It’s been a busy week for the team at My Weekly Preview. I’ve been involved in a few magazine launches and it’s fairly standard practice to spend

months planning editorial content, securing advertisers and agonising over layouts. But we like to do things a bit differently here. While our team has been discussing the launch of a new publication since November last year, we were yet to get really serious. That was until two weeks ago. It has been all hands on deck since then, and it’s a great feeling to put the fi rst issue of MWP to bed. Inside you’ll fi nd our property section as usual – it starts on page 31 – but in the fi rst 30 pages we bring you news and views, motoring and health, and a little bit of the social stuff too. On page 6 Julie Gatehouse reports that our tourism industry is looking at blue skies ahead, in spite of the dodgy weather we’ve been having lately. Jarna Baudinette, in our new big news read on page 24, investigates the state of our children’s health. And in our motoring section, which starts on page 27, we get behind the wheel of some luxury drives. But before you peel back the pages and peer inside at our new and improved publication keep in mind that it is still a work in progress – we are busily planning even more new sections and these will be revealed over the coming weeks. What will they be? Well, you will just have to wait and see. We have a lot more to offer you, the reader, and we will continue to work hard on producing an even better publication. In a week that began with about 80,000 people visiting the Sunshine Coast for the annual

Mooloolaba Triathlon Festival and will end with thousands of families arriving for the Easter school holidays, the local tourism industry is in action mode. Over the next three weeks of overlapping semester breaks, families from across the southern states will join Queenslanders in making the most of the Coast. They’ll be swimming, surfi ng and bushwalking, enjoying tourist attractions, dining and shopping, or just gazing at the ocean or hinterland views from a balcony or cafe.

34,206 visitor nights, up 20 per cent on the 2010 event (28,593 nights). Competitors and those who accompanied them were the main source. We expect a 20 per cent increase on this fi gure for the 2012 event.”

the six per cent increase in intrastate visitors, led by Brisbane residents.

“This demonstrates the Sunshine Coast’s naturally refreshing brand is resonating with visitors, together with the destination’s easy access, safe location and relaxing holiday appeal,” Cooper says.

In its snapshot, Tourism Queensland found, “Unlike both Brisbane and the Gold Coast, the Sunshine Coast saw an increased number of Brisbane residents holidaying in the region. The Sunshine Coast also saw holiday visitation increase from locals and residents of other neighbouring regions, with holidays close to home appealing to consumers who remain conservative in terms of their discretionary spending.”

While the Coast’s traditional markets remain solid, the number of international tourists dropped 17 per cent to 236,000 in 2011. Their length of stay, however, increased 1.4 nights to an average of 10.6 nights, which was attributed to more overseas visitors travelling to see friends and relatives, or for business. The fall in numbers wasn’t a surprise, given the effects of global fi nancial conditions, the high Australian dollar and Queensland’s natural disasters. But the planned expansion of Sunshine Coast Airport will stimulate markets such as New Zealand, with Auckland fl ights starting this winter.

“We’re all faced with challenging economic times but operators who are actively seeking new markets, who are being proactive and innovative, are reaping rewards,” says Bill Darby of Sunshine Coast Destination.

Darby is also director of Caloundra’s Rumba Beach Resort, and cites its near-80 per cent occupancy in the usually quiet month of February to a focus on new digital marketing opportunities.

“There’s been a signifi cant change in our culture as a tourism community compared to a few years ago,” he says. “Tourism operators can no longer take business for granted. As a result, they are pulling together to help identify target markets and plan marketing campaigns. We are providing better education and strategies as many operators are small and micro businesses.”

According to the Sunshine Coast Council, tourism contributes $1.5 billion to the regional economy and directly provides more than 20 per cent of the Coast’s jobs.

“The region boasts world-class accommodation, relaxation, nature, arts and adrenalin activities, and a strong dining culture,” it reports, adding that our major events calendar is also expanding.

Events Queensland says the 2012 Mooloolaba Triathlon Festival broke 20 years of records when all individual entries were snapped up in a day and teams soon after. “It has grown in popularity to rival some of the best multisport festivals in the world – attracting big crowds from interstate and overseas and showcasing the region as a premier event destination,” says Events Queensland CEO John O’Sullivan.

“To have secured the nation’s two largest triathlons for the Sunshine Coast – Mooloolaba and Noosa – for a further three years will deliver an economic boost of more than $82 million.”

