Narrow streets, small cottages and tree-shaded greens – there is a great community vibe to

Harfi eld Village, which feels insulated from the bustle of adjoining Kenilworth and Claremont. Not many villages o� er such a selection of restaurants as well, and 2nd Avenue is lined with enough restaurants for locals to eat out at a di� erent one each night. There are also a number of cafes and delis to take care of breakfast, co� ee and lunch.

Ask any local for a cafe recommendation and Cafeen is sure to top the list. The outside tables look over Hampstead Park to a gorgeous view of Table Mountain, while the eclectic interior cluttered with vintage kitchen paraphernalia is cosy in winter. Excellent burgers stacked high with onion rings, generous and interesting salads, tasty toasted sandwiches, decadent cakes and milkshakes are perfect for a lunch with friends and kids treats.

August Deli has recently opened on 2nd Avenue and sources organic vegetables from local farmers and free-range beef from Botswana. It also does great co� ee and cake

for a little indulgence while you put together your own veggie box.

Loco Lounge is where to head for innovative takes on tacos, pulled pork burgers, tapas and dishes from around the world. Everything is home-made and organic ingredients are used wherever possible. Owners Debbie and Tom Bergmann-Harris create a relaxed, cosy atmosphere and there’s a dog-friendly garden at the back too.

When it comes to the best steak, local opinion is divided. Brad’s Grill has been cooking up a storm now for 35 years and has a loyal following, with Brad still very much the life and soul of the steakhouse. The Avenue Restaurant & Grill – opened three years ago by Tony Mason of the old Rondebosch Hard Rock Café – does mean steaks and burgers, and o� ers decent vegetarian and vegan dishes too.

Da Vinci’s on 2nd takes care of pizza cravings with classic thin-based pizzas baked in a wood-fi red oven. If a lively student vibe appeals, there is Banana Jam Cafe at one border of the village and Oblivion at the other, which are hip places to be on a Friday night.

Recently I came across a project that sounds as incredible on a larger scale. It’s a new worldwide community project that was launched by colour and paint expert Annie Sloan. The idea is to transform local community buildings with her paint and decor accessories. You nominate a building in your area that you think needs a new lease of life (like a school hall, library, or community centre), and put forward your reasons for your nomination before the end of the month.

Then 25 buildings will be chosen and announced at the beginning of next month and given a mini makeover. Now that’s something inspiring – colouring buildings in need. A lthough home to some of the oldest estates in the Cape, the Breedekloof Wine Valley tends

to keep a low profi le. Revolutions and fancy festivals just don’t fi t this laid-back corner of the Cape, which makes it all the more worth a visit this winter.

When the vines start to turn, book yourself a mountain cottage or a riverside campsite at the delightful Dwarsberg Trout Haven, and start exploring. Begin your wanderings in and around Rawsonville – the town is a little scru� y, but the wineries on its outskirts are charming.

Deetlefs Wine Estate has been in the same family for seven generations, and produces entry-level and premium ranges. Unsurprisingly the top-tier Deetlefs Familie wines are the highlight – the Familie White, 100% Semillon, is superb, and the Deetlefs Estate Chenin Blanc is also well worth a taste.

The Breedekloof is particularly well-known for its Chenin Blanc, and a handful of the region’s winemakers have banded together to promote the region’s signature variety.

When a wedding brought me to Knysna, I decided not to rush too quickly back to the

hustle and bustle of the city and rather head to Thesen Islands. So we booked into the trendy Turbine Boutique Hotel and Spa to enjoy some downtime.

The former power station (its last day of operation was 26 June 2001) has incorporated parts from the original space into its look, so you can see steel pipes and pillars as well as turbines throughout the space. It is also big on bright pops of colour alongside the brick-face and whitewashed walls, which adds an eclectic and chic note, and tells you that it doesn’t take itself too seriously. It took three years to convert the power station into the boutique hotel it is today (full operation commenced on 12 August 2010), and it is easy to see why.

Each of the 24 rooms in the hotel has its own unique look. We stayed in the Portside Room with a nautical theme – the headboard had bright red and white stripes, and our couch was covered in an old-school ship’s map. The room had a gorgeous view of Thesen Islands’s restaurants and inspired us to get out and explore the small town.

After some sightseeing, we headed o� for supper at the Island Cafe and jumped straight into mains. I enjoyed the grilled, slow-aged beef sirloin while my partner tried the beef fi llet.

However, unlike what the menu stated, both were served with herb mash, onion confi t and bearnaise sauce. This was all washed down with a glass of (my favourite) Alto Rouge. My sirloin was cooked to perfection and melted in my mouth, and in the end I was happy that it came with the mash as opposed to

Head for the hills this winter and discover the wonderful wines of the Breedekloof

Merwida produces lovely Sauvignon Blanc, Pinot Grigio and Barbera, but the Chenin is especially good, blending bright fruits with the minerality typical of this family-owned estate’s white wines.

