – that is returns above infl ation – of 7,5%. Conversely, local cash investments have only produced real returns of 0,6%. Put another way, if you had invested in the stock market over this period you would have doubled your real investment value every nine years. To do the same in cash would have taken you 92 years.

The trick, however, is that equities are not always the best investment from one year to the next, and cash isn’t always the worst. Sometimes their positions are entirely reversed.

So while it is important to invest in growth assets like equities, it is also worthwhile to consider whether some diversifi cation into other asset classes – like bonds, gold and cash – isn’t also a good idea.

This is especially true at the moment, where there is a lot of uncertainty in equity markets, and growth over the next few years is likely to be weaker than in the recent past.

Having a well-diversifi ed portfolio in these times means that you will be spreading your risk while also getting returns from di� erent places. That gives you peace of mind that you have some protection in place, and that you are likely to still outperform infl ation over the long run.

Over the next five years MacroSolutions expects the typical balanced portfolio to give real returns of 3,8%. This compares to an historical average of 5,8%.