Organiser, USM Events, says last weekend’s Mooloolaba event, also a qualifying race for the London Olympics, drew 70,000 spectators along with the 9000 competitors over three days.

Accommodation such as the Peninsular Beachfront Resort at Mooloolaba was booked solid. General manager Scott Bowering says his resort’s 65 apartments were reserved for the three-night minimum by tourists who rebooked a year ahead “to be right where the action is”. However, both he and Darby note a wider trend towards last-minute bookings in holiday periods, with the drive market more dependent on good weather.

“We’ve run this building for 16 years and we’ve seen a lot of ups and downs but I’m optimistic,” says Bowering. “We’re reinventing how to attract clientele. We’ve moved into internet marketing whereas fi ve or more years ago our clients came through agents. We work hard on our return-client base from areas out west, such as Toowoomba and Dalby. We sponsor events, country race meetings, because it’s our way of giving back to them.”

From sports to lifestyle to business, the range of events offered on the Coast is growing. This May, for example, visitors can choose between world-class chefs at the Noosa International Food and Wine Festival or world-class rally car drivers at the International Rally of Queensland around Imbil and Caloundra.

Rally event director Errol Bailey says, “The importance to the ... Sunshine Coast is that teams such as MRF (from India) not only travel with substantial entourages but also contribute enormous media coverage in their countries.”

Darby says “thinking outside the box” is the way forward for local tourism. “Each part of the Sunshine Coast has strong individual pride in their areas. As a region we offer more than a beach experience, and that will help (alleviate the impact) of wet weather. Our access to the Brisbane drive market helps insulate us from a lot of challenges other regions face, but we need to keep pressure on the Government to upgrade the Bruce Highway.”

In 2012, the industry will be working with the newly elected LNP State Government and, from next month, the fi rst new regional council since the amalgamation of Noosa, Maroochy and Caloundra four years ago.

A marginal growth of 0.3 per cent is forecast for domestic tourism to 2015 on the Sunshine Coast.

they’ve been working in a tough climate, both economically and weather-wise, and are adopting new attitudes of innovation to give more tourists more reasons to visit our natural paradise.

This region of 340,000 people attracted almost 3 million visitors last year. Latest fi gures from Tourism Research Australia show the majority of these visitors – 2.73 million – came from within Australia, with about 1.5 million here on holidays. Comparing 2011 to the previous calendar year, the number of domestic overnight visitors rose fi ve per cent and their expenditure rose four per cent to $1.7 billion.

WHY I PREFER TO BE ALERT, NOT ALARMED

I’m not so fond of burglar alarms. Especially the ones that go off between midnight and 5am. In fact the only

people who could like them less than me would have to be Bonnie & Clyde. Just like the high-volume scream of a car alarm, their function appears to be thwarting a robbery by deafening a would-be thief.

A neighbour’s house alarm went off a few nights ago at 1.19am and I was astonished the next morning to learn that he had actually been at home in bed asleep when it let loose.

In my experience they go off accidentally 98 per cent of the time, so after a rude

awakening, neighbours are left with a ringing in their ears and a profound sense of having just been noise polluted. While I agree that rock ‘n’ roll ain’t noise pollution, the same can’t be said for the piercing shriek of an errant alarm in the dead of night.

I’ve never once seen a car or house alarm attended to by the police or a security company. I’m not sure how many homes and cars these alarms have ‘saved’ since their inventions, but I’d wager it’s a hell of a lot less than the enormous volume of nearby residents who have been disgruntled in the middle of the night.

I’ve lived in some noisy locations in my time – main roads, fl ight paths and behind 24 lines of train track adjoining Sydney’s Central Railway Station. There’s something almost soothing about a constant source of noise and it becomes your domestic soundtrack after a while. It’s the sudden noises that pose a threat not only to sleeping babies but also to your sanity.

I wonder what it would be like to live next door to a fi re, police or ambulance station? To

have the peace breached at irregular intervals by a wailing siren 24/7 must surely be maddening. There’s some consolation I guess that the sound is at least moving away. Or what if you lived next door to an alarm showroom? (If there is such a thing.)

The static siren is the sound that gets me right in the vulnerable part of my tiny brain. That’s because I’m the type of person who will go outside to investigate a noise to see if I can offer assistance. One skill I enjoy listing on my CV is ‘happy to call Triple 0 at the drop of a hat’.