Then hop across the N1 and into the gorgeous Slanghoek Valley where you’ll fi nd more top-notch Chenin at Opstal, another family-owned estate with deep roots in the region. Winemaker Attie Louw’s Carl Everson Chenin Blanc is the standout here. Made from old vines, fermented with wild yeasts and matured in old oak barrels, it’s a true taste of Slanghoek terroir.

Prefer a glass of red? Jason’s Hill Private Cellar up the road produces excellent Shiraz and Cabernet Sauvignon, while its Jason’s Creek Classic Red is a great everyday qua� er – a delicious blend of Pinotage, Shiraz, Malbec and Cabernet Franc. The estate restaurant also o� ers casual country cooking and wonderful valley views.

At the northern end of the valley, Bergsig Estate has been in the Lategan family for more than 170 years and today has more land under conservation than cultivation. Self-guided walking trails meander through the vineyards to a permanent bird hide, so bring your binoculars and tick o� the 150-odd bird species recorded on the farm. And the wine? You’ll fi nd a wonderful range to suit all palates and pockets.

the rocket salad as the menu proposed.We ended o� the evening with a nightcap at the Tapas Bar and Deck and I was sad that I hadn’t left any space to try out some of the intriguing snacks like sticky wings and poppers.

It was a wonderful stay that made me realise how important it is to get away from the stress of the big city. I’ll defi nitely visit Thesen Islands again to wind down, and perhaps enjoy some time at the Turbine Hotel’s Amani African Spa or simply explore the town by bike or kayak.

The formal dining room is on its way to becoming a thing of the past. For many people the

space represents a suburban ideal that just doesn’t resonate with how we live today. For one thing, people often live in smaller homes with no space for a dining room (or could find better use for the space: from home offices to rooms for additional family members).

Additionally, most of us eat more meals in front of the TV or at the kitchen counter anyway. Nigella Lawson recently got some flak for admitting that her bedside table is stocked with condiments because of her propensity to eat in bed, but surely most of us aren’t that far behind?

As a response to this trend, we’re seeing the so-called eat-in kitchen as a focus in interior design. This means that the emphasis is on cooking and sharing food in the same space, with elements like kitchen islands being designed with open sides to allow for seating

right where the action is. Alternatively, as in the Cape Town kitchen designed by Alpine German Kitchens, counters are also being extended to include an integrated dining area.

While this is not necessarily a new phenomenon – kitchen tables and breakfast nooks have been included in homes for a long time – making them the primary dining experience in a home is. This shift towards a more integrated eating and dining experience is more in line with how we live today, and mirrors the restaurant trend towards open kitchens. Watching your food being prepared when you eat out is part of the experience, so having a separate dining room is no longer on the menu.

inspiration from nature and wildlife for his jewellery and art pieces. His main retail outlet is at the V&A Waterfront, and he recently opened a shared gallery and workshop closer to his home in Hout Bay which principally serves as a production base for his work.

Q: How did your business start?A: I have been manufacturing my

jewellery and art from my studio at home for many years. Although convenient and fi nancially viable, it can get extremely isolating with no outside stimulation. I was looking for a venue to work from in Hout Bay and the idea of an interactive gallery was appealing. Friends of mine, artist Marleen Visser and photographer Jacques Bernard, were also looking for a venue to display their art, so we decided on Visions Gallery as a joint venture.

Q: Why did you choose this area for your business?

A: The old barn is a beautiful building and lends itself to being an art gallery. It was close to home, so travelling was minimal. And we thought that being next to a restaurant that specialises in breakfast and lunch and close to FNB, we would get some passing trade.

Q: How did you find your premises?A: Tobi (a tourist information o� ce)

was occupying the building at the time and had indicated that it wanted to leave. We had another venue in mind at fi rst, but the price of renting was far too high.

Q: Why are the premises ideally suited to your business?

A: The Barn has a lot of character with wooden beams in the ceiling and the loft for storage. Art takes up a lot of space and it’s a beautiful building with plenty of hanging space and natural light. It also has an ideal reception counter.

Q: Who are your neighbours?A: Deli Delish, Edge Gym and

Rawson estate agents.

Q: What are the shop rental/sales prices like in this area?

A: A lot of rental is too high for the area and for the sales achievable. A high rental doesn’t give the retailer a chance to get started, especially in Hout Bay where you do not have the foot tra� c.

Q: What is your shop footprint?A: It is out of the way and gets

very little tra� c. Our shop at the Waterfront is where we do our business; the gallery is the production house at present.