And once I’ve recognised it’s just another pointless alarm set off by a skittish cat or a drunk house guest, I tend to lie awake listening to the wailing, thinking about how I would dearly love to be a hearing impaired bandit because then nothing could stop me.

Except of course if someone did happen to call Triple 0, then I wouldn’t hear the siren on the approaching police car. Maybe it’s time to invest in a caravan.

Sunshine Coast Council has joined with Noosa and District Landcare to help

locals keen to make a difference to the environment.

Council’s Community Conservation Partnerships team leader Dave Burrows says 200 free trees are on offer to private landholders who enter into a Voluntary Conservation Agreement with the council.

Burrows says the agreements support private landholders by protecting the bushland on their properties in perpetuity, by registering a covenant on title over some or all of the property.

Stuck for something to do with the kids this Easter?

There’s no need to brave traffi c on the way to the Gold Coast, because our very own Aussie World is putting on 10 days of family fun to keep the little ones occupied over the holiday break. The Department of Transport has warned learner drivers they face tougher penalties

for driving without an appropriate supervisor.

Under recent changes to legislation the penalty for all unaccompanied learner drivers and riders has increased from one to four demerit points, while the fi ne of $160 and maximum court-imposed penalty of $2000 has not changed.

A spokesman for the Department of Transport and Main Roads says the new penalty applies to anyone, of any age, learning to drive a motor vehicle without an appropriate supervisor. This includes motorcycle, truck and car learners.

All appropriate supervisors must have held an open licence for at least one year for the class of vehicle they are supervising, and always maintain a blood alcohol level below 0.05, he says.

Maritime Safety Queensland chiefs are warning local boaties

to check the weather forecast before heading out on the water this week.

It follows weeks of wet and stormy weather, responsible for recent fl ash fl ooding.

Maritime Safety Queensland general manager Patrick Quirk says boaties should prepare for the unexpected.

Car learner licence holders will also no longer have the option of a 12-month good-driving behaviour period if they accrue four or more points in 12 months. Car learners who accumulate excessive points for any offences will be suspended for three months. Once completed, the suspension period will be added to the learner driver period.

Authorities issued 13,300 fi nes to unaccompanied learners between November 1, 2010 and October 31, 2011.

“Plan ahead or, if you intend to be away for a day or two, obtain a long-range weather forecast.

started, the state’s new premier Campbell Newman says.

Newman, his deputy Jeff Seeney and treasurer Tim Nicholls were sworn in on Monday.

Newman met with directors- general of departments on Tuesday afternoon to get the savings going.

He will demand government advertising be scaled back, keeping only essential public safety messages.

The Gillard Government has committed $3 million to help establish new Jim

Stynes achievement scholarships for disadvantaged children.

The Irish-born Stynes, a Melbourne AFL great and community worker, died last week after a two-and-a-half-year battle with cancer.

The scholarships will be in partnership with the AFL, which will contribute $750,000 over fi ve years. There will be 37 scholarships available each year – the number Stynes wore in his playing days.

He will freeze new consultancies and order that only key appointments and frontline service positions be fi lled.

“That will save a lot of money between now and the end of this fi nancial year,” the premier says.

Over the next few weeks, Newman says he will also announce a reintroduction of the $7000 stamp duty concession, freeze motor vehicle registration and reform water and electricity prices.

Newman says he’s ready to start delivering his election promises.

“At the moment it is quiet and considered, but it’s at a very fast pace … to actually get the new government going,” he adds.

“You’ve got to hit the ground running.

“There is a lot of things to be delivered on.

“This state is going to be bigger, better, more prosperous.”

A Buderim resident who has extensive experience living and working in

China with one of the world’s largest consulting fi rms believes the burgeoning Chinese economy presents an untapped opportunity for the Sunshine Coast.

China’s rapid urbanisation and a rise in disposable income are driving the increase of diseases such as diabetes. Diabetes is almost 1.4 times more common among Chinese city dwellers than rural residents.

“China is industrialisation on steroids and the rise in lifestyle

diseases is creating a surge in health-related issues,” he says. “I’m suggesting we develop a China Strategy and leverage our strengths as a region to help them solve the problems which will continue to emerge through urbanisation.

“We can leverage the new Sunshine Coast university hospital to build expertise in this fi eld while the Sunshine Coast university can establish a medical faculty in the Kawana health hub to create joint laboratories with Chinese scientists.

“Our natural environment and vast expertise in tourism can be used to build health camps for Chinese tourists and the expansion of the airport can also include ventures with Chinese airlines.

“There are massive opportunities for many different sectors in our local economy and there is an important leadership role for government in all this,” he adds.

It’s no secret Australia is battling a weight problem. About 60 per cent of our adult population (roughly 13.4 million people) is

classifi ed as overweight or obese. In the past fi ve years obesity has emerged as a major health challenge for the developed world. While there are serious medical conditions that can lead to weight gain, for many of us the equation is simple – we eat too much of the wrong foods and we are not active enough.

But the problem is affecting our young too. About one quarter of Aussie kids are considered

overweight or obese, again largely because of poor family eating habits and a lack of physical activity. Kids these days are less likely to be found playing outdoors than in previous generations – a recent report by the State Government revealed the average Queensland child watches 12 hours of television a week. The same report suggested only 37.8 per cent of Queensland children participate in one hour or more of physical activity a day, meaning a majority of kids are leading fairly sedentary (and potentially unhealthy) lives.

So does this mean today’s kids are just lazy? Perhaps, but our increasingly busy lifestyles also

mean we have less capacity to exercise. Many parents are stressed and time-poor, so they have little time to supervise outdoor activities. Kawana Waters State College principal Paul Williamson says time

constraints often prevent his students from exercising, as busy schedules mean parents struggle to transport children to and from activities. As a result, the school now offers after-school sports at nearby Stockland Park and Kawana Aquatic Centre, allowing students to go directly to their scheduled activity after classes fi nish.

“Taking part in a structured sporting program or activity is a perfect way to keep them entertained,” he says.

The key to keeping kids healthy, Williamson believes, is to limit their exposure to television and video games, and instead provide exercise options that encourage them to have fun with their friends.

Alongside the standard school sports, KWSC offers a variety of other after-hours activities, such as rowing, surfi ng, kayaking and dancing. Williamson says most students are eager to participate when given the opportunity.

“If kids are given that extra push to turn off the TV and offered a fun alternative that involves socialising with their peers, most will jump at the chance.”

Apart from time, over-cautious parenting might also be a factor that is leading to a generation of overweight kids. Last week, survey results released by the Heart Foundation and the Cycling Promotion Fund revealed one in 10 children ride a bicycle to school, even though 80 per cent of parents thought it would improve their kids’ health.

Released to coincide with National Ride to School Day, the survey assessed more than 1000 parents and found 80 per cent cited “too much traffi c and a lack of safe routes” as reasons for not allowing their children to ride to school. Two thirds said they would let their children ride if there were safe pathways.

Dr Lyn Roberts, National CEO of the Heart Foundation, has no doubt about the positives of pedal power.

“Cycling to school is clearly something that children are able to do and parents want to encourage,” she says.

Encouraging more school kids to get on bikes, Roberts says, is “a huge opportunity to tackle childhood obesity, reduce carbon emissions and ease congestion on the roads”.

Even so, it’s really up to the parents and how much leeway they are willing to give.

In 2008, New York writer and mother Lenore Skenazy caused an international furore when she let her nine-year-old son take the subway home alone and then blogged about it. While this is a long way from letting your kids run down to the park at the end of the street, many parents are justifi ably concerned about their children’s wellbeing, and struggle to fi nd the balance between safety and exercise. This is perhaps why school-based programs, like the one at KWSC, are proving successful in getting kids motivated – and moving.

The fi rst two generations of the Allroad Quattro from 2000 and 2006 were a success for Audi, and the carmaker

plans to build on this success with the third generation of this versatile model.

The new A6 Allroad Quattro extends the range of uses for the A6 Avant because when the asphalt ends, it just keeps on driving.

The optional bluetooth car phone connects the car to the internet via UMTS, and a WLAN hotspot lets the passengers surf and email.

The radar-based adaptive cruise control with stop-and-go function always keeps the Allroad Quattro at the proper distance from the car ahead. Audi’s active lane assist helps the driver maintain the lane, while the side assist is handy when changing lanes.

The Quattro is available in four powerful V6 engines – one TFSI gasoline engine and three TDI units. All are three-litre engines

with turbo charging and direct injection.The 3.0 TFSI, which is boosted by a

mechanically driven compressor, produces 228kW and 440Nm of torque. It accelerates the Audi from zero to 100kmh in 5.9 seconds on the way to an electronically limited top speed of 250kmh. It consumes 8.9 litres of fuel per 100 kilometres.