Q: Do you have any expansion plans?

A: Not at present.

Q: Do you operate online as well?A: We are looking to operate

online in the future.

Q: What’s your most popular item?A: The Baby Elephant pendants by far,

and the Africa/Elephant art pieces.

Facts on hedge funds

F rom this year ordinary investors in South Africa have been given the opportunity to add

another tool to their portfolios. New regulations have introduced the concept of retail hedge funds to the market, allowing investors to access these funds in the same way that they currently do with unit trusts.

Hedge funds have been operating in the country since the early 2000s, but until now they have really only served life companies, pension funds and high-net-worth individuals who can afford to invest a few million at a time. With the introduction of retail hedge funds, however, they are now going to be available to anyone.

The first thing to understand about local hedge funds is that, for the most part, they are not the sort of weird and wonderful products that make the news in other parts of the world. The South African industry is quite conservative and uses only a few basic strategies. The main concern for most local managers is to use hedging techniques to protect against big losses.

The best illustration of this is that during the 2008 market crash, the majority of local hedge funds significantly outperformed the JSE. In a year when the All Share Index lost 23%, many hedge funds actually delivered positive returns.

Most of them are therefore not the kinds of risky investments that try to make 30% or 40% every year. They rather aim to deliver stable returns that will be fairly predictable, whether the market is up or down. That is something that every investor should want to hear.

There are, however, a few things that anyone looking at these products should be aware of. The first is that retail hedge funds may not be as liquid as unit trusts. Where money in a unit trust can be accessed in a few days, withdrawals from hedge funds could take up to a month.

Hedge funds may also require fairly large initial investments. The first retail products need a minimum lump sum of R50,000.

Finally, the best way for investors to get into hedge funds will probably be through funds of hedge funds that blend a selection of managers and funds together. This not only reduces the risk of trying to pick the right products, but also means you will get a broad selection of the best of what is available.

Research

from Novare, which launched the first retail funds of hedge funds in February, shows that allocating 10% to 20% of a portfolio to hedge funds significantly lowers risk without reducing returns

The most expensive addresses in South AfricaWhere only a handful of sales topped the R20m price mark five years ago, there are today no fewer than 22 of the country’s residential streets where this is now the average sales price.

Prices in these streets now regularly top the R20m price mark and range to as much as R100m in Sandton and R200m to R350m on Cape Town’s Atlantic Seaboard, according to Samuel Seeff, chairman, Seeff property group.

Based on a study of Lightstone and Propstats data undertaken by the Seeff property group, the Cape property market is literally streets ahead of the rest of the country with no less than 15 of these streets – nine on the Atlantic Seaboard (Clifton, Fresnaye and Bantry Bay) and six in the Southern Suburbs (Bishopscourt and Constantia).

The remaining seven streets are in the Joburg and Sandton suburbs of

Sandhurst, Hyde Park and Bryanston.

“So, if you are looking for the most exclusive address in the country, make it one of these top-ranked streets,” says Seeff. “By investing here, your property is surrounded by some of the most valuable residential real estate in the country, and, based on history, property values are likely to continue appreciating at inflation-topping rates.”

The Reit sector to consider role in political change

The chairman of the South African Real Estate Investment Trust (Reit)

Association, Laurence Rapp, has accepted a challenge to consider what role this sector can play in ushering in new leadership.

Addressing the South African Reit Conference in Sandton in March, Reuel Khoza, chairman, Aka Capital, said South African business had to consider its role in driving change in South Africa.

“We are as much cursed with a spell of leadership famine or blessed with the feast of leadership. The choice is ours. We can develop and unleash the talent that is all around, or allow it to wither on the vine and continue lamenting the paucity of leadership in South Africa,” says Khoza.

Khoza challenged South Africa’s business leaders to do what they could to challenge the current regime and to support a generation of new leaders. “Nobody is predetermined to

be our leader in spite of everything. This requires an understanding that in the final analysis, the citizen is responsible for its own future. The crossroads South Africa faces, demand resolutions,” he says.

Rapp says the Reit sector should take these words to heart. “We heard a business leader speak so frankly about the need for dramatic change and the role that business has to play in driving that change. We in the Reit sector need to consider our role.”

This will no doubt boost the oppor-tunities for the holiday rental market.“There’s a steady demand for properties which, aside from sea views, breezes

and indigenous coastal vegetation, capitalise on the great sense of space this coastline provides.”

aspect of your investment deteriorating and unlikely to reverse itself — perhaps rents are falling or quality tenants are becoming harder to find — and it is threatening to turn your cash-flow positive investment into a cash-flow negative one, it is time to disinvest.