The most powerful TDI delivers its power to a smooth and fast-shifting eight-speed tiptronic transmission. The three other engines are paired with the seven-speed S tronic, a sporty dual-clutch transmission.

The Quattro permanent four-wheel drive system is paired with torque vectoring. During dynamic driving, this system brakes the wheels on the inside of the curve, which are undera reduced load, before they can slip.

With the Audi drive select system, the driver can vary the function of steering, the air suspension, gas pedal, automatic transmission, sport differential, automatic air-conditioning, lighting and adaptive cruise control.

In Australia, the A6 Allroad Quattro is expected to arrive towards the end of 2012. Pricing and specifi cation are yet to be announced.

Does this look good on me? This is what my driving partner asks as

she slides into the soft leather seat of one of the latest luxury Volvos. “It does,” I say, secretly itching to jump behind the wheel myself.

So began an adventurous, fun-fi lled day zooming along the winding roads of the Sunshine Coast Hinterland, trying out the latest models from the prestigious Swedish carmaker as part of the annual Volvo Roadshow organised

by the team at Pacifi c Volvo, Maroochydore.

On offer was the opportunity for 18 motoring enthusiasts to drive any number of the nine luxury Volvo vehicles, from Australia’s most popular seven-seat SUV, the XC90, to the stylish C70 convertible.

The brief for the day was simple – grab your driving buddy, jump in a car you like the look of and head for the hills. Plenty of stops along the way allowed for driver and car changes with a delightful lunch at Spicers Tamarind, Maleny, which re-energised the team for the drive back down the range.

The only diffi culty was picking which one to drive fi rst – they all looked spectacular.

My driving buddy and I may have elbowed a few contenders out of the way to get to our fi rst pick. Both being mums, we had our sights fi rmly set on Volvo’s

mid-sized SUV, the XC60.It didn’t disappoint. This is a car

for the mum who wants everything. It’s the little things that make a big difference: stacks of boot space, plenty of compartments in the console, sunglasses holder, sun shades on the back windows and clever built-in booster seats so you don’t have to cart around your own.

But you don’t feel anything like a mum with kids in tow in this gorgeous vehicle. The bucket seats in black leather with cream trim, racing-style steering wheel and clean, sleek dashboard give the XC60 a surprisingly sporty feel.

Its handling was put to the test with the relentless rain and my driving partner and I both concurred that it felt very safe and was super-easy to handle.

TOYOTA UNVEILS NEW PRIUS MERCEDES GETS A REVAMP

It’s impossible to talk about cars like the BMW 6-Series without mentioning that dirty

word: money.Any way you slice it, a quarter

of a million dollars, in many people’s eyes, is an obscene amount to pay for an indulgence – albeit a two-door, four-seat, cloth-roofed, twin-turbo-charged, V8-powered indulgence.

But just for the moment, let’s indulge ourselves a little, shall we?

This is the second-generation of BMW’s 6-Series, which replaced the equally high-end 850i in the Bavarian line-up a few years back now. It’s been refi ned once or twice in that time, but this is an all-new machine, almost from the ground up. And like any time you get a second crack at something, it’s a signifi cant improvement on the original.

There’s a new engine, new transmission and enough new technology and electronics to keep Dick Smith occupied for weeks.

It will, for instance, not only

Toyota has expanded its hybrid vehicle onslaught at the Detroit car show,

unveiling the smallest member of its Prius hybrid and a plug-in prototype for its mainstream Toyota brand.

The Prius c hatchback – now available in local showrooms – will be the iconic brand’s fourth model.

It will add “substantial incremental sales” by appealing to young buyers and people who had previously found hybrids to be out of reach, says Jim Lentz, president of Toyota Motor Sales USA.

Toyota’s NS4 plug-in hybrid sedan – set to hit the market in 2015 – will follow the upcoming launch of a plug-in Prius, which the Japanese carmaker expects will sell 15,000 units in its fi rst year, Lentz says.

Toyota has sold two million Prius vehicles in the 14 years since the hybrid’s launch and dominates the US market, selling nearly half of all new hybrids despite a growing number of competitor offerings.

Yet gas-electric hybrids and other

Mercedes has given the next generation A-Class a complete revamp, with

more dynamic styling in a bid to win a younger generation in the hotly competitive compact segment.

Engines are in the range from 80kW to 155kW with emissions starting at 99 grams per kilometre.

All engines in the new A-Class feature the ECO start/stop function as standard.

The engines can be combined either with the new six-speed manual transmission or, as an option, with the 7G-DCT dual-clutch automatic transmission.

In contrast to the previous model, the new generation is some 18 centimetres closer to the road with a new interpretation of the classic two-box design. The sides appear more taut, giving it a more sporty appearance.

Among the safety systems included as standard is a radar-based collision warning system with adaptive Brake Assist, which lowers

receive your emails via its ConnectedDrive internet functionality, but will also read them out to you, using text-to-speech software.

The car’s sophisticated electronics will warn you when you’re drifting out of your lane, or will scan the kerb as you drive along and alert you to an appropriately sized parking space – and will even reverse-park itself if you ask it.

Its night vision system sees pedestrians in the dark, and the car’s head-up display beams all kinds of information onto a virtual screen which seems to hover in your line of sight at the end of the bonnet.

Your $250,000 gets you a stunning new twin-turbo-charged V8 engine; a silky eight-speed automatic transmission which transfers that power to the road in a creamy, irresistible surge, plus a barrage of electronic gadgets and luxury appointments which make this one of the true glamour cars of its generation.

The 650i Convertible we tested costs almost fi ve times as much as the cheapest BMW convertible – the 118i at $53,200. And almost three times the price of the next rung down –the 335i convertible at $94,600. In its defence, though, the 650i probably feels like at least two cars in one.

alternative powertrains like Nissan’s all-electric Leaf and Honda’s natural-gas-powered Civic have yet to capture more than a tiny fraction of the market.

“Our industry has spent decades and billions of dollars developing a wide range of advanced powertrain technologies,” Lentz says. “However the necessary fi rst step is to get consumers to literally buy into the plan in sustainable volume.”

Lentz says Toyota has high expectations for hybrids long-term, but it’s still “diffi cult to gauge” when they will grab more than a few points of market share.

Celebrating its debut at the Geneva Motor Show, the new A-Class will be making its way to European dealers in September 2012 and to Australia in early 2013.

WE OFTEN HEAR THE TERM ‘TITLE SEARCH’ IN RELATION TO PROPERTY. WHAT DOES IT MEAN?The State Government titles offi ce maintains a register of every single property in Queensland. All dealings in property, such as transfers, leases, mortgages and easements, must be lodged for registration to give legal effect to the transaction. A dealing must be registered to appear on the title of the property.

There is a strange legal term attached to any form of property transaction, a term that means getting the solicitors involved – conveyancing. But what does it mean and why is it so important? MPP sat down with a local solicitor for a rundown on the basics of conveyancing.

WHAT DOES CONVEYANCING MEAN?Conveyancing is a rather old-fashioned word that simply means the process of transferring property. The term is still widely used, probably because it is the only way to describe the subject in a single word, and it sounds pretty offi cial.

The two main types of conveyancing are residential conveyancing (which is for vacant land, houses and units, both existing and off-the-plan) and commercial conveyancing (for industrial, commercial and retail properties).Conveyancing involves a buyer and seller entering into a contract, which means signing documents and doing all the things necessary to comply with the conditions of the contract, before settling the contract by paying the price at the agreed date, place and time.

WHAT DOES A CONVEYANCING SOLICITOR DO, AND WHAT’S THE DIFFERENCE

BETWEEN A SOLICITOR AND A CONVEYANCER?Solicitors get their ‘ticket’ by doing a law degree and a compulsory postgraduate

course, followed by admission by the Supreme Court of Queensland as a

solicitor. A solicitor may practise in all or any areas of law, so ‘conveyancing solicitor’ is just a convenient

One of the most important searches for both buyers and sellers is a title search. For a seller, the title search confi rms the details of the property, which must be stated in the sale contract, and also shows the seller any ‘encumbrances’ on the property. The most common examples are the seller having one or more mortgages over the property that will need to be released at settlement, and one or more easements, which usually remain on the property and are inherited by the buyer.

Almost 7000 Queenslanders have applied for the State Government’s $10,000 Building Boost Grant, which is offered until the end of April. Stockland Queensland general manager, Kingsley Andrew, says the boost is getting people into homes faster and creating construction jobs across the state.

“We have decided to add even more incentive for home buyers by introducing our own $10,000 boost on 100 hot lots across 14 Queensland communities,” Andrew says. “However, people will need to

A group of local real estate agents joined other locals for a recent charity auction to raise money for the June Canavan

Foundation, which provides support and education for Tanzania’s youth.

Attendees of the event were asked to dress in yellow to honour June’s memory and they proved that Sunshine Coast locals are a generous lot by contributing more than $20,000.

Gaby McEwan of GEM Auctioneers volunteered her time, agents donated the auctioned items and Next Property Group’s Loren Wimhurst and Jodie McDonell offered an artwork and poem. Early bidding for this item was enthusiastic and with encouragement from Gaby the generous bids kept coming, with the hammer coming down at just above $9000.

Wimhurst, Next’s founder and owner, plans to broaden their community support in the coming year.

Sunshine Coast Council has a phone number solely for enquiries about anything to do with planning

assessments. Development Services director Julie

Edwards says the number – 5475 PLAN, or 5475 7526 – is for people considering submitting planning and development applications and those who have already lodged an application.

“It doesn’t matter what size or scale the project is, we encourage all planning and development enquiries to be made directly,” she says.

Feedback has been positive since the council began trialling the service a few months ago. Callers can expect specialist staff with knowledge of planning and development processes to answer questions.

“We are a local business and we want to show our support for the local community,” she says. “This is something that I feel passionately about – creating a strong community spirit here on the Sunshine Coast.”

This week Jason Andrew, director of Jason Andrew Auctioneers, has some statistics on how the Sunshine

Coast’s auction market is faring.“We had a 73 per cent market share on the Sunshine Coast last summer quarter. For 2011 the clearance rate for the north Sunshine Coast was 33 per cent; it is now 41 per cent. Central Sunshine Coast was 33 per cent and is now 40 per cent, and the south was 39 per cent and is now 65 per cent. For the western Sunshine Coast – anything west of the Bruce Highway – it has gone from 20 per cent to 50 per cent. At JAA our clearance rate has gone from 35 per cent to 48 per cent across the board.

There is a caveat to these fi gures. There is still a forced sale rate of 63 per cent and sellers are still required to shift their expectations by an average of 5.7 per cent. But when they do we’re seeing sales. We auctioned $265 million worth of real estate in the last quarter and that’s what we found. The average number of registered bidders per auction is up from 1.06 to 1.73 and crowd sizes are up too, from 14 people to 19. There are good signs, but sellers must make sure their expectations are realistic. The market is not necessarily going up, but there are defi nitely more buyers and if vendors are realistic then buyers will be too.”

NOW AND GLENTHEY WERE BYPASSED BY THE BRUCE, BUT NOW THE COMMUNITIES OF FOREST GLEN HAVE BEEN REDISCOVERED THANKS TO SOME GOOD EDUCATION, WRITES DOROTHY DRANE.

At the western base of Buderim, old communities that were bypassed when the Bruce Highway became

a four-lane motorway found new value in the mid 1990s when an education precinct sprung up around them.

Forest Glen was a stopover for the Buderim-Palmwoods tram that operated from 1911 to 1935, and even had its own church. Years later, the Bruce Highway bypass took out through traffi c, but it remains a busy little spot, largely due to its impressive industrial estate. The local shopping centre, with useful shops such as a butcher, baker, fruiterer and newsagency, also services Mons, Tanawha and Chevallum and continues to thrive.

Moonshine Winery, which attracted its share of tourists as well as locals who appreciated its restaurant, kept Forest Glen in the news until the opening of a new school, called Sunshine Coast Grammar School, in

1997 took the name to a far wider audience.Down the road, the old Bruce Highway was

renamed Tanawha Tourist Drive in recognition of the string of tourist attractions – deer sanctuary, waterslide park, Superbee and Bellingham hedge maze (only the latter two

remain) to be found on the route during the late 1980s and 1990s. Kings Christian Church later went up on the waterslide site.

Before that, in the 1960s and early 1970s, Seal Park Zoo was at the intersection of Crosby

Its big attraction now is being on top of the University of the Sunshine Coast, with many properties overlooking the campus, Chancellor Park and the Sunshine Motorway.

Tanawha is also just down the hill from Buderim, a strategic position that a century ago meant
